(BPT) - If you’re building a new home, you want it to be stylish, functional, and of course, state of the art with the latest technology advancements. Smart home features are on top of the wish list for homeowners, with 81 percent of homebuyers stating they would favor purchasing a home with smart accessories already installed, according to Digitized House. By building your own home, you get the advantage of these features being integrated seamlessly into the design. Every year, smart home technology gets better and better, with new trends emerging that make homeowners’ lives easier and more convenient than ever before. Here are some of the top smart home trends of 2019 that you may want to integrate into your building plans: Smart circuit breakers For the most part, circuit breaker boxes in traditional homes have remained unchanged for decades. The mysterious gray box in your basement or garage is one that you tend to avoid, but smart design and technology is taking these load centers into the 21st century. Leviton’s new load center with optional internet connectivity sends homeowners real-time monitoring data and customizable alerts to their smart devices. How does it work? The Leviton Load Center’s smart circuit breakers communicate with a Wi-Fi or Ethernet-enabled data hub to report real-time status. Using the My Leviton App, homeowners can conveniently monitor electrical usage per circuit
branch or specific appliance, safely turning breakers off remotely if needed. Smart circuit breakers also report home energy consumption, including historical views by day, month or even year. The My Leviton App also allows users to receive alerts when a circuit breaker trips, or if a circuit is using more energy than usual. They can even set contractors as recipients of these notification and give them secure access to their app’s panel view, allowing them to troubleshoot remotely. No more wondering if the stove was left on - you’ll be able to see instantly. More than just a simpler way to improve your home’s safety, if you’re concerned about your home’s energy output, Leviton’s smart circuit breakers provide real-time data on how each circuit is performing, as well as information on current and historical costs - so you can make smarter energy choices. Good for the environment and your utility bill. Learn more at www.leviton. com/loadcenter. Smart comfort You want to stay comfortable from season to season in your home, but you also want to heat and cool it efficiently. Smart temperature controls are making this easier than ever for homeowners, allowing you to put the temperature decisions virtually on auto-pilot. Smart thermostats go beyond programmable thermostats by using technology to analyze heating and cooling usage and maximizing efficiency for when you are home versus when you are gone. Connected to an app on your phone, the technology knows through your device’s physical location if you are home or away at work. It records patterns and begins to make suggestions and adjustments based on your lifestyle. These smart temperature controls allow you to make automatic adjustments remotely if necessary, so if you’re headed home early, you can have the house to your ideal temperature by the time you arrive. With access to historical energy use data and temperature control
Loveland Reporter-Herald – AtHomeColorado.com
charts, you’ll be able to analyze your energy footprint and make informed decisions about how you want to use your home’s heating and cooling systems best for your comfort and for the environment. Smart security systems It’s amazing what modern home security can do when paired with smart home technology. Not only will your home be safer, but it will be more accessible, too. For example, pair cameras with intelligent locks to let you know who is at your door even when you’re away. If it’s your child coming home from school, they can be safely let into the house. If it’s a package delivery, you will know right away. If it’s a package thief, you can be alerted and take action through two-way audio before the police arrive. Smart cameras can detect people, animals and things, making your spaces incredibly secure. Smart sensors are also a big part of the smart home security trend, bringing peace of mind to homeowners. These sensors monitor environmental changes in the home, so you’re alerted to air quality changes and other concerns such as temperature fluctuations or smoke. For example, you’ll know right away if high levels of carbon monoxide are detected, whether you’re at home or away. Another way to keep your home safe is by making it look like you are home when you are away. Smart lighting options such as the Leviton Decora Smart with Wi-Fi Technology enables you to schedule lights to turn on and off throughout the day from any location all through the convenience of the My Leviton App. When building a home, it’s important to make it a smart home. These three emerging areas are bringing the home fully into the future with more innovations still to come. August 31-September 1, 2019
LAWN AND GARDEN
Harvest seeds for enjoying in winter Longtime readers of this column know I have a running battle with squirrels in the garden. Digging up perfectly good plants, stealing CAROL fruit from trees, O’MEARA or throwing Colorado State things to chase University Extension off intruders, I’m sure they think I’m a nuisance to their otherwise idyllic patch. Too bad I think it belongs to me. With a great deal of chicken wire and netting, I’ve managed to protect a lot of the plants, but sunflowers simply won’t be contained and have grown tall enough that I thought there was no way the squirrels to get to them. They’re in the middle of the yard, away from fences or trees, so there is no launching pad for the furballs to fling themselves from. I underestimated the ingenuity of those animals. Sitting at a peaceful breakfast on the patio, I noticed a trembling in the sunflowers, with one of them shaking and disturbing their neighbors. Suddenly it fell like a sequoia, crashing to the ground in a majestic, slow motion tumble that left a hole where once it had been. The squirrel at the base of the plant looked delighted and scampered along the stem to sever the head and cart it off for
a meal. They’ve begun strip-logging my sunflowers, a sure sign that it’s nearing time to harvest those heads. Here’s how: The easiest way to tell if your sunflower heads are ready is that the ripe seeds start falling out. Pick up a few and split them open to see if the seed is plump with meat. If they’re not falling yet, look for the heads to be droopy and down turned with the back changing from green to yellow/brown. Petals will be shriveled and falling, leaving the plumped seeds exposed. Keep birds and squirrels from thieving the seeds by bagging the head with perforated plastic bags. In my case that isn’t going to help, because the logging
operation is in full swing, so the head needs to be ripened away from the plant and in a protected area. At this point - before the seeds start falling - cut the head off the stem, leaving one foot of stem attached. Hang them upsidedown in a warm place until dry and the seeds separate easily. Then use this stem to turn over and hold the head upside down while rubbing the seeds out by hand. Dry and store them or roast them in a 300-degree F oven for 15-25 minutes. If you prefer your seeds salted, soak them overnight in a brine of 2 tablespoons of salt to 1 cup of water. Boil the brine, seeds and all, for a few minutes, drain, then spread them thinly on a cookie
sheet and roast in a 200-degree F oven for 3 hours or until crisp. Roasted long enough, they’re easy to shell. Other seeds are ready for harvest, such as dill, fennel, cilantro (coriander), or parsley. To harvest these seeds, cut the stems when the seeds are turning from green to brown (cilantro when half of the seeds have turned brown). Bundle the stems together with rubber band – they shrink to fit the stems when the stems dry – and hang them upside down. Loosely secure a paper bag over the flower heads to collect the seed as it shatters from the stem. Once the seeds have completed the browning, rub them to separate any remaining from the stem. Dry them the rest of the way by setting the seeds out on a drying screen in a warm, well-ventilated space for a few days. How to choose a good neighborhood (and why it’s more important than the house) By Beth Braverman Bankrate.com (TNS) When Dan Sondhelm moved from an apartment building where residents mostly ignored trash in the halls to a single-family home in Alexandria, Va., he didn’t expect the local neighborhood watch to take their duties quite so seriously. “It was really organized,” Sondhelm says. “Those in charge for the week would clear still-onthe-driveway newspapers and stillon-the-street garbage cans, among other things, during the twice-aday drive around the block.” They’d also pay close attention to homes whose residents were on vacation, making sure that nothing was amiss at those properties. Nearly 20 years later, Sondhelm lives in the same house, and the neighborhood watch is still going strong. “There’s a feeling that you’re all in this together and you all look out for each other,” Sondhelm says of his neighborhood. When it comes to choosing a good neighborhood to live in, not all surprises are so positive. There’s a reason that real estate agents like to remind house hunters that they’re not only buying a house; they’re also buying a neighborhood. Whether you’re buying your first home or looking to purchase an investment property, here’s everything you need to know about what to look for in a neighborhood. How to find a good neighborhood It’s easy to get caught up in looking for a home that checks off everything on your wishlist, but real estate experts say it’s more important to pay close attention to the neighborhood. After all, a house can be updated and fixed but you can’t change its location, the vibe of the community or your neighbors. When figuring out how to find a good neighborhood, it boils down to one thing: research. And lots of it. Your real estate agent is a good resource for pointing out 4

