AT HOME

: I rented a house from a person who turned out not to be the owner of the home. I contacted the authorities and the scammer disappeared. We were told by the police to try to find the true owner of the home. We even hired a private investigator but had no luck. Now the home is being sold at auction due to delinquent taxes owed. Is there any way I can gain title to the home without being able to locate the owner? I can then pay the delinquent back takes before the auction.

: So, here’s a question for you: Now that you know that the person that claimed to be your landlord is a fraud, who are you paying rent to? During the last Great Recession, some owners that had rented their homes to tenants abandoned their properties to allow the lender to foreclose on the homes. The tenants were left in limbo. They paid no rent and eventually were evicted when the homes were taken over by the lender. You’re in a somewhat similar situation. The owner of the home has gone missing and hasn’t been found. Without an owner paying property taxes, the home may eventually get sold in the

tax sale. However, you have the opportunity to bid at the tax sale and buy the home. You may not gain anything by paying the taxes. You are not the owner and don’t get an ownership interest in the home if you do pay the taxes. You may be thinking that you can simply live in the home, pay the taxes and the home will eventually become yours. Well, that may be true. In some states, if you claim the home as your own, pay the taxes and treat the home as yours, you may be able to file a lawsuit in court after 21 years to get title to the home transferred into your name. In some jurisdictions that time period may be shorter, even though the circumstances are similar. While you wait out the clock, you need to understand that the rightful owner of the home could always come and claim ownership of the home and kick you out. (After repaying the back taxes plus interest to you.) When you go to the tax sale, you can bid the amount owed on the tax bill or try to outbid any other prospective buyer. Once you win the bid at the tax sale, you’d have to wait a year or two (or whatever is the prescribed period of time set by state law) for the redemption period to run out. Once the redemption period has passed, you can petition the court to issue the deed to the home to you. You would then record that

deed and the property would become yours. We’ve somewhat oversimplified the process for purposes of your question. You’d need to research further whether the home has other liens or problems on title and whether simply being the winning bidder at the tax sale and then paying future tax payments could ultimately get you ownership of the home. Try to investigate the status of the title to the home. You might be able to get more information at the recorder of deeds or another office that handles the filing of property records. You then will have to understand how much is owed in unpaid taxes and see what the property is worth. If the unpaid taxes are $50,000 and the home is worth less than that, it might not be worth putting much more money into the home. On the other hand, if $3,000 is owed in taxes and the home is worth $100,000, you might very well want to be the highest bidder on the tax sale. Keep in mind that other tax buyers may be thinking what you’re thinking: that you only need to bid the $3,000 in back taxes (or whatever the number actually is) to get the property; but if other tax buyers suspect that the owner is missing and they, too, can get ownership of the home, the bidding may go up and may be much more than what is owed in taxes. MOST VALUABLE ASSET (BPT) - If you’re like many Americans, your home may be your most valuable asset. That’s why it’s so important to protect it with homeowners insurance. Plus, it’s probably a requirement of your mortgage. Setting up your coverage the right way starts with understanding the major parts of a homeowners policy. Consider the following information and tips from the USAA Home Learning Center: Dwelling protection This protection covers the cost of repairing or rebuilding your home if it’s damaged or destroyed. When you select the amount, keep in mind the cost to rebuild your home is different from its market value. It’s important to get the dwelling coverage right and to monitor it over time to make sure it keeps up with construction costs to rebuild. Under most homeowners policies, if you file a claim and have underinsured your home, your payout may be reduced. Some insurers will help you estimate the rebuilding cost. They take into account the features, materials and finishes that make your home unique. Personal property protection This protection covers your furniture, clothing and pretty much everything else inside your home. Most policies set the amount of personal property protection as a percentage of the dwelling coverage. It may not be enough, though. Homeowners plans set limits on certain high-value items. If you own expensive jewelry, art, guns, stamps, furs, cameras, computers, silver or collectibles, you’ll want to consider buying valuable personal property insurance. articles floater.” When you set up your homeowners policy, you may have to make an important choice about how to reimburse losses. There are two approaches: Replacement cost. This coverage is the amount needed to replace the property with a comparable, new item. Actual cash value. This coverage considers depreciation in the value of your property. If your 10-year-old couch is destroyed, you’d receive what it was worth at the time of loss, not the money you’d need to buy a new one. To make your recovery from a loss as smooth as possible, replacement cost coverage is recommended. Liability coverage This is one of the most important and least appreciated forms of protection offered through homeowners coverage. It protects you if you’re found to be at fault for someone’s injury or property damage. It even covers you for non-automobile incidents away from your home. Generally, it also covers your legal costs associated with such claims against you.

