KNOX FARM EQUINE CENTER
Chesterfield, Idaho
$3,500,000
80± Acres

Knox Farm Equine Center is one of the largest privately owned horse facilities in the region, and it was built to run as a business, not just a hobby.
The centerpiece is a 32,000± square foot insulated barn housing a 100’ x 204’ indoor arena with dustfree footing, a raised spectator area, a judge’s platform, and a full sound system. This facility can host recognized competitions, year-round clinics, and serious training programs, regardless of Idaho winters. Building it from the ground up today would cost well into seven figures. Here, it comes with 80± acres already under it.
The operational infrastructure matches the scale. Eleven finished indoor stalls, including stallion and foaling stalls, each have Nelson heated automatic waterers, and twelve additional pastures and paddocks are outfitted with loafing sheds and heated waters for year-round turnout. Two outdoor arenas and a 2.5± acre grass training field give you the space to run multiple disciplines simultaneously. A two-bay concrete wash rack, two tack rooms, a dedicated vet room, and a feed room cover the daily workflow, while an on-site staff apartment with arena viewing windows means your team lives where the work happens. Forty acres are currently in hay production with irrigation rights, which means the property supplies a significant portion of its own feed costs.
The 7,000± square foot main residence features two master suites, built for an owner-operator who wants to live on-site while also hosting a manager or business partner. A separate guest cabin handles visiting clients, clinicians, or additional staff.
Knox Farm is about 15 miles from Pocatello Regional Airport and 20 minutes from Soda Springs. For an investor looking at a commercial equine operation that is genuinely ready to work on day one, the infrastructure here would take years and substantial capital to replicate elsewhere.

Of the 80± total acres, 40± are actively producing hay under irrigation rights, which offsets feed costs and keeps the operation from depending entirely on outside supply. The remaining ground is divided into 12 pastures and paddocks for rotation and turnout, a 2.5± acre grass training field, and a one-acre pond, with the entire property fenced and cross-fenced in horse-safe ElectroBraid. For a commercial equine operation, this is land that earns its keep.

The property is supported by three wells, three septic systems, mature landscaping, and horse-safe ElectroBraid fencing throughout. The infrastructure here was built for serious, long-term use.
The 7,000± square foot main house was designed for an owner who works on-site and entertains clients. The great room opens to 13-foot ceilings, with 9- and 11-foot ceilings throughout the rest of the home. Rock accents, cedar lap siding, and a shake roof give the exterior a presence that matches the scale of the operation.
The primary suite includes a walk-in closet, two vanities, a walk-in shower, a raised jetted tub, and a private deck with views of the property. A second full master suite at the opposite end of the home gives an owner-operator the option to house a manager, partner, or visiting clinician with genuine privacy. The kitchen is built for volume, with custom cabinetry, double ovens, a cooktop, and a walk-in pantry. A dedicated office, additional bedrooms, and a walkout basement with finished and unfinished space round out the floor plan.
The sunroom, finished in cedar planks and beams, houses an 8’ x 14’ Endless pool. It is the kind of space that makes long days at a working facility sustainable.

The 32,000± square foot insulated barn was built for commercial use, and the details show it. Aisleways and stall floors are rubberized drainage asphalt, which reduces injury risk and simplifies cleaning. Eleven finished stalls include dedicated stallion stalls and two 12’ x 24’ foaling stalls, each with Nelson heated automatic waterers and individual turnout runs. Closed-circuit cameras in the foaling stalls let you monitor mares through the night without leaving the house. A vet room, an indoor grooming and wash stall with hot and cold water, two tack rooms, a feed room, and dedicated storage for bedding, hay, and equipment mean every task on a working day has a proper place to happen.
The indoor arena measures 100’ x 204’ with dust-free sand footing, a kick wall, a raised viewing area, a judge’s platform, and a full sound system. Four garage doors and 440-amp electrical service give you the flexibility to configure the space for competitions, clinics, or large-scale training programs. A 14’ x 24’ shop with an 8’ x 10’ door and a 140’ x 24’ hay and equipment storage area with a shavings bay keep operations organized. A concrete manure bunker handles waste management at scale.
The on-site apartment and bunkhouse is a one-bedroom, one-bathroom unit with a laundry room and a fully equipped kitchen. Viewing windows into the arena mean staff can monitor activity without stepping outside. For an operation running horses around the clock, having your team this close matters.

