Many low-cost alternatives can provide high style at an affordable price. Looking to get a luxury look for less? Here are some general tips and cost-saving design hacks to keep in mind. 1. Look for fabric blends. From pillow fabric to area rugs, blends of various materials are often lower in price.

But the changing colors and cooler evenings are also a good reminder that it is time to check your home’s heating system for the cold weather ahead. If you keep your furnace in good condition, it can last a decade or longer. But even heating systems that were built several years ago don’t deliver the same performance and cost savings that a new high efficiency unit can. These newer systems are designed to maximize the volume of warm air that is captured during each heating cycle. “Most standard heaters use a single primary heat exchanger that delivers about 80 percent efficiency,” explains Jeff Richard, general manager at Northern Colorado Air in Fort Collins. “That means that you are sending 20 percent of your heat outside.” When the burners light up, the fire heats the air. Then 80 percent of the heated air goes into your house and 20 percent exits out of your home through an exhaust vent. The temperature of this exhaust air can exceed 375 degrees. Compare this to the latest high efficiency furnaces, designed to deliver 93 to 98.7 percent efficiency by using an advanced dual heat exchanger design. The primary exchanger captures most of the heat, but then the heated air takes an additional pass through 6

a second stainless steel exchanger. This keeps more heat in your home and sends less back outside. The temperature of the exhaust air from a high efficiency system is around 95 degrees – an improvement that saves on utility bills and natural resources. Homes are more energy efficient than ever. them,” Jeff Richard says. A damaged heat exchanger doesn’t automatically mean the whole furnace needs to be replaced, though. Furnace warranties can extend 15 to 20 years, so many homeowners are pleased to find that their heat exchanger is still under warranty and can be replaced at a nominal expense. If the damaged heat exchanger is out of warranty, it’s usually more cost effective to invest that money into a new heating system – and a brand new warranty. Scheduling an annual furnace checkup is the best way to ensure your home’s heating system is in good condition and operating safely. A Northern Colorado Air certified technician will examine
the blower assembly and clean away any dirt and debris, which can interfere with proper ignition. Heat exchangers, venting and the gas pressure are all checked, then your furnace is put through its cycles as a final test. At the end of the visit, you know your furnace is ready for the season.

Get Your Ghost on with Pumpkinsl Ready to start hunting for pumpkins, and want to take the kids someplace fun? Memorable fall enjoyment is ripe for picking at area farms, and local growers are holding their harvest festivals complete with novelty pumpkins. In addition to pumpkins, gourds, large and small, are perfect for fall décor. Backyard birders will love the birdhouse gourds, which make excellent houses for our feathered friends. Let the gourd dry out in the garage over winter, drill a hole in it, and hang it out next spring. If you plan on getting out early to pick your pum=pkin, choose one that lasts with these tips: - Strong stems keep the pumpkin fresh, so look for those that are fully attached to the skin. - Choose firm, not mushy pumpkins. Avoid those with cuts in the skin; they’ll rot quickly. - Keep your pumpkin cool, not freezing or overly hot. Store away from direct sunlight, and bring it in if frost is predicted. Once your pumpkin is picked and safely home, keep it fresh and ready for the big night with these tips: - Wait to carve your pumpkin until one or two days before Halloween. - Scrape out the walls to a thickness of one inch for easiest carving. - Immediately after carving, smear petroleum jelly over the interior and cut surfaces to lock moisture in. - Pumpkins wilt in three days; perk yours up by soaking it in water. : When it comes to the SALT deduction, can you give me a little more information on the limits?
A
: In the last big tax bill that Congress passed, the law limits the amount of state and local taxes (SALT) to $10,000. That means that if your real estate property taxes are $10,000 and your state income taxes are $10,000, you will be limited in deduction a grand total of $10,000. If your property taxes are $3,000 and your state income taxes are $5,000, you will get the full benefit of deducting both as the total amount is $8,000 and below the limit of $10,000. For taxpayers that do not itemize their deductions, the $10,000 limit on state and local taxes does not matter, but for taxpayers in higher property tax and higher state income tax states

In one of our previous columns we transposed some of our numbers; and it’s good for us to clarify to our readers that the maximum deduction you can take for your property and state taxes is a total of $10,000. Q: I read your column “Flipping homes in retirement.” I flipped two homes decades ago, and the last one was in 1993.
