Every so often a new plant catches my eye, stopping me in my tracks at garden centers with their beauty. In truth, it BY CAROL happens more O’MEARA than I admit; Colorado State University Extension like the dog distracted by squirrels, there are days when I can’t get down an aisle in a greenhouse without dashing back and forth. These days, the plants clamoring for my attention are begonias. Breeding has brought us glorious selections in this shade loving plant, and if you’ve been thinking they’re the ho-hum houseplant for a dimly lit room, you’re missing out on a showy display of leaves and flowers that brighten landscapes and interiors. Here’s a quick rundown on the types to choose from: Most commonly grown wax begonias (Begonia semperflorens) have waxy leaves and flower continuously. Leaves vary in color from green to bronze or red, and flowers may be single or double in red, pink, orange, or white. These prefer moderate to bright light in winter and partial shade in summer. Cane, or “angel wing,” begonias have bamboo-like stems with leaves shaped like wings. Superba canes are large, often soaring to 12 feet tall. Dwarf types are available. True “angel wing” begonias are slightly different than superba; these sport the pointed leaves that gives this type their name. Both types are exuberant bloomers, with flowers produced in large, pendulous clusters.

Rhizomatous begonias have decorative leaves as well as a showy display of spring flowers. Its heavy, succulent stem grows just above the soil surface and sends out adventitious roots. Leaves come in various earth tones with smooth or hairy surfaces; some are deeply lobed, while others are round. Rex begonias are part of this group. Keep them in filtered or indirect light. Tuberous-rooted begonias are popular for their flowers more than leaves; the blooms can be a demure half-inch to more showy, rose-size flowers. Don’t be alarmed if they go dormant – tuberous begonias need rest during fall and winter. Grow begonias in moderate to cool temperatures. Plant in media rich in organic matter, such as peat or compost, mixed with sand, perlite, or vermiculite. Begonias should be kept moist, but allow them to dry slightly between watering. Humidity is crucial to good begonia health, so keep the pot on a pebble tray with water. Begonias thrive in medium light but will tolerate low light, making them ideal pick-me-ups for

offices. With the exception of wax begonias, keep them from bright light, which damages many. Fertilize regularly with a fertilizer higher in nitrogen than phosphorus and potassium. But begonias are sensitive to salts, so follow package instructions to avoid over fertilization. Begonias aren’t fussy, with few pests; mealy bugs – small, white, waxy coated insects that gather at leaf junctions – are most often the insects on begonias. Trim yellowing, dead leaves from the plant. Beyond Craigslist: 3 easy ways to sell your stuff online By Christen A. Johnson Chicago Tribune (TNS) Over the years, tastes change, life stages progress and styles evolve. And if you’re anything like me, you buy new stuff every time one of those things happen, accumulating oodles of old furnishings and decor that clutter your basement (or the aisles of Goodwill if you did the noble thing and donated to charity). But what if you have a piece that is actually worth something and you want to make a little money off of it? Yes, the triedand-true sites like Craigslist still reign supreme, but we’re not all cool with having myriad random people parading through our home. Here we compare three of the hottest online marketplaces (and apps) that can help you clean house and make a little extra cash, all with little hassle. CHAIRISH What it is: Chairish is an online marketplace and app that allows users to buy and sell vintage decor, art and furniture. What it does: Screen listings to make sure inventory meets standards. Chairish will edit photos and item descriptions to look uniform. Approved listings will remain online until the item sells or a user delists. If an item sells, Chairish orchestrates shipping and payment details. Buyers have two days to return the item if they don’t like it. Sellers aren’t paid until this return window closes.

What sellers do: Fill out an online four-step listing, then wait to hear if their listing made the cut. If using the app, you can curate the listing straight from your phone. How much it costs: Listing with Chairish is free, and 80 percent or more of the selling price goes to the seller. VIYET Who it is: Specializing in new and secondary designer furniture and decor, Viyet offers a way to turn secondhand furniture and accessories into cash. What it does: Viyet schedules an experienced curator to photograph and collect all details from the listing. Then Viyet handles every step of the selling process, from writing descriptions to arranging for pickup and delivery to the buyer. All prices are 40 to 80 percent below retail and available for immediate delivery. What sellers do: Fill out a form to tell Viyet about the pieces you want to sell. Items must meet