key amenities and learning about homeowners’ association rules, but you can’t rely on them for some specific information. “Realtors have to be very careful not to say anything that might steer people into one neighborhood or another,” says Ronald Humes, a realtor with HomeSelect Realty in Lexington, Kentucky. The federal Fair Housing Act, aimed at preventing housing discrimination, bars real estate professionals from discussing the racial or financial demographics of a community with their clients. That said, you can find plenty of information on your own online. Websites like niche.com and neighborhoodscout.com are a great starting place for data about a specific area, including crime rates, income levels, demographics and school info. Still wondering how to find a good neighborhood? Here are other factors to consider: Crime rates For many homebuyers, safety is top of mind when choosing a good neighborhood. A neighborhood with a low crime rate is not only safer, but can help keep property values afloat in the years to come. How to check: Local law enforcement agencies typically track crime statistics, so that’s a good place to start. You
also can visit websites such as CrimeReports and SpotCrime to look through curated crime. You might also run the address at the National Sex Offender Registry to see if there are sex offenders living nearby, and drive by at various times to check on traffic and noise. School quality Even if you don’t have children, buying a house in a community with good schools can be a smart investment, because future buyers may have children. “Schools have a lot to do with the resale value of a home,” says Ken Pozek, a realtor with Ken Pozek Group with Keller Williams Realty in Orlando. “Even if the schools aren’t A-rated or B-rated, you want to know that going in when you make the decision to buy.” How to check: Go to the local school district’s website and download the report card of nearby schools. This will include information about the school’s demographics, test scores and graduation rates. Another resource: GreatSchools.org, which allows you to easily compare data between schools and read parents’ reviews. Lifestyle A couple starting a family will want different amenities in their ideal neighborhood than empty

