As 2026 gets underway Australias property market is on more stable footing than in recent years with most forecasts pointing to continued moderate price growth supported by solid demand and tight supply Conditions will differ between cities and regions but overall the market outlook is steady rather than volatile

Below we unpack the major trends and signals that will shape the year ahead and help you act with confidence

1 Prices expected to rise moderately

National house prices are forecast to grow again in 2026, with combined capital city values projected to rise around 6–8% building on an 8 6% gain in 2025 Sydney and Melbourne are expected to be among the stronger performers albeit with growth slowing compared to the prior year

3. Auction and private sales remain active

Auction clearance rates have normalised and listings in major cities remain lower than historical averages, which continues to support steady sales activity Limited supply is driving competition in well-priced stock

5 Investors remain engaged

Investors are continuing to participate in the market after stabilising their strategies in response to policy changes and rental conditions Quality investment stock with strong rental demand remains sought after

7. Victoria’s unit market gaining momentum

In Victoria price growth in the unit segment has been stronger than detached houses in recent months pointing to a structural shift where apartments are attracting strong demand

Major housing and rental reforms introduced in recent years are now largely embedded giving market participants greater certainty around planning rental standards and buyer support schemes This shift is contributing to more predictable market behaviour overall

4. Rental market remains tight

Rental vacancy rates are still very low by historical standards, generally below balanced levels, even if seasonally fluctuating slightly National rents rose over 5% in 2025, and tight conditions are expected to persist for much of 2026

6 Interest rates likely to stay stable

After several rate cuts in 2025, the Reserve Bank of Australia has kept the official cash rate on hold Multiple economists and bank forecasts indicate rates will remain around current levels through much of 2026 supporting certainty for borrowers
