With the change in tenants at 1600 Pennsylvania Avenue, there’s a groundswell of interest in BY CAROL one thing close O’MEARA to gardener’s Colorado State hearts. Quiet University Extension and not-soquiet news articles are calling for the tackling of a task that, while not a matter of national security, is something the green-thumb faction is following closely. Occupants of the White House have free rein to make changes to the grounds, provided it doesn’t alarm the Secret Service. They’re a skittish bunch, for good reason. Though there are guidelines for preserving historic relics, by and large, if the President or First Lady wanted to install a vegetable garden or, say, renovate the Rose Garden, can. The iconic Rose Garden has undergone numerous permutations through the years, starting with the conversion from stables to vegetable garden after 1833. It was an ideal spot to grow food but couldn’t compete with the need for having a location to entertain emissaries and VIPs. The two uses didn’t mix; if I were its gardener, I’d be chivvying visiting dignitaries away from the cabbages, insisting Heads of State stop stepping on the pumpkin vines, and shrilly

demanding that all of the ladies in high heels should go over and aerate the lawn. Eventually the entertainment area won, though it took a battletested General from the civil war, Orville Babcock, to wrest the area from vegetable gardeners. He converted it to narrow flower beds with meandering paths during the Grant administration. Those early ornamental beds went largely neglected until First Lady Edith Roosevelt cleaned out the overgrowth and converted it into an ornamental ‘colonial’ style garden in 1902. This garden lasted until 1913, when First Lady Ellen Axson Wilson, razed it and installed a long-lasting modernist rose garden, complete with strong lines of privet hedges and tall, rigorously pruned shrubs that served as walls. On the west end a lattice was installed to hold paintings during garden parties. First families took little interest in changing the Rose garden until 1962, after John F. Kennedy was elected. Although the Rose Garden is mostly viewed as First Lady Jacqueline’s rose garden, it was the President himself who longed for and commissioned the work. He wanted a riot of flowers and color, impressive enough to match European gardens and filled with historic plants grown in Thomas Jefferson’s garden. That Rose Garden became the cherished icon of the White House. Small changes here and

there have been tolerated, such as replacing the overly large crabapples with younger ones or swapping in plants that thrive in D.C.’s climate. Gardeners did no more than take notice and wince. But the more recent, wholesale renovation of the area by First Lady Melania Trump struck gardeners in the heart. Per the concept of the firm hired to handle the renovation in 2020, they wanted to open up the view of the colonnades along the White House, to appreciate the architecture of the building. Intellectually, I know there are people who prefer to look at buildings rather than the beauty of nature. I get it, and even understand that they walk around unsupervised every day. But the operative word for this area is garden. Eliminating plants doesn’t jibe with that. They installed roses better suited to the environment, but it lacks the inspiration of color in the previous garden. To be fair, we need to wait for spring to see if bulbs were planted. Gardeners are waiting, not altogether patiently, to see if First Lady Dr. Jill Biden will bring color back to the Rose Garden. And despite our impatience, we need to allow her to settle into her new home and role before we begin a grass-roots call for her to address the issue. After all, a garden reflects its gardener; it’s as unique to each of us as our fingerprint. She needs time to get to know the area, and if she desires, place her fingers upon it. Second Home and Retirement Home Market Booming Since Coronavirus

The ability to work from home has changed the behavior of homebuyers. Not only are they searching for floorplans that offer home office and homeschooling spaces, they are no longer tied to a specific location. Many also want to live in places where they can enjoy the outdoors. In the mountain towns of nearby Summit County, home sales surged in 2020. Normally, when sales increase in a primarily second-home market, it does not usually have a significant effect on infrastructure, such as schools. The recent boom is different, however, because homebuyers are purchasing homes in recreational, resort, or vacation areas in order to work remotely and bring their kids in tow. Along with soaring demand is a drop in inventory and rising home prices. These new market forces will likely continue for some time. If you are hoping to find a second home or retirement home, now is a great time to buy before prices go up too much more. There’s no better time than now to buy a retirement home. If you change your mind in 15 years 4

and don’t want to move to the home you buy today, you can still sell it and use the proceeds to buy a home where you want to live. The home-buying environment is perfect right now for making such a decision: mortgage rates are still at historical lows and the rental market is strong. The combination of these two factors make it possible to rent out your future retirement home -- and even have a positive cash flow. There may even be tax advantages for you if you treat the property as a rental on your tax return. Of course, be sure to check with your professional tax advisor first. Odds are pretty high that your future retirement home will cost a great deal more 15 years from now than it would today. We don’t know what the interest rate will be 15 years from now, but the likelihood is high that they won’t be any lower. This is another argument for taking action now, so you can get the home price and interest rate locked in. Otherwise, it may be tough to afford the home 15

years from now. For example, if you’re thinking of moving into your retirement home 15 years from now, a 15year mortgage could be just the ticket. A tenant paying rent now would help support the current mortgage payment, and in 15 years, you could own your home free and clear. After the home has been a rental for 15 years, you will probably need to fix it up and make improvements to transform it into the retirement home that’s right for you. If cash flow is tight, you can still take out a 30-year mortgage loan to keep the payments smaller, although the equity build-up won’t be as fast. In Colorado, we have quite a number of “snowbirds,” or seasonal retirees. When the snow starts falling, these snowbirds travel to their retirement home in warmer climes, such as Arizona. They return to Colorado in the spring and summer. A great example is to buy your retirement home in Arizona and rent it out until you are ready to use it for yourself.

