BY MARY LYNN BRUNY Life transitions: Sometimes you see them coming, sometimes you don’t. The last time our youngest son Nick, 25, stayed with us, he volunteered to clean the house. Now this may seem like nothing to write home about (or in a newspaper), but it was one of those moments when my husband and I looked at each other in shock, and you could have knocked us over with a feather (or more appropriately a feather duster). Nick is very helpful with activities he likes – shopping, cooking, projects and car care – but cleaning has never been his forte. Actually un-cleaning was more his gig: Envision a family room with copious partially-filled glasses of various substances, dirty plates with cheese related food dried on, half-eaten bags of oddly-favored snackage (coolranch-jalapeno-pepper-cactusspikes Doritos), random bunched up dirty socks and clothing pieces strewn about, and tangles of computer and gaming system equipment. That’s when we knew our delightful younger son was visiting and enjoying himself. But volunteering to clean? Had an alien taking over Nick’s body? No, he’d just grown up and become a responsible human being. This is always a truly shocking moment in a parent’s life. You hope for it. You dream of it. When they are teens you cannot imagine it. But then lo and behold it seemingly happens out of the blue, leaving you

speechless and gobsmacked. We really should have seen this coming. Both our sons had become more and more helpful over the years. Our oldest son, Alex, has always been ready to lend a hand, but even more so as time has gone by. My husband and I have been like lobsters in the pot of increasingly hotter water: We just didn’t feel it was happening until we were in this astonishing situation - voluntary cleaning! But it occurred to me that this happened not just because our sons have become thoughtful adults, but also because my husband and I are now the old folks. (Damn mirrors refuse to lie despite dim light bulbs.) Our kids come home and do things for us because they’re young and strong and, well, we’re not. We can use their help. Ouch. This reality hurts more than our old muscles. I remember when this happened with my parents. It started with them asking me to trim bushes. My father chopped too little and my mother practically hacked them to the ground. I was the bush-trimming intermediary in this on-going marital contention and debate. But then I became the all-around default gardener as I had the muscles and the stamina. My father, formerly an enthusiastic gardener, would come out every

hour or so, tell me what a great job I was doing and drop off some iced tea before going back inside to watch a baseball game. But you know the torch is really being passed when the car keys are handed over, when your parents ask you to drive their car around their town instead of them doing so. That is the moment when you are officially the head lion of the pack, when the tired former chief decides to ride shotgun and look out the window. So bittersweet. I’ll never have to experience this with my sons because they’ve always driven when we’re together. (They both love driving and I could care less.) But if I hand over the pruning sheers (a gift from my father) to my sons, then I’ll know I’m really old. When the Cooper family asked Boulder County’s premier design/ build team Rodwin Architecture and Skycastle Construction to

fast-track their 2020 remodel, they couldn’t imagine the gift coming their way. Not only did Rodwin and Skycastle deliver a transformative home celebrating beauty, function and sustainability, but the Coopers were able to move in a week before Governor Jared Polis’ springtime stay-athome orders. Amy Breeze Cooper said, “To say we are grateful to be here would be a massive understatement. We have four kids ranging from ages 4 to 10, so our home is busy. We are all about cultivating an environment in which we can all thrive. Living here made it possible.” Rodwin Architecture firm principal Scott Rodwin, AIA, LEED AP, said a commitment to thriving is the heart of Rodwin and Skycastle. He explained, “Due to COVID, our homes have

become more important to us than ever. They are a safe place to connect with nature. They have become our sanctuary. Our office. Our school. Our movie theater, gym and yoga studio. They have expanded to include our parents and grown children. possessed “good bones,” Rodwin said, the interior felt outdated, generic and dysfunctional. The remodel commenced with demolition even during the design phase, completed in partnership with Kate Van Sluyter of Kimball Modern Design + Interiors. The kitchen was opened to the great room, and a new large window was precisely positioned to enable Amy to keep an eye on her children playing outdoors. As the family wished to gather around the kitchen island “to eat, talk, play and do homework,” Rodwin said, “we created a space to fit all six members.” Cooper noted, “(Rodwin and Skycastle) started out by listening. They wanted to understand us, our family and how we use our home so they could help us envision a dream home that would perfectly support our lives. They’re all about possibilities and creative problem solving. So often in the design process, ‘no’ is the first answer. With Scott’s team, their first response was ‘let us figure it out.’” For the Coopers, Rodwin’s understanding of their lifestyle resulted in a light-filled home unexpectedly ideal for staying home in a year like no other. A minimalist design throughout the home enhances the family’s art collection, and the removed walls creates a vibrant kitchen/dining/ great room social center and keeps the family connected – one of the Coopers’ top priorities. “Texture and light were given primary consideration,” said Cecelia Daniels, Rodwin’s senior designer on the project, and elegant finishes, a warm color April 10, 2021

