The small farm scene is heating up in northern Colorado, bringing fresh ideas to locally grown products. BY CAROL Farmers O’MEARA thinking Colorado State University Extension outside the tried-and-true offerings at Farmer’s Markets are creating a buzz around farm stands shopping and unusual CSAs. If you’re looking to farms to feed your mind and soul with a deeper connection to the earth, classes and volunteering are as close as a local orchard on the east side of Boulder. “As soon as we hung the ‘Open’ sign up, people were stopping to find out what we’re doing,” said Wesley Swartz, Orchardist and Permaculturist for Benevolence Orchard, 6712 Jay Rd. in Boulder (benevolenceorchard.com/). “We have all these flowers growing under the trees over here along Jay road and you could see people braking to take a look at them.” Leasing property to realize his dream of a thriving orchard, Swartz brings 20 years of wisdom in tree fruit growing to the rolling, eastern Boulder farm. The step from caretaking an heirloom orchard to planting 100 trees of his own began with affection for the traditions of agriculture and an ancient, beloved apple tree that was failing. Neighbors around the old orchard in western Boulder enjoyed the apples the 100year- old tree provided and were dismayed at its declining health. To preserve the tree, Swartz treated the tree to a plant version of the Fountain of Youth and clipped some branch tips for grafting onto young rootstock. Refreshed and growing strongly, the reinvigorated tree holds a place in Swartz’s new

orchard. The variety is yet to be determined; once the tree fruits Swartz plans to enlist the help of fruit experts to identify the tasty type. Apples, pears, plums, peaches, and apricots sit quietly awaiting spring, when the orchard awakens to another year. In the meantime, Swartz is planting 75 more trees along a gentle, southfacing slope. As he waits for the Orchard to grow into fruitpicking maturity, Swartz and his partner farmers are offering other benefits of the demonstration farm: a cut-flower CSA, Herbal Co-Op, classes, and fresh, farm stand produce. Sharing their knowledge of tree fruits, permaculture, and specialty products is a passion for the Benevolence Orchard team, who offering classes designed to get you growing. Join in on spring one-day classes ranging from fruit tree pruning on March 16 to grafting or mushroom cultivation. Check out their classes on the website. If you’re looking to dive into herbs, the Herbal Co-Op is an indepth introduction to learning to grow, identify, harvest, preserve, and process herbs. For an annual fee of $25, participants devote a year to the Co-Op, run by Community Herbalist Melissa Balizet, in volunteering each week to the tasks around herb cultivation. In return, classes, discounts on herbal products, a product to take home each week, and a wealth of knowledge is

gained. Membership in the Co-Op is optional, though, and the public is welcome to join classes or work days for a small drop-in fee. If you’d like more information on the Herbal Co-Op, check out their pre-season meeting March 27, 2 p.m. to 3:30 p.m. at the orchard. The bounty of flowers planting in the Orchard has inspired Swartz and Michelle Boucher to offer an innovative twist on Community Supported Agriculture: a Cut Flower CSA. From May through October, weekly bundles of beauty are readied for CSA shareholders to pick up on Fridays. Perfect for centerpieces, giving to loved ones, dressing up corporate offices, or enjoying yourself, the bouquets in the Cut Flower CSA can be tailored to meet your desires. Prices vary on share type; inquiries should be sent to Boucher at benevolenceorchard@ gmail.com. DESIGN RECIPES

Spring into spring with these 10 maintenance projects or look to spring to catch up on maintenance projects. Here are suggested tasks to help keep your spring checklist on track. 1. Check your roof. Your roof may have taken a beating following the weight of snow and ice. Following the winter thaw is a great time to check roof shingles and overall structure. Your roof may have taken a beating following the weight of snow and ice. (Dreamstime)

By Cathy Hobbs Tribune News Service (TNS) In many parts of the country, the winter thaw has already begun. Soon ice and snow will give way to spring and potentially reveal winter damage to your home. In many instances, a homeowner may elect to wait until the end of winter to take on necessary repairs

