ENTRANCES: The main entry opens onto a stone foyer which opens into a large, light-filled living room with an 18-foot cathedral log and barn wood ceiling. Eight and six-foot divided light windows on the east and south sides of the room provide spectacular views of the mountains. The room includes 200-year-old white oak builtin bookcases and cabinetry below a dramatic art wall and a beautiful floor to ceiling stone fireplace with eight-foot hearth and six-foot mantle with custom forged steel fire screen, tools, and log holder. The living room opens into a beautiful, 22-foot by 13-foot dining room with large

windows open to the mountains to the south and aspen grove to the north. There is also a rear entrance on the northern side of the kitchen from the +/- 715 square-foot fir deck, as well as an eastern entrance to the living room from the + / 1200 square-foot stone patio. Downstairs, there are two entrances – one from the north and one from the east – that enter from a circumference walkway and patio into the mud room. GROUNDS: Fifty acres of lawns, meadows,

aspen and spruce groves, cottonwood, pine, and aspen forests, willows, stone walkways, and patios surround the principal residence.

The large master bedroom suite features southern and western windows opening onto a large aspen grove that provides a peaceful rustling of the aspen leaves. The bedroom features custom made furniture, beautiful Indian rugs, a seating area for reading and watching television, and custom art lights for many paintings. The bedroom has a unique custom-designed master walk-in closet that measures 12 x 15 feet and is illuminated by two skylights. The closet design features 15 separate “boxes” for hanging clothes, as well as numerous shelves and drawers. A free-standing central ‘dresser’ measuring 67" wide, 33" deep and 56" high is a unique feature of this custom closet and has drawers and shelves on all four sides. A built-in dressing/make-up table is a thoughtful and functional addition. The master bath is described to the right.

GUEST BEDROOM SUITE: A large guest bedroom suite on the lower level features a custom queen bed, a separate sitting room and its own bath and walk-in closet. Western and northern window exposures provide warm light year-round. Additional features include: custom made and antique furniture, high quality western art, custom art lighting, and designer linens and bed coverings. The tile shower features a Grohe showerhead with outstanding adjustable water pressure. SECOND GUEST BEDROOM: A second

All bathrooms feature custom forged iron fixtures by Hallowell & Company. The master bath contains custom honed imported granite countertops with double sinks and a double shower. Handmade custom framed mirrors are featured as well as a skylight. The imported tile double shower features dual Grohe shower heads, a hand-held showerhead, a tiled bench, and a plate glass door. The master bath also has a separate commode room.

BATHROOMS Four baths total, including a powder room. The bathrooms have porcelain or mirrored tile sinks and granite or tile countertops, and tiled showers. The cabin is surrounded on three sides by woods, mature aspen trees, and a thick grove of mature spruce trees that provide complete visual and sound privacy from any other dwelling or property. Fabulous unimpeded mountain vistas rise dramatically to the east and south and can be seen from the living room, master bedroom, and patio of the cabin. Hand hewn white oak logs, hand applied chink and stone are layered over modern framed and insulated walls to produce a beautiful, ageless, log structure that also features modern, high grade mechanicals insulation, high-efficiency liquid propane forced air heat, central air conditioning, and WiFi service. WATER RESOURCES All water rights appurtenant to the property and owned by the seller will transfer to the Buyer at closing. Montana waters, in all their varied forms and locations, belong to the State for the benefit of its people. A water right is the right to use the water within state-established guidelines, and not any ownership of the water itself. Montana is currently conducting a statewide adjudication of all water rights with priority dates prior to July 1, 1973. The statewide adjudication is a court process that prioritizes and quantifies all existing water rights in each Montana drainage basin.
