Here are some tips for avoiding multiple home repairs all at once By SHELLEY WIDHALM for Northern Colorado Life When one thing in the home needs replacing, it often is the case that something else breaks, wears out or stops working. Most major systems and purchases have a less than a 25year lifespan, so updating or replacing them can circumvent the hassle and any safety issues. But a better option is preventative maintenance to avoid the big, all-at-once expense.

Modern rooﬁng, however, can be expected to last a lifetime since most shingles are designed to withstand years of wear and tear, such as Class 4, or impact-resistant shingles.

“There really isn’t anything unless you got water spots on the ceiling, then you need a roof repair,” said Heidi Hixon, manager of AJ Shirk Rooﬁng Co. in Loveland. “Leaks don’t occur very often unless your roof is super old.” Damage from a hailstorm may be another reason to replace the roof, though unlikely, as well as condensation coming from a bathroom that’s not vented properly, Hixon said. A high wind storm also may rip off shingles, which then would need to be replaced, she said.

Besides weather, wear and tear can occur on individual shingles, such as on the granules, or the top portion. The granules can break off and end up in the gutter, potentially leading to leak areas. “If you’re missing those, the shingles are going to start cracking and could break,” Hixon said. “It’s good to get that checked every year after a storm.” Unlike roofing, flooring varies in its lifetime from seven to 15-plus years depending on the type. It might need to be replaced if it’s worn out, for a style update or as part of a larger project, such as a remodel of the kitchen or bathroom. “Style-wise, there’s new styles every couple of years,” said Stacy Tadlock, designer for Steamway Floor to Ceiling in Greeley. “If you’re trying to stay current, you can change it every couple of years, but that’s not realistic for a lot of people.” An option for new flooring is choosing a timeless classic look for long-term use, or changing out flooring in various rooms for a consistent look throughout the house. Types of flooring vary in lifespan, such as seven to 10 88•NORTHERN April 3, 2022• COLORADO LIFE

years for carpet and 10 to 15 years or even longer for vinyl, tile and hardwood, Tadlock said. After that point, the flooring may lose texture or shape or show wear patterns, which can be avoided, in part, by moving furniture every so often, she said. As for hardwood, if it’s prefinished, it doesn’t need to be recoated, but on-site finishes can be freshened with a recoating every five to seven years. “You’re wearing and tearing on that finish coat, and it needs to have a new finish put on it. You’re walking and mopping on those areas that eventually wears down the finish,” Tadlock said, adding that the only maintenance for most flooring types is regular cleaning. “There’s not anything they can do to extend the life, since it’s a finished product already.”

ELECTRICAL SYSTEMS Another area for updates is the electrical system, though there isn’t a standard or code for maintenance and replacement schedules, said Brent Eggers, operation manager and previous owner of Eggers Electric Inc. in Loveland. However, there are a few things that should be checked on a regular basis to avoid component failure and potential safety issues, he said. NORTHERNCOLORADOLIFE.COM

Smoke and carbon monoxide detectors need to be checked every year and either replaced or the batteries changed. A popular time is during the month of October before the start of winter when temperatures drop and the use of furnaces and gas appliances increases. Another thing to check is outlets every ﬁve to 10 years, since they can be worn out from repeated plugging and unplugging.

there’s a problem with the circuit. The electrical panel should be checked every 10 years by an electrician, who has the skills to tighten any connections that may be loose, a problem that occurs more so in geographic areas with temperature ﬂuctuations, such as Colorado.

“Loose outlets could mean loose connections and could potentially cause an arc or spark and potentially a ﬁre,” Eggers said.

“Houses today are built pretty well, and electrical codes are updated every three years, which is good,” Eggers said. “In newer homes, you don’t have to look at it as often as older home because the codes have a lot more safety measures than they did in the seventies.”

