Do you know how to turn off your utilities? An emergency may require you to shut down your water, electrical or gas lines in a pinch. None of these are difficult to do, but you don’t want to be fumbling around to figure it out when seconds count. Learn where your home’s shutoff points are, and how to access them. PREPARE FOR HOME FIRES At least twice per year, inspect your smoke alarms and check that their batteries are still working. Do you have a fire extinguisher in your home? Equally important, is it up to date? Fire extinguishers lose pressure over time, so periodically check its meter to make sure it’s retaining the correct pressure level. A professional can usually recharge your extinguisher if it’s lost chemicals or pressure. Make sure the extinguisher is kept in an accessible place, and that everyone in the family knows where it is and how to use it.
Residential extinguishers are rated A, B or C — or a combination of them. Here’s what they mean: — A rating: Puts out fires fueled by wood, paper or cloth. — B rating: Fights fires fueled by liquids such as oil or gasoline. — C rating: Puts out electrical fires. An ABC fire extinguisher can handle most situations in your house. However, if you have a separate extinguisher for your kitchen, experts recommend a BC extinguisher, which forms a layer that keeps grease from reigniting. Design a family escape plan, and practice it. According to the American Red Cross, everyone in the household should know two ways to escape from each room in the house. A family should also decide on a place to meet outside of the home after it’s been evacuated. After a family devises a plan, they should practice and time the drills and try to evacuate the home consistently in under two minutes. Smoke is dangerous, so practice low crawling.

Denver Realtor Guides Millennials Through the Homebuying Process have regrets because they underestimated the costs associated with buying and owning a home. “Finding your dream home only to learn it’s outside your financial reach can be a nightmare,” said Brownson, who works with a lot of Millennials and first-time homebuyers every step of the way. To help guide Millennials and firsttime buyers through the homebuying process, Brownson shares the following four tips:

They are also fast becoming this country’s most prominent first-time homebuyers; however, according to CNBC, 63 percent of Millennial homebuyers
No. 1: Get pre-approved. “The first and most crucial step is to get pre-approved by a reputable lender, stressed Brownson. “A qualified lender will walk you through the financial responsibilities of purchasing a home so you will know exactly what your closing costs and monthly mortgage costs will be before going under contract.” Furthermore, it is imperative to find a lender that has worked with their Realtor on numerous occasions. “In today’s real estate world, one in four deals are falling out due
to financing,” added Brownson. “Ensure you find a lender that won’t overpromise and underdeliver.” No. 2:Opt for smaller square footage. Brownson further notes that statistically, the smaller the square footage, the more it appreciates. Millennials don’t have a lot of time for home maintenance. “Typically, they buy homes between 1,100-1,700 square feet and opt for townhomes that have a HOA. Not having to maintain the exterior is a huge plus,” stated Brownson. No. 3: Understand the buying process. Whether the house is new or very old, the buyer needs to know how the structure is holding up. “You need to know what work has been done on the house and what will bring value to the property. Make sure you have gone through the buying process with your agent so you know what to expect. My buyer flow chart is what I like to review with my clients,” said Brownson, who not only has an
interior design background but grew up in construction, so understands how to inspect the bones of a property. “Make sure to have your Realtor help you schedule an inspection with a licensed inspector.” No. 4: Interview the Realtor and be prepared to make an offer. This helps one learn about the Realtor’s experience and availability for showings. Do they have backup? How many buyers have they successfully represented? “Have your Realtor set you up on an automatic search that emails you properties daily,” concluded Brownson. “If you find a property you like, see it as soon as possible and be ready to write an offer if you love it. In Denver it is common to get more than one offer in the first few days on the market.”

Many buyers underestimate the true costs of homeownership By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I live in a community in which at least two newcomers bought the biggest house they could afford. Being inexperienced, first-time homebuyers, they estimated their costs on the longstanding real estate principle, interest, taxes and insurance (PITI) calculation. That, of course, left out utilities and maintenance. The new neighbors didn’t think far enough ahead to realize that costs for natural gas, electricity, water, sewage, trash collection, and even long-term costs like replacing the roof, are all expenses that will need to be paid. So please change the calculation from PITI to PITIUM, which is pronounced Pity ‘Em. A: Your letter and suggestion made us chuckle. But after we stopped laughing, we realized how on-target your suggestion is.
You are absolutely correct that there are a fair number of buyers (first-time in particular) who underestimate the true costs of homeownership. It’s so much more than simply making that monthly mortgage payment, even if the taxes are included through a real estate property tax escrow. In fact, many first-time homebuyers are used to a rental arrangement where the landlord takes care of most issues relating to a home, including, pest control, minor repairs, major repairs and other customary and routine items that go along with the ownership of a home. When you buy a single home, you are responsible for all of that; there is no landlord to call. If you live in a condominium or co-op building, you might have a maintenance person who will deal with repairs to the building’s common elements; but you may still be responsible for a share of the costs, or even the whole thing. First-time homeowners are often buying at the very edge of

It’s not surprising that first-time homeowners find their budgets under stress, sometimes even in the first few months of homeownership, like when the water heater blows unexpectedly or a hail storm damages the roof (and now they have to pay the insurance deductible). Home maintenance can cost a serious amount of money, and sometimes the repair bills are unexpectedly huge. In fact, we often suggest that homeowners find a way to set aside several thousand dollars a year for home maintenance projects, such as blacktopping the driveway, cleaning the gutters, or recaulking windows. Even brand-new homes require maintenance, though those costs may be less in the first few years. Moving is expensive. Beyond the actual costs incurred for the move itself, homebuyers generally spend a lot of cash on furniture, furnishings and other household goods. But, homeownership is expensive, too, and since 40 percent of Americans families don’t even have $400 in an emergency savings accounts, maintaining the big investment you just made has to be a priority. You should always keep some savings set aside for various home repair issues that will come up. You are right to point out that some first-time homebuyers just don’t understand what they’ve signed up for; and that could hurt

We’d rather not pity them (or PITIUM, as you so cleverly put it), but would rather educate them to become better homeowners and lessen their financial stress.
