Home buying and selling tips DENVER – Realtor Allie Kirby, of New Era Group, Your Castle Real Estate in Denver lists the top three tips for both buying and selling a home in a hot housing market. BUYERS Get pre-approved Sitting down with a local lender to learn more about one’s financial options will help ease their stress. “Doing this will help you know your maximum purchase price when shopping for a property,” noted Kirby. “Other questions I encourage buyers to ask their lender are ‘How does an HOA payment affect my mortgage?’ ‘What will my full monthly mortgage payment include?’ ‘What are closing costs?’ ‘How does my credit score affect my financing?’ and ‘What documents will I need to provide?’” Start planning now One can never meet with a lender or Realtor too early to start making a game plan. “Informing yourself about the home buying process and about the current market will help you manage your expectations when you begin your own home search,” added Kirby. Be prepared to get creative with your offer Although sellers are usually trying to get the highest dollar amount

buyer for your home,” stressed Kirby. Declutter and knock out that to-do list It’s time to show off the property to potential buyers. “It’s important to show not how you live in the space, but the potential lifestyle and ease the new homeowner could enjoy in your space,” stated Kirby. “All of your daily conveniences need to be put away thoughtfully so that a buyer views storage space as ample and useable. Lastly, it’s important to spruce up any wear and tear the home has. You are aiming to sell a graceful lifestyle, so things like fresh paint and thoughtful landscaping can go a long way.” possible, there are a myriad of terms to structure within an offer that can help strengthen one’s position as a buyer, past the offer price presented. SELLERS Price your home accurately “Buyers are going to do their research on how your home compares to the other recently sold comparable properties in the neighborhood. Pricing accurately is going to help generate more showing traffic, possibly even presenting you the opportunity of multiple offers, allowing you the incredible option to select a solid

Be patient “While yes, some Colorado homes are selling within a matter of days, this might not happen overnight or your first contract may fall out,” concluded Kirby. “Odds are that if the price is right and your home is in good condition, there’s another buyer right around the corner.” Allie Kirby is a Realtor at New Era Group, Your Castle Real Estate in Denver. She works with both buyers and sellers in the Denver metro area. For more information, please call 720.432.4866 or visit alliekirby.com.

HOME GARDEN

Hummingbirds are fun for garden Lawnmowers droning, cicadas buzzing, the slightly skewed tune of ice cream trucks – some sounds are the songs of summer. But of all the BY CAROL noises that O’MEARA are part of the Colorado State season, there’s University Extension, Boulder County one sound that sends my spouse and me running to windows or out the door, eagerly searching for the source: the high trill of hummingbirds in flight. If you’re hearing hummers whirring overhead, it’s not your imagination; we’re into the season of migration for hummingbirds. They pass through our area twice each year, heading up to the mountains from mid-April to mid-May. They don’t linger in our yards at that time, since there are few flowers for them to sip upon. Hummingbirds are some of the world’s smallest avians; their family contains the smallest of all birds. But don’t let their size fool you; males hummingbirds have attitude and are fiercely territorial. This results in aerial battles that look like hockey games with body checks and moves to interfere with flight paths. Hummingbirds have specialized wings with shoulders that can move 180-degrees. This, plus thin primary flight feathers at the tip, allows for rapid flight, hovering, and the ability to fly both forwards and backwards. What we notice is the high-pitched humming sound made by the wing beats. They feed primarily on

nectar produced by flowers but get protein by dining on tiny insects or spiders as well. To sup on the nectar, hummingbirds hover in front of the flower and extend their long, split tongues. Small, hair-like lamellae on the tongues trap the nectar for the hummingbirds to pull from the flower to drink. Once in their mountain home, they nest, then head back down in stages beginning in early July. For this reason, the time to hang hummingbird feeders is on the fourth of July. Males are the first to head south, leaving the females and juveniles to linger in the mountains. After spending time alone with the youngsters, females are the next to migrate through, with juveniles trailing behind. In this leisurely migration, broadtails, rufus, black chinned and calliope

hummingbirds will visit our yards through September. Once they’ve learned that your yard is a buffet for them, hummingbirds remember where they’ve fed. If you have feeders out or flowers they love, they’ll visit you again next year. Attract hummingbirds to your yard by adding the color that calls to them as they wing past, particularly reds, oranges, pinks, and purples. Agastache, penstemon, honeysuckles (Lonicera spp.), and currants (ribes spp.) are good choices to plant, but for a longer list of flowers to attract hummingbirds, visit gilpin.extension.colostate.edu/ programs/mtn-hort/hummingbird. Keep a small amount of sugar water in your feeder, replacing it every three to four days. But because we don’t get a lot of hummingbirds at any given time

– they stop, take a drink, then keep migrating – use little feeders, one-quarter full, and change the sugar water often or it ferments. You don’t want to get the little guys drunk – they’d be easy prey for predators if disoriented. Mix your own with four parts water to one-part sugar, and skip the food coloring, which is harmful to hummingbirds. Bring it to a boil to dissolve sugar and get rid of impurities, then refrigerate it until your feeders need a refill. Carol A. DESIGN RECIPES

Try these lighting tips in any space By Cathy Hobbs Tribune News Service Lighting can greatly enhance or diminish a space. Poor lighting can make a home feel dark and gloomy, while a well-lit home can feel bright and welcoming. Lighting can also be used as a stylized element to improve nearly any room of the home. From ceiling pendants to wall sconces and chandeliers, a number of traditional and innovative lighting solutions can help you enhance your space whether you are looking for elevated aesthetics or more functionality. Looking for lighting ideas? Here are some top tips. 1.