Eggers recommends the outlets have Ground Fault Interrupter, or GFI, test and reset buttons in the areas of the home that are around water, such as the kitchen, bathroom and laundry room, and any unﬁnished areas like a basement or garage. GFIs are meant to stop or trip if

usage has decreased, Eggers said. “Ranch-style homes are by far the easiest to install outlets in an older home,” Eggers said. “Bi-level and two-story homes that are ﬁnished can be tricky and challenging, because a lot of times there is no attic or crawl space for the electrician to access to install these additional outlets.” In those cases, drywall has to be removed to access the wall cavity, which then has to be repaired and repainted, Eggers said. “I look at it as life safety as opposed to something wrong in the house,” Eggers said.

HARDWARE, FIXTURES AND DOORS Cabinet hardware and light fixtures can last indefinitely with proper care, though those can be changed out based on personal taste, said Benny Aste, co-owner and manager of Uncle Benny’s Building Supplies in Loveland since 1995. “Things become desirable again when they’re 50 years old,” Aste said. “In our business, everybody is changing out light fixtures, 15 to 20 years or more, in mass. But it’s not desirable in mass.” Aste recommends choosing hardware and fixtures that 10 NORTHERN COLORADO LIFE

are classic in look and timeless in style, instead of going with the trends, such as Tuscan bronze and polished brass that has shifted over to antique brass and matte black. Hardware and fixtures typically don’t need to be replaced, and repairs usually are minor, such as replacing seals in faucets and tightening up cabinet hardware if screws loosen or threads get bare, Aste said. The finish on hardware also might wear off in five to 10 years, depending on usage, he said. Doors, which primarily come in wood, fiberglass and insulated metal, can last a hundred years and typically get replaced based on taste and style, Aste said. “It all comes down to care,” Aste said. “If you take care of it, it will last forever.” The quality of the material can deteriorate from exposure to sun and moisture and if it isn’t regularly maintained. The exposure is less when the door is protected by a large overhang, such as a front porch. If the door is made out of wood and in a high-exposure area, it needs to be repainted, stained or lacquered every one to two years, Aste said. “It depends on the product also,” Aste said. “A marinegrade finish lasts longer than cheap polyurethane.” NORTHERNCOLORADOLIFE.COM

ONLINE SAFETY for Children

By JOHN TEEHAN for NORTHERN COLORADO LIFE It’s going to happen. Your child is going to go online. As with many adults, they won’t have much choice. Education, entertainment, socializing, and commerce all involve the Internet these days one way or the other. To keep a child away from the Internet entirely is not only tricky but could place them at a disadvantage among their peers. But at the same time, there are risks. The dangers of the Internet for children aren’t just strangers but also online purchases, excessive screen-time, and cyberbullying. It’s no wonder parents are concerned. Here are some simple things you can do as a parent to make your child’s online experience better and more secure.

USE PARENTAL CONTROLS One of the ﬁrst wake-up calls many parents get concerning overseeing their children’s online activity is when they accidentally (or purposefully) order something online. It could be a movie or TV show, access to a game, or a subscription to Big Ball of Twine Monthly. Your credit card info was already stored online and auto-ﬁlled into the process, so the child may not have even been aware they were spending money. 12 NORTHERN COLORADO LIFE

Or they may have Googled a perfectly normal phrase such as “bears and otters” and discovered that there are alternative meanings for those words– complete with pictures. Parental controls on your Internet-connected devices will go a long way in keeping your children from unauthorized purchases or awkward online encounters. Smartphones, tablets, smart TVs, cable services, game entertainment systems, laptops, and even desktop computers all have settings or programs you can use to block certain activities. Learn how to use them, and apply them to each device. Don’t forget to write down codes and passwords in a safe place so you can get around them when necessary.

KEEP ONLINE DEVICES WHERE YOU CAN SEE THEM

It’s always important to monitor your child’s online activity. In addition to limiting screen-time, also be mindful of what they’re doing online. To do this, keep connected devices in shared rooms so you know what they’re watching or playing and who they may be interacting with. Remember that most games and entertainment activities for children feature noises and music. If things are too quiet, it may be time to take a quick peek to ensure that your child is simply reading an ebook and not texting with strangers. NORTHERNCOLORADOLIFE.COM

Agree with your children not to use Internet devices alone in their bedroom. You can discuss why, but your stance against bedroom use should be ﬁrm. At the end of each day, check browser histories, if any, to make sure their online use is responsible.

