BY MARY LYNN BRUNY After who knows how many months of this pandemic, it seems soon it will be over (more or less). I feel this tingly thing: I think it’s called hope. (It’s either that or too much caffeine.) But our “new normal” will never be like our “old normal.” Staying at home for so long has changed how we live. We’ve become rather used to our new home-related conveniences. Why should we give them up now? Things like: Tele-appointments If we don’t need a nurse or doctor to physically examine us, why would we go back to germ-filled medical centers when we can instead have teleappointments in our germ-filled homes? Same with meetings with other needed professionals such as therapists and fortunetellers. You know, our critical service providers during these times. Real estate online virtual property walkthroughs These are such timesavers for everyone. Buyers can get a good sense of how a home feels with a click on their computer and easily dismiss properties that aren’t right for them. This is great for sellers too. For many the worst part is preparing their home for showings, making it casually flawless: “Oh, sure, our kitchen island always has two gorgeous place settings with artfully folded cloth napkins and champagne flutes. Just how we live! And our two definitely non-sticky toddlers only have handcrafted, genderneutral, color-coordinated toys
that are charmingly arranged in their tasteful rooms. No garish plastic stuff here!” Yeah, right. Take-out alcohol at restaurants How nice is it to pick up yummy take-out drinks to go with our yummy take-out food? Not only do we residents love this convenience, but it also helps our local restaurants financially recover. I for one am very committed to helping with their recovery by making these purchases. I’m thinking this recovery will take decades, indeed my entire lifetime. But I’m that committed. Working from home Corporations have discovered people actually work more from home. (Perhaps because it’s more interesting than doing another gosh darn load of laundry. Does it ever end?) Thus companies can reduce office space and associated costs. Employees have discovered the joys of working from home: There’s no commute, they don’t get trapped by negative Ned in the break room (a huge time and brain cell suck), and that loungewear (for some, pajamas) always beats office wear. Another benefit: There are fewer vehicles on the roads. Not only is this better for the environment but it means fewer distracted drivers doing things like texting while eating a breakfast burrito and applying mascara. Delivery of everything

We have all gotten horribly spoiled about wanting some objects, tapping on our keyboards and having said things miraculously show up on our doorsteps. Not sure if our new distribution channels are more efficient. But people being people, we love convenience so there is no going back. Thus let’s figure out how to do this smartly. How about compostable delivery bags that can be used to pick up dog poop? Seems there’s about an even ratio of daily package deliveries and dog “deposits” happening. Super comfortable clothes One retail sector that has done well during the pandemic is loungewear. Sweatpants were rebranded to the more attractive sounding word “joggers.” (Where are we jogging in our homes? From our computers to the refrigerator?) There are also more super soft fabrics being made into comfortable clothing. Even so-called out-of-style skinny jeans that I definitely don’t have on at this very moment have amazing softness and stretch, great for wearing to pick up take-out food and drinks. Could a modular home be right for you?
By Luanne Kadlub, At Home Northern Colorado Buying a stick-built house is increasingly out of reach for many and with ever-increasing home prices, it might never be. So why not go the modular route? Those homes are less expensive, right? Even though modular homes remain a viable option, they too have been hit hard by the increasing cost of building materials. “It used to be you could save $30 a square foot on an IRC modular over the same thing as site built,” said Carol Jones, coowner with her husband, Jimmy, of County Land & Homes in Fort Collins. IRC means the home is built to International Residential Code, the same as site-built homes. Couple that with finding a place to put the modular, and the price could potentially skyrocket. “Unfortunately, the cost of developing land is pretty dang high in Weld and Larimer County and it’s affecting our business quite a bit,” Jones said. Jones said a typical family home a few years back would have cost $288,000 is now $362,000 — that includes the house, transportation and installation — but does not include the cost of land. According to Home Advisor, an 1,800-square-foot-modular May 22, 2021
typically costs about $180,000 to $360,000. The cost to build a custom home can be $350,000 to $1 million. A modular home is built in sections — or modules — in a factory and transported by truck to the building site. There, the modules are craned atop a permanent foundation and a builder completes the installation. The whole process can take six to 18 weeks, depending on the number of upgrades. An estimated 18 million Americans live in manufactured homes, according to Fannie Mae, a leading source of mortgage financing. While most manufactured homes are owned, with 4.8 million homes occupied by owner households, there are also 1.9 million units occupied by renter households. In 2018, there were another 680,000 homes classified for seasonal or recreational use and another 860,000 units that were vacant. Fannie Mae’s website noted that the number of occupied manufactured homes fell slightly over the past six years, by about 140,000 households. This is concerning, the website continued, because there is a dearth of affordable housing in the U.S. today, and manufactured homes tend to be occupied by lower-income households. Getting into a modular home, even if money or land is not an
issue, no longer happens quickly. Carol Jones noted that because of labor issues, factories are so backlogged that they aren’t taking new orders until January 2022. “You can’t actually price a house till 10 weeks before production,” Jones said. “I don’t know what people are supposed to do.” Nonetheless, Jones said they are selling homes. One Cape Cod that was recently delivered was snapped up before it could be set up for display. The buyers, however, already had a piece of land for it. Where can you find a lot or an acre or two for a modular? Jones said many people now look past Wellington, or out by Pierce, Ault or Nunn, all north of Greeley, and all once considered the boonies. The Joneses also work with different real estate agents in helping customers find that perfect spot to place their home.
MODULAR OR MOBILE What’s the difference? Modular homes and mobile homes are often used interchangeably, but they are not the same: A modular home is any home factory-built to a local state code. Modular homes can be customized and are more often than not attached to private land or placed on leased land. A mobile home is a prefabricated home built prior to 1976 when the Housing and Urban Development Code was put into place to protect the health and safety of those who own and occupy manufactured homes.

