3 tips for creating a durable summer lawn in the spring and summer favors shoot and leaf growth at the expense of root growth, which is key for creating a healthy, hardy lawn. Feed your lawn twice per year (plan for mid-May and mid-September), with the spring application featuring slow-release nitrogen fertilizer to minimize excess growth. Still feel the need to fertilize? Simply leave the clippings on your lawn after you mow. This not only saves time, but can provide up to 25 percent of the lawn’s fertilizer needs.
(BPT) - Grass is a highly resilient plant, but even the healthiest lawn will require some TLC to help it keep up with the high-traffic summer recreation season. Follow these three tips for improved summer durability to make sure your yard bounces back quickly from whatever you throw at it whether your activity of choice is a rowdy game of flag football or a leisurely backyard dinner party.

especially if you’re playing yard games. “A natural grass lawn creates the perfect setting for a whole host of outdoor activities for the entire family,” said Bryan Ostlund, executive director of Grass Seed USA, a coalition of American grass seed farmers and turf specialists. “If you’re lucky enough to have a grass lawn, use it! Spending time outdoors is good for both mind and body.” So take advantage of your green oasis and gather on the lawn to eat or play together. If you’re looking for games, children’s classics like tag or flag football might be the first activities that spring to mind, but a quick search on Pinterest will show that the possibilities are truly endless. Bring out the bubbles, Frisbees, Hula-Hoops and kites. Pitch a tent, spread out a blanket or just lie on the grass. Whether you’re playing, entertaining or relaxing, there are countless reasons to get out on your lawn, and a bit of maintenance will make sure your grass is up for whatever the summer may bring. With proper mowing, fertilization and irrigation, a healthy lawn can stand up to a surprising amount of traffic.

A: Yes, and these are two tips I followed in my own home when I remodeled our
master bath. First, follow the universal design or UD method. This basically allows users of different ages and abilities to feel comfortable when using the bathroom. We all get older. Include things like comfort height toilets, walk-in showers and decorative grab bars. Second, use suite fixtures. Suite fixtures and accessories are all designed to match each other.

Can I challenge homeowners association rules on renting?

By Gary M. Singer Sun Sentinel(TNS) Q: My homeowners association changed the rules and added restrictions on renting. I rent and count on the income for my retirement. I want to know specifically what they did and if it is enforceable. What do I do? — John A: Your first step is to find out what rules changed and

whether the changes were made correctly and enforceable. The easiest way to do this is to ask your management company for a copy of the new rules and documentation of the vote approving them. Often you will be referred to your community’s website and left to find it on your own. If they do not help you with this information, you will need to request access in writing. Then, if you are not given access to the documents in 10 days, your community can be fined. While you have a right to view your association’s records, your community does not need to research your particular question for you, and you may be left looking through a pile of few boxes to find what you are looking for. You will then need to review your community’s documents and agreements to learn the procedure for making new rules. If the proper procedure was not followed, the

rules would not take effect. This happens more than most people think but is rarely checked. While these documents can be long, most of my clients have found what they were looking for. If the rule was properly passed, you will need to figure out if the rule applies to you. It is easier with condominiums where the law is clear that rental restrictions do not apply to current owners who did not vote for the restrictions. However, new owners buying after the rule was enacted will need to follow it. With homeowner associations, the law is less clear. In general, the law for HOA’s tracks that of condos, but there are some differences. With condos, this “grandfather clause” is written in black and white, but there is nothing like that regarding HOA’s. We lawyers call this an unsettled area of law, and cases regarding this issue get resolved based on the language of the HOA documents and the skills of the attorneys involved.

