2025 in Review

A year of steady recovery and renewed confidence.

Throughout 2025 the Australian property market steadily regained momentum marking a quiet but notable rebound A series of interest rate cuts helped restore buyer confidence while year-end policy shifts including an expanded First Home Guarantee and Victorias new rental standards have set the stage for further growth

Now we explore the key drivers of 2025 and what they may reveal about the path ahead in 2026

1 Property values show renewed uplift

Home values gathered pace late in the year: October posted the fastest monthly rise in more than two years taking annual growth to about 61% In Melbourne quarterly medians for Q3 2025 ticked higher for both houses and units setting up a firmer spring

2. Auction clearance rates regain strength

Auction clearance rates strengthened through 2025 rising from steady winter levels to spring highs They then eased to around 60% in late November as market supply swelled Next, Victoria has announced reforms to require reserve prices to be published at least seven days before auction aimed at lifting transparency

3 Interest rate cuts underpin renewed sentiment

In 2025, the RBA lowered the cash rate three times: February from 4 35% to 4 10%, May to 3 85%, and August to 3 60% It kept the rate at 3 60% on 4 November which helped steady buyer sentiment and lift borrowing capacity into year-end

Victoria’s expansion of the Vacant Residential Land Tax has lifted holding costs on idle stock and nudged more homes to market The First Home Guarantee has widened access via the 5% deposit path and new rental reforms strengthen renter protections and are prompting some long-term investors to reassess holding costs
