San Diego’s real estate landscape is shifting as more homeowners list their properties—up 44% compared to last year—resulting in the highest mid-August inventory levels since 2019. Although buyer demand has softened slightly, the market remains active, especially in the luxury tier, which has seen a 2.6% increase in closed sales through July. The Expected Market Time has climbed to 106 days, offering buyers more flexibility and opportunity. Sellers should focus on standout presentation and competitive pricing to attract today’s discerning buyers, as Market Time will continue to increase throughout the year.
