The holidays are such a magical time of year. I used to think the sparkle and thrill would wear off with age, but I could not have been more wrong. Of course, the season has changed over the years, from the anticipation of Santa coming to my house as a young child to the nostalgia I felt coming back to visit my family during my young adult years and now having the chance to create lasting memories for my own family. My 3-year-old is finally old enough to start understanding the importance of Christmas, so this part of my adventure is only beginning. All of these memories were playing in my mind earlier this year as I shopped for the Christmas looks I wanted to bring into the shop. Going to market is an amazing experience, but it is easy to get sensory overload with the volume of options. I knew I wanted to bring in a look that encompassed how I feel around this time and how I want others to feel when they visit. I kept coming back to one word in my mind: cozy. That is why our ski lodge look has become one of my absolute favorites this year. While we may be short a few mountains here in Kansas City, the feeling of warmth, comfort and relaxation

How to purge and repurpose items before holiday overload hits By Cathy Hobbs Tribune News Service (TNS) The holiday season is officially upon us. From gifts and gadgets to holiday decor, a lot of items will fill the home. Some will be treasured, others admired, and some will need to be removed and/or purged. But what about items that could be repurposed and reused? Now is an ideal time to start thinking of ways to give new life or renewed purpose to some household items. Don’t know where to start? Here are some tips to help set you on the right path. What to purge 1. Ask yourself if something will continue to be of use and value. If the answer is no, remove it. 2. Is the item broken or in need of repair? If the item can’t be fixed or won’t have the same appeal once repaired, toss it. 3. Do you have decor items

home. 2. Get crafty. What’s old is new again. Can’t use that item? Look for ways it can be taken apart and transformed. 3. Swap. Many communities have clothing and equipment swaps. Why not swap decor items with a friend? 4. Donate. A worthy and wellmade item you can no longer use is an ideal item to donate so someone else can enjoy it. 5. Paint. Sometimes an item can be repurposed by changing the color or finish with paint or varnish. It’s a great time to purge and repurpose items in your home before the holiday season takes over. Adding holiday accent to the home can turn everyday people into divas as demanding for cutting edge as a haute couture CAROL designer. To O’MEARA keep your Colorado State University Extension crown as the number one seller, you have to have the looks of a starlet, please contemporary or traditional tastes, and be low maintenance, all while performing like a champ. Not an easy feat if you’re a houseplant. But for the poinsettia, varieties have taken a turn towards colors and styles that wow the savvy plant person who know where to look. Yet the stamina to make it through the holidays rests in the hands of the growers and the shoppers. “You can find a poinsettia at every retail outlet you can think of, but if you want novel, you have to go to the independent garden centers,” Says Dr. Steven Newman, Greenhouse Crops Extension Specialist and Professor of Floriculture at Colorado State University. “There is some diversity offered at the box stores, but the independents get more designer types.” Sure, red is still king, but salmons, pinks, purples and whites sit along side flecked and variegated varieties, perfect as an unusual spark to set off the home. Sizes vary from minis and pixies – ideal for small tables - to standards and larges for floor displays. Development of new poinsettias has taken off due to its popularity as a year round houseplant in many other nations, Newman said. Only in the United States is it just a Christmas plant. Colorado has excellent poinsettia growers that supply high quality plants to retailers small and large. But once the 4

plants leave the shelter of the greenhouse, their health can get risky. “If you want quality, you get what you pay for,” Newman says, “and smaller retailers have staff on hand that’s trained to care for the plants so they’re healthy when they go home with a shopper. Plus, they don’t park them near the door where chill wind blasts this tropical plant.” Get the most from your poinsettia with these tips from Steve Newman: UÊ Start by choosing plants with plump, full anthers in the yellow center of the colorful bracts. If the anthers are dried up and the pollen is shed, move on – the plant is spent. UÊ Look for deep green leaves on sturdy branches that are held slightly upwards, at 60-degree angles, instead of straight out from the stem. They won’t break as easily. UÊ Pick plants that are kept in an area well away from the door. UÊ Have the checkout clerk wrap your poinsettia before you

take it from the store and drive it immediately home. Temperatures less than 45 are chill enough to kill the plant. UÊ Place in bright, indirect light away from drafts. UÊ Water regularly so they won’t lose their leaves from stress, but there’s no need to fertilize. Check out the Colorado State University Horticulture Center’s poinsettia sale, where poinsettias grown by students are available for $10 per 6-inch pot. Many new and interesting cultivars are available at this fundraiser, which supports the horticulture program. Carol A. Making Sense Of Your Inspection Report Whether you’re buying or selling a home, the home inspection is a critical element in the process. Most professional home inspectors will be more than happy to explain things as they go along and answer any questions you may have. Although inspections will cover most aspects of the house

