Speaking with Javier Nieto, CEO of Pure Living Properties, is in many ways like speaking with Marbella itself. Born and raised in the city, he witnessed first-hand the transformation of Marbella into one of the Mediterranean’s leading luxury destinations. That deep understanding of its character, lifestyle and people has become one of the defining strengths of Pure Living Properties, the agency he founded in 2008 during the financial crisis, at a time when many others were retreating from the market.
We meet him at the company’s new office in central Marbella, a bright and contemporary space that complements its established headquarters in Puente Romano and reflects the steady growth of the business. Usually the one asking the questions, Javier now shares his perspective on the evolution of a city he knows—and values—better than most.

Pure Living Properties was founded nearly two decades ago, back in 2008. Looking back means revisiting a particularly challenging time for the sector. If you close your eyes and think of those early days, how do you remember them? And what drove you to start a business in such circumstances?
I remember a period of uncertainty, but also one that reinforced my belief in Marbella. While many professionals were leaving in search of opportunities

elsewhere, I felt that Marbella would remain a safe haven thanks to its lifestyle, international appeal and enduring quality of life. I opened Pure Living Properties in a small office in Puente Romano, convinced that even during a crisis, people would continue to be drawn here.
What was Marbella like at that time? What made you think there was room for an agency with a different vision?
The city was facing difficult times, but it was already showing its remarkable resilience. Marbella has a unique ability to recover quickly, supported by its climate, safety, gastronomy, culture and international atmosphere. I believed there was room for an agency built on honesty, local knowledge and a genuinely personal approach—and that proved to be the right decision.
On a personal level, what core values did you want to preserve from those early days until now?
Closeness and honesty have always been fundamental. Our focus has never been on the quickest transaction, but on finding the right property for each client. Building long-term trust remains the foundation of everything we do.
Over these years, has there been a particular moment or decision that marked a turning point for the company?
The opening of our new Marbella office stands out as a symbolic milestone. Seeing the business grow from a one-person operation into an international company with multiple departments and offices is incredibly rewarding and reflects years of dedication.
Puente Romano is, in many ways, part of the agency’s identity. Beyond being your first office, it clearly holds personal meaning for you. What does this place represent?
Puente Romano is home. I grew up there, and many of my earliest memories are tied to its gardens, tennis courts and unique atmosphere. Today it remains one of Marbella’s most iconic destinations and a place that continues to inspire me.

Speaking of your childhood… how did Marbella feel through the eyes of that child wandering through Puente Romano, unaware it would one day become your workplace?
It felt like freedom and happiness. Growing up in such an international environment broadened my perspective from an early age, and even now I feel that Marbella has managed to preserve its essence despite its growth.
Our greatest strength is our deep local knowledge. I know Marbella from the inside— its history, neighbourhoods and professional network. These relationships, built over a
lifetime, allow us to guide clients with a level of insight and trust that cannot be acquired overnight.
Pure Living Properties has an international team that still retains a strong local sensibility. How do you achieve that balance?
By bringing together talented people who share our values. Today our team represents more than ten nationalities and speaks over fifteen languages, combining international expertise with a strong connection to Marbella.

How does that personalised attention translate into the client experience?
Through time, dedication and commitment. Whether the search takes weeks or months, the priority is always finding what is genuinely best for the client. That approach creates trust, and trust creates lasting relationships.
In the premium segment, clients are highly demanding. How do you manage to understand their expectations so well?
Experience plays a role, but so does sensitivity. Luxury buyers are looking for privacy, quality, design and lifestyle. Our multicultural team helps us understand different cultures and expectations, allowing us to provide highly personalised advice.
Beyond buying and selling, you offer rentals, property management, interior design and renovations. Why was it important to build a 360° service?
Because true luxury is about peace of mind. Our clients want to enjoy Marbella without worrying about the practical aspects of property ownership, and we aim to take care of everything for them.
If you had to define your value proposition in one sentence, what would it be?
We are our clients’ trusted partner in Spain— their support, guidance and peace of mind.
Marbella is experiencing strong international momentum. From your perspective, what makes it so special for high-end buyers?
Its exceptional quality of life. Marbella combines climate, safety, gastronomy, sport, culture and connectivity in a way few destinations can match. People arrive here and immediately feel at home.
How do you see the market evolving in the coming years, particularly in the luxury segment?
Very positively. Demand remains strong, the quality of new developments continues to improve, and more international brands are choosing Marbella. The city is growing in sophistication and reinforcing its position at the top end of the market.
Looking ahead, what excites Javier Nieto most right now within Pure Living Properties?