KNOW YOUR CHILD’S ONLINE SOCIAL WORLD Once upon a time, parents knew the names of most of their child’s classmates and friends. These days, things are a bit different. Your child’s online friends may include Cecilia from next door and Timmy from school, but they could also include Hans from Frankfurt, Melissa from Portland, Takeshi from Sapporo, and Giles from New York City. And they could all be legitimate, age-appropriate friends. Or they could be someone masquerading online. Children are generally pretty trusting, and they make friends quickly—especially if they’re bonding over a shared activity or fandom. When you review your child’s online activity, ask them about their friends. Check out their proﬁles and, if possible, review their online conversations. If anything seems suspicious to you, have a talk with your child, or go ahead and block access from that suspicious person. Make this practice a nonnegotiable part of allowing them to be online. Restrict social media sites to a certain age when you’re more conﬁdent in their judgment, but get their login information so you can check in periodically. Your children may not like it, but it’s an integral part of online safety. Show them how to keep information private, how to block people, and how to report inappropriate activity.

TALK ABOUT CYBERBULLYING Like real-life bullying, many children don’t want to discuss cyberbullying. They ﬁnd it embarrassing, or they don’t know how to deal with the complicated social effects. That makes open discussion about cyberbullying all the more vital. If you sense something is wrong with your child’s online experience, and it’s spilling into their interactions at home and school, look at their online activity to see if they may be a victim of cyberbullying. If so, take immediate steps by talking with your child about what’s going on and contact the appropriate authorities to put a stop to it. In most cases, cyberbullying occurs within the scope of the school, so contacting parents, teachers, and school administrators would be a good place to start. If cyberbullying turns into threats, you can also contact the police.

SET A GOOD EXAMPLE Remember, children notice a lot more than you may realize, and they tend to model their behavior on your own. As important as it is for your children to limit screen-time and maintain safe online practices, so should you as well. Teach your children what positive online behavior looks like by demonstrating it yourself. The Internet is a powerful tool that has become indispensable to modern life. Much of their schooling and social interaction will involve being online. You can keep children from being afraid of the online world by showing them how to interact with it safely and responsibly and by teaching them the skills they’ll need to make the most of it. Let them have fun, but teach them how to be safe and responsible at the same time.

According to Richard, the most effective way to improve indoor air quality is to modify the means that air circulates in your living space. For homeowners, that means adjusting the HVAC (heating, ventilation and air conditioning) unit to meet the demands of prolonged periods spent indoors. In other words, it means getting filters that match the demands of the moment. “It used to be we’d just do a regular filter with what we’d a ‘corn cob catcher.’ Those days are gone. We’re spending 80 to 90 percent of our time indoors, so our filter quality has gone up significantly,” Richard said, referring to old-school filters that were only designed to capture large NORTHERNCOLORADOLIFE.COM

What are some of the best options in terms of portable ﬁlters?

A portable filter can make a world of difference when it comes to indoor air, especially in smaller apartments or other living spaces. Now, the best filters are geared toward capturing microscopic particles that affect the very air we breathe. “There’s a HEPA Hospital-Grade Filter that’s carbon activated; that’s MERV 16,” he said, referring to the MERV rating system for filters, “PURE AIR is a filter that has UV light. It has a catalyst and the MERV 16 all in the same cabinet. That’s the top end of filtration.”

Richard warned that these portable options are not as effective as system-wide options, as they usually impact the air in a single room. “It doesn’t take care of the whole house. Those smells and contaminants can seep out through your duct work,” he said. “The advantage of a whole system – if you run that through your furnace – it’s going to go through your whole system.”

He added that Northern Colorado Air also offers additions that can be inserted into a home HVAC system, including an i-WAV-R unit (which runs about $300), that will kill more than 99% of pathogens, including SARS and COVID.

That’s another reason that the most natural solution can be effective. When the outside air is clear, and when the smoke and haze has retreated, it’s always a good idea to get fresh air circulating through the house via open doors and windows.

