By Steve Brown The Dallas Morning News (TNS) LAS VEGAS — Builders are putting the squeeze on new homes to lower costs. The average new home size across the country is declining in response to higher house price tags and more buyers wanting to downsize. But the typical new home still has plenty of room at about 2,500 square feet last year. “It peaked at 2,689 square feet in the 2016,” said Rose Quint, a top researcher with the National Association of Home Builders. “In the last four years we have seen the average size of new homes decline every year. “It’s the smallest house size we have put in the ground since the year 2011 in this country,” Quint said at the building industry’s annual show last weekend in Las Vegas. Homes being built in the U.S. are about the same size as what builders were providing before the Great Recession. But the price tags are much higher. In 2005 the median price of new houses in Dallas-Fort Worth was about $176,000. Now a

mid-priced single-family home in the area costs around $350,000. With similar price increases in most states, builders are worried they are pricing buyers out of many markets. So builders are trimming sizes and reducing frills to rein in costs. Dallas-Fort Worth new home sizes are still ahead of the national average. In 2019 the average new home sold in North Texas was 2,774 square foot, according to housing analyst Metrostudy Inc. D-FW home sizes have fallen from a record 2,910 square feet average in 2015. One way for builders hold down costs is to downsize the number of bedrooms. Less than 45% of homes built nationally in 2019 had four or more bedrooms, according to the National Association of Home Builders’ latest studies. “It’s been edging down in the years since” the recession, Quint said. “It’s the smallest share since the year 2012.” Big garages are also starting to shrink in number of stalls and overall size. “Builders are shifting more and more toward the entry level

homes in what they produce,” Quint said. “They are trying to respond to the affordability crisis we have had in the country in the last few years.” Consumers are also doing their part, turning their noses up at some over-the-top home features. You’ll find fewer of those grand two-story entries and family rooms in new houses. “A lot of consumers consider those high spaces difficult to heat and cool so builders are shying away from them,” Quint said. About 12% of first-time buyers say they want no parking at all. “What does that tell us -- they have no cars,” Quint said. Buyers still have their lists of must-haves in a new house. Some of their make-or-break home features include laundry rooms, hardwood floors, energy saving windows and celling fans. Topping the features that turn them off are elevators, wine cellars, pet washing stations and rooftop plantings. “People are not going to be willing to pay for these things for the most part,” Quint said. “Nobody wants a roof covered by plants.” More than 60% of buyers say they want to purchase in the suburbs. Less than 20% — despite what you hear – say they want to live in the center city. “Fifty-nine percent of first timers want to buy that home in the suburbs,” Quint said. “Only 15% want the central city.” More than three-fourths of buyers say they want a traditional single-family home -not a townhouse or condo. Almost 80% of potential buyers polled said they are looking for open concept kitchen and living areas, instead of the compartmentalized floor plans many of the grew up with. February 8-9, 2020

WHEN IS IT TIME TO REPLACE MY CARPET? By Diana Crandall, Angie’s List Angie’s List (TNS) Eventually, even the best-laid carpets must be replaced. While regular upkeep can increase your carpet’s lifespan, most manufacturers estimate you’ll need a full replacement after about 10 years. And the signs you need to start shopping around aren’t always obvious. Here are a few ways you can tell your carpet is reaching the end. Stains won’t come out Whether it’s from spilled wine or a new puppy, there are some stubborn stains that even professional cleaning can’t get rid of. If they’re minor, you can typically hide them with area rugs or furniture. But if the damage is permanent and unsightly, it’s probably time to look for new carpeting. Homeowners typically pay between $760 and $2,540 to replace a carpet, according to the Angie’s List Pricing Guide. Per square foot, carpet materials usually cost an average of $2 to $7, though price can fluctuate depending on quality. Foul odors won’t go away If you notice that deep cleans just aren’t banishing the bad smells, that likely means the issue isn’t in your carpet alone — it

could be in the padding or floor beneath the carpet. How you handle the problem depends on the type of smell. If your pet is the root cause of the issue, you’ll likely need a full replacement. If you notice a musty smell, that could mean you have a water or mold problem. In that case, carpet replacement may be necessary after a mold remediation specialist takes a look at things.

There’s visible damage Carpet damage can range from smaller issues, like a burn mark or two, to extensive problems like the mold damage mentioned above. If there’s just a small area where the carpet is frayed, it’s possible for a flooring pro to help you patch it up. If your entire carpet was flooded with dirty water, or clean water flooding has taken a long time to dry out, replacement is the best course of action. A pro can also let you know if the damage extends to the floor beneath your carpet, and how to fix the problem before it creates bigger problems. You have increased allergy symptoms It can be difficult to remove dust, pet dander and pollen that embeds in carpet fibers over time. If you or your loved ones notice more sneezing, itchy eyes or coughing, it may be that the problem is beneath your feet. The Mayo Clinic recommends using a vacuum with a high-efficiency particulate air (HEPA) filter or opting for linoleum or hardwood

if you’re truly concerned. It costs about $180 for carpet cleaning, via the Angie’s List Pricing Guide, and it’s worth a try before replacing the carpet. The carpet is old At a certain point, patching and deep-cleaning your carpet isn’t going to do the trick. If you notice matting, fading color or that the padding just doesn’t feel like it’s there anymore, it’s probably time to move on. If you see ripples or wrinkles, it is possible to have your carpet re-stretched. Accurate information is essential to assess property taxes

: I recently watched one of Ilyce’s video on YouTube on contesting real estate taxes. It really got me thinking, and I’m doing more research on my property taxes. Do you have or know where I can get some type of form that I can fill out to get more information about my property? I’d like to find something that may show side by side my house in comparison with other homes in the area.