palette and a show-shopping cascading chandelier by Stone Lighting in the entry reflect the family’s contemporary style. Cooper said, “We love the combination of comfort and flow with the beauty of the modern design.” Downstairs, the formerly cavernous beige basement became “an entertaining mecca,” Daniels said, “with a glowing modern wine room, full bar, media room, arcade, billiards room and professional gym.” Cooper added, “The design needed to deliver on both form and function. We feel like the team really understood how to deliver both.” Indeed, as an architect-led design/build firm, Rodwin and David’s teams “are trained to gather two pieces of information – the needs and preferences of the homeowners with the opportunities and constraints that are afforded by the site – and we try to wed them in the most intelligent way possible,” David said. For example, since sustainability was paramount to the Coopers, the remodel included the installation of high-speed electric car chargers, highefficiency mechanical systems, LED lighting and 17kWh of solar photovoltaics. The remodel also greatly enhanced the indoor/ outdoor connection; with help from Environmental Designs Landscaping, generic lawns gave way to organic gardens, shaded pavilions, broad flagstone patios, and play structures, all surrounding the existing pool.” We wanted to create a safe, beautiful and fun place for the

In pandemic homebuying season, sellers celebrate, buyers fret — heading into the spring selling season

The key to success when you’re in a competitive market is to make sure you have a really good real estate agent. (Vernon Bryant/Dallas Morning News/TNS) Jeff Ostrowski, Bankrate.com (TNS)

Longtime real estate broker Nick Bailey has experienced his share of ups and downs in the housing market, and he’s taking the real estate boom of the past year in stride. Bailey, chief customer officer at RE/MAX, one of the nation’s largest real estate brands, acknowledges that the coronavirus pandemic has skewed the usual patterns of supply and demand, while also straining affordability. “It’s an obvious seller’s market, somewhat to an extreme, for many reasons,” Bailey says. “Over the last year, people are realizing how much home matters.” He spoke to Bankrate about the housing market — including why he’s not worried about a bubble

Q: How would you describe this intense seller’s market? Bailey: There are more Realtors than there are listings in the U.S., maybe for the first time ever. Active listings as of March 1 were 42 percent lower than a year ago. It’s just extremely tight. That’s why we’re seeing bidding wars. That’s why we’re seeing appreciation in the double digits. Inventory rates are at 1.2 percent of total households in the U.S., which is historically low. For home sellers, it is a great time to sell. Q: A great time to sell, but what advice do you give buyers? A: It’s a frustrating time to buy, because of how competitive it is. The key to success when you’re in a competitive market is to make sure you have a really good real estate agent. Agents are doing a lot of matchmaking. They’re saying, ‘I’ve got these sellers who are ready to sell but they’re waiting for something to come onto the market so they can buy.” We’re telling agents to communicate with your database more than you ever have. This is literally a contact sport. Q: How should home shoppers handle bidding wars? A: What we’re seeing is the

agent’s ability to write an offer is very important. The ones who are winning are those who know how to structure an offer. For instance, they’re including an escalation clause based on price. You don’t know what the other bidders are offering, so an escalation clause can help you compete. Maybe a waiver of inspections. The buyers who are building a really great offer on the front end are the ones that are winning. It’s all about removing friction for the seller. Looking at very recent comparables is very important. It’s not, ‘What did the house down the street sell for six months ago?” It’s, “What did it sell for six days ago?” Q: Mortgage rates are rising — does that mean home price appreciation will cool? A: We saw significant price appreciation in 2020. In 2021, we’ll expect to see some level of appreciation, just given the level of inventory. The refi business is already showing signs of slowing down considerably. But as rates tick up, the thing to note is we’re still at this point lower than a year ago. We’re sitting just over 3 percent, whereas a year ago, we were at 3.3 percent. Real estate didn’t get us into this recession, but it is one of the leading industries — if not the leading industry — that will get us out of this recession.

Q: Housing economists increasingly use the word ‘unsustainable’ to describe this market. A: Can appreciation continue to move at the same rate, year over year? The answer is no. But at the same time, when you have a dramatic decrease in rates, that makes a difference. Most people aren’t as concerned with rates or even the cost of the home as they are with their monthly payment. As rates fell, buying power increased. Now, their buying power is decreasing. To me, that’s the catalyst that will cool some buyer activity. But with millennials and the generation after them coming into the housing market, the demand for housing long-term is really, really strong. Q: Are you worried about a housing bubble? A: A lot of people have been asking if we’re in a bubble. Compared to 10 years ago, there’s one dramatic difference: 34 percent of all homes don’t have a mortgage, 64 percent of homes have a mortgage and positive equity and just 2 percent have negative equity, mainly homes that were bought with very low down payments. In many cases, we have homeowners who are cash-poor and equity rich. It’s the opposite of the last boom, when people were using their homes as ATMs. (Visit Bankrate online at bankrate. com.)

Live in the Season Store off-season items out of the way on the top shelves, under a bed or elsewhere. Use plastic bins with labeled lids, rotating with the changing seasons. Adjustable shelves make it easy to tweak your closet when the weather changes, for example taller shelves for sweaters versus T-shirts.