With luxurious spa-style bathrooms trending in even the most economical homes, those with a pint-sized powder room or dated plumbing need not settle for a less-than-luxurious bath. To learn where to start and how to make the most of a remodeling budget, Northern Colorado Life sat down with local craftspeople and designers to discuss some of the best investments in small bathroom remodels.

Transforming a ho-hum washroom into a home spa starts with envisioning the bathroom ﬁnished, said Patrick Farrell, owner of Farrell Home Remodel with his son. He asks clients, “What is important to you? What is your taste for ﬁxtures, tile, toilet, vanity? Are you looking for a functional bathroom with a preformed shower and tub combo or something nicer like a soaking tub with a separate glass enclosed shower?”

He urges clients to share pictures of spaces and color schemes they like with their contractor. After all, he said, “One of the biggest challenges people have with remodels is they’ve been looking at the same space every day. It’s hard to not see what they’ve always seen.”

Today’s ABS and PVC drain pipes, in contrast, do not flake, peel or rot under normal circumstances. Another major consideration in bathroom efficiency is the hot water heater. New tankless heaters heat water only as it is being used, saving approximately $2,000 in the cost of natural gas over the heater’s 20- to 25-year lifespan. PLUMBING AS A FOUNDATION

For some, a bathroom remodel might be more of a doit-yourself project, but most will still need to start with a plumber. “We’re the unsung heroes of a bathroom remodel,” said Glenn O’Halloran, who co-owns Chambers Plumbing in Loveland with his wife. He added, “Plumbing is not fun to talk about when it works, but when it doesn’t work, it’s nightmare mentality. Whatever the remodel, investing in efficient, up-to-date plumbing is the foundation.” The first step, when it comes to plumbing, is an assessment of the home’s pipes and drains. “Any reputable plumber will give you a free estimate and advice,” O’Halloran said. “We all get to watch Chip and Joanna and everyone else start a project but then have to go back and get $15,000 more to finish.” A thorough estimate, he said, should include a maximum price based on the forecasted work. Older homes might require a comprehensive plumbing renovation. Galvanized steel and cast iron pipes, widely utilized in older homes until ABS and PVC piping became standard, are tighter in diameter than today’s pipes and 18 NORTHERN COLORADO LIFE

KING OF THE BATHROOM: TUB DECISIONS

Of course, the homeowners must first weigh whether to stick with their current tub, and perhaps preserve the home’s original flavor, or mix it up with a new tub or a shower-only space. Popular tub options expand far beyond the standard fiberglass rectangle or even the soaker tub to steam shower units and massage therapy tubs. A shower-only conversion can take advantage of the space while upping comfort with multiple shower heads or a rain shower system. When deciding on a tub, think about lifestyle, Farrell said. He recalled, “We’ve taken out soaking tubs because they weren’t getting used and replaced them with beautiful large walk-in showers.” For efficiency, Farrell recommends doorless showers – “no maintenance, no hinges or seals to collect grunge,” he said. Likewise, O’Halloran asks clients, “In an older home, do you want to keep the tub by the window, or do you need to install ventilation?” Alternatively, homeowners may opt to refinish their current tub. Shalin Patel, owner of Miracle Method in Fort NORTHERNCOLORADOLIFE.COM

Collins, said surface refinishing of tubs, as well as of tile and countertops, is a environmentally-friendly choice in bathroom remodels. “Refinishing is faster than a remodel, less intrusive and less expensive,” he said. “We create a smooth glasslike surface, similar to a professional car painting job, in one of many color finish options.” The refinishing process applies a molecular-level bonding agent to the tub and takes about two days. At completion, the tub’s smooth surface renders it easy to clean: “Use a gentle neutral cleaner and just wipe it down,” Patel said. Refinishing a residential standard-size tub in fair condition is about $700 and includes high-grit sanding and polishing, caulking and the administration of a slip-resistant surface.

ACCENT FIXTURES IMPRESS AT BUDGET COSTS Whether or not new plumbing is required or a tub is in the budget, homeowners can enhance a small bathroom with accent features. Large mirrors and bright lights make the space more useful. And “upgrading a sink faucet along with getting a new vanity can completely transform any bathroom space on a budget,” said Juliana

Swapping out the showerhead, for instance, to something like Delta’s Emerge Column, which offers an upscale look in a shower arm, can “transform anyone’s shower without the need to tear into any tile or replace valves behind the wall,” Hausaka said. “This can give homeowners the rain-shower style feeling that most are looking for without costing a fortune.”

