Despite teasing weather from Mother Nature, area gardeners are gearing up for a new season of planting beautiful BY CAROL flowers, O’MEARA delicious fruits, Colorado State University Extension and fresh vegetables. So it’s with joy that we celebrate the advent of local plant sales, each one supporting good causes in the community while supplying us with the flowers and foliage we crave. Take a look at area sales and the groups they support. The Loveland chapter of P.E.O., a philanthropic educational organization, provides scholarships and aid to help women continue their education. For over 25 years, they’ve raised funds via a flower sale and this year’s is set to be a celebration in bloom: Hanging baskets, flowering pots, window boxes, and individual plants are available. The P.E.O. flower sale is by pre-order only, so if you’d like to support them, act now, by contacting Mary Ella Peterson at (970) 667-6201or by email at maryella@qwestoffice.net . The Boulder Garden Club’s Annual Plant Sale is Saturday, May 11, 9 a.m. to noon at the Unitarian-Universalist Church, 5001 Pennsylvania Ave., in Boulder. 6 home renovations that return the most at resale By Jennifer Bradley Franklin Bankrate.com (TNS) Renovations can make us happier in the places we call home, but some of the most dramatic updates can add real value when it’s time to sell. Since kitchen, deck and other upgrades can represent a significant cost, it’s helpful to know what kind of return you might expect before you decide to write a check. “Budget is the number one pain point for most remodeling professionals when they meet with potential clients,” says Clayton DeKorne, chief editor of the JLC Group, a collection of magazines serving building professionals. Since 2002, the organization’s Remodeling, a magazine for the construction industry, has produced the annual Cost vs. Value report, which examines the cost of popular home renovations versus the return on investment (ROI) at resale. The 2019 Cost vs. Value report compares the average cost of 22 remodeling projects with the value those projects retain at resale in 136 U.S. markets, based on a survey of 3,000 real estate agents and firms. It’s important to note, however, that costs can vary greatly by region based on the cost of labor and materials, as well as the level of service offered by individual remodelers. In any project, there are the so-called hard costs of labor and materials, but the real value is a combination of personal enjoyment and additional value at the time of a home sale. “There’s no project on the list that returns lower than 50 percent,” DeKorne explains. “On the lower end of the ROI spectrum are the bigger-ticket projects that have a whole lot of personal selection involved, such as choosing finishes in a bathroom remodeling project. They may or may not translate from one buyer to the next, but there is value in those personal finishes. A homeowner is going to get enjoyment in those things while they’re living there.” Whether you plan to stay in 4

your house for a long time or just a few years, it’s smart to know which home renovations add the most value. Here are the six home remodeling projects that deliver the highest returns.

1. Garage door replacement Average cost: $3,611 Average resale value: $3,520 Cost recouped: 97.5 percent A good-looking garage door tops the list when it comes to getting cash back on your investment when you decide to sell your house, according to the 2019 Cost vs. Value report. The estimate for this job is based on the cost of removing and disposing of an existing 16-by7-foot garage door (or two-car garage door) and replacing it with a new four-section garage door with heavy-duty galvanized steel tracks, assuming the motorized garage door opener is compatible. This curb-appeal enhancer will get you back almost every dollar you spent on it when you sell your house.

2. Manufactured stone veneer Average cost: $8,907 Average resale value: $8,449 Cost recouped: 94.9 percent Replacing vinyl siding with stone veneer on part of your home, such as an entryway, is a big curb-appeal upgrade for your home. For this project,

existing vinyl siding is replaced with adhered manufactured stone veneer. This average cost estimate is based on installing 36 linear feet (LF) of sills, 40 LF of corners and one address block, with materials including two layers of a water-resistant barrier, corrosion-resistant lath and fasteners and more. This cosmetic improvement and accent design element is likely to catch the eye of a potential buyer and can allow you to recoup nearly 95 percent of your renovation costs.

3. Minor kitchen remodel Average cost: $22,507 Average resale value: $18,123 Cost recouped: 80.5 percent Creating a modern-looking and functional kitchen can add more than just value to your home: it can boost your enjoyment of everyday activities like cooking, entertaining friends and sharing meals with your family. However, potential buyers see the intrinsic value of this kind of upgrade. On average, you’ll recoup a little more than 80 percent of the cost of a minor kitchen remodel. In a remodeling project of this kind, you might replace appliances with new, more energy-efficient models, reface cabinets with new shaker-style wood panels, install new countertops, replace hardware, install a new sink and faucet, add new flooring and repaint.

Average cost: $13,333 Average resale value: $10,083 Cost recouped: 75.6 percent If you’re lucky enough to own a house with a big yard, having a wooden deck can be an extra enhancement to enjoy the outdoors around your home. The average cost of adding a wooden deck from scratch (estimated based on a 16-by-20-foot deck, including a railing system with pressure-treated wood posts, railings and balusters) is approximately $13,333. But the good news is that this feature, which also includes a built-in bench and planter, can hold more than 75 percent of its value come sale time.