nesters looking for a slower pace of life. Pay attention to things like parks, open spaces, trails, proximity to shopping, dining and local attractions. If the community is a homeowners’ association, or HOA, find out what amenities are included in your dues, such as a pool, clubhouse or gym. How to check: Again, the internet is your friend. WalkScore provides information about a neighborhood’s walkability and car-free access to restaurants, parks and other places of interest. Scan neighborhood Facebook groups, neighborhood websites like Nextdoor, community newspapers or the HOA’s website or newsletter to get a feel for the community’s vibe or any special events they host. New parents, for example, might check out babyfriendly programming at a library, while a marathoner might be interested in local running groups. Pride of ownership When the residents of a neighborhood truly care about their homes and their community it shows — and it creates a better place to live. A neighborhood that belongs to an HOA, for example, is more likely to have a consistent look because homeowners have to follow HOA guidelines. That said, a too-strict HOA might not be ideal if you want more freedom with your property. How to check: You’ll get a sense of whether people are proud to live in a neighborhood simply by talking to them and asking what they like about the community. Beyond that, look at the time and money that they’re investing into their homes. Well-maintained homes with neatly landscaped lawns are a good sign that your future neighbors care about their properties (and will expect you to do the same). “You want to be where people are investing in the community,” says Rebecca McCullough, a realtor with McEnearney Associates in Alexandria, Va. ——— Visit Bankrate online at http:// www.bankrate.com August 31-September 1, 2019

Pending Home Sales Decline 2.5% in July WASHINGTON, Aug. 29, 2019 /PRNewswire/ -- Pending home sales fell in July, reversing course on two consecutive months of gains, according to the National Association of Realtors®. Of the four major regions, each reported a drop in contract activity, although the greatest decline came in the West. The Pending Home Sales Index,* www.nar.realtor/pendinghome-sales, a forward-looking indicator based on contract signings, decreased 2.5% to 105.6 in July, down from 108.3 in June. Year-over-year contract signings fell 0.3%, doing an about-face of the prior month’s increase. “Super-low mortgage rates have not yet consistently pulled buyers back into the market,” said Lawrence Yun, NAR chief economist. “Economic uncertainty is no doubt holding back some potential demand, but what is desperately needed is more supply of moderately priced homes.”
—————————————
Yun expects GDP growth to ease to 2.0% in 2019 and 1.6% in 2020, but growth predictions are somewhat uncertain due to trade tensions. With slower economic growth, interest rates will remain low. Though home sales will get a short term boost from lower mortgage rates, existing home sales are likely to be flat at 5.34 million in 2019 given the level of sales in the first seven months of the year. Amid tight inventory conditions, the median price of existing home sales will continue increasing, but at a slower pace of 4% in 2019, to $269,000, and 3% in 2020, to $278,500. Low inventory numbers impact the nation’s overall economy, according to Yun. “A boost to home building would greatly improve economic growth,” he said. “More free market prices on construction materials without government interference about where homebuilders have to get their supply will also help produce
more and grow the economy. The housing industry cannot grow without more supply.”

