BY MARY LYNN BRUNY Recently I was FaceTiming with my son Nick who was showing me his new apartment. When he got to his desk area he said, “Ignore my cable management. I haven’t done that yet.” What? Cable management? This is a thing? And indeed, it is a thing. Now granted, my son and his contemporaries have a lot more cordage in their lives due to their computing and gaming habits. (Does every younger adult have at least three screens that display at once?) But even if you live a less techie lifestyle than a programmer and avid gamer you will encounter the need for some forms of cord and cable management in your home. Not to sound like I was born during the Paleolithic period, but remember when one used to just plug a single TV cord into the wall? That was the end. One step. Fini. Now one needs an IT degree to set up a new television and Wi-Fi (or be under 35 or have a willing offspring). Okay, I’m exaggerating. I can actually do this, but it doesn’t mean I like it. I kvetch every time while thinking this is exactly what an older person would do. Nonetheless, here have been my cord and cable management strategies to date: Hide them behind other things – Yah, there’s a jumble of cords and cables behind our entertainment center that looks like a dusty snake pit
with hundreds of intermingled species, but who cares if you can’t see them? Actually they do rather bug me. I want to take everything apart and better organize them but my husband can never find a time when he can live without Wi-Fi for a few hours. Apparently life as we know it will stop. The world will implode, or worse, sporting events will be missed. Connect with old twist ties – For a long time I used the bright green twist ties from the produce section of the grocery store. Then I stepped things up when I replaced these with old black and white twist ties I found in our junk drawer. These color coordinated with the cables. Classy move. Adhere with duct tape – For masses of cords and cables I don’t want to see, I duct tape them to the back of furniture. This holds for a while (like a year or so), and then slowly sags over time until completely failing with a jarring thwack -- usually in the middle of the night. Again, classy. But now I’m seeing I need to step up my cable management game. I cannot have my son outorganizing me. No, this is the one skill set I have where I excel. I will go on-line and check out the

bazillion products which have cropped up in the last decade and thoughtfully cable manage the heck out of our homestead and create systems of beauty that inspire awe and jealousy (or at least function better). But what about the boxes of dozens of miscellaneous cords and cables in the basement? The huge tangled mess from every electrical product we have owned in the last 30 years? Cords and cables my husband has kept on the slim to none chance that “someday” we might need them again? As I am not the family member who started this little hellhole of organizational turmoil, I’m not going to worry about it. Maybe I’ll just hide that box behind another box. Prevent the leaks Your most effective tool against a flood or leak is being ready ahead of time. Keep your gutters and downspouts clean, as they can often contribute to a leaky basement. Check your appliances regularly for leaks and fix any problems promptly. Even a very small leak can cause tremendous unforeseen damage. When you replace appliances, make sure you replace the hoses as well. A shiny new washing machine won’t help you if a brittle old hose still connects it to the wall.
Clean up fast As bad as water damage can be up front, it’s compounded by mold. When you leave standing water for any length of time, it allows mold to grow — even in places that might not be visibly wet! — and causes additional damage to surfaces. Water does its first round of damage within minutes, but after the first hour it can swell, add unpleasant odors and spread humidity all around the house. After several hours pass, wood and other surfaces can become unsalvageable. The first thing to do in a leak emergency is shut off the water source. This is an easy one to miss in the course of a disaster! But obviously, if you have a water leak, you need to shut it down as quickly as possible. Find the shutoff valve for the fixture or