2.

Go industrial. Industrial style fixtures are more popular than ever and can work well depending on the style of your space. Think function. Whether it is a pendant to provide lighting over a sink or an island or a table to dine, be sure to pay attention to functionality.

A unique wall sconce can add interest to a space. (Design Recipes/TNS).

3.

4.

LED fixtures are a popular, energyefficient choice. (Design Recipes/TNS).

Go for glam. In spaces like dining or entry areas, don't be afraid to make a bold statement with lighting fixtures. Formal or casual? Whether you are looking to make a formal statement or prefer a fixture that is more understated, it is helpful to decide before making a lighting purchase.

5.

6.

Make a welcome statement. Homes that are poorly lit from the outside are not only unwelcoming but can potentially create a safety issue. Consider adding wall sconces. Whether in a powder room, bathroom or bedroom, this additional lighting can help add to the

design of a room as well as functionality. 7. Go energy efficient. From pendants to wall sconces, LED fixtures are more popular than ever. The lights typically burn for thousands of hours. 8. Try interesting light bulbs. Transparent bulbs and industrial-style bulbs can help add interest. 9. Add recessed lighting when possible. It is OK to add both recessed lights as well as fixtures in the same space. 10. When in doubt, more is better. You can never have too much light in a space. vanity, tile surround or countertop can be scratched, chipped, worn out or damaged; may be difficult to clean or access easily or safely; or simply may be the wrong color. A kitchen and bathroom refinish involves coating, detailing, buffing and polishing the surface to give it a glossy new look and a smooth area that’s easy to clean. Miracle Method can match solid colors and finishes in tubs and showers. It carries an array of colors, whites, bones, ivories, blacks, grays, earth tones and natural accents or can make a custom color. Two new lines of colors include Natural Accents, which mimics a stone finish, and Loft Colors mimicking quartz’s solid color with microflecks within that create a subtle pattern. “It’s not the best idea to tackle bathtub refinishing yourself,” Patel said, explaining that moisture in a bathroom can present problems and that creating the bond between materials is critical for refinishing work. “There’s a ton of do-ityourselfers, but some things in the bathroom are better left up to the professional.”

efinishing a bathtub or countertop is a great way to save money while also achieving a brand new look. That’s what Shalin Patel loves about the Miracle Method approach to home improvement. He is the owner and manager of Miracle Method of Fort Collins, also known as Miracle Method Surface Refinishing. “I love to give customers solutions to their problems they never thought was possible,” Patel said. “I love rejuvenating and saving their existing fixtures and leaving them with a high quality finish with many years of use. I love the fact we can do it 8

while being minimally invasive.” Miracle Method of Fort Collins provides commercial and residential refinishes and has core customers like hotels and senior living and rehabilitation facilities. The company goes to the site for refinishing and custom work and has a store with a modest 250-square-foot showroom. On display are product and color samples and refinished vanities, a kitchen countertop and backsplash, and a tub and tile unit to demonstrate options. Refinishing options The company’s core products include bathtub and shower refinishes, bathroom vanity and tile surround refinishes, and refinishes of tile floors,

tile backsplashes and kitchen countertops. The company, which operates through franchises, also sells and installs shower doors and modifies bathrooms to make them safer and more comfortable for seniors and those with mobility impairments. The MM Easy Safe Step walk-in tub, for example, has a step-through to avoid having to step over the edge of the bathtub. A section of the tub front is removed and capped with custom-sized decking or pre-molded units. “When we do our work, what we’re giving you may make it look like a full replacement,” Patel said. “You’re not covering up something to get by. You’re transforming and updating it.” The surface of a bathtub,

Steps for refinishing Refinishing surfaces like glass, laminate, stone or porcelain isn’t just a matter of putting down a coat or two, though it can seem simple and quick, especially since it can be done in one to three days. The first step for Miracle Method involves masking off what doesn’t need work, removing the old caulking, adhesive or silicone, and doing a deep clean. Any blemishes like burns, chips, nicks, cracks and scratches are filled in and seams are put back together. The new solid surface is deep cleaned to remove any oils or residues to leave a neutral working area. “We know how to prep the surface and create a bond that lasts,” Patel said. Building up the layers comes next with the bonding agent serving as the first layer, allowing for a molecular fusion of Miracle Method’s coating to the neutral surface. The coating is added in layers, varying if white, tones or colors are used. Colors, for instance, take a base coat, then a natural accent. At the end, an acrylic urethane clear coat is applied to provide a nice feel and satin, pore-free sheen, Patel said. REPORTER-HERALD