As a rule, your liability coverage should at least be equal to the total value of your assets for both your homeowners and auto insurance. If your assets are higher than the maximum coverage allowed under the policy, consider purchasing umbrella insurance to cover the difference. This is important to protect the savings and other assets you’ve worked hard to acquire. Deductibles As with other types of insurance, a deductible is the part of a loss that you’re responsible for covering out of your own pocket. The higher your deductible, the lower your monthly premium. Choosing a higher deductible can save you money with a lower monthly premium but increases the risk you take. Consider the amount of cash you typically have on hand in your emergency fund or checking and savings accounts. Make sure you can cover the deductible amount comfortably. What may not be covered Your policy’s basic coverage won’t cover some special risks. Floods While a standard policy covers most weather-related events, floods aren’t one of them. Flood

insurance is inexpensive and the federal government offers it through insurers. While it’s mandatory when you have a mortgage and live in a flood zone, you should give it strong consideration no matter where you live. Whether it’s a flash flood or a few inches of excess water, flooding can cause massive damage to your dwelling and its contents. Earthquakes You can add coverage for earth movements to your policy with an extra premium. If you live in an area prone to earthquakes, consider reinforcing your home protection with this coverage. Home businesses Homeowners plans provide limited coverage for business equipment. If you run your business from home or have expensive office equipment, you may need to consider additional coverage. 10 ways to add more pink into your home

By Cathy Hobbs Tribune News Service (TNS) Whether in fashion or home decor, pink is no longer considered uniquely feminine. In fact, especially when it comes to shades such as power pink, hot pink, even shades of blush and mauve, the color pink is being infused into everything from artwork and

textiles to furniture. Why pink? In many cases, pink is neutral and versatile enough to not clash with other colors and can both complement and elevate other colors. Looking for ways to infuse pink into your home? Here are some top tips. 1. Start small. Not ready to take the plunge? Testing the waters

by infusing elements such as accessories and accents is a good place to start. 2. Consider an accent wall or softer allover shade of pink. A bold pink accent wall could make a dynamic statement, while a softer shade will give a more neutral look. 3. Look for portable decor items such as toss pillows and area rugs. Items you can move from room to room and swap in and out are wonderful ways to incorporate the color. 4. Use artwork. Artwork remains one of the top ways to kick off a color story in a space. 5. Consider pairing lighter shades of pink with deep foundation colors such as charcoal gray, black and even brown. 6. Use shades of pink in bedrooms. Softer shades can create a sense of calm, while bolder shades can add interest. 7. Don’t be afraid to mix and blend different shades of pink into

the same space. 8. Bring pink elements into an otherwise neutral social space such as a living or dining room. 9. Consider pink upholstery pieces such as side chairs and ottomans. 10. Pair both silver and gold finishes and accents with elements of pink. If you think the issues with the home aren’t enough to terminate the contract you can either ask for a reduction on price or ask for the seller to pay for the repairs. You should state your worst concerns first. A home warranty can help repair or replace worn out systems and appliances. If you get a home warranty, remember to use your home inspection alongside it. Home warranties do not typically cover the problems mentioned in your home inspection unless they have been repaired.
