Light up the holidays What is it about the inflatable yard décor that always looks like a murder scene CAROL during O’MEARA the day? Colorado State University Extension I realize that they need puffed air to look their best, but driving past the crumpled, lifeless figures is an unsettling sight. That my neighbor has a yard full of them overseen by a wicker pig in a Santa costume just makes it bizarre. The pig remains standing during the day and I can’t help but think it it’s there to feast on the souls of the departed. That’s more Nightmare Before Christmas than a jolly holiday. Once they’re inflated, I don’t mind the decorations, but I’m still partial to festive lights strung around houses, fences, trees, and lampposts. If you’re a fan of lights, too, you can wrap them around most anything in your yard, provided you secure them from wind. To get the most from your lights, go with LED, which take less energy to run – up to 80-percent – and last an average of 50,000 hours, instead of the 25,000-hour lifespan of incandescent. And the nuisance of hunting for the one burned out or loose bulb that keeps the whole strand dark is a thing of the past with LEDs, which light up even if one bulb is shot. Made from epoxy resin, LED bulbs are harder to break than the glass incandescents. When getting ready to string up your house, do what makes you happy. If multi-color lights thrill you, put them up. If you

prefer understated single colors of white and one other color, such as green, don’t hesitate to hang them. But if you’re going to use large blocks of single colors, take time to see how they work together. I learned that large blocks of white, red, and blue make a nice Fourth of July theme, rather than Christmas. My spouse said he felt like saluting each time he arrived home after dark. The secret to getting drama with unvarying color is to mix bulb sizes. Tricking the eye into thinking they’re twinkling, the combination of large bulbs (size C-7) with smaller lights jazzes up icicle strands along gutters and branch lights on trees. For the illusion to have its best effect, match the colors. Get your trees into the spirit by wrapping them up in lights. For a pro touch, wrap evergreens in a spiral, and if doing several evergreens, be sure to wrap in the same direction in evenly spaced rows. Treat deciduous trees differently, since their limbs are bare. Run the lights along the branches to highlight their

outline, instead of trying to make them a spiral. If stringing lights in your trees requires you to climb a ladder, consider hiring a company to have it done. Ladders in winter can be risky. Think beyond the house by lighting fences, trellises, or pillars, by adding a touch of fun stringing wheelbarrows with lights. Traditional items such as old children’s sleighs or wagons on the front porch sparkle with a bit of light. Then sit back, and enjoy the show. Carol A. While there are certainly some designer tricks of the trade, some flexibility and creativity can come into play in bed making. Here are some tips on ways to dress a bed. Toss pillows Toss pillows are an interior designer staple when it comes to creating an appealing bed. And sometimes, less is more. Gone are the days in which a bed had to be loaded with a pile of pillows. These days many designers suggest a simple stacking of sleep pillows against the headboard, while two to four decorative front pillows create a finished and elegant look.

This is the perfect opportunity to infuse pattern, color and texture. Headboards Often headboards work in a space because of space-saving needs. If you decide to use a headboard, this typically means pairing it with a metal frame. Metal frames can be unsightly,

so you will want to make sure it is properly concealed. The best way to do this is with a proper bed skirt or bed skirt panels. Bed skirts can be box pleated for a more modern look or ruffled for a more traditional appearance. To ensure you cover the frame, the longer the drop the better. As an alternative, many designers

How can I save money with

ENERGY-EFFICIENT HOME UPGRADES? By Diana Crandall, Angie’s List Angie’s List (TNS) From LED lights to electric cars, the market for energyefficient investments can feel overwhelming and oversaturated. Fortunately, there are a few home improvements you can make that really do make a difference in your bottom line. These six projects will go easy on your wallet and the environment.

INSTALL SOLAR PANELS Harnessing the sun’s energy to power your property is a long-term, low-risk investment — and it pays. Fitting your roof with solar panels can reduce your electricity bill by thousands of dollars over its lifespan — about 25 years — and it can also increase the overall value of your home.

ENERGY-EFFICIENT LIGHTING On average, your household spends about 5 percent of its energy costs on lighting, according to the Department of Energy. By switching to energyefficient lightbulbs, you’ll get the same amount of light in your house for a fraction of the cost. Halogen bulbs, compact fluorescent lamps (CFLs) and light-emitting diodes (LEDs) are a little pricier than traditional incandescent bulbs, but they’ll save you money over time because they last longer and use less energy. Have high ceilings or complex lighting in chandeliers or other light fixtures? Call in a handyman to help make replacements. Homeowners generally pay about $60-$65 an hour for a handyman, according to the Angie’s List Pricing Guide.

