FUTURE DEVELOPMENTS

OVERVIEW

In Q2 2026, Brighton* recorded a median house price of $605,000, and a median unit price of $572,000. This represents an annual (Q2 2025 – Q2 2026) slight price softening of -1.6% for houses, but a significant 20.4% rise for units. Between Q2 2025 – Q2 2026 house sales has declined, by -12.0% (to 66 for houses in Q2 2026), but grew by 25.0% for unit sales (to 15 sales in Q2 2026). A slightly more affordable house price is likely due to multiple cash rate hikes in 2026. The unit market have become more expensive, due to units having a slightly lower price than houses and many house buyers opting for units. There is a small number of new houses planned in 2026, but not enough to answer demand. Thus, buyers must act fast.