In the Midwest, the index dropped 2.5% to 101.0 in July, 1.2% less than July 2018. Pending home sales in the South decreased 2.4% to an index of 122.7 in July, but that number is 0.1% higher than last July. The index in the West declined 3.4% in July to 93.5 but still increased 0.3% above a year ago. *The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. The index is based on a large national sample, typically representing about 20% of transactions for existing-home sales. In developing the model for the index, it was demonstrated that the level of monthly sales-contract activity parallels the level of closed existing-home sales in the following two months. An index of 100 is equal to the average level of contract activity during 2001, which was the first year to be examined. By coincidence, the volume of existing-home sales in 2001 fell within the range of 5.0 to 5.5 million, which is considered normal for the current U.S. population.

If you’re looking to buy, build or are searching for inspiration, the 2019 Parade of Homes is the perfect opportunity to view some of the best-built homes in Northern Colorado. The Parade showcases the value, quality, innovations and craftsmanship of some of NoCo HBA’s builder and remodeler members. The 2019 Parade of Homes runs two extended weekends, September 6-8 and 13-15, 10 a.m. to 5 p.m. The Parade is an opportunity for building professionals to open their doors and welcome you inside to enjoy the designs they’ve created. There are 36 homes this year, from Red Feather Lakes to Platteville. After you’ve toured the homes don’t forget to vote for your favorite and help select the StrucSure Home Warranty’s People’s Choice winner. If you attend, you also have a shot at winning $5,000 in cash to help with your new home purchase or remodel. The First National Bank $5,000 Cash Parade of Homes Giveaway Contest runs both weekends. Every home you attend is an opportunity to enter (up to five entries per phone). Just enter the text-to-win information found at the home. A simple text could get you the cash you need to help your home dreams come true. For more information about the contest please visit www.nocohba.com. The Parade is your opportunity to establish relationships that will get you into a new home or have your existing home updated to fit your growing and changing needs. View the latest design trends and newest materials in-person. Builders, realtors, remodelers and financial representatives will be at select sites answering questions. If you don’t understand the many Loveland Reporter-Herald – AtHomeColorado.com
benefits of buying new construction, these magnificent homes showcase the strengths of the Colorado building industry. As the first homeowner, you can take care of your home and know that it will last a long time. When you buy a new home, you are the first homeowner to use everything. From the appliances to the paint, everything is fresh. Most new construction homes come with warranties from the homebuilder. This ensures that if any sort of problem arises, you know exactly who to call, and can expect a quick fix. New construction homes are outfitted with the latest in energy efficient materials and products. Most new homes use at least 20% less energy, which can add up to thousands of dollars in savings a year. New construction will have LED lighting, so say goodbye to changing light bulbs all the time. But more importantly, during Colorado’s cold winters and hot summers, energy efficient homes save you money. Air leakage accounts for nearly 30% of a home’s heating and cooling costs, according to the U.S. Department of Energy. Many builders now focus on providing better insulation to boost efficiency and reduce the use of heating and cooling systems. Good insulation keeps your home the desired temperature and reduces noise pollution. Major strides have also been made in improving the efficiency of Heating Ventilation and Air Conditioning system. New furnaces handle more efficient air filters and improve air quality. Efficient furnaces and boilers can convert up to