The continued growth of the company, new projects and expansion into other key destinations. On a personal level, I’m especially proud to see my children showing an interest in the business and the possibility of continuing it as a family legacy.
Finally, if you had to describe in one sentence what living in Marbella means to you, what would it be?
WATCH INTERVIEW:
Happiness. Marbella has given me everything, and no matter how far I travel, it is always the place I want to come back to.
And one last question… does Javier Nieto have a secret spot in Marbella he goes to when he wants to switch off completely?
(Laughs) Yes, I do. But some places are best kept secret. Perhaps I’ll share it in the next interview.

Shaped by the Landscape

The road leading to Casa Orquídea passes through one of Benahavís’ most exclusive residential enclaves. Designed by Ames Arquitectos within the gated community of El Herrojo Alto, the residence has been carefully integrated into the hillside, orientating every space towards sweeping views of the Mediterranean, the mountains and the surrounding landscape.

Villarroel Architecture
Preserving the legacy of Mediterranean architecture
To speak about Puente Romano and Marbella’s distinctive Mediterranean architecture is to speak about Melvin Villarroel and the vision he created—one that his son Pablo continues today.
“Trees should always be taller than the buildings.”
This simple philosophy shaped a different approach to development on the Costa del Sol, favouring architecture integrated with nature, abundant vegetation and spaces inspired by traditional Andalusian design.

Through projects such as Puente Romano, Melvin helped define a model of Mediterranean luxury that remains highly relevant today. As Pablo explains, while architecture continues to evolve, the essence remains unchanged: creating places that live in harmony with their surroundings rather than dominate them.


In its highest expression, haute horlogerie exists beyond trends and immediacy. These are watches rarely seen, created not for visibility but for permanence.
The Vagabondage III by F.P. Journe embodies that philosophy. The final chapter of a trilogy that began with a charity-auction piece presented without a signature on the dial, it is limited to 69 pieces in platinum and 68 in red gold. Featuring a digital display of hours and seconds, a calibre developed exclusively for the series and a remontoir d’égalité regulating the energy of each jump, it represents a remarkable exercise in technical precision. Housed in a distinctive Tortue case, it became an object of desire without ever relying on conventional promotion.
At the same discreet end of haute horlogerie sits the Hand Made 1 by Greubel Forsey. Each watch requires more than 5,000 hours of manual work using traditional tools, reflecting a commitment to craftsmanship that places time, skill and precision above industrial efficiency.
Both pieces represent a rare philosophy: creating watches not to follow the market, but to uphold standards of excellence that only a handful of makers still pursue.
A similar spirit defines the Chronomètre Contemporain II by Akrivia, signed by Rexhep Rexhepi. Beneath its restrained, almost understated appearance lies a completely rethought architecture: double barrel, double gear train and an independent jumping seconds mechanism that introduces a different relationship with the measurement of time.
It is not a watch that seeks to impose itself at first glance. It is a watch that reveals itself. One that requires time to be understood. And perhaps for that very reason, it has found its place among those who look for something beyond an exceptional piece — they look for a way of understanding the craft itself.
In a more radical language, Richard Mille approaches the same idea from a different angle. Its sapphire tourbillons — transparent, suspended, almost improbable — take watchmaking into a territory where technique becomes form.


Here, tradition is not expressed through familiar aesthetics, but through the level of technical demand. In material research, in structural innovation and in the determination to go beyond expectations without compromising rigour.
And then there are watches that exist only once. No second editions, no replicas, no reinterpretations. The unique pieces created by Patek Philippe for the Only Watch auction sit outside any conventional collection logic. They are never repeated. They never return.
References such as the 6301A-010, with its enamel dial and an execution that borders on obsessive, or the 5208T-010, crafted in titanium with an unusual combination of complications, exist beyond any catalogue. Yet some pieces go even further. The Grandmaster Chime 6300A-010, created for Only Watch 2019 and the only version ever produced in stainless steel, introduced a rare exception within the manufacture’s own logic and was sold for 31 million Swiss francs, setting an unprecedented record for a wristwatch at auction.