pipe causing the leak and close it off. If you can’t find or reach it, use the main shutoff valve, which is usually beneath your home or near the water meter. Do whatever you can to mitigate damage right away. Use tarps and buckets to intercept water. Move furniture away from the water. As soon as the water stops flowing, start removing stagnant water with buckets and towels. Once the immediate danger has passed, your first call should be to your insurance company. You want to begin documenting a claim, and they might have preferred contractors to help with the work. If it’s after hours or you can’t reach a claims rep, contact a water remediation company directly anyway. Those first minutes and hours count. These pros can assess and repair any damage caused by the flooding. They will know how to determine whether there’s any risk of longterm damage or mold growth below the surface – and how to stop it. What to Expect in the Housing Market After the Pandemic PRNewswire/ -- The coronavirus pandemic has upended the housing market, opening up new opportunities for many, pushing some to move back home and causing others to reevaluate how they want their home to look. With vaccines being widely distributed, new Zillow® surveys reveal what’s likely to change and what’s expected to remain when the pandemic ends. “As the pandemic subsides and the economy begins to recover, lowered health risks and renewed homeowner financial confidence should bring more sellers to the market,” said Zillow economist Arpita Chakravorty. “That increased inventory would ease buyer competition that has driven prices higher during the pandemic, but expect a steady pace of home value growth to persist into the near future. Mortgage rates have risen some but are still low by historical standards, adding to people’s purchasing power and helping to keep competition for homes revved up.” Telework is here to stay, which should continue to boost home buying demand... An overwhelming majority (95%) of economists and real estate experts surveyed by Zillow as part of the Zillow Home Price Expectations (ZHPE) survey say an increased preference to work remotely at least part time is a permanent shift.i According to Zillow’s Ideal Home Survey, which asked adults to describe their ideal living situation, remote workers are more likely to consider moving because of the pandemic. Of employed people who work remotely at least one day a week, 23% said they are more likely to consider moving because of the pandemic – only 13% of employed people who always work at their employer’s location said the same.ii With widespread teleworking expected to continue when the pandemic ends, boosted home buying demand thanks to the added flexibility offered by remote work is likely to persist -- Zillow economists expect 17.2% more 6

home sales this year than in 2020. ...but housing location and size preferences may return to prepandemic norms Experts surveyed by Zillow were split on whether housing preference shifts during the pandemic will last. When asked about Americans’ preference for living in the suburbs over urban areas, the same share of ZHPE panelists said the shift was permanent as said the shift was temporary (46%) -- 8% said there has been no shift at all. The results were similar when asked whether consumer preference has changed in favor of proximity to smaller cities over larger cities, or larger homes in favor of smaller homes. Zillow’s Ideal Home Survey results show no change in the size of Americans’ ideal home since last year. According to the survey, Americans prefer a 2,000-squarefoot home with three bedrooms and two bathrooms -- the same as when surveyed a year ago. More homes will come onto the market to help meet demand In today’s frenzied housing
market, buyers are often plucking homes off the market just days after they are listed, thanks in part to technology that’s making home buying and selling faster and easier. The speed at which homes are selling is one factor contributing to low inventory, which has steadily declined during the pandemic and now sits 30% lower than a year ago. A majority of ZHPE panelists (53%) expect inventory will begin to grow again this year, likely during the second half of 2021. An increase in existing homes being listed for sale is expected to be the biggest factor in the reversal, with 38% of panelists saying that is the most likely catalyst for inventory growth. Previous Zillow research supports this belief. Homeowners representing eight million households say they’re more likely to move and sell their home as a result of the pandemic, and widespread coronavirus vaccine distribution will make homeowners in 14 million households feel comfortable moving who don’t necessarily feel that way now. “As the economy continues to