How to Love Your Closet

MENARDS—If the only thing you want to do after opening your closet is to shut the door again, it’s time for an overhaul. You don’t have to be a neat freak to create and keep a functional, tidy closet space. It just takes planning and tough love. Consciously Purge Go through everything one-by-one and donate or sell what no longer flatters or fits you or you don’t love wearing. Be ruthless. A closet filled only with clothes you feel great in and are happy wearing makes getting dressed a breeze. If there’s dust on it, ditch it. Recycle torn or broken items, why give yourself an additional job of getting them fixed. Aside from getting rid of clutter, you’ll have a mental inventory of what you have, making it easier to shop for what you truly need.

Sort it Out Place items you wear most often front and center. You wear 20 percent of your clothes, 80 percent of the time. Sort items by type such as button-down shirts, dress pants, casual pants, etc., and maybe sort by color. Let your Hangers Help If you have a mishmash of hangers, invest in all new ones or buy more of what you have the most of. Matching hangers is more visually appealing but also makes it easier to see what you have.

Light it Up A well-lit bright space helps you stay motivated to keep a tidy space. A simple wall light that turns on easily would be beneficial. Keep the Peace Now that you’ve tidied up, maintain it! Every time you buy something new, toss something. Keep a bag in your closet for donations. Wall hooks are useful for notquite-dirty clothes, keeping them off the floor. Tips to Make Your Home Open-House Ready No headboard? Add an inexpensive tufted headboard to give the bed a sense of place or check out Pinterest for DIY headboards. Clear off night stands and dressers of all but the most necessary of things. In children’s rooms, make sure toys are put away and any other clutter removed. No one wants to see a messy bed with clothes on the floor.

If you don’t believe me, hop online to zillow.com or realtor.com and visit a few homes for sale. Most look inviting, but there’s always a few that look cluttered and disorganized. Don’t let that be your house. Homes that sell quickly have been edited, decluttered and cleaned. Where to start? Deep clean the entire home, which means washing and/or painting the walls and window trim, cleaning windows, making bathrooms sparkle and shampooing carpets and rugs. Also, check to make sure all light bulbs work and if not replace them. After that, you’ll want to tackle the house room by room. Here are a few suggestions: Kitchen The kitchen is now the heart of the home and it shouldn’t look like you forgot to do the dishes or the kids didn’t put away their homework. Instead: Clear the counters of all small April 10, 2021

appliances and gadgets save for necessary ones. The coffee pot can stay, but find a place behind closed doors for the air fryer and stand mixer. Cabinets and drawers should be tidied up since people open cabinets and drawers to see if their stuff will fit and to see how well the cabinetry is made. If the cabinets are scruffy looking but you can’t afford to replace them, take a few days and paint them and replace hardware while you’re at it. Remove photos, reminders and magnets from your refrigerator and clean off the fingerprints and smudges on the fridge, dishwasher and stove. If kitchen rugs are showing years of wear, invest in new rugs to give the room a new lease on life. Living/Great Room Take a good long look at your living room and decide what can go into storage for now. This might include extraneous pieces of furniture, photo albums and doo-dads. Perhaps the room needs a fresh coat of paint — nothing wrong with shades of white to brighten up the room or to hide the dark feature wall that was all the rage in the ’80s. You might also want to:

If your furniture has seen better days, consider borrowing a few key pieces from friends or family, or visit a second-hand or consignment store to pick up low-cost but still new-looking furnishings. Pull up oversized area rugs to let your wood floors shine and as a bonus the room will look more spacious. If wall-to-wall carpet is is worn, replace it. Remove items that might turn off potential buyers. This includes too many family photos — keep a few to show that a family really does live there, an abundance of knick knacks, magazine stacks, toys and that deer head above the mantel. Clear off tops of tables, desks and side tables, leaving only what must stay. Bedrooms Yes, this is your private sanctuary, but it’s not when Realtors are showing your home. That’s why you must: Declutter all closets. Houzz recommends leaving 20 to 30 percent of closet space open to give the impression of plenty of room for the buyer’s own shoes and clothes. Purchase a new comforter or bedspread along with decorative pillows if your current one has seen too many nights.

Bathrooms A new shower curtain, bath rug and towels go a long in way in making the bathroom(s) presentable. If you have shower doors, make sure they’re spotless along with the shower walls. Clear sundries off the vanity, polish the mirror and absolutely make sure the toilet is clean and fresh smelling. Garage Many people use garages as storage space. If that’s you, now’s the time to actually rent a storage locker and clear everything out. If that’s not you, take the time to straighten, organize and clean up the space. Exterior/Landscape Now it’s time to go outside. Although TV home shows routinely spend thousands of dollars improving curb appeal, that doesn’t have to be you. Instead: Make sure the lawn is mowed, trimmed and watered. Clean out garden and flower beds and remove any dead or dying shrubbery. Fill in with new specimens. If you have room on your front porch, add a chair, potted plants, a wreath or welcome sign on the door, or any other welcoming decor that fits the style of your home. The lockdown regulations are being relaxed and there are signs of a return to normality: the call to ‘play ball’ has gone out, restaurants are able to open more seats, my doctor will see me in person again.
