Real estate market softens

April 2026 statistics show fewer sales and lower dollar volume compared to previous year

Real estate sales in the Powell River Sunshine Coast Real Estate Board region declined in April, year-over-year.

“The real estate market remained softer in April 2026 compared to April 2025, with fewer sales and lower overall dollar volume,” said real estate board president Curtis Yungen.

“Residential sales totalled $17 million across 26 units sold, down from $24.3 million and 37 units sold last year.

“Single-family home prices remained relatively stable, with the average price down

1.5 per cent to $734,150, while the median price rose 7.8 per cent to $620,000.”

Year-to-date activity is also down compared to 2025, with homes taking longer to sell, reflecting a more balanced market, with increased buyer choice, said Yungen.

In the single-family homes category, in April 2026, there were 22 sales, totalling $16,151,303, compared to 29 sales in April 2025, totalling $21,605,600. There were three mobile and manufactured home sales in April 2026, valued at $555,000, compared to five sales in April 2025, valued at $1,218,400.

In the condo, apartments and duplex categories, in April 2026, there was one sale, totalling $328,000, compared to three sales in April 2025, valued at $1,482,000.

Totals for residential sales were 26 in April 2026, valued at $17,034,303, compared to

37 in April 2025, valued at $24,306,000.

On the nonresidential side, in April 2026, there were two

parcels of vacant land sold, totalling $1,044,800, compared to three sales in April 2025, valued at $984,000.

Grand totals for real estate sales were 28 in April 2026, totalling $18,079,103, com-

pared to 40 sales in April 2025, valued at $25,290,000.

The average single-family home in April 2026 sold for $734,150, with 95 days on the market, compared to $745,021 in April 2025, with 77 days on the market. Median price for a single-family home was $620,000 in April 2026, compared to $575,000 in April 2025.

There were 65 new residential listings in April 2026 and 22 nonresidential, for a total of 87. At the end of April 2026, there were 208 active residential listings and 68 active nonresidential listings, for a total of 276 listings.