Plant summer bulbs now for splash of color this season Deryn Davidson, Colorado State University Extension Boulder County As spring bulbs such as tulips, daffodils and hyacinth begin to fade, you can look to their heat loving cousins for a splash of color throughout your garden. Enter, summer-blooming bulbs, corms, tubers and other bulb-like structures (often all referred to as bulbs). With a tropical look – large leaves and big flowers – they will wow your neighbors and bring beautiful interest to your garden all summer long. Summer-blooming bulbs typically come to us from warmer climates and therefore have different growing requirements than spring-blooming bulbs. Late May is a great time to start planting them because (hopefully) any danger of frost has past, and soils are starting to warm up. Soil temperature must be above 60 degrees, otherwise you run the risk of them sitting in the cooler soil and starting to rot before they have the chance to grow. With all the spring rain we’ve been getting, you’ll want to wait to plant until after the soil has had a chance to dry out a little. Since they are not hardy here, you will need to dig them up in the fall, store them over the winter and replant in the spring; an extra step that you will be rewarded for come summer. In contrast, we plant spring-blooming bulbs in the fall and can leave them in the
ground since most are hardy here in Colorado. You can start buying summerblooming bulbs in early spring from garden centers, nurseries, catalogs, online and sometimes even grocery stores. Earlier in the season you’ll have better selection to choose from, but if you’re looking to buy now, you should still be able to find some gems. If you buy bulbs in person, you have the advantage of individually selecting what you purchase. Be sure to choose the largest and firmest available and leave behind anything that seems dried out or small compared to the rest – larger bulbs, means larger flowers.
Varieties to try: Dahlias are hands down one of the showiest flowers around. A true showstopper, they come in many different colors, shapes and sizes. From compact pompoms to the ‘dinnerplate’ varieties, you are sure to find some welcome additions to your garden. They have a wide range of heights, from two feet up to nearly 20 feet. The taller varieties typically require staking. Dahlias will be happiest in a nice sunny location where they can truly shine. Allium are a showy member of the onion family. Grown for their fun, ball shaped flowers that can range from two to ten inches in diameter and come in white, yellow, blue and purples. This is a

Watch out, real estate: the millennials are coming

With the postCOVID real estate market skyrocketing into the stratosphere and the intergenerational friction between Boomers, Gen X’ers, millennials, and Gen Z’ers growing by the headline, the competition for real estate just got even fiercer: the newest generation to enter the real estate market is the millennials. In 2021, about 4.8 million millennials are turning 30, and many are expected to enter the real estate market. At the opposite end of the generation’s span, the oldest millennials are turning 40 this year, and they’re ready for more space for their growing families—think bigger garages, more bathrooms, and upgraded kitchens. For the past decade, the sharingeconomy generation has shunned traditional ownership values—but
lately, they’ve been shifting their point of view on housing. Here’s why. The socioeconomic combination of solid careerbuilding, significant investment gains, and rock-bottom interest rates have turned dubious, renthappy millennials into eager homeowners. And while this may be one of the most competitive times in history to be on the search for a house, millennials are a savvy bunch—they’re not skittish about the urgent effort required in today’s real estate market. This generation is chasing the American dream with a passion, and they’re not retreating anytime soon. Many millennials have
been on the real-estate hunt for over a year now, encountering multiple offers and bidding wars. As they’re entering this next stage of life, they’re growing increasingly aware of the benefits that homeownership offers, like building equity and investing for the long term. With millennials’ resilience and battle-ready stance, their real-estate fervor is reshaping the market for years to come. Barring a housing bubble—which, because of stabler economic circumstances, doesn’t seem likely this time around—new baselevel price points are trending higher and higher. Additionally, we’re seeing millennials leave larger cities and heading west
and south, with the Denver Metro area as one of the top destinations. While the average millennial wants a house with a nice backyard in a desirable, quiet location, they’re more open to multi-family options like condos and quadraplexes. Good schools and attractions nearby are also common wishlist items. And millennials aren’t afraid to plunk down their cash—current economic trends show that if they’ve got the money, they’ll spend it. New homebuilders are seeing this group of buyers drop the extra cash for luxury upgrades. (Hello, Sub-Zero appliance suite.) Considering these trends, it’s clear that millennials are a generation who can quickly— and competitively—adapt to a changing world. They know what they want and they’re willing to fight for it. With this type of internal fortitude, millennials will continue to be dominant participants in housing markets for decades to come.