Refinancing a mortgage means you get a new home loan to replace your existing one. If you can refinance into a loan that has a lower interest rate than you’re currently paying, you may be able to save money. The best time to consider doing a refinance is when interest rates fall sharply, and sink well below the level they were at when you closed on your original mortgage. Another good opportunity is when your credit improves to the point where a new loan has a lower interest rate. As a rule of thumb, it’s worth considering a refinance if you can lower your interest rate by at least half a percentage point, and you’re planning to stay in your home for at least a few years. Why You Should Consider Refinancing There are a variety of reasons that might make financial sense to refinance your home loan: — To reduce your monthly mortgage payment by securing a lower interest rate — To get a shorter term, such as a 15-year loan to replace a 30year mortgage, so you can pay it off faster and pay a lot less in total interest — To switch from an adjustable-rate mortgage to a fixed-rate loan — a smart move if you think rates are going to go up in the future — To extract cash from your home’s equity in what’s known as a cash-out refinance — To eliminate mortgage insurance if you’ve built up 20% equity in your home

How To Refinance Your Mortgage The process of refinancing is similar to getting a mortgage when you purchase your home.

but you’ll get better rates and fewer fees if you have more than 20% equity. The more equity you have in your home, the less risky the loan is to the bank or lender.

Step 1: Set A Clear Financial Goal. There should be a good reason why you’re refinancing, whether it’s to reduce your monthly payment, shorten the term of your loan, or pull out equity for home repairs or debt repayment. “Every situation is unique,” says Ann Thompson, Bank of America’s head of retail sales West. “Everyone has different priorities.” What to consider: If you’re reducing your interest rate but restarting the clock on a 30year mortgage, you may end up paying less every month, but more over the life of your loan. That’s because the bulk of your interest charges are in the early years of a mortgage.

Step 4: Shop Multiple Lenders. Getting quotes from multiple lenders can save you thousands of dollars. Once you’ve chosen a lender, discuss when it’s best to lock in your rate and not having to worry about rates climbing before your loan closes. What to consider: In addition to comparing interest rates, pay attention to the cost of fees and whether they’ll be due upfront or rolled into your new mortgage. Lenders sometimes offer “noclosing cost loans” but charge a higher interest rate or add to the loan balance.

Step 2: Check Your Credit Score And History. You’ll need to qualify for a refinance, just as you needed to get approval for your original home loan. The higher your credit score, the better refinance rates lenders will offer you–and the better your chances of underwriters approving your loan. What to consider: It may make sense to spend a few months boosting your credit score before you start the refinancing process. Step 3: Determine How Much Home Equity You Have. Your home equity is the value of your home in excess of what you owe the bank on your mortgage. To figure it out, check your mortgage statement to see your current balance. Then check online home search sites or get a real estate agent to run an analysis to find the current estimated value of your home. Your home equity is the difference between the two. For example, if you still owe $250,000 on your home, and it is worth $325,000, your home equity is $75,000. What to consider: You may be able to refinance a conventional loan with as little as 5% equity,

Step 5: Be Transparent About Your Finances. Gather recent pay stubs, federal tax returns, bank statements, and anything else your lender requests. Your lender will also look at your credit and net worth, so disclose your assets and liabilities upfront. What to consider: Having your documentation ready before starting the refinancing process can make it go more smoothly. Step 6: Prepare For The Appraisal. Some lenders may require an appraisal to determine the home’s current market value for a refinance approval. What to consider: You’ll pay a few hundred dollars for the appraisal. Letting the lender know of any improvements or repairs you’ve made since purchasing your home could lead to a higher appraisal. Step 7: Come To The Closing With Cash, If Needed. The closing disclosure, as well as the loan estimate, will list how much money you need to pay out of pocket to close the mortgage. What to consider: You might be able to finance those costs, which typically amount to a few thousand dollars, but you’ll likely pay more for it through a higher rate or loan amount.

Step 8: Keep Tabs On Your Loan. Store copies of your closing paperwork in a safe location and set up autopayments to make sure you stay current on your mortgage. Many lenders will also give you a lower rate if you sign up for autopayment. What to consider: Your lender might resell your loan on the secondary market either immediately after closing or years later. That means you’ll owe mortgage payments to a different company, so keep an eye out for mail notifying you of any such changes. Benefits Of Refinancing Your Mortgage — Free up money each month. A rate-and-term refinance replaces your mortgage with a new loan that has a lower rate, meaning you have to pay less to your lender each month. “There’s a significant opportunity to reduce your monthly cash requirements,” says Glenn Brunker, a mortgage executive with Ally Home. “Depending on the size of your mortgage, it could be $75 or $100 per month, or even several hundred dollars a month.” — Pay your home off more quickly. You may be able to refinance into a loan with a lower interest rate and a shorter term. The savings in interest payments could be substantial, for example, if you’re able to refinance into a 15-year mortgage from a 30year loan. If there’s a chance you’re going to move before then, refinancing is probably not the best move. — You may have a prepayment penalty.