Rather than using the proceeds from the sale of your primary residence to buy a retirement home down the road, you can use the proceeds to help fund your living expenses during your retirement. Pantone had noticed this color combination popping up in design and fashion throughout 2020. “What is new is that instead of the expected strong gray statement with a yellow accent, we are seeing yellow showing up in a more dominant way with gray acting as the accent,” she said. “This was especially the case in kitchens, where we saw yellow cabinetry instead of the paint on the wall.” Both colors can be found on appliances and kitchen gadgets. “When it comes to this move to a home office, the combination brings together a firm foundation in the gray with a yellow shade that heightens awareness and enhances intuition, lighting the way to the intellectual curiosity, originality and resourcefulness of an open mind,” Pressman said.

Quarantining at home: Even international spies get the blues I don’t even know what month we’re now on in this pandemic and quarantining. Eleven? Twentyseven? All I BY MARY do know is it’s LYNN BRUNY dragging on and wearing us down. It’s odd to think that just about everybody who can work from home is doing so. You can imagine engineers and accountants and architects, but what about spies? I’m wondering how spies are doing. Here’s what I imagine: Our fearless international spy, agent 0019 started out ignoring the pandemic because of course he is better than your average Joe on every level: fitness, mental acuity and ability to strut a tux. Russian operatives can’t take him

down so why would he worry about a flu virus? He did join the mask-wearing trend early though, as it helped with his disguises. (Glue-on beards, so itchy.) And he did like that there were less pesky civilians around to thwart his normal bat-out-of-hell driving through ancient narrow streets whilst in pursuit of his targets (and saying words like “whilst.”). But then things took a turn for the worse. First, his targets disappeared: one in China, then one in Italy. They simply went into safe houses and never, ever came out. How could he have a mission, indeed how could he spy if there was no one on whom to spy? After wandering around empty cobblestone streets for weeks seeing no one but dog walkers and delivery people, he finally gave up. He pulled out his fake passport and stinky travel-size hand sanitizer, and headed back

to the home office. But at HQ he encountered something truly shocking: No one was there. Everything but the furniture was gone. On his desk was one item, a standard-issue recording device. He unlocked it and hit play: “Welcome back, agent 0019. Here is your latest mission. This recording will outline the protocol for all covert personal working hereafter from their private residences. Do not burn this recoding. Repeat: Do not destroy this. It has detailed information on new office procedures including how to participate in Zoom calls. Your relentless, unending, soul-sucking Zoom call itinerary with classified codes will follow.” The rest is a sad story of woe: Agent 0019 settled into the unyielding humdrum of pandemic quarantine life performing mindnumbing analysis work from so-called home, a sterile and

gloomy condo by the airport in le décor de cheap hotel. Since our international man of mystery was not accustomed to routine like the rest of us lesser mortals, his profound boredom led to a deep malaise made worse by the fact he has no love interest, no friends, no family. (His parents of course were killed in a suspicious car accident that has fueled his rage for decades.) He started drinking earlier and earlier: He didn’t care if it was shaken or stirred. He quickly gained 30 pounds turning him from dashing undercover spy to frumpy doughboy. His sleek evening wear hangs mockingly in his closet while he wears the same stained sweats each day. Fruit flies swirl annoyingly around his dirty hair that looks to be styled in a blender. To make matter worse, he heard his two archenemies he sparred wits with for decades

Now a hallowedout (though also plumped out) version of his former glory, poor 0019 spends countless hours watching old spy movies whilst yelling critiques at the television – “What bollocks!” – when he isn’t sobbing. What You Should Know About Home Prices in 2021 previous month.

If you’re thinking about purchasing a home this year, you may be surprised to discover that home prices are continuing to surge despite the economic upheaval caused by the COVID-19 pandemic. Although prices have been climbing, home sales haven’t slowed much since the onset of the pandemic. Here, I share more about the trajectory of home prices to help you determine if this is the right time for you to become a homeowner.

Home Prices Hit a Six-Year High in 2020 Even as the pandemic picked up speed in the fall, U.S. home prices climbed at the fastest rate in six years. For homes in 20 large cities, the growth rate was 7.9% according to the S&P CoreLogic Case-Shiller price index. This is an increase from 6.6% the previous month. A broader measurement of homes across the country shows an 8.4% increase in prices over the last year, up from 7% the

What’s Contributing to the Price Increases Inventory continues to be limited in many areas of the country, which is contributing to the rising prices. In addition to a tight selection of available homes and greater competition, the coronavirus pandemic is prompting more people to leave apartment homes in cities in pursuit of more space. Interest rates are also at historic lows, so despite high prices, many individuals are motivated to buy. A Snapshot of Prices in Large Cities Although home prices are generally on the rise, some cities have seen much steeper increases than average. The sharpest increases have occurred in Phoenix, Arizona (12.7%), Seattle, Washington (11.7%), and San Diego, California (11.6%). On the contrary, areas that saw

the smallest rates of increase include New York, New York (6%), Chicago, Illinois (6.3%), and Las Vegas (6.4%). It’s likely that these areas have experienced slower growth because they’ve been hardest hit by the virus and economic fallout from the spread. Regardless of where you’re thinking about buying, it’s important to be aware of the pricing trends in your area.