recover, more potential sellers will enter the market as they gain confidence in their employment,” said Samer Kuraishi, president and founder at The ONE Street Company in Washington, D.C. “It’s been tough on homeowners who want to sell but might have lost their job, or cannot work remotely. Increased employment stability will only raise confidence and push people off the sidelines. While we have optimism about April and the summer, our work with clients will remain the same: arm, educate, and empower them to learn the market and understand the road ahead.” Home prices will continue their climb Strong competition for available homes pushed up prices last year -- the typical home appreciated by more than $20,000 in 2020. Even with an expectation for more inventory to help meet buyer demand, ZHPE panelists on average expect home prices to grow 6.2% in 2021 -- a full two percentage points higher than when they were surveyed in Q4 2020 -- and several panelists call for double-digit price growth this April 17, 2021
year. “This is the most bullish nearterm outlook for home prices we’ve seen from our experts since the early stages of the post-bust recovery, and the panel’s fiveyear average annual home price forecast has never been more optimistic,” said Terry Loebs, founder of Pulsenomics. “In the wake of last year’s heady home equity gains, these new projections indicate that the aggregate value of homes across the country will increase by another $2 trillion in 2021. This is great news for existing homeowners, but even with a robust economic rebound in the coming months affordability will likely remain a challenge for many aspirational renters looking to move into homeownership this year.” Buyers will continue to want digital tools that make home shopping easier “Zillow Surfing” has surged during the pandemic as home shoppers and daydreamers use
Zillow as a new form of escapism. Real estate technology, like Zillow’s 3D Home tours, are making home shopping easier and faster and can give home shoppers an experience similar to an inperson tour from their couch hundreds or thousands of miles away. Nearly 60% of millennials say they would be at least somewhat comfortable making an offer on a home without touring in person if they’ve viewed a virtual tour, and almost 40% even say they would be comfortable buying a home online. Demand for these tools is expected to continue once the pandemic ends. One in three respondents to a Zillow survey say they would prefer taking a virtual or video home tour instead of touring a home in person after the pandemic, a departure from traditional shopping behavior. And 79% of Americans say they’d like to view a 3D virtual tour while shopping for a home. The results achieved from listings using these technologies support the preferences stated by
consumers in the survey. From March 2020 through February 2021, for-sale home listings on Zillow with a Zillow 3D Home tour were viewed 65% more and favorited (saved) 75% more than for-sale home listings without a Zillow 3D Home tour.iii Listings with a Zillow 3D Home tour sold, on average, 10% faster than listings without.iv Buyers gravitate toward waterfront living Zillow’s Ideal Home Survey found a notable increase in people who say their dream location is near the water. More people say their ideal home would be on or near a beach (21%, up from 17% in 2020) or a lake (16%, up from 12%) than last year. The kitchen cements itself as the most important room in a home A large kitchen is the home feature the most people say they couldn’t live without, according
to Zillow’s Ideal Home Survey. Seventy percent of those surveyed said a large kitchen is extremely or very important, edging out a large ensuite bathroom (68%), walk-in closet (63%) and a patio or deck (62%) as the must-have feature in their ideal home. It’s even more indispensable for those who say they’re more likely to move because of the pandemic -- 78% of them say a large kitchen is extremely or very important, more than those who are less likely to move. Buyers are often willing to pay a premium for the kitchen of their dreams. Among the 10 features most often mentioned in listings that sold for more than expected during the pandemic in 2020, six are kitchen-related. Steam ovens were the most-coveted feature of the year, associated with a 4.9% sale premium. Only 25% said a pool is extremely or very important in their ideal home -- perhaps because they’re dreaming of swims in the ocean or lake instead.

How to Win a Bidding War
If you’re a homebuyer, prepare yourself for a possible bidding war. Sales price exceeded asking price by more than 50 percent BY TOM in March in KALINSKI Colorado, according to the Colorado Association of REALTORS®. It seems that asking price has become nothing more than the opening bid price. “Throughout the state, demand remains so strong that, despite a slight bump in new seasonal listings, buyers are simply viewing list price as the starting point for a bidding war that often includes waiving contingencies centered around appraisals and inspections and
making sight unseen, cash offers well above the seller’s asking price,” CAR wrote in its report. Multiple offers are great – if you are the seller. But for buyers, it’s tough; especially when the statistics show that buyers are paying significantly more than asking. Boulder’s median price rose to $1.5 million in March, up almost 56% from the same period a year ago, reports Loveland-based Information and Real Estate Services, LLC (IRES). While Boulder’s median sale price tops the region, surrounding areas are also on the rise. Estes Park is the next most expensive in the area at $639,000, an increase of 11.1%. Fort Collins set a record of $495,000 for median price, up 16.5%, Longmont and LovelandBerthoud followed at $493,000 up 8.1%, and $430,000, up 7.5% respectively. Since a bidding war may be in your future, here are six tips to help you navigate and win from Bradley K. Tuttle’s Real Estate Update. Pre-Approval If you’re not pre-approved for
your mortgage, you’re not ready to buy. A pre-approval letter shows that you are a serious buyer and can afford the house, and minimizes the risk of your financing falling through. Skip the Mortgage If you can make a cash offer, you’re likely to go to the top of the seller’s list. All-cash offers save on worry about financing problems and the time underwriting requires. Forego Contingencies Contingencies are conditions that have to be met before a sale can go through. You are stating that if something goes wrong with the appraisal or inspection, you will still buy the house at the price offered. Unfortunately this can tap into your down payment, and increase the amount you need to borrow. Offer a Big Deposit If you want to show a seller you’re serious, have a large deposit ready. A bigger deposit or down payment means you’ll need less money from the bank, which can make the difference if the bidding
war put the home’s price above the appraised value. It’s important to realize that lenders will not loan you more than the home’s appraised value. Use an Escalation Clause If another offer or bid increase matches yours, an escalation clause details the amount your bid will increase. Rising mortgage rates: Lock or not?