That is the type of savings you can expect when you air seal your home and add insulation to problem areas throughout it, according to the Environmental Protection Agency. Factors that influence overall savings include location and construction style of your home, with some homeowners cutting 20 percent off their yearly utility bill.

Leaving your home to a family member? Consider these options. By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency

Q

: I am a 77-year old widowed woman. I have a house with a mortgage that I purchased a little over a year ago. At the closing I asked if I could put my daughter on the deed with me, but the mortgage company wouldn’t allow it. I don’t want her to have to go through probate because this is my only asset. Is there a way I can leave the house to her so she can sell it and pay off the mortgage? There is some equity in it.

: We’re surprised your lender wouldn’t allow you to add your daughter to the title to your home. Usually, a lender wants to make sure that the borrower on the loan matches the owners on the title to the property. This is normal. In this situation, you are the only owner of the home, so you would

be the only borrower and you’d be the only person on the mortgage to the home. However, you wanted to add your daughter and it’s not unusual for a lender to allow a non-borrower spouse or child to be on title but not on the loan. When the lender allows it, all the loan documents are signed by the borrower and a few documents would also be signed by the nonborrowing owner of the home. For example, if the lender had allowed you and your daughter to own the home and have you as the only borrower, you would have signed all of the loan documents and your daughter would have signed the mortgage as a nonborrowing owner. Now that you have closed on the loan and the lender didn’t allow you to put your daughter on the title to the home, you have several options. The first option is to do nothing but make sure that you have a will in place giving the

home to your daughter. Upon your death, your daughter would have to go to the probate court and, through probate, transfer title to her name or sell the home. Going through probate does increase some costs and can be a bit burdensome, especially if someone is grieving the loss of a loved one. The second choice is to set up a living trust. You’d transfer the title to the home to a living trust of which you would be the owner and trustee. From your perspective nothing much would change. The one difference here is that you would designate your daughter as the successor beneficiary and trustee of the trust. Upon your death, your daughter would step into your shoes. A third option is a transfer on death (sometimes known as a TOD) instrument. This type of document is not preferred by many real estate professionals for reasons that are too complicated to go into in this column. But the transfer on death document would allow you to record a document now that would state that upon your death the home would go to your daughter. Lastly, you can also transfer ownership of the home to you and your daughter through a quitclaim deed to hold the home as joint tenants with rights of survivorship. Upon your death the home would automatically become your daughter’s home. You should know, however, that the transfer of the home in this manner could potentially trigger the lender’s due on sale clause of the mortgage. This means, if the lender wanted to follow the documents you signed to the full extent of the language in the documents, it could say that you have violated the terms of your loan and are in default under the loan. We’ve never seen or heard of a lender doing this under your circumstances, but you should know that it is a possibility. One last thing you should consider are the tax consequences on your daughter. If you put your daughter on title to the property, you’re essentially gifting her half of the value of the home. That could cause tax complications

down the line, as she will lose her ability to get a stepped-up basis. If, however, your daughter gets title to the home through a will, the living trust or the transfer on death instrument, your daughter will inherit the home at your home’s value at or around the time of your death (the stepped-up basis). Here’s how it works: Let’s assume you purchased the home for $50,000 many years ago and now the home is worth $250,000. If she inherits the property either via your will, transfer via the trust, or through a transfer on death deed, your daughter would inherit the home at a value of $250,000. If she turns around and sells the home, she wouldn’t pay any federal income taxes on the sale. On the other hand, if you make her your co-owner, her share of the home would be a gift to her and the cost of her half would be $25,000, or half the cost of the property. If she sells the property after you die, she’d pay federal income taxes on the increase in the value of the home from $25,000 to $125,000, or $100,000. She wouldn’t pay any tax on the other half, because she would inherit the other half share when you die and she would not make any profit on the sale when the IRS considers your half interest worth $125,000 at the time of your death. We hope this information helps you make a decision once you consider the value of the home, what you paid for the home, the costs involved in each scenario and your preferences in how you’d prefer to handle your particular situation.