In the end, they all share something that is difficult to define and easy to recognise when encountered. It is not only about mechanics or rarity. It is the sense of standing before something that was never made for the present.
Over time, these pieces find their place in a different way. Sometimes within a private collection, sometimes at auction — always in that space where value is no longer just a number, but something far harder to define.
Perhaps that is why they are so rarely seen. And when they do appear, they do not seek attention. They remain.
A journey through iconic off-market mansions

Some mansions never need introductions.
Hidden among the landscapes of Lake Como, the French Riviera or Spain’s northern coast, they exist beyond the rhythms of the property market, quietly defining the places they inhabit.
Over time, aristocrats, collectors, artists and explorers have passed through their rooms, transforming these residences into far more than homes. Some became sanctuaries, others cultural landmarks, but all reflect a distinctive way of life.
This is a journey through some of the world’s most remarkable properties—not for their size or value, but for the history, character and legacy that have made them enduring icons of their destinations.


Our journey begins on the shores of Lake Como, where Villa del Balbianello occupies one of the most spectacular settings in northern Italy. Built on the remains of a Franciscan monastery, the villa acquired its distinctive character in the 20th century under the ownership of Guido Monzino—explorer and the first Italian to summit Everest.
Filled with maps, artefacts and memories from his expeditions, the villa became a reflection of his life rather than a showcase of wealth. Following Monzino’s death, it was entrusted to the Italian National Trust (FAI), placing it beyond the traditional property market.
Later immortalised by films such as Star Wars and Casino Royale, Villa del Balbianello became a global icon. Today, it remains one of Lake Como’s most celebrated residences, preserved by the FAI and open to visitors, while retaining a timeless atmosphere that no camera fully captures.


On the French Riviera, where luxury is often associated with the present moment, one mansion tells a very different story.
Villa Ephrussi de Rothschild was never conceived as a conventional residence. Béatrice Ephrussi, heiress to one of Europe’s great families, created something closer to a living collection than a home. Each of its seven gardens — Italian, Japanese, Provençal — reflects a different world, as if the property itself were a journey suspended between cultures.
It is said that the Baroness designed this architectural jewel, reminiscent of a delicate doll’s house or an elaborate wedding cake, to house her collections of art, jewellery, dresses and objets d’art. For years, she hosted receptions where every detail was carefully orchestrated — music, movement, even the way guests experienced the space.
Nothing was accidental.
Upon her death, the villa was donated to the French state and has since become part of the Riviera’s cultural heritage, widely regarded as one of its most distinctive landmarks.
Classified as a historic monument since 1996 and now a venue for opera events, Ephrussi is not simply a house removed from the market. It is a carefully composed world — one that was never meant to belong entirely to the present.


Our journey returns to Italy, to Ravello on the Amalfi Coast, where Villa Cimbrone overlooks the sea from one of Europe’s most spectacular settings. Known for its iconic Terrace of Infinity, the estate offers far more than a famous view.
In the early 20th century, British aristocrat Ernest William Beckett transformed the property into a remarkable garden where different styles and influences coexist. Over the years, it attracted writers, artists and public figures seeking privacy and tranquillity, among them Greta Garbo.
Today, Villa Cimbrone operates as a hotel, allowing guests to experience its historic rooms, gardens and panoramic views. Yet despite this evolution, it remains what it has always been: a place of retreat, silence and timeless beauty.

El Capricho by Gaudí: a house that was never meant to be one
Our journey ends in Comillas, northern Spain, with El Capricho, one of Antoni Gaudí’s earliest and most distinctive works. Built between 1883 and 1885 for Máximo Díaz de Quijano, the house was conceived around two central themes: light and music.
Its façade is covered with more than 6,000 ceramic sunflower tiles that follow the path of the sun, while the interiors are designed to capture changing light throughout the day.
Musical references appear throughout the building, transforming it into something closer to an artistic expression than a conventional residence.
Remarkably, Gaudí never visited the house himself. Conceived more as an idea than a property, El Capricho has evolved over time—from private residence to restaurant and, today, a cultural landmark that continues to inspire visitors.


