Sharon Bokan, Colorado State University Extension Boulder County There’s a scratching sound coming from the attic or an unpleasant smell from under your deck or droppings each morning on your front porch. You have become the reluctant host for wildlife. This time of year, squirrels have made their way into attics to give birth and raise their young. Squirrels that were chasing each other around your yard in January and February are now parents. Squirrels mate twice a year with the second brood arriving in September. Females look for a nice warm, dry nursery, like your home. Unless you can catch the squirrel before she has her young, you need to wait 12 – 14 weeks after she has given birth to evict the family. By that time, the young are weaned and can live on their own. The best eviction method is a one-way door. It allows the squirrels or any other unwanted wildlife to leave the space but not re-enter. Once you know that everyone has left, the door can be removed, and the area repaired. It’s always a good idea to inspect your home yearly looking for places where wildlife can make themselves at home. The prime places to look are: UÊ Openings in foundations

UÊ Uncapped chimney UÊ Sofﬁt and eave vents that aren’t covered with heavy duty wire mesh screen or the screen has been damaged UÊ Locations on the roof or siding that may collect snow or water rotting the wood making it easy to chew and dig through. Other steps you can take to help keep squirrels and other wildlife out of your home are: UÊ Remove tree limbs that overhang your roof. UÊ Don’t feed birds or squirrels or at least clean up under the feeder daily. UÊ Place metal barriers on wires, trees or tree limbs to prevent roof access. UÊ Block access under decks and porches. UÊ Screen vents and seal openings in the foundation and between porches and houses. You can try repellents but must understand that the repellent must be reapplied periodically and the active ingredient in the repellent must be changed periodically. Wildlife like humans can become accustomed to smells so, if you notice the repellent doesn’t appear to be working, change it out for a different one. Read the ingredients on the label to be sure you are getting a different repellent (i.e. hot pepper versus egg solids versus Thiram®) not just a different manufacturer. Mice enter your home through

holes in the foundation of 1/4inch diameter and other openings. Look for foundation cracks, other openings such as where pipes or conduit breech the foundation. The easiest way to close these access points is to ﬁll them with steel wool. You can secure the steel wool with a spray in foam insulation. Do not use the insulation alone as mice like to chew through it. Skunks, raccoons and rats may den under your porch, deck or shed if you do not have it screened off. Fasten heavy duty screen (hardware cloth with less than 1/4-inch openings) to the side of the deck and then form an L shape with the bottom part of the L pointed away from the deck preferably buried 1-inch deep and out 1-inch out from the deck or lay and fasten the screen on top of the soil to keep them from digging. Bats are still in hibernation until May but will then start looking for openings to your attic or by your porch. Fill openings between the house and porch with insulation or put screen over vent openings to prevent access. Home inspections during COVID-19 Wow, things are moving and changing quickly. There have been a lot of unprecedented events over the BY RICK past few weeks JACQUEMARD related to the Flatirons Home coronavirus Inspections outbreak. While a home inspection is a vital part of any home purchase, ASHI (The American Society of Home Inspectors) believes that home inspections may continue during the COVID-19 outbreak when prudent safety precautions are practiced, and when performing the inspection does not conﬂict with government orders and recommendations. Everyone involved is responsible for helping with safety. The following advice is based on current recommendations from the

CDC, NIH, and WHO. Be aware that the situation is changing constantly and monitor the CDC for official updates. For Home Inspectors UÊ Reschedule if you feel sick, or exhibit symptoms of a respiratory illness or have a different inspector perform the inspection. UÊ Bring your own anti-bacterial soap, towel, hand sanitizer, and shoe covers. UÊ Use hand sanitizer before entering the home, and wash your hands as recommended before and throughout. UÊ Wear disposable shoe covers. UÊ Do not shake hands, bump fists, or touch elbows. UÊ Avoid touching your face. UÊ Wash your hands after inspecting each bathroom and the kitchen. UÊ Wipe bathroom and kitchen fixtures and toilet handles with a sanitizing wipe after

inspecting. Be sure the wipe instructions allow use on the ﬁxture or handle. UÊ Wipe door handles and knobs inside and outside as you enter and leave the home. For Buyers and Real Estate Agents UÊ Do not attend the inspection. If you wish to attend, do so only at the end of the inspection. UÊ Do not bring children, relatives, contractors, and others. Reschedule if you wish to attend, and you feel sick, or exhibit symptoms of a respiratory illness. UÊ Use hand sanitizer before entering and after leaving. UÊ Touch as few things in the home as possible. For Sellers UÊ Reschedule if anyone in the home feels sick or exhibits symptoms of a respiratory illness.

UÊ Do not attend the inspection. Make arrangements for children, relatives, and others to be out of the home. UÊ Wipe bathroom and kitchen fixtures, toilet handles, and doorknobs with a sanitizing wipe before the inspection. Be sure the wipe instructions allow use on the surface. It may be prudent to take things a step further. A zoom meeting or Facetime review of the inspection report may be the best way to disseminate the information in the inspection report. Only the inspector would enter the home in this case. Be respectful of the wishes of everyone involved in the real estate transaction. The process will not be evolving the same as it would have just a few weeks ago. Please be safe. Safe at home: Expanding the meaning of shelter “Make yourself at home.” As long as any of us can recall, we’ve expressed some form of that old saying to put visitors at ease BRANDON – to help them WELLS feel comfortable The Group inc. in their Real Estate surroundings. I bring this up because I’ve been thinking about the notion of home and what it means in the context of our temporary reality. At no time in modern history has the importance of the place we call home been more pronounced than it is today. As human beings, we require three essentials to sustain us: food, clothing and shelter. For many of us, these are the very basics that we take for granted – things that are just constantly part of our daily routine. We wake, we nourish our body with food and April 4-5, 2020

water, and we step out the door of the place we call home to take on the world. Until we can’t. Like today. Home might be the house or condo you own, the apartment you rent, or a dorm room at school. For some, it’s any shelter you can find. We must understand that for many, this is not guaranteed. Most of us are extremely fortunate; and as we contend with these challenging times the importance of the place we call home becomes even more significant. Home is where we are being advised to hunker down to protect our species, our families, and our futures. Home is the place where we have control, and where we can find sanctuary from the uncertainty of what’s happening in the world outside. The way many of us define home will be forever changed by this pandemic. If you’re a homeowner, you’ve placed your hard-earned money into this safe haven; and for many of you right

now, that investment might just be a saving grace for your life, your health, and the wellbeing of those in your families and their financial future. As economic uncertainty swirls around jobs, as entire industries are disrupted, and as financial markets face unprecedented volatility, our homes will be what pulls us out to brighter days. Consider that currently in the United States, homeowners hold $6.3 trillion in equity that can be tapped. That equity represents a source of funds that will pull many businesses, jobs, families and individuals out of the depths of this unforeseen and unimaginable event. While real estate decisions might have been what caused our last financial crisis in this country, I believe it will serve as the salvation from this one. There’s no telling how the broader economy will respond in coming weeks and months – and any economist who claims to know what’s around the

corner should be approached with caution. But we can be conﬁdent that the desire for home ownership in this country will continue.
