RECREATION

Imagine weekends built around adventure: mornings on horseback across open pasture, afternoons exploring nearby trails by ATV or UTV, and evenings unwinding after a round of golf at a local course. Hiking trails wind through the surrounding hills and canyon country, while winter brings skiing just a scenic drive away in Idaho’s mountains. Back home, the river offers fishing and waterfowl hunting right outside your door. This is a property where recreation is simply part of everyday life, with southwestern Idaho’s mountains, water, and wide open land all within easy reach.

HUNTING | WILDLIFE

This stretch of the Snake River is a haven for hunters and wildlife. Waterfowl drop into the reeds at dawn and dusk, deer move through the cottonwoods, and upland birds find cover in the pasture grass. Beyond the property line, the river corridor is known among Idaho sportsmen for its waterfowl migration, with nearby public lands offering additional upland bird access and foothills holding deer and elk for those who explore further.

AREA HISTORY

This stretch of the Snake River has carried travelers and settlers for generations. In the mid-1800s, a branch of the Oregon Trail passed through this very area, guiding wagon trains west along the river. In 1898, pioneer Jacob Mussell established a ferry crossing near what became Homedale, helping settlers navigate the Snake River as the region opened to agriculture. Basque and Austrian settlers soon followed, drawn by fertile ground and irrigation, shaping the farming heritage still felt here today. Owning this land means becoming part of that same story, a working stretch of river country rooted in the pioneer spirit of the American West.

NEARBY ATTRACTIONS & ACTIVITIES

Life here is never far from culture and convenience. Boise, just a short drive away, offers vibrant shopping districts, top-rated restaurants, and a thriving downtown arts and culture scene, including museums, theaters, and live music venues. Local parks and greenbelt trails invite morning walks or afternoon picnics, while nearby resorts provide the perfect escape for a relaxing weekend getaway. Charming small towns like Homedale and Caldwell add character with local shops, farmers’ markets, and community events year-round. Whether seeking a night out or a quiet afternoon, this property offers easy access to everything the region has to offer.