The final stop takes us to Getxo, on Spain’s Cantabrian coast, where Palacio Arriluce overlooks the sea as a reminder of another era. Built in 1912 for Bilbao’s high society, its neo-Gothic architecture with British influences reflected a time when homes were symbols of status and prestige.
For almost a century, it remained the residence of Fernando María de Ybarra, the first Marquis of Arriluce, and his family. Today, transformed into a hotel, the palace has preserved its identity: guests still walk across the original parquet floors, while former family spaces have been carefully reimagined for a new purpose.

Despite their differences, all these residences share something difficult to replicate.
It is not only their architecture, their location or their stories. It is the moment when they stop being private properties and become part of the place itself.
They shape landscapes. They transform territories. They become so embedded in the identity of a city that imagining that place without them becomes impossible.
And at that point, the market no longer matters.
Because they no longer belong to anyone.

“Not everything works anymore. Clients clearly distinguish between quality and the lack of it,” says the CEO of Pure Living Properties.
Turnkey homes have become the preferred option for international buyers.
Today’s client has little interest in lengthy refurbishments or complex development processes. Immediacy has become a luxury in itself.
“Time is the new luxury. Clients want to arrive and start enjoying from day one,” says Nieto.
This trend continues to reshape both supply and development across the prime market.
The supply of truly exceptional properties remains limited. Scarcity of land in consolidated prime locations and lengthy development processes continue to sustain price pressure at the top of the market.
Another key trend is the acquisition of older villas for complete refurbishment or redevelopment, aligning them with current market expectations.
“Today’s client understands much more about what they are buying,” notes Nieto.
Beyond the numbers, the strength of the Golden Triangle continues to be driven by lifestyle: climate, safety, gastronomy, sport, nature and an established international community.

Few cars have changed so little and, at the same time, so much as the Mercedes G-Class. There are spectacular superyachts. And then there is the Maltese Falcon.

Few names command as much respect in the yachting world as this 88-metre sailing yacht built by Perini Navi, which since her launch in 2006 has become one of the great icons of contemporary luxury. The sport that transformed the Costa del Sol

One of the earliest golf matches played on the Costa del Sol, long before the region became Europe’s leading golf destination.
The modern version of the sport began to take shape there during the 15th century

Golf arrived on the Costa del Sol in 1925 with the opening of Real Club de Campo de Málaga, but it was during the 1960s and 70s that Marbella transformed it into a lifestyle, giving rise to the famous “Costa del Golf”. Javier Nieto was born in Marbella. He grew up between the gardens of Puente Romano and Marbella Club as both were beginning to establish themselves as internationally recognised icons of luxury. This is where he built his career, raised his family and watched the city evolve into one of Europe’s most sought-after destinations.
As CEO of Pure Living Properties, he knows Marbella’s prime property market better than most. He grew up alongside many of the people who now lead the industry, listening to the stories of those who helped shape the Marbella we know today. Yet beyond real estate, Javier’s connection to the city is deeply personal.
He has travelled extensively, experienced some of the world’s most exclusive destinations and, despite all of that, remains convinced that there is something about Marbella that cannot be found anywhere else.
So we asked him to share some of his favourite places and rituals. Some of them, at least. The very best secrets deserve to remain just that.
His perfect day usually begins at Rachel’s Eco Love.
“A good coffee, a relaxed atmosphere and the feeling that the day can start without any rush,” he says. A philosophy that, in many ways, reflects Marbella itself.
And if someone is visiting the city for the first time, he never hesitates when deciding where to take them.
“Puente Romano. I think it perfectly captures the Marbella lifestyle: great food, beautiful gardens, the beach and an energy that’s difficult to find anywhere else.”















To talk about Marbella is also to talk about sunsets, and Javier has several favourite spots.
“Marbella Club beach by the pier, Victor’s Beach or, if I’m lucky enough to be out at sea, from a boat. There are very few sunsets like those in Marbella.”
When it comes to dining, some places never lose their appeal.
“The Grill at Marbella Club. It’s one of those restaurants that never disappoints and has managed to preserve its essence over the years.”
Golf also plays an important role in his life. Among the many courses he could choose from, he always finds himself returning to Aloha Golf Club. And especially to the 7th hole.
“The views of La Concha from there are simply spectacular.”
If there is one place that still captures the spirit of Marbella at its most authentic, in his opinion, it is the Old Town.
“Many of its streets still feel magical and bring back memories of my youth.”