“It’s never an issue because everything is built nice and solid and refinished over,” Patel said. Another benefit when refinishing tile backsplashes, shower walls and countertops is that Miracle Method seals over caulking and grouting lines, which can tear, crumble, discolor and become traps for food crumbs and bacteria, Patel said. For bathtubs, the same refinishing steps are used and the bathtub is left to cure overnight. The next day, the tub is detailed with buffing and polishing to create a smooth, shiny surface like a factory-glazed tub that is easy to clean with a soft sponge, cloth or brush. A slip-resistant coating is added to the bathtub floor in the same color, so that a mat doesn’t have to be used. “There is no need for harsh abrasives or bleach,” Patel said. “You want to maintain the integrity of the finish by using mild, gentle cleaners. It performs like a new tub, making it easy to clean and keep shiny.” Miracle Method also can make a number of repairs, like a chip in the bathtub or shower unit, matching the tint or color. “We can spot repair areas and

convenience. In the future, the company may add refinishing concrete floors and countertops and sell shower doors.

Shalin Patel, owner, and the Miracle Method of Fort Collins Team.

match the color very well, giving you an almost invisible repair,” Patel said. One such repair is of fiberglass shower pans and bathtubs, which can have cracks in the surface and do not have to be completely removed and replaced. Layers of fiberglass are built up and finished off with a slip-resistant surface tinted to match the existing finish of the pan or tub.

“It leaves you with a floor that’s stronger than you ever had it before. You have your safety back with a slip-resistance surface,” Patel said. Miracle Method sells a few products in the store, such as Miraclean, a cleaner formulated for refinished surfaces. It also provides bathing accessories like drain kits, shower baskets and grab bars for safety and

Benefits of Miracle Method There are many benefits to using Miracle Method, including saving time and money, while being fast and convenient. The method also saves on demolition work that creates landfill waste and often requires multiple trades, instead of one company like Miracle Method, to come to the home and make the changes. “Refinishing is a very practical, environmental way of rejuvenating your existing fixtures, whether it’s a tub, countertop or tile, into a highperforming, good looking, transformative finish on your existing fixtures,” Patel said. PHOTOGRAPHY MATTERS List your home with a pro

By Darren Thornberry, At Home Photos by Tim Seibert

U

nless you have a passion for and the know-how to create amazing photography for your home listing, it’s a safe bet you consider that part of the job a big pain in the backside. Your phone camera isn’t going to cut it, and you might be worried about the cost of having professional photos done. Well, here’s the truth of the matter: Making the investment in professional photography is a far wiser choice than throwing it together yourself. Photographer Tim Seibert of Flatirons Pro Media explains why. At Home: If someone selling their home or renting out an Airbnb or Vrbo can take decent photos on their point ‘n shoot, why isn't that enough? Tim Seibert: Do you want decent photos representing your home or outstanding ones? Not everyone has the photographic eye. Finding a good composition, avoiding clutter, converging lines and proper exposure are all considerations in 10

every photograph. Professional photography equipment also improves the image quality. AH: What's a common misconception about photography as it pertains to real estate? TS: “The photographs made the rooms look much bigger.” This is not the intent of the photographer, agent or seller. It is just a fact that in order to capture at least

50 percent of a room, a wide angle lens must be used. Much like looking through binoculars, everything looks closer. Turn the binoculars around and you are miles away from your subject. A vacant home is most vulnerable to this side effect. Furniture gives the viewer perspective where they

overexposed. It is important to not only capture the different rooms, but to keep the viewer’s interest by leading them into the next room. Like pieces of a puzzle, including a piece of the next room in each photo. If the composition is of the dining room, include a piece of the kitchen and how they connect. This gives the viewer a better perspective of the floor plan. Well-staged homes always make better photographs.

the room and exposing so that the highlights and shadows look natural. As good as cameras are today, they still do not have the dynamic range of light that our eyesight has. In a camera, the highlights go bright and the shadows go dark. To me some rooms just scream to have a more intimate, low composition near a fireplace or a beautiful view out the window, giving the viewer a seat in the room.

a brand. What are the photos telling the viewer? Are dark photos with bright white windows trying to hide something from the viewer? Often times these homes are in beautiful locations, exposing those views through the window is crucial. The expense of professional photography is offset by the return one gets in their marketing efforts. AH: How does pro photography add value to a sales/rental listing? TS: The photographs are one of the most important tools used to market a home. The best

photographs create more interest, more offers and typically a better price. AH: What's the best compliment you could get from a client? TS: “The sellers are very happy with the photography. We had tons of showings and are under contract over asking price”.
