For some people, the lack of garage sales during the pandemic has been a BY MARY loss. Not for me; I’ve had LYNN BRUNY enough for a lifetime. As far as I can tell there are two types of garage sale shoppers: occasional and regular. Occasional buyers are looking for specific items once in a while. You know, sensible shoppers. Then there are the zealots who go to garage sales almost every weekend. They have a whole different thang going on. They like to buy stuff they may or may not actually need or even want, but really enjoy the thrill of getting a deal. To these folks garage saling is an exciting competitive sport. Talking the seller down in price – be it $50 or 15 cents – gives them an endorphin rush. We are all kooky in our own ways. And yet it seems to me that people who routinely go to garage sales are just a little kookier kind of kooky. Take my brother-in-law, for example. He is a smart, kind, hardworking individual who on the surface seems completely normal. But lurking below that facade is a highly skilled super garage saler with the heart of a panther, ready to strike with precision force. This guy does not peruse; he conquers. He is the Terminator of garage sales. He strategically maps out his route the night before (based on projections of success), and arrives before the first garage sale actually starts. This, I have learned, is what the really aggressive garage sale attendees do. They show up a half hour before (or even the night before!) at the sales

that look really good. Some of these buyers make up pitiful excuses like they have to go visit their dying grandmother in the ICU. Could they please just zip through to see if they could purchase something for said grandmother to brighten her day? But then it seems curious that they buy a foosball table. That’s one spry grandma. These people are ruthless and have no moral compass. But I guess garage saling is like love and war: There are no rules, only winners and losers. When I was a very, very big eight months pregnant with our first son (now 6-foot, 3-inches tall), I went garage saling with my brother-in-law to look for baby-related items. This seemed like it would be an easy outing; he would do all the planning and driving. Silly me! You should not pair a slow, lumbering water buffalo with an edgy panther! At the first stop, I was barely done hoisting my girth out of his car when he was done racing through the place and paying for stuff. By the time I starting wading through the piles, he was back in the car honking his horn at me. I barely had my

person back in the car before he took off with the passenger door still ajar and me hanging on for dear life. This went on for many sales, with my brother-in-law purchasing things faster than I could fathom. Eventually I bought an old wooden high chair. After many hours I was starving and suggested we head home so I could feed the huge demanding life form within me. But no, my brother-in-law was on a mission and would not be deterred by a weak compatriot. I just sat in the car nearly passing out from exhaustion and lack of substance until he finished his route and we returned home with our bounty. As much as I liked that high chair (I painted it a jaunty purple and yellow), I would never go garage saling again. But interesting enough, our son occasionally likes to go to them. Go figure. There weren’t the usual outdoor summer concerts, early camping trips were canceled due to the pandemic and life has been anything but normal. I also had a very grounding realization that although I’ve felt like I am in a holding pattern, the natural world has marched on. Life as we knew it changed abruptly, but I take great comfort in knowing that flowers kept blooming and the bounty of vegetable gardens and farms filled our plates. Now that we’re slowly making our way into fall, what are some of the garden tasks to be done? We still have several weeks of gardening season left, but now is a good time to assess how things did this year, make notes and plan for next year.

Nighttime temperatures are dropping, leaves are slowly beginning to change and if you’re lucky, soon the smell of roasting chiles will hang in the air. While noticing these seasonal changes starting

In the vegetable garden Did you try some new vegetable varieties? Were they a smashing success or oneand-done? Keeping notes will help your planning efforts for next year. As plants start to finish up and there is nothing more to harvest, you can remove them from the garden and get them into the compost pile. That is, if they are disease free. Plants that you think might have any fungal or bacterial malady are best put in

the trash, so they don’t live-on in your compost pile. Now is also a good time to make sure you have access to some sort of frost cloth or light bed sheet to cover those tender veggies, herbs or annuals that could get nipped by an early frost. Perennials How did your ornamental garden do? Did you lose anything? Is there overcrowding? September and October are great months to divide existing, and plant new, perennials. There is still enough time for the roots to establish before winter hits and the plants go dormant. If you have iris or day lilies that aren’t blooming as vigorously as they once did, dividing them in later summer will refresh them for next spring. If you have perennials that have outgrown their space and look crowded, dividing and transplanting them on a cool day will set them up for better growth and performance in the years to come. If you need to replace any plants or have areas that are ready for something new, it’s a great time to visit garden centers and nurseries and find those new additions. Make sure you keep all of these well-watered through the end of the season and apply a 3to 4-inch layer of mulch to hold the water in and protect them over the winter. Plant bulbs If you don’t have any bulbs in your garden, I highly recommend trying some. Planted in the fall,

they will bring bright pops of color to your garden in early spring. If you already have bulbs, why not try something new? Even though it’s still a little too early to plant them, now is the time to buy them. Selections get picked over quickly, so you want to make sure you have time to get what you want. There is a huge variety and they come in all colors and heights for great garden interest. The best time to plant bulbs is mid-September to late October, again so they have time to establish roots before the soil freezes. Coronavirus and BUYING A COLLEGE CONDO