2. Access driveways and sidewalks. Just like there are potholes in the street from severe weather damage, your driveway or sidewalk may need a fresh repaving to prevent accidents or continued damage. 3. Repaint. After the effects of winter, everything from siding to decking may need to be repaired and/or repainted. 4. Check for leaks. From your

roof to your basement, be sure to look for signs of unwanted moisture. 5. Check your home’s HVAC system. As you look to change over your system from heat to air conditioning, now may be a good time to give your systems a onceover. 6. Replace batteries in carbon monoxide and fire detectors. Many experts suggest replacing batteries in fall and spring. 7. Assess potential tree maintenance. Now may be a good time to determine which branches may need to be trimmed on your property once warmer temperatures settle in. 8. Look to swap out doors. If you have a storm door, once harsh temperatures subside, replace glass with screens to allow increased

HOME IMPROVEMENT

Spring cleaning checklist: Hire it out or DIY? armed with steam equipment and specialized cleaning solutions. Grout sealing average cost: $449 Treat The Deck All decks benefit from a spring power washing to blast away grime and mildew. The equipment can be dangerous, so it’s best left to the pros. Wooden decks must also be sealed every few years — or more often if you choose a transparent stain, which shows the wood grain but doesn’t provide as much protection as solid or semi-transparent stains. Power washing average cost: $250 Deck sealing average cost: $840

You can freshen up your mattress with a thorough vacuuming and a bit of baking soda, but your carpets and upholstery would benefit most from professional services. (Dreamstime)

By Dan DiClerico HomeAdvisor (TNS) If you’re like most homeowners, your home maintenance to-do list is longest during the spring. Over the course of a few short weeks, you need to clean house, get organized and tend to any essential maintenance issues that resulted from winter’s harsh weather. Chances are, you can’t get to everything on the list yourself, which is where the pros come in. But which projects should you hire out and which should you tackle yourself? HomeAdvisor’s Spring Cleaning Checklist provides guidance by dividing the projects into those that are complex or time-consuming enough to require a professional, versus those that are truly DIYfriendly. Plus, we’ve included the average cost to hire a pro as reported by real homeowners in HomeAdvisor’s True Cost Guide. 4

AT HOME

HIRE IT OUT Deep Clean Carpets and Upholstery Regular vacuuming is important, but once a year it’s worth hiring a professional cleaning surface to come in with the heavy-duty equipment. Most companies use hot water extraction to remove deep-seeded dust, dirt and allergens, and their spot cleaning treatments will take up stubborn stains, maybe left over from the holidays. Furniture cleaning average cost: $162 Carpet cleaning average cost: $176 Reseal Bathroom Grout Grimy grout not only looks gnarly, it can harbor microbes and mold, which can quickly spread to other parts of the bathroom. The longer you let it go, the worse it gets. Over-thecounter cleaners aren’t nearly as effective as pros, who will come

Clean Gutters Clogged gutters can lead to a litany of problems, including leaky roofs and cracked foundation walls. Given the hazards of climbing ladders, especially on two and three-story homes, this is another project that you should probably let the pros handle. Gutter cleaning average cost: $152 Service Cooling Equipment An annual tune-up, ideally ahead of the cooling season, will keep your central air system running at optimal efficiency and minimize the risk of a midsummer conk out. Heating and cooling contractors get busy once the weather warms, so schedule your appointment as early as possible. AC service average cost: $80-$100

DIY-FRIENDLY Clear Yard Debris Start by raking up fallen leaves and dead foliage from foundation beds; left unchecked, this debris can choke off plants and foster disease. If you don’t have a compost pile or bin, consider starting one with the collected leaves and foliage. Organize Closets First separate items into

