Not sure you want to take the plunge? Try using a removable or temporary wallpaper.
1. Mirrors as a headboard Whether you are using mirrors horizontally to widen a space, vertically to add height or in a grid pattern to mimic windows, this is a great way to bounce light and color in a space.
4. Curtains made from drop cloths Who doesn’t love no-sew curtains? Drop cloths are the perfect weight of cotton for a curtain, especially for those looking for privacy. Grab some drapery pins and attach them to a rod, add grommets, and you’re good to go!

3. Incorporate industrial elements Industrial pipe can be used for everything from ladder rungs to help hold up shelves.

place large pieces in frames. 9. Wine glasses as candle holders This is my new “it” idea. Just take wine glasses, flip them over and place a small votive on the bottom, which now serves as the base for your candle. Put something decorative under the mouth of the glass for an even more creative look! 10. Removable wall stickers These are so much fun and can add instant color and graphics to a space. New mortgage refinance program for lower-income homeowners opens Jeff Ostrowski and Zach Wichter Bankrate.com (TNS) A new mortgage refinancing program from Fannie Mae targeted to low- and moderateincome borrowers opened to applicants June 5. With mortgage rates still hovering not far from all-time lows, now is a great time for homeowners to consider a refi. However, many lenders have imposed tight credit standards, which meant some low- and moderate-income homeowners were denied the opportunity to save by refinancing to a lower rate. With that reality in mind, the Federal Housing Finance Agency (FHFA) in April announced a new refinance option for low-income borrowers with mortgages owned by Fannie Mae and Freddie Mac. Freddie Mac’s version of the program, called Refi Possible, will launch August 30. FHFA
estimates that borrowers who take advantage of the new refinance option could save $100 to $250 a month. “Last year saw a spike in refinances, but more than 2 million low-income families did not take advantage of the record-low mortgage rates by refinancing,” FHFA Director Mark Calabria said in a statement. “This new refinance option is designed to help eligible borrowers who have not already refinanced save between $1,200 and $3,000 a year on their mortgage payment.” The new refinance option requires that a refi results in a monthly savings of at least $50, and a reduction in the borrower’s interest rate of at least 50 basis points. For properties not eligible for an appraisal waiver, the program also offers a $500 credit for appraisal fees. The program also lets borrowers with balances of less than $300,000 out of the adverse
market refinance fee that Fannie and Freddie imposed last year. The new program helps spread the refi savings that mainly benefited financially stable homeowners. “The single biggest thing most households can do to take advantage of low interest rates is for homeowners to refinance their mortgages,” says Greg McBride, Bankrate’s chief financial analyst. “Reducing the monthly payments in a meaningful way can create a pathway to accelerate debt repayment or breathing room to boost savings.” Who’s eligible to refinance This refi program has very specific eligibility requirements. To qualify, you must: -Have a mortgage backed by Fannie on a one-unit single-family property. Investment properties and second homes aren’t eligible. (Freddie Mac is expected to start its own similar program this
summer.) -Make 80 percent or less of your area’s median income. Fannie Mae’s income eligibility tool is here; Freddie Mac’s is here. In Chicago, for instance, the income cap for this program is $71,280. -Not have missed a payment in the past six months. Borrowers can have no more than one missed payment in the past year. -Have a loan-to-value ratio of 97 percent or less, a debt-toincome ratio of 65 percent or less and a FICO score of 620 or higher. Borrowers should contact their lenders for more information. Not all lenders will participate in the program, so shop around with various lenders. Homeowners can verify whether they have an eligible loan with Fannie Mae’s Loan Lookup Tool. (Visit Bankrate online at bankrate. com.)

Thistles, the Good, the Bad and the Native Sharon Bokan, Colorado State University Extension Boulder County When we see a plant and it’s prickly, we automatically assume it is a thistle and therefore it is a bad plant. The Oxford Dictionary defines a thistle as “A widely distributed herbaceous plant of the daisy family, which typically has a prickly stem and leaves and rounded heads of purple flowers.” There are 20 thistles native to Colorado and they are desirable plants? Thistles are in the Asteraceae, sunflower (daisy) family. So, resist the urge to pull every prickly plant you see on your property and only pull those that are truly invasive non-native plants. Not every plant that is prickly is a thistle. So how do you identify a prickly plant that you come across to determine if it is native or non-native thistle or not even a thistle? Assuming that you don’t want to have to work through a dichotomous key (how botanists identify plants), there are some simple features that may indicate whether a thistle is either native or non-native. Native thistles normally grow singly or in small groups of two to four and not in massive stands like non-native thistles. Native thistles are usually shorter (less than 4 inches) and have white or paler colored flowers although don’t base your identification on the flower color alone. If you are above timberline,

the thistle is most likely native. Invasive thistles tend to grow taller (4 to 12 feet) and in large, dense stands. Native thistle can either be biennials (two growing season life cycle) or perennials (they live longer than two years). Other plants that may be confused with thistles are Prickly lettuce Lactuca serriola, Prickly poppy Argemone polyanthemos which has a white poppy flower, Prickly sowthistle, Sonchus asper, Yellow starthistle Centaurea solstitialis. With the exception of the prickly poppy, all of these are in the same Asteraceae, sunflower family as the thistles and are nonnatives. The prickly poppy is in the poppy family Papaveraceae and is a native plant. There are five non-native invasive noxious thistles – Bull thistle Cirsium vulgare, Musk thistle Carduus nutans, Scotch
thistle Onopordum acanthium and Onopordum tauricum, Plumeless thistle Carduus acanthoides, Canada thistle Cirsium arvense or Breea arvensis. All of these thistles are biennials (two growing season growth cycle) with the exception of Canada thistle which is a perennial. Biennial non-native thistles are easily managed by keeping them from going to seed. You can do this by pulling or undercutting the rosette (first growing season) or cutting off the flower stalk before it has a chance to produce seed (second growing season). Canada thistle is harder to manage as it lives multiple years and spreads by both seed and roots. The majority of the Canada thistle plant mass is in the roots so managing with the root system is the key to eradicating it. Trying to dig out the Canada thistle root system is

next to impossible. If you don’t get every part of the root system, it resprouts. Some property owners try to manage Canada thistle by pulling or mowing it to keep it from having leaves so it can photosynthesize and store energy in the roots. This works for small infestations, but you have to be very persistent or this method does not work. Organic herbicides only burn the leaves on plants but do not translocate and kill the root system, so they are like pulling or mowing the plants. Synthetic herbicides do translocate and kill the root system and may be the best method to manage large Canada thistle infestations. Rather than throwing money down the “rent drain,” they have built equity in a real estate investment over this period of time. In 2021, there is an inventory shortage of available condos and there has been continued upward market pressure on prices. lives in while attending college can offer several benefits. The student will have a greater sense of stability by not having to look for a different apartment to live in each year. By purchasing a property with a fixed rate mortgage, your student’s housing expenses will be fixed. In addition, your student won’t have to deal with paying security deposits, going through the hassle of getting the deposit back, or worrying about storing furniture over the summer break. Moreover, during the process of purchasing a home for your student, you will be providing your child with an excellent learning experience.