Home buyers with kids face greater struggles, Zillow survey says

That means many kids are scrambling to have as much fun as possible and may parents are hustling to move into a new home before school is back in session. Buying a home is tricky for anybody, especially if it’s your first one, but parents have a far more stressful time than those without kids, according to Zillow Research. Parents with kids under 18 are far more likely to bust their budget and make smaller June 15-16, 2019
down payments. Sadly, they are also more likely to end up with crushing commutes and smaller homes than they wanted. “Having kids is a major destabilizer in life – their needs are constantly changing and seemingly impossible to anticipate,” said Skylar Olsen, Zillow’s director of economic research. “Combine all that uncertainty with a massive financial decision that inevitably requires tough trade offs among a limited set of options and has to be wrapped up in time to move before school starts and you’ve got one of
the biggest challenges around.” For starters, parents tend to have a longer wish list. Things that may be negotiable for people without kids seem mandatory for parents. Think about things like safety, enrichment and community. They also place a higher importance on having the right number of bedrooms and bathrooms, private outdoor space and community amenities. Location is always key but it’s a deal breaker for parents, who need easy access to daycare, schools and work. An endless commute means less time with the kids, especially if they go to bed early. Making dinner and doing homework can take up all your quality time. Zillow also found that parents are more likely to have an offer or mortgage financing package fall through and they attend more open houses. Despite the extra effort, two thirds of these buyers with children say they ultimately made sacrifices to stay within their budget. About a third of them sacrificed a shorter commute (34.1%), a larger home (31.2%) or their desired finishes (32.7%),

according to a nationwide survey of recent home buyers. For the record, renters with children also have it rough. They fill out 1.9 times as many applications as renters without kids and it takes them a month longer to find their home. Many renters with children also are financially vulnerable, with more than half (54.1%) saying in a survey that they couldn’t afford a $1,000 unexpected expense. The good news is that 94.6% of parents who recently bought a home say they love it, which is actually slightly higher than those without kids. A softening home market might help too. “As markets cool, parents will have more time to breathe and reflect on what tradeoffs they’re willing to make,” says Olsen. “With interest rates back down, they’re be more able to lock in an affordable monthly payment that will last through college. The trick is finding the home that still fills the family’s needs as toddlers turn into kids, kids into teenagers, and teenagers into the young adults in your basement.” AT HOME

How to tell when your roof needs repair (BPT) - Four out of five homes in the U.S. have asphalt shingles on their roof. And it’s easy to see why. The wide variety of available colors and styles, combined with durability and affordability, has made asphalt shingles the leading choice for residential roofing in the country. But, like all exterior building products, asphalt shingles start to age as soon as they are exposed to nature. Buildings experience aging factors differently, so it’s difficult to predict how long shingles will last. With storm chasers and insurance adjusters claiming roof damage or defective shingles after major weather events, it’s important for homeowners to arm themselves with information about what type of roof aging is normal,

and most importantly, what type is not. What is normal? It’s natural for a roof to age, and the process begins as soon as shingles are exposed to nature. The sun can raise rooftop temperatures as high as 50-70 degrees above the ambient air temperature. Ultraviolet radiation from the sun and heat have been shown to accelerate roof aging, as have pollution, hail, snow, ice, falling tree limbs and people walking on a roof. Here are a few common signs of aging shingles: Curling is a common phenomenon in some shingles and is not considered a defect. It is natural for asphalt to age and shrink with time, which may result in a slight curling of the shingle edge. Minor cracks may also appear
on the shingles as they age, but industry experts say it is a normal weathering characteristic and not cause for alarm, as long as the cracks do not penetrate through the shingle and the roof is still performing the intended purpose of shedding water. “Minor cracks may not be noticeable from the ground, but people often spot them while hanging their Christmas lights,” said roofing industry expert Rick “the Roofer” Taylor, a longtime roofing contractor now working as a traveling trainer for shingle manufacturer TAMKO Building Products. “The intense heat from the sun can deplete some of the protective asphalt oils, and that can cause minor cracks.” Dark brown or black streaks down the roof are common in particularly moist or humid areas of the country, and are the result of algae growth on the shingles. While not particularly attractive, these stains should not affect the shingles’ ability to shed water. Some granule loss on the shingles is to be expected, especially if a roof has been recently repaired or replaced, since extra granules are a part of the shingle manufacturing process. Loose granules are usually noticed collecting in roof gutters after the shingles are installed. This type of granule shedding is common and not a cause for concern. What is cause for concern? While minor curling, surface cracking, closed blisters, algae stains and some granule loss can all be signs of normal roof aging,