: Glad you enjoyed Ilyce’s video and that it got you thinking about your real estate taxes. You should know that in some municipalities real estate taxes and the method the local government uses to determine what you will pay in real estate taxes is pretty cut and dry. But in other areas, the process is quite complicated. Without getting into the intricacies of how property taxes are computed, you should know that two important factors go into determining your real estate taxes: the characteristics and amenities of your home and your home’s value. Let’s start with your home’s 4

characteristics and amenities. If the tax collector’s office thinks your home is a 5,000-squarefoot, six-bedroom, six-bathroom home with a three-car garage, but in reality your home has half the square footage and has half the numbers of bedrooms and bathrooms, your taxes are going to be wrong. When it comes to the property tax bill, the size of your home matters as well as many of its characteristics and amenities. Also, construction materials matter; so whether your home is of brick or frame construction may make a difference, as will the number of bathrooms, whether you have a finished or unfinished basement and attic, and if you have an inground pool, tennis court or large garden. There are quite a few characteristics that may go into the process of determining your home’s value. Making sure the information the taxing authority has is accurate should be your first job. To dig deeper into how your property’s valuation is assessed, you can go online or visit your local tax assessor’s office (or whatever government office handles the valuation of your home) and look at the description they have on file of your home. Make sure all

of the items they describe are accurate, including the size of the property, the number of bedrooms and bathrooms, the type of construction, the number of fireplaces and anything else that is listed for your home or can be listed on the form for your home. If the information is not correct, you should be able to fill out a form to correct the description of your home. This first step will at least make sure that the government has your home’s attributes correct on their books. The second step is making sure that the government has the value of your home correct as well. This is a bit more complicated. In some parts of the country, the value of your home may be based on what you paid for the home; and nothing changes from there other than a jump for inflation or other objective criteria. But in some locations, the criteria are or may appear quite subjective. In these subjective situations, you’ll need to compare your home to other similar homes to prove to the governmental agency that your home’s value has been set too high for current market conditions. Some agencies’ method of computing these valuations is so complicated that only professionals really know how to get around the system to lower your valuation. For example, you can have two homes that are similar next to each other that sold around the same time; but if one home has 2,200 square feet and the other has 2,300 square feet, these homes may fall into different classifications and may not be considered comparables for the tax valuation process. While that may seem unfair, you have to work with the system so you know what information you can use and not use to get your home’s valuation reduced. Having said all that, you can also get help by looking at the website of your local

governmental agencies tax assessor’s office or other office that handles the valuation of properties. On some of these government websites you can find information on the process you’ll need to go through to contest your real estate taxes and the timeline you’ll need to follow. Those same websites may even permit you to compare your home with other homes in the neighborhood and submit your property tax contest online. On the other hand, if your local website does not give you these benefits, you may have to go to the government office in person to talk to them and see what information you need, what information they can give you, and gather together the forms you need to complete to contest your property tax valuation. Finally, if you live in an area where doing it yourself is hard or puts you at a disadvantage in contesting your home’s value, you can always enlist the help of real estate tax attorneys or professionals that make a living at helping homeowners contest their real estate taxes. Typically, these professionals take a percentage of the savings. Beware of the fee structure and what you might be charged in the first year and subsequent years. repair things like loose steps, disconnected gutters and rotted trim. Look for anything that’s been neglected and needs repair, like a rotted windowsill or missing roof shingle. Loose railings on decks or stairs are a common and often overlooked issue. A pair of binoculars is a good tool to use for the roof review. Besides missing shingles, look for loose metal flashing around chimneys and plumbing vents, a common cause of leaks. Be sure all trees and shrubs are trimmed away from the house, decks and fences. Inside, give your mechanical systems an honest assessment. If your heating and cooling system hasn’t been recently inspected and/or serviced, do it now. If you are aware of any minor plumbing or electrical repairs that need to be done, get them done before a home inspection takes place. Make sure all light fixtures have working light bulbs. Leaky toilet fill valves, drippy faucets or electrical outlets that don’t work might

seem minor but fixing them now not only means you’ll have less to worry when the inspection is done. It also shows both inspectors and the buyers that you’ve taken good care of your home. If you have made improvements to your home, make available to buyers all invoices and documents regarding remodeling projects or new items such as a roof, water heater or furnace. If you’ve upgraded the electrical service, installed a new dishwasher or repaired a leaky faucet, find the paperwork and make it available. It will give the buyer peace of mind to know those items were repaired or upgraded. One of the smartest things you can do to get your home ready for sale is to hire your own home inspector to go through it before it goes on the market. There may be issues with your home that you have either forgotten about or never knew existed. If problems are discovered, you have the time to either repair

these yourself or disclose them upfront to the buyer, eliminating the possibility that the buyer will ask you to make repairs later. Ask your real estate agent which repairs should be done right away. A home inspector is going to find more wrong with your home than needs to be repaired. There will be items that you cannot and should not ignore. If your home needs a new roof, or a new heating/air conditioning system these should be addressed up front. There may also be a list of honey-do items that will not diminish the home’s value, and may cost you more money or time than the money they would yield for you at the sale. Make sure you discuss these items with your agent as well. Your realtor may have other suggestions but these are a good place to start.