Finally, Hausaka said, don’t forget that paint and tiling always makes an impact, especially in small rooms. In Colorado, contemporary and modern farmhouse design styles still reign, though matte black, brushed gold and chrome are top finishes in the bathroom these days, she said, and industrial-style designs are on the rise. However homeowners proceed, from wall-battering remodeling projects to upgrading faucet fixtures, it’s crucial to find craftspeople who catch their vision, Farrell noted. He continued, “My son and I enjoy the problemsolving that comes with a large variety of projects as well as the attention to detail required to make our customers happy with their remodels. FORGING A CAREER Berthoud’s Otto Engel works to change our image of blacksmiths from brute to artist

growing up in Estes Park, my mom home-schooled me and set up activities for stuff I’d never tried before. When I was 14, I took a blacksmithing class with David Nourie in Berthoud in the space where I now have my shop. I remember I really didn’t want to take the class! I was more interested in woodworking at the time. Once I started, I got intrigued.”

What educational path did you have to follow to study metalworking?

Blacksmithing is actually a pretty intellectual, self-sufﬁcient trade. We design all our work from scratch and make a lot of our own tools,” says Otto Engel, owner of Berthoud’s Innovation Forge and manager of Forge with Intention blacksmithing school. The thoughtful 26-year-old blacksmith aims to change that stereotype and to train the next generation of male and female American metal artists. At Innovation Forge, Engel and his team forge everything from door latches to commissioned fences, art objects. railings and elaborate gates depicting forest and other scenes.

Were you always interested in blacksmithing? “My path to metalwork was a little strange. When I was 22 NORTHERN COLORADO LIFE

“I took welding classes at Front Range Community College in high school but then I found there weren’t many advanced blacksmithing schools in this country. I was signed up to get a mechanical engineering degree at CSU. At the last minute, I decided I wanted to be the person making the things, not just designing them. I found a school in South Carolina where I could study forged architectural ironwork.”

How did studying in Europe open your eyes to the possibilities of metal work? “I applied to a school in England that has been teaching blacksmithing for more than 100 years and is home to 100 forges and anvils. There was one forge that sat across from the ruins of a castle and that forge was built for the construction of that castle 500 years ago. The forge is still in business. During that time, I got to travel through Europe and work at forges in 13 countries.”

How did you end up launching your workshop in Berthoud? “David Nourie had a shop here for many years and I was the ﬁrst student at his blacksmithing school. He reached out to me in 2018 to rent the space and run the school when he was closing up his shop.”

Do you think the popular image of blacksmiths is changing? “We’re trying to break the stigma about blacksmithing. A lot of us are producing ﬁne art. Modern blacksmiths should consider themselves to be artists, not craftspeople. NORTHERNCOLORADOLIFE.COM

America has always said “it’s a trade’ and in Europe ‘it’s art.’ Now, the two ideas are starting to mesh together.”

Do you make swords and knives like you see on the History Channel’s “Forged in Fire” competition series? “I’ve never made any swords. When I was working in wood I was interested in swords and castles, but as soon as I started working metal, I lost interest in weapons.”

What can parents do if their child shows an interest in metalwork? “Because of the school we have lots of safety equipment like goggles so people can watch us work. We schedule tours of the shop regularly, like for school groups, on days when we’re forging something interesting.”

Why is running the blacksmithing school so important to you? “There is a critical national shortage of skilled metalworkers. There’s no place in Colorado – really, no place nearby in the Midwest either - that teaches these skills. Our classes run with six to eight students every weekend year-round who ﬂy in from all over the country.”

What still appeals to you about working with metal? “I really liked the process, the impossibility of moving the metal around so easily when it’s hot. It seems like something that shouldn’t happen. Also, there’s the endlessness of it. I will always have the ability to push further. There’s not enough time and an endless amount of things to discover.”

