Cawley Architects Inc. is pleased to present our Portfolio of Selected Industrial Projects. We have spent more than 25 years developing a unique approach to facilitate the design and project management of commercial projects such as the one you are considering. It has been our privilege, during that time, to have participated in some of the top commercial projects throughout the Valley with a group of dedicated design professionals, contractors and clients.

Last year alone we participated in light industrial build to suit, office and tenant improvement projects totaling more than 1,000,000 square feet. Our recent experience ranges in size from 1,500 SF to 600,000 SF and includes all scales of industrial product from build to suit manufacturing and office/warehouse facilities to cross docked distribution. We are knowledgeable and experienced in the design and facilitation of the specialized requirements of projects such as yours.

Our firm is a proponent of the cost effective Design Build methodology of delivering projects. We are unique because we have successfully partnered with many contractors to deliver commercial projects that represent the highest level of achievement in cost control, scheduling, architect/contractor collaboration, and client satisfaction. Auto House

96,407 SF | Industrial | Tempe, Arizona

Auto House is a Tempe-based auto sales company with a unique sales proposition for its customers. They provide an indoor, climate controlled environment for their customers to purchase preowned vehicles as an enhanced, buying experience. The indoor 81,800 SF showroom is temperature-controlled to benefit the customers and staff as well as the automobiles. It is also impressive.

Attached to this fully enclosed, single-level garagestyle showroom is a two-story office structure which is a key component to the success of the project. The attached offices allow the sales staff and customers to look out over the the entire inventory from the sales offices. The office portion of the facility is 14,500 SF, and provides executive and sales offices along with space for support staff, conference rooms, and a two-story entry lobby.

The exterior of the building was designed with vertical bands to diminish the scale of horizontal volumes of this very large building. The office area is further reduced with a lower parapet height to moderate the bulk of the building to be in scale with the surrounding developments. A pedestrianscaled façade and entry are articulated by ribbon windows punctuated by the larger expanse of glass for the front entry lobby.

36’ Clear, Cross-Docked Distribution and Manufacturing

Phoenix, Arizona

Southwest Industrial Center, Phase 2, is a crossdocked distribution building designed and delivered to Hines as a speculative project. The tilt concrete buildings have four separate office areas, one in each corner of the building, that are designed to accommodate multiple tenants.

Each has a two-story entrance with steel canopies that face parking areas that ring the site. Truck parking is segregated into a common maneuvering yard. The contractor was Layton Southwest.

Skyway Business Center

Skyway Commons is a 2-building industrial project located in Surprise that supports future growth for the industrial sub-market in the city. The project provides 4,500-15,000 SF office warehouse suites for lease. These suites include high-quality amenities such as installed evaporative cooling for all warehouse areas, and concrete yards throughout. This project is in Skyway Business Center, a 115-acre business park in Surprise. Bold colors and a strong color scheme were important to the project, using colors of the southwest with a contemporary terracotta along with light and dark greys.

Park Skyway

Park Skyway is a 418,750 SF cross docked distribution building. Constructed as speculative project, the facility is prepped for both warehousing and manufacturing. The tilt concrete project has four separate entrances, one in each corner of the building that are designed to accommodate offices for multitenant divisibility. Each has a two-story entrance with steel canopies. Parapet undulations also help to identify the four entrance areas at each corner. These architectural accents are designed to be compatible with the overall scale of the project and relate with the adjacent companion Southwest Products project. The entrances face parking areas that ring the site. Truck parking is segregated into separate yards with 50 doors per side.

Southwest Products

Southwest Products Corporation is a leading manufacturer of heavy industry service trucks, custom generators and specialty tanks for the mining and large scale industries in North America. This manufacturing facility brings together 50 years of engineering experience required to fabricate, and assemble heavy industry truck bodies and unify them to truck chassis from the major manufacturers. The facility includes 16,500 SF of corporate two story office, 118,000 SF of manufacturing for service trucks and generators, a 45,000 SF exterior welding bay with gantry cranes, a 1,500 SF parts and will call area convenient to off street parking. The building is surrounded by a concrete yard large enough to secure raw truck chassis, equipment and parts storage and all finished inventory. The project was designed and constructed with the companion 420,000 SF cross docked Park Skyway project in Surprise Arizona, taking advantage of the economies of scale for construction costing.

TTR Industrial Park

TTR Industrial Park is an innovative business park in the Deer Valley submarket of North Phoenix. Developed by Morton Development, the park is an 11-lot subdivision, delivering individual freestanding buildings for sale. The innovative park is designed with metal buildings that emphasize contemporary architectural design. The goal is to avoid the stigma generally associated with metal building projects while achieving the economic advantage of metal materials. The design vocabulary focuses on clean and crisp architectural surfaces, qualities of metal buildings that maintain their allegiance to costeffective building technology.

VJ Baseline

26,100 SF | Multi-Tenant Industrial | Gilbert, Arizona

VJ Baseline s a new multi-tenant light industrial building for lease in Gilbert, Arizona. The project features five suites for lease and is designed with ample parking and rear yard maneuvering for light assembly and industrial uses. Additionally, because the building also presents a prominent frontage on Baseline Road, it is ideal for showroom, retail, and office uses. The highlighted vertical piers and accent features on the facade and sign band also bring attention to the building.