some more serious roof wear and aging could be indicative of a potential problem, and should be examined and monitored. These roof issues may need attention: Blisters, or small circular raised areas, are often the direct result of under-ventilated attics or excessive use of plastic cement - both of which are installation errors. If the blisters are closed and are not affecting the shingles’ performance, they are not a cause for concern. But if the blisters are open, exposing the asphalt, the roof is vulnerable to water penetration and requires immediate attention. Buckling, a distortion of the shingles, can be a possible sign of inadequate roof ventilation, issues with the roof deck or other installation errors and may require attention. Deep cracks that penetrate through the fiberglass mat should be investigated, as they may compromise the roof’s ability to shed water and make it susceptible to leaks. Excessive granule loss that exposes the shingles’ asphalt layer is a reason for concern and requires immediate attention. Armed with this basic information, homeowners should be able to distinguish between natural processes that are no cause for alarm and issues that do require attention and repair. Selling a home held in a trust is all about timing By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I need some advice about selling a home held jointly in a trust in my name and my brother’s name. This was my mother’s house originally, and she has since died. The house is completely paid off. and we want to sell it. I want to make sure that I take the right steps for tax purposes, and I want to know if there are any missteps or obstacles to look out for that could cause other problems for us. The house is not ready for sale now, but I want to be prepared when we do put it up for sale. Do you have any suggestions on how we should proceed? A: There’s always a first time for everything, including buying or selling a home. But the good news is that your mother was thinking about how difficult it would be for you to sell the property “someday,” and she put her house into a trust to help you out. One way a trust helps is by allowing you to own the property and avoid having to go to a probate court. When your mother set up the trust, she transferred ownership of her home from her name to the name of her trust. She then named you and your brother as the successor beneficiaries of the trust. When she died, the property stayed in the trust, and you and your brother automatically became the beneficiaries under the trust. That same trust document probably named you and your brother as successor trustees. So, you avoided the expense and time of probate court and are free to sell the property at any time in the future. When you sell the property, you’ll be selling it through the trust. This means that the trust will convey ownership of the property to the subsequent buyer. The money from the sale will go into the trust, and then 12

it will either be disbursed to you and your brother or not, depending on what the trust says or what you and your brother decide. In terms of future federal income taxes owed, most living trusts used to hold a home require you to treat the trust as a separate entity once your mother passed. Once your mother died, the trust had to file a tax return just as any person does on an annual basis. When assets, including a piece of real estate, are sold while inside a trust, the trust itself will report the sale. You and your brother effectively inherited the home when your mother died. You and your brother became beneficiaries of the trust and by extension now own the home. By inheriting the property, even if it is held inside a trust, it receives a stepped-up basis. This means that the cost of the home to you and to your brother is the value of the home at or around the time your mom died. If you sell the home shortly after her death, you and your brother will pay no federal income taxes on the sale. If you do pay tax on the sale, it would be due to you holding the home a good period of time after her death and having the home appreciate in value above and beyond the value of the home at or around the time of her death. So the good news for you is that the property now carries the value it has as of the date of your mother’s death, not the date she purchased it. Here’s an example to illustrate how this would play out. Let’s say your mother bought the property 30 years ago for $100,000 and now it’s worth $1 million. You’ll use the $1 million figure when calculating any federal income taxes you might owe. In other words, if you sell the property for $1 million today or within about a year after your mom’s death, you shouldn’t owe any federal income taxes on the sale of the home. However, if the property is worth $1 million on the day of death and two years from
now you sell the property for more, you would add he cost of sale (like the broker’s commission) plus the cost of any capital improvements and even some expenses relating to the costs of fixing it up for sale, and subtract that from the sales price; then you’d compare that number to the value on the day you inherited the property to come up with the true amount of the gain. For 2018, and presumably this year (2019) and thereafter, long-term capital gains are taxed based on your marginal tax rate, and depending on your tax bracket will be either 0 percent, 15 percent or 20 percent. According to the IRS.gov, for the tax year 2018, the 20 percent maximum capital gains rate applies to estates and trusts with income above $12,700. You can find out more information by checking out Instructions for Form 1040 (2018 is the most recent version available) at IRS.gov/Form1040 (which should any updates, such as legislation enacted since the form was published). And, you may want to talk to a tax accountant, estate planner or person that helps you with your taxes to make sure there isn’t anything specific to your situation or the sale that could throw you a curveball next April 15.