98% of energy to heat, while older models were only 56-70%. If saving money isn’t enough of a benefit, new homes provide a safe space for your family. They undergo rigorous safety checks and have very strict safety standards. For example, they may include fire safety features that are not in properties built in the past. New construction homes are required to include hardwired smoke and Carbon Monoxide detectors, which will continue to run even if the battery dies. The Parade demonstrates all the amazing benefits of buying new but perhaps the biggest draw

are the endless possibilities to customize a home fit for your family. If you build from the ground up you can work with builders to select the best floor plan for your lifestyle. Even if you don’t select the floor plan, it’s a lot of fun to pick the finishes that reflect your style. From modern color schemes to custom tile, living in a home designed by you is a great feeling. Being involved in the build can also give you the opportunity to be really custom with your taste. Add a standing tub, walk-in closet or wine cellar – the options are endless. Something that many people in
the market for a new home don’t realize is that new construction is affordable and a good investment. Special financing options may be available through your builder. And when it comes to selling your home, newer homes are usually a quicker sell. Come uncover your inspiration and see the possibilities of
what life can be like in Northern Colorado at the 2019 Parade of Homes.

STYLE AT HOME:
Wallpaper, the great comeback of 2019 By Katie Laughridge Tribune News Service (TNS) It is true what they say: If you wait long enough, old trends will make their way back into fashion (unless we are talking about shag carpet, in which case that can stay in the past!). One of my favorite comebacks of the last few years is wallpaper. Wallpaper is a style destined to come around again and again. Not only is it functional and beautiful, it also has a certain nostalgia that keeps us coming back to it. I love hearing about renovations where homeowners find layer after layer of wallpaper when working on the walls. They help tell the story of the home in a way few other elements can. Wallpaper and wall coverings in general are back in full force and are still a versatile, impactful way to dress up your home. When venturing into the colorful world that is wallpaper, remember: Fashion is something anyone can acquire; style is what you do with it. Wallpaper is the perfect element to make your space unique, which after years of stark white and neutrals being the go-to trend, is something my fellow modern traditional enthusiasts and I welcome back with open arms. If you find the idea of adding wall coverings to your space a bit overwhelming,
A kid’s room is the perfect place for a bit of color and a lot of whimsy. (Matt Kocourek/TNS)
you’re not alone. Begin by thinking about what you want to accomplish with your wallpaper. Do you want to add whimsy to your space? Perhaps texture is something you are missing? Or you need a pop of print and color to take your room to the next level? All things are possible with the styles of wallpaper available today. While I am still a sucker for classic prints, I also find myself intrigued by the bold and beautiful prints of 2019. That’s why we tend to gravitate toward wallcoverings from Schumacher and Thibaut. Not only do they

have timeless designs from all the way back in the 1920s golden age, they also have brilliantly designed styles that capture the personality and color of the modern age. They have taken antique florals and turned them into vibrant tropical scenes that are true works of art. Don’t be afraid to experiment with wallpaper in smaller spaces, like bathrooms and hallways. These are areas without a lot of square footage for decor and can sometimes be difficult places to dress up. Wallpaper changes all of that. The right print can bring life and energy in a way that traditional paint just can’t.
Another trend we’re loving is the statement ceiling. Using wallpaper on the ceiling might seem a bit over the top, but the right pattern can add texture. Whether you decide to branch out and try a statement ceiling or do a whole room, the most fun is finding the perfect print and making it your own. ——— Adapted from nellhills.com. DESIGN RECIPES
How to pair blue with white in your space By Cathy Hobbs Tribune News Service(TNS) Blue remains one of the most popular colors in fashion and home decor. A power color, blue is often highlighted best when paired with light colors such as white and cream. How to use blue and white Blue is a rich and deep, while creams and whites are soft and light, which creates a powerful balance. The colors work especially well together in spaces in which you may wish to have a sense of strong contrast, such as living rooms and dining rooms. Here are some ideas for how to incorporate blue and white into your space.
ARTWORK Artwork is a key way to introduce or tie various colors together within a space. AREA RUGS Area rugs come in different shapes, sizes and color combinations that can help introduce blue and white into your home. ACCESSORIES From toss pillows to decorative items and even coffee table books, look for creative ways to tie blue and white together. COLOR MAP Color mapping is a design technique you can use to repeat or “map” a color or colors throughout a room so a space feels and looks more cohesive. Cathy Hobbs, based in New York City, is an Emmy Awardwinning television host and a nationally known interior design and home staging expert with offices in New York City, Boston and Washington, D.C.