Every August in college towns across the country college students return for the fall semester. This year is an exception due to coronavirus, although for the colleges that are holding in-person and not just online classes, it has had a drastic effect on housing for college students. The virus has made the close proximity of dorm living a challenge for universities. Occupancy levels in dorms have been reduced for the safety of the

students. This has pushed more students into off-campus housing. Even in a non-coronavirus environment, the return of students to college towns adds pressure to off-campus rental markets. The combination of a tight rental market and the desire to have more personal space due to coronavirus makes it a great time for parents to consider buying permanent

housing for their college student. Since inventory is in short supply, starting to search for housing for NEXT August should begin now. This will give you time to explore options and learn about the market. Ideally, parents will buy housing for their child in late spring and close on it in July. This allows the student to get settled in before classes start in August. Buying a college condo can prove to be a worthwhile investment financially as well as an excellent learning experience for the student. In Boulder, if a parent bought a condo in the 1980s and held on to it for four years, they most likely would have sold it for about what they paid for it. If a parent bought a condo in the 2012 and sold it in four years, they most likely would have made enough profit to pay for their child’s in-state tuition. In 2020, there is an inventory shortage of available condos and there has been continued upwards

market pressure on prices. This all makes it tougher to find a place to buy, but history has proven it can be worth the effort. Owning the property the student lives in while the student attends college can be beneficial in several ways. The student will have a greater sense of stability by not having to look for a different apartment to live in each year. In addition, you, as a parent, can pick the lifestyle that will help your student succeed in school by choosing the location and the quality of housing that best fits his or her needs. In the past, apartment rents in college towns typically increase on an annual basis. By purchasing a property with a fixed rate mortgage, your student’s housing expenses will be fixed. In addition, your student won’t have to deal with paying security deposits or going through the hassle of getting the deposit back. Having a single place to live in that you own means your

student will not have to worry about storing furniture over the summer break, hunting for rental properties, or moving. By purchasing a home for the student, you will be providing your child with an excellent learning experience. Your student will not only gain knowledge about the process of investing in real estate but will also take care of the responsibilities that go along with property ownership. In my own personal situation, I have two sons who attended CU-Boulder. I bought them each a townhome using owner-occupied FHA financing. Each lived in the unit and had a roommate paying rent to help pay the monthly mortgage. At the end of their college careers, they had built up significant real estate equity to utilize in the next phase of their lives. I have also had clients who have bought real estate for two, three, or more of their children to live in while attending college. In some cases, this has spanned a 10-year time frame. Rather than throwing money down the “rent

drain,” they have built equity in a real estate investment over this period of time. ou might not even remember the farmhouse that stood on the corner of Taft Hill Road, adjacent to JJ’s Corner, for nigh on a hundred years. Locals say the once stalwart house became an eyesore over time as gravity did its work. The home’s old bones couldn’t hold it up forever. With the farmhouse just a memory, Aweida Properties saw a way to honor its legacy in a stunning new mixed-use apartment building with groundfloor commercial space. Taft Place is taking rental applications now! Unit A is a traditional two-

Keeping your mortgage approval on track The real estate market in Northern Colorado is bouncing back BY TOM with strong KALINSKI demand and RE/MAX of Boulder low inventory, which makes maintaining your mortgage approval imperative if you’re shopping for a home. Qualifying for a mortgage can take a quite a bit of effort. Once your mortgage is approved, it is important not to make any major financial changes until you sign your final disclosure and the loan is closed. To keep your mortgage approval, you need to know the financial moves NOT to make. Your mortgage approval is primarily based on documenting your income and assets, your equity stake or down payment, your credit history, and the cash you’ll have left over after the deal is done. After your mortgage is approved, don’t change any one of those qualifiers without first consulting your loan officer or you could lose your mortgage.

Fannie Mae’s eligibility requirements for cash-out refinancing on investment properties If you’re an investor and have fewer than 10 mortgages, you may be interested in learning more about the possibility of cashout refinancing. How Investors Can Benefit From Cash-Out Refinancing There are several benefits from cash-out refinancing that may 12

interest real estate investors. In many cases, a cash-out refinance can put the home’s value to work and potentially help you expand your portfolio. Home renovations are a great example of why an investor may pursue a cash-out refinance. If one of your rental properties isn’t bringing in the rate that you desire and could use some improvements, cash-out funds from refinancing can be used to make renovations. Once the property has received some TLC and modern touches, you may be able to justify a higher rent and have a better chance of retaining tenants on a long-term basis. On the other hand, investors often use cash-out refinancing to broaden their portfolio. If you have a $150,000 mortgage on a property that’s worth $250,000

and you obtain a cash-out loan for 75% of the current value, you’ll receive about $37,000 from the refinance. If you’re looking to grow your portfolio, the funds can be used for a down payment on a new investment property.