“Anything that is different, that has a different color or texture makes your space look unique. For example, you might think of variegated leaves instead of just green. That would give your photos the right pop of color.” I love pansies,” she said. “They’re an annual that is great as a filler while you’re waiting for your perennials to fill out. I love pansies for brushing away the gray doldrums of winter.” It’s obvious how Moreau feels about plants because of how often she uses the word “love” in her conversation. “A lot of people love petunias for color,” she said. “I love verbenas, the short and the tall. And there are so many others, like marigolds for gardens. There are zinnia or dahlias as cut flowers in quite a lot of different sizes & colors. We see them used in bouquets, and they’ve risen in popularity now for weddings.” One of her favorites for summer is salvia. “They’re beautiful and range in height—some are very large so if height is important they are really reliable. Hydrangeas are lovely, too. They are a little old fashioned, like daylilies and iris and roses. It’s a funny thing that everyone thinks of iris and daylilies as only yellow or blue, but there are so many beautiful colors and shapes, that if they’re not coming back into fashion they should be.”. “I personally think a lot of plants with finer textures make photos look good,” Fischer said. “The artemisia moves in the breeze and adds texture and movement that reads well in photos. I really like the agastaches. When they came out there were just a couple of varieties; now there are dozens of hybrids in all sorts of colors and species that attract hummingbirds and bees. The eriogonum (also known as the sulphur flower) grows well in our area, blooming earlier in the year. It has golden or yellow flowers and can grow up to four feet tall.”

At the same time, many native plants, like our alpine cushion plants, are native but can be challenging to grow in many of our gardens! Homeward Alliance’s Mission Against Homelessness

Fortunately, Coloradans aren’t standing by and doing nothing.

It’s no secret that homelessness is a serious problem.

Founded in 2008, the Colorado-based non-proﬁt group, Homeless Alliance (formerly known as Homeless Gear), has been going above and beyond to help solve some of the problems of homelessness.

According to the United States Interagency Council on Homelessness, over half a million people struggle with homelessness in the United States. Some of the top causes of this problem are low wages, poverty, unemployment, and lack of affordable housing. A third of those experiencing homelessness are families with children. In Colorado, the number of people experiencing homelessness on any given day hovers around 10,000. According to the U.S. Department of Housing and Urban Development, between 2007 and 2021, the chronically unsheltered homeless population grew by 266%—more than any other state in the country. 32 NORTHERN COLORADO LIFE

Homeward Alliance operates a full range of programs and initiatives for families, adults, and seniors that address basic life needs, including The Housing First Initiative, The Murphy Center, and Project Homeless Connect. Homeward Alliance works with an alliance of volunteers, donors, agency partners, and other community stakeholders. Together, they work to create a community in which homelessness is rare, short-lived, and non-recurring.

This program has developed and tested Housing First solutions throughout Northern Colorado since 2018. It now encompasses multiple programs, including Rapid Rehousing, Frequent Utilizer Systems Engagement (FUSE), and Mason Place Case Management. Housing Firstt case managers aim to provid de intensive, supportive housing services to those looking to transition from chronic homelessness to permanent, stable housing.

Homeward Alliance announces the return of Project Homeless Connect following a two-year COVID-related hiatus. On April 15, this one-day event hopes to serve hundreds of individuals and fam milies with a wide range of free serrvices and a lunch. sistant. On the residential side, the company serves all of Northern Colorado and on the commercial side, C2RS Contracting works with clients from Castle Rock to Northern Colorado. Over the past couple of years, Yordt says, basement ﬁnishes have been a major focus for many clients. As more have been working from home and taking classes online, the extra space in the basement has allowed families to spread out more and design customizable living areas. “Basement remodels are being used for creating more family space and hang out areas,” Yordt says. As families grow, older children are getting new bedrooms in the ﬁnished basement spaces. But Yordt says she’s also seeing some families add bedrooms for grandparents or nannies who may be staying an extended amount of time.

“We excel in knowledge of different building materials and designs to help control cost and quality of products we produce,” Yordt says. Projects include sleek bathroom and kitchen remodels as well as ﬁnishing and customizing basements.