Interestingly, the project overcame several municipal and planning challenges. While the property is inside the Gilbert city limits, Baseline Road is maintained and managed by Mesa. The project’s site and utility improvements needed approvals from both cities’ traffic engineering and utility departments. And the project’s site was “carved” out of a much larger parcel with existing site circulation and driveways that also needed to be accommodated.

Garmin Chandler, Arizona

This contemporary, two story Design Build project for Garmin’s Southwestern headquarters was constructed with tilt concrete and a high performance glazing and roof system. The design features a two story glass lobby that references the worldwide headquarters facility including the blue and azure banded glass. The 60,000 square feet comprises the regional offices for their Automotive, Aviation and Marine divisions and is designed to accommodate 300 staff. 302 parking spaces are provided with 178 spaces covered with photovoltaic solar panels.

Able Engineering is a 177,750 SF helicopter manufacturing facility and FAA Authorized MRO at the Williams Gateway Airport The project includes corporate office, numerous advanced manufacturing and plating operations, and a fully functioning hangar for flight operations and maintenance

2012 Best Industrial Build to Suit of the Year

FedEx Ground North

Deer Valley, Phoenix, Arizona

The deadline clock already was ticking when Scannell Properties hired LGE Design Build and Cawley Architects to design, engineer, permit and construct a 240,000-squarefoot north Phoenix facility for FedEx in less than 10 months. Adding to the challenge was that the major roadway to the site, Seventh Avenue, didn’t exist yet. LGE overcame both issues by fully constructing Seventh Avenue to the site and completing the building on time and on budget.

Legacy Window Coverings

Gilbert Arizona

Legacy Window Coverings requested a building design that would help convey their corporate image and provide a showroom with 24-hour customer access that is highly visible from the street. This was achieved with a prominent two-story glass feature at the building corner facing the intersection. The combination of a two-story glass wall framed within steel columns with metal awnings creates a strong corporate appearance and a visual landmark.

MS Chandler Airpark

Chandler, Arizona

The airpark’s six structures range in size from 11,187-22,874 square feet with grade level loading and exterior storage yards, which tenants can choose to lease or buy.Interior highlights include soaring warehouse ceilings of 18’ and higher, and 600-amp power supply to suit various tenant needs. The lack of similar options in the area played a key role in terms of site selection, with developers noting that the completed project will give Chandler and East Valley residents new job opportunities much closer to home, shortening commutes and improving quality of life for many.

Heritage Marketplace

Gilbert, Arizona

A 36,420 square foot mixed use project developed to provide a variety of retail, restaurant and office uses in a new flourishing urban area of downtown Gilbert. The Gilbert Heritage District guidelines and the three buildings in this complex recall the influences of traditional territorial style brick architecture, with references to the agrarian beginnings of the community and the strong but smooth lines of Spanish territorial architecture.

Scottsdale Entertainment District

Scottsdale, Arizona

Now the heart of Old Town, the Scottsdale Entertainment District replaced older outdated office structures. In 2012, Triyar Companies and LGE Design Build provided the leadership in redeveloping the block into a multi-user bar and restaurant district .The project now consists of Maya Day and Nightclub and Hi-Fi Kitchen among others. The project transformed its surrounding area and dramatically increased the rintensity of usage for all it’s neighbors.

Adelante Healthcare

Mesa, Arizona

Adelante Healthcare, is a new nationally recognized comprehensive primary healthcare center on the campus of the East Valley Institute of Technology in Mesa, Arizona. The center is the first LEED Platinum community health care center in the country and features 43,000 square feet of Class A medical office space. Creative design with the use of natural light, natural materials and energy-efficient infrastructure helped the project in receiving its national attention and achieving it’s LEED goals.

Southwest College of Naturopathic Medicine

Teme, Arizona

The Southwest College of Naturopathic Medicine Community Commons building is a 48,000 square foot, two story, LEED Platinum classroom building that houses an integrative pain relief center, an organic café and teaching kitchen, a medical library, yoga and fitness studios, and state-of-the-art classrooms. The space planning, interior design, material and color selections were developed based on Evidence-Based Design Principles for Healthcare facilities.

Adelante Healthcare - Mesa

Mesa, Arizona

Adelante Healthcare is a new nationally recognized comprehensive primary healthcare centeron the campus of the East Valley Institute of Technology in Mesa Arizona. The center is the first LEED - Platinum community healthcare center in the country and features 43,000 square feet of Class A medical office space. Creative design with the use of natural light, natural materials, and energy efficient infrastructure. The project won the “Talk of the Town” award from the NAIOP in 2013, the premier real estate development association in Arizona.

Adelante Healthcare - Peoria

Peoria, Arizona

Adelante Healthcare Peoria has been awarded LEED-CI Gold Certification. The 11,000 square feet retail shell was repurposed as a healthcare facility. The tenant improvement was developed with the support of Dignity Healthcare as a patient centered primary care facility providing services for family, pediatrics, internal medicine, behavioral health, and nutritional therapy.