Loveland Reporter-Herald – AtHomeColorado.com

“keep,” “toss” and “donate” piles. If you haven’t worn a garment in the last year, it’s ready to go. Remember to vacuum the empty closet. When restocking, group like items together and store them by frequency of use, for example keeping clothing and shoes at eye level and seasonal accessories on an upper shelf. Clean Mattresses Remove sheets and covers and machine wash in hot water. Vacuum mattresses using your vacuum’s upholstery attachment. Then deodorize the mattress by sprinkling baking soda over the entire surface and leaving it on for several hours, or overnight if possible. Vacuum again before remaking the bed with fresh sheets. Wash Windows It’s worth investing in a goodquality rubber squeegee, which our pros say delivers the best lintand streak-free cleaning. Note that most double-hung windows have tilting sashes that allow you to tilt them in for easy cleaning of the window exteriors. Wipe Down Hard-To-Reach Surfaces Counters and floors get cleaned throughout the year. Spring is the time to wipe down outof-the-way surfaces. Try this homemade cleaning solution: one part ammonia to eight parts water, plus a few drops of dish detergent. Walls and baseboards in high-traffic areas collect dirt and grime, as do kitchen cabinets and the areas behind the refrigerator, range and laundry appliances. ——— Dan DiClerico is a reporter for HomeAdvisor, an online marketplace connecting homeowners with trusted service professionals to complete home projects. HAS THE SHIPLAP TREND SAILED? By Lauren White, HomeAdvisor (TNS) We probably don’t need to say that shiplap is all the rage right now. After all, it’s everywhere. And it’s a budget-friendly trend that complements a variety of home designs. But what’s the catch? And can we count on this trend to stick around?

Traditionally white, shiplap is versatile, fitting with design trends from elegant to modern. (Shutterstock)

THE ALLURE What’s driving the demand for this material? Well, first off, shiplap’s a home run for the current trend toward clean lines, allwhite spaces and modern farmhouse themes. Second, it lends itself well to the most up and coming trend: organic modernism. This look incorporates natural, raw and textured elements into those clean-lined white spaces. Third, shiplap is dominating on the biggest platform of all: television. Home makeover and design shows have given the look a significant boost in the market. And finally, shiplap offers nearly limitless potential. It can be painted or stained to fit into organic or farmhouse modern, industrial, contemporary, transitional and beyond. And you can install it practically anywhere in the home.

Make a statement with your ceiling. Shiplap can create dimension and add a rustic appeal to the fifth wall of a room. Seize little opportunities. Install hints of shiplap on places like the kick wall of your kitchen island, the fronts of cabinets and doors, or your fireplace surround.

Use shiplap as an accent, as in this fireplace surround, or to give the ceiling extra dimension. (Shutterstock)

THE POSSIBILITIES

THE LESSER-KNOWN TRUTHS

There are so many ways to use shiplap in your home, you could easily go overboard. Consider these ideas, but be prudent when it comes to choosing a look for your home.

So, what’s the catch? Truthfully, there aren’t many downsides to this material — other than the dust buildup between the boards that can make it a pain to maintain. But there are a few misconceptions.

Try a stain or color. If all-white shiplap is too “farmy” for your taste, paint or stain the boards to better suit the space.

Shiplap doesn’t have to be white. Most shiplap that you see is white, but you can paint or stain these boards any color or hue.

Add interest to walls. Use it as a bedroom accent wall, on the bathroom walls, in your entryway, or on into the living and laundry room.

Shiplap is more than boards on a wall. True shiplap has grooves along the top and bottom edges that allow the boards to fit tightly together. This is what creates that signature spacing in between.

Upgrade basic backsplashes. So long as the wood is sealed against moisture and splatter, you can install it as a backsplash for your kitchen or bathroom sink.

AT HOME

Loveland Reporter-Herald – AtHomeColorado.com

Take it outside. With the proper treatment and in the right neighborhood, shiplap can work as a siding material! Get that rustic farmhouse look with white or go more modern with grays and dark blue hues. With so much versatility and so few downsides, there just might be a shiplap design to fit every person or style. And its trend trajectory appears to be continuing full-speed ahead. So, with that, your decision comes down to your preferences, your home and where you want to integrate the material. Talk to an interior designer or a remodeler to get expert insights and installation, and start planning your shiplap project today. P.S. If you’re still on the fence, or you’re on a super tight budget, here’s an insider tip: There are removable shiplap wallpaper products that you can easily undo instantly should you ever feel a pang of regret. Low-Maintenance Villas on TPC Golf Course in Berthoud Prioritize Golf and Relaxation in Boulder Creek’s Patio Homes