5. Siding replacement Average cost: $16,036 Average resale value: $12,119 Cost recouped: 75.6 percent Old, dilapidated siding can make even the nicest house look worn-out. For the average home, replacing 1,250 square feet of old siding will cost you just over $16,000 and you’ll get back roughly three-quarters of that investment upon resale. This upgrade includes the factory trim at the openings and corners.

6. Entry door replacement (steel) Average cost: $1,826 Average resale value: $1,368 Cost recouped: 74.9 percent You will recoup nearly 75 percent of your cost by replacing your main entry door with a 20-gauge steel door, complete with clear dual-pane half-glass panel, jambs and an aluminum threshold with composite stop. Should family member charge for selling mother’s house? By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: Should my brother-in-law charge commission for selling my mother’s house? A: Real estate agent, plumber, attorney, electrician, gardener, personal caretaker—the job itself isn’t the issue. The question you’re really asking is should one relative should charge another for services. The implication is that you think your brother-in-law should do this job for free. So, let’s stop for a moment and consider what the job of a real estate agent entails. A great agent should not only provide a comparative marketing analysis, so that you know what similar homes have sold for in the neighborhood, but should help you arrive at a marketing plan for the property that takes into consideration what competitive properties are on the market now and for what prices. The idea is to come up with a hook or niche pricing that allows your property

to shine above all others. If done right, it’s not an insignificant amount of work. Once the agent wins the listing, he or she should work hard to make sure information about the property, including its location, amenities, size and price, is widely available. There should be lots of high-quality color photos, perhaps even a video, listings on a number of publicly available websites, and a social media engagement strategy that promotes the listing everywhere buyers might see it. Real estate agents often pay a lot of the costs associated with these efforts out of their commission. An agent may have to pay a fee to list a property, as well as shell out for other fees on the way to the closing. In addition to splitting the resulting commission with his or her own broker, the listing agent typically shares a portion of the commission with the buyer’s broker. The net take? Sometimes less than a quarter of the total commission, or maybe as little as one to 1.5 percent of a total 4 to 6

percent commission. So, is it right for your brotherin-law to charge a commission? That depends. What if he is only charging your mother the outof-pocket expenses he has to pay to sell the home. Or it could be that he is only charging a reduced fee from his end and paying the buyer’s broker his or her fee. Sometimes agents are required by the brokerage firms they work for to charge for their services. Others can discount the amount they charge and still others will charge the fee and give a portion of it back to the relative after paying taxes on the money. Now if your brother-in-law is charging your mother full freight and she isn’t confident in his abilities to sell the home, the solution is to find someone else to list and sell the property. If your brother-in-law is the best one for the job, then your mother will be in good hands with a broker she trusts and she’d be paying a commission to him in exchange for the work he’s going to do, as she

would with any other real estate agent broker. What you should do is talk to your mom and ask her to help you understand why she made the decision to have your brotherin-law help out. Ask what the financial terms of the deal are so you know if he is extending any discounts to her or doing things that any other broker might not do. But be prepared for your mother to tell you to MYOB. It’s her house and unless you own it or suspect that she is being taken advantage of, how she disposes of it (and who she pays to help her) is her business. CHOOSE YOUR SPACE WISELY Your home office doesn’t have to be in an opulent library, a hub of technology or even a room of its own. The most important thing is that its location stays consistent. Set aside a dedicated area in your home and use it exclusively for work. This could be a small desk in the living room, a table in your bedroom or a

For many reasons, wood is one of the main — if not preferred — materials of artisans. These days many interior designers and homeowners are also looking to wood more than ever as a way to infuse one-of-a-kind or unexpected design elements into a space. Love the look of wood but need some ideas? Here are some top tips. 1. Look for an inspiration or conversation piece. A single

showstopping wood piece can help make a bold statement in a room. 2. Buy local. This is an opportunity for you to purchase a signature piece and support your community. 3. Consider organic shapes or elements such as live edge. These are design elements in which instead of a saw cutting a straight line, the natural edge of a piece of wood is shown or enhanced. 4. Protect your wood furniture by using a natural wax or orange oil. Never use chemical cleaners. 5. Attend your local artisan fairs and curated shows. These events provide a prime opportunity for you to look, feel and touch. Even if you don’t see exactly what you

may be looking for, you will have an opportunity in most instances to meet the artisan or craftsman and discuss the options of them creating a custom piece. 6. Don’t be afraid to pair different woods together. While it is often best to pair similar tones of wood in a single space, one can mix different species of wood in a room. 7. Purchase solid wood items as opposed to products that may be veneered. There is nothing quite like the durability and quality that comes with purchasing an item made of solid wood. Alternatively, many items are often made using what is known as a veneer, in which a thin piece of wood is typically glued over particle board.

8. Consider an all-wood dining table. This can serve as a signature decor element. 9. Look for opportunities to place small, signature wood pieces into a room such as a stool, side table or bench. 10. Place wood elements into rooms that may feel overly cold or stark.