Twelve pastures and paddocks are each equipped with Nelson heated automatic waterers and loafing sheds, so horses can be turned out in any weather without adding labor. Every pasture and paddock is double-fenced for clean separation between horses, which matters when you are managing multiple clients, breeding stock, and horses at different stages of training simultaneously. ElectroBraid fencing runs the perimeter of the property. It is visible, horse-safe, and built to last without constant maintenance. Two outdoor arenas expand your training capacity beyond the indoor facility, and a 2.5-acre grass training field adds a surface that no indoor arena can replicate. The grounds are fully landscaped, and a one-acre pond and riparian area anchor the property’s western edge, providing a nesting area for waterfowl and a natural backdrop that clients notice on their first visit.

Trails just minutes from the property wind through forests, river canyons, open valleys, and natural hot springs, with access for horseback riding, hiking, ATVs, and snowmobiling in winter. Lava Hot Springs Resort is 16 miles away down the Portneuf Canyon. For an owner-operator running a boarding or training business, the surrounding country is part of the pitch. Clients are not just coming to train. They are coming to a place where the riding does not stop at the arena gate.

The Caribou-Targhee National Forest begins two miles from the property, offering hunting for elk, deer, moose, black bear, mountain lion, and wild turkey across terrain that runs from high mountain peaks to sagebrush flats. Upland and waterfowl hunters will find pheasant, grouse, ducks, and geese in the area as well. Moose, deer, fox, geese, cranes, and herons move through the property itself year-round. For clients considering a long-term boarding arrangement, this is the kind of detail that closes the conversation.
Toponce Creek and the Portneuf River run nearby and both carry trout. Chesterfield Reservoir, four miles from the property, holds rainbow, brown, and cutthroat trout along with bass and perch. The Henry’s Fork of the Snake River is within reach as well, a blue-ribbon fishery with a national reputation that draws serious anglers from across the country. The South Fork of the Snake and the Teton River add further options. For a client base that values what surrounds a facility as much as the facility itself, the fishing alone is worth mentioning in your first conversation.

Gem Valley’s first settlers arrived in 1879 and established a horse ranch. That is where this story starts, and Knox Farm continues it.
The valley sits along the historic Oregon Trail, the route traveled by more than 400,000 pioneers moving west through Idaho toward Fort Hall and beyond. The town of Chesterfield grew from that settlement, reaching 400 residents by 1900 before the arrival of a new railroad line shifted commerce to nearby Bancroft and the original townsite was largely abandoned.
What remains is well preserved. The Chesterfield Foundation maintains the pioneer settlement, listed on the National Register of Historic Places, with more than 20 original buildings standing from the period between 1884 and 1904, constructed in brick and logs. For buyers and clients arriving from outside Idaho, it is the kind of place that makes the land feel earned.

Chesterfield sits in Gem Valley in southeastern Idaho, 30 miles from interstate access and one hour from two regional cities. Pocatello, Idaho, with a population of 57,000, offers a hospital, Idaho State University, shopping, hotels, and restaurants. Logan, Utah, roughly the same distance in the other direction, adds Utah State University, a hospital, and a full range of services. For daily needs, Lava Hot Springs is 16 miles away with grocery, gas, and dining. Bancroft provides basic services closer to the property. The valley feels removed from the world. The infrastructure to support a serious operation is not far.

Pocatello Regional Airport (PIH) is the closest commercial option, 30 to 35 miles from the property and a 40-minute drive, with Delta connections through Salt Lake City. For private aircraft, Soda Springs/ Tigert Airport (U78) is 10 to 15 miles away with general aviation access. Idaho Falls Regional Airport (IDA) is 85 to 90 miles out and offers more airlines and greater scheduling flexibility. Salt Lake City International Airport (SLC) is the nearest major hub with the broadest range of direct routes for buyers and clients traveling from larger markets.

All mineral rights appurtenant to the property and owned by the seller will convey to the buyer at closing. Mineral rights are not guaranteed. It is suggested that the buyer conduct a mineral search with a title company.

Two thousand five hundred shares from the Toponce Canal are connected to the property, but the 40± acres of hay ground are not currently being irrigated. Therefore the water shares are not being utilized.

Knox Farm Equine Center is a commercial equine facility on a scale that takes years and serious capital to build. It is also a place people want to be. The arena can host competitions. The land feeds the operation. The house is built for someone who works hard and lives well. And the valley it sits in, along the Oregon Trail corridor, with national forest two miles out and blue-ribbon trout water within reach, gives clients a reason to come back. This is a turn-key operation in a location that sells itself.