oulder Creek Neighborhoods is ushering the best of low-maintenance, ranchstyle living to Colorado’s exclusive Tournament Players Club (TPC) at the master-planned Heron Lakes Golf Community in one of Colorado’s most scenic enclaves. Anchored by miles of lakeshore in Berthoud and featuring sweeping views of Longs Peak and the surrounding Foothills, the Heron Lakes 18-hole golf course is the first ground-up TPC championship course developed nationwide in nearly 10 years – and for select Boulder Creek Neighborhoods’ homeowners, it will be one of the most beautiful backyards in Colorado. Here at Heron Lakes, award-winning Boulder Creek is offering their exclusive Villas collection – low-maintenance patio homes located directly on the TPC course. (For those following the builder, this series is the same as what is being snapped up by selective home buyers in Superior’s Calmante neighborhood). Splendid course, splendid homes The golf course is as splendid as the homes, notes Boulder Creek Community Sales Manager Donna Lu Gamberg. “As an avid golfer myself, I appreciate the exquisiteness of this course and this well-appointed community. For those seeking a luxury low-maintenance

lifestyle and especially for those who appreciate a beautiful game of golf, this setting and this course can’t be beat.” The Heron Lakes course will be home to the TPC Colorado Championship in July with 156 players competing for a $600,000 purse. Gamberg says of the patio Villas that back directly to the course, “These homes really are the opportunity of a lifetime.” The limited-edition Villas by Boulder Creek complement the magnificent course landscape in every way, from the distinctive concrete roof tiles to the Colorado-inspired stucco and stone exteriors with intricate timber detailing. “These are ranch patio homes,” says Gamberg, “but they are unbelievably spacious with exquisite touches throughout.” The floor plans were designed around main-floor living, but finished lower levels and exceptional outdoor spaces make the already generous 3,200 to 3,600 square foot plans seem even more majestic. Heron Lakes features a professionally designed and decorated model home – showcasing three bedrooms and a study, backing directly to the course (as do all of Boulder Creek’s homes in the neighborhood.) In this Villa, French doors spread to a covered porch with a pergola – perfect for enjoying the course views, and an additional courtyard encircles the entrance. From the 10-foot ceilings on the main floor to the expansive Loveland Reporter-Herald – AtHomeColorado.com

master bedroom suite with a large walk-in closet, double vanity and walk-in shower, this home at Heron Lakes is a wondrous respite of graceful design. “Of course home buyers love all that the course has to offer,” says Gamberg, “but the layout and design of the home is just as important. People continue to be excited to find main-floor living with an open floor plan concept and unique features.” She is referring to the little touches so often found in a Boulder Creek home – touches like wider hallways and doors, zero-step thresholds and raised plug heights. “Yes, they are small details,” she continues, “but they make a huge difference in how the home feels and functions.” Low-maintenance living, luxurious beauty As Boulder Creek Neighborhoods deliberately fashions homes that empower “lifefullness®,” or living fully, Heron Lakes is a perfect fit for the Louisville-based, locally-owned builder. “Here at Heron Lakes, homeowners can cultivate their passions,” Gamberg said. “Lowmaintenance living means homeowners can focus on their golf game, pick up a new hobby and hike and bike around the lakes.” Boulder Creek’s Villas combine a lowmaintenance lifestyle and remarkable energy efficiency. The Villas at Heron Lakes wed lavish beauty with stress-free simplicity, as the neighborhood HOA manages a plethora of March 9-10, 2019

outdoor chores. Low-maintenance living is for homeowners wishing to forego house painting for golfing, weeding for boating and lawn mowing for hiking, says Gamberg. The builder has made a name for itself across Colorado, by fusing sublime craftsmanship with a commitment to low-maintenance living. “Our homes are built from the outset to be low-maintenance,” Gamberg explained. “This is reflected in the construction materials selected because we know they’re durable and will last. That helps you worry less about the home and benefits the budget.” Plus, she said, fewer repairs free up time and resources to spend on other activities, such as friends and family, travel and, obviously, plenty of golf. Gamberg goes on, “I always like to ask folks, what would you do instead of costly remodels or the time-consuming home maintenance projects? For me,” she says, “the answer would definitely be to play on this amazing course.” Energy Star certified appliances and environmentally-conscious insulation are the norm in Boulder Creek homes. Nearly three in four homeowners will invest in their nest this year save you from headaches in the long run.