Over the last several years we have enjoyed record-low mortgage rates that have, for the most part, been stable. The most recent peak in interest rates was November 2018 with an average reported rate of 4.81% for 30-year loans. Afterwards, the trend moved downwards until it hit bottom in January 2021 at an average 30-year rate of 2.73%. Rates appear to have bounced with the average reported 30-year rate of 3.17% in March 2021. During times of stability, the question of whether to lock the interest rate while you are under contract on a home is not as critical as when there are times of rising or falling interest rates. In recent weeks, there has been upward pressure on rates, making it a more relevant conversation. To lock or not to lock, that is the home buyer’s choice. However, buyers need to understand this is a commitment from both the mortgage lender and themselves to close at the agreed upon interest rate. The scenario goes like this: One day you write a contract on a home knowing you can afford it at a certain interest rate. Then while you are waiting to close, the interest rate increases, and you can no longer afford the monthly payment. Locking in the interest rate with the mortgage lender would have prevented this unfortunate circumstance. First of all, what is a “lock”? A “lock” is a commitment from a mortgage lender to fix your interest rate between time of contract and closing, even if rates go up. Yet it is important to April 17, 2021

remember that “a lock is a lock” from both parties. It is also a commitment from the home buyer to close on the terms of the lock. Even if interest rates go down, you are committed to close as agreed upon. The lender might suggest that the buyer should “float” rather than lock. This means that in the lender’s opinion, there could be an event in the next few days or weeks, which might cause rates to go lower. You can then wait until after that event to make a decision to lock at that time. Over my 40-year career, I have found, in general, interest rates tend to drop slowly and rise quickly. I can remember during the 1980s, almost every day I went into work, the interest rate pushed higher, soaring to 16% for mortgages! With that experience in mind, it is usually best to lock in a rate if the overall trend is upwards. There’s a greater chance of rates going up 1% in a day than going down 1% in a day. If you’re happy with the interest rate the day you write a contract on a home, lock it in so you and all the others involved in the home purchase can sleep at night. Market conditions dictate the type and pricing of locks that lenders may offer. Sometimes a 30- day or even 60-day lock might be “free”. Extended locks, however, usually come with a price tag. Make sure you communicate with your lender to make sure you have a full understanding of how it works. It would also be helpful to ask the lender what happens in
case there is a delay in closing? There might be a possibility to extend the lock, but lock extensions usually involve a fee. All interest rate locks have a deadline. Knowing that deadline helps structure a contract with dates for conditions and final closing to happen before the lock expires with a closing date that falls within the deadline. In some market conditions, lenders have even been known to offer “lock and shop”. This is a situation where the lender will lock your loan rate in even before writing a contract. Locks can also be a major consideration in new construction. If you have a dirt start on a home, that could mean you may not be closing for six to eight months. It is hard to say what could happen to interest rates during that time frame. Most builder contracts

will say that you will close on the home at whatever the market rate of interest is. In order to protect yourself, it would be a good idea to check with the lender to see what the expense of a long-term lock would be. Market conditions will dictate pricing for long-term locks. An alternative could be to “float” with the interest rate market. Instead of paying the lock fee in advance, you could save that money to buy the rate down at time of closing. Of course, market conditions will dictate whether or not that turns out to be a prudent idea. To lock or not to lock? Hopefully this information will help you make that decision. Be sure to consult your mortgage lender and any other advisors, to make an informed decision based on current market conditions.