LightStream survey finds Americans are prioritizing personal style when it comes to home renovations PRNewswire—Nearly three in four (73 percent) homeowners surveyed plan to make home improvements this year, a 26 percent increase from 2018, according to the sixth annual LightStream Home Improvement Survey conducted by The Harris Poll. Homeowners also plan to spend more on those renovations – an average of about $9,000, the highest amount since the survey began in 2014. In addition, more homeowners this year will take on projects with major price tags. Those planning to spend $25,000 or more on improving their homes grew by 83 percent compared to last year. In terms of what’s driving these renovations, Americans are more focused on creating a space they love than increasing the value of their home as an asset. Personalization is the number one motivator for investing in a home renovation (27 percent), ahead of increasing home value (14 percent); improving a home for sale (7 percent); or preparing for a major life event (4 percent) such as a new baby or retirement. “The majority of homeowners are planning on staying in their homes for at least 10 years—or never move,” said Todd Nelson,

senior vice president of strategic partnerships at LightStream. “Regardless of their age, we found that most consumers are focusing their home improvement projects to reflect their personal lifestyle, comfort and interests.” As Americans prepare to tackle home improvement projects, lack of education and preparedness can often lead to unnecessary stress. “Financial stress can impact the renovation process,” Nelson said. “By budgeting and educating themselves up front, homeowners can reduce strain, save money and manage an important project with confidence.” LightStream offers three tips to help consumers take on a home improvement project with financial confidence: Build the Budget The first step is to price out the bigger expenses, like materials and labor, then move on to inventory everything you will need to complete your project, down to paint brushes and tape. Make sure to leave room in your budget for unexpected expenses. Drill Down on DIY or Contractor If you are willing to get your hands dirty, simple DIYfriendly efforts such as painting, demolition and landscaping will save money if you take them on yourself. Projects that include heavy construction, plumbing or electrical work may be best done by licensed professionals, who can

Choose the Right Funding The majority of people taking on home improvement projects this year are planning to tap into their savings (60 percent), followed by credit cards (32 percent) and a home improvement loan (10 percent). While using a portion of savings can be a smart solution, it is also important to consider other funding options before dipping into money set aside for the future, like emergency funds or 401Ks. When planning larger projects, consider a home improvement loan instead of paying with high-interest credit cards or draining your savings. “Unsecured home improvement loans can provide immediate financial means, flexibility and low, fixed interest rates for any project,” said Nelson. “With home improvement financing rates as low as 6.89 percent APR for 85-144 months for people with good credit,1 a LightStream loan can be a great option to help fund your next project.” More information about LightStream and the 2019 Home Improvement Survey can be found at LightStream.com. With mortgage rates rising, more homeowners are opting to remodel instead of move By Steve Brown The Dallas Morning News (TNS)

After several years of booming sales and soaring prices, the U.S. housing industry is starting to cool down. But one residential sector is bucking the trend. Home remodeling is expected to grow over the next two years as more of the nation’s homeowners elect to fix up rather than sell off the roofs over their heads. Residential remodelers spent more than $300 billion nationwide in 2018. And industry forecasts call for an increase in home redos and repairs this year. “That’s typically helping the remodeling business.” Along with cosmetic upgrades and necessary repairs, older homeowners are spending remodeling dollars to allow them to stay in their homes as they age. Remodelers — like all contractors — are struggling with higher construction costs and a shortage of labor. “The past three years, we’ve seen an increase in materials from 10 percent up to 37 percent, depending on the finishes,” Theunissen said. “Labor costs and availability is a major challenge for us. “We saw a lot of our trades leave the industry during the recession, and they chose to retire or enter a different field.” The higher mortgage rates that have made it tougher for buyers to afford new homes could bring remodelers more business. Housing analysts predict many homeowners will be reluctant to trade current lower-interest mortgages for a higher-priced home purchase loan. “You have a large number of people entrenched with very low mortgage rates that don’t want to give up those mortgage rates,” said David Berson, chief economist with Nationwide Mutual Insurance.