Viyet’s minimum original retail price of $1,000 for furniture, $500 for lighting and $200 for accessories; must be a designer brand or desirable antique; and must be in good to like-new condition. How much it costs: Listing on Viyet is completely free. Once the company sells an item, the seller receives payment of up to 60 percent of the resale price. Why you should choose Viyet: “Our average resale price per piece is $1,200, which allows us to deliver more value to the seller than any other consignment marketplace. For buyers, we offer incredible prices for rare vintage, antique and showroom items,” said Elizabeth Brown, CEO of Viyet. EVERYTHING BUT THE HOUSE What it is: An online estatesale business that aims to help transitioning families get rid of large amounts of personal property. What it does: Sell items and

collections, from coins to furniture to home accessories and accents. Employees come to your home for a free consultation to inspect, photograph and list items. Once on the web, the sale goes live, with all items auctioned in up to seven days; bids start at $1. After the sale closes, EBTH manages payment, pickup, shipping and delivery, all free of charge to the seller. The sold items are removed from the home by EBTH, which gives sellers an itemized receipt, along with a settlement check within 30 days. What sellers do: Minimal work required from sellers. All they need to do is contact the company for service, have a goal in mind and know what they need the company’s advice on. How much it costs: No initial fees. The company is compensated for its efforts based on the final sale price of an item. Sellers receive 50 to 85 percent of the sale price, based on the value of the object. Mortgage rates on the rise Mortgage rate increases have been predicted to rise for some time now, and we’ve finally seen a notable change. According to Realtor. com, rates are currently the highest they have been in four SUZANNE years! What does PLEWES this mean for RE/MAX Alliance home buyers? Reduced Buying Power Higher interest rates mean that buyers will qualify for less when it comes to purchasing a home. Mortgage pre-approvals are based on what buyers can afford monthly. When interest rates rise, corresponding monthly payments for those mortgages rise as well. Thus, buyers who are purchasing at their maximum price range will need to make adjustments. Here’s a look at what even a

prices will eventually fall, but this takes a long time to adjust. In the short term, both home prices and interest rates will likely rise.

slight change can do to buying power. Let’s assume that a buyer is pre-approved to purchase a $400,000 home based on a 4 percent interest rate and 5 percent down payment. This means the loan amount would be $380,000 and the principal and interest payment would be roughly $1,814 per month. The average mortgage interest rate as of February 15 was 4.38 percent. In order to keep the same monthly payment, that same buyer

must purchase a home for a max of $382,250. Thus, buying power dropped by almost $18,000. As you can imagine, this eliminates some homes as options for this buyer.

Staying Educated As illustrated by the monthly payment example above, home buyers must be aware of fluctuations in interest rate. Otherwise, you might accidentally make an offer on a home that is no longer affordable! Before submitting offers on any homes, it’s a good idea to call your lender for an update on interest rates and your pre-approval.

Continued Increases in Interest Rates Interest rates are expected to increase further this year. So, buyers who’d like to purchase a home would be better off acting quickly. When rates rise, home

NOCO HBA embraces the annual show as an opportunity for community outreach and promoting the home building industry. “We don’t really encourage direct sales, but we do always have a few cash and carry exhibitors,” Hatfield says. “I don’t want people to feel intimidated. We’re there to focus on homes and home-building. We’re there to support connections between businesses and consumers, and also businesses looking for trade partners, and working with other businesses.” The show further seeks to inform and connect those who might be interested in a career in the home building industry. Tirelessly working to support the positive atmosphere and maximize potential, NOCO HBA is carefully selective regarding vendors. It is also highly appreciative of them. The rug has the ideal softness under bare feet, and the artwork is eye-catching but not overpowering. Hoteliers craft their guest rooms so effortlessly, so why can it feel so hard to replicate

the same look at home? It may boil down to a few decorating mistakes designers always notice when walking into clients’ bedrooms. From ignoring clutter to failing to address mood lighting, these small errors can have a huge impact on the overall look and feel of a room. We tapped some of the best interior designers in the industry to share the mistakes to avoid at all cost when decorating a bedroom. Are you guilty of these decorating faux pas? NO. 1: Forgetting Artwork “Oftentimes the bedroom gets overlooked when it comes to artwork,” Melissa Warner Rothblum and Julie Massucco Kleiner of Massucco Warner Miller told us. “Not being a public space, it’s easy to get all the basics into a bedroom and then leave the walls bare.” While people often reserve their best artwork for the living or dining room, Rothblum and Kleiner suggest putting the same

attention on art in less prominent rooms: “You go to sleep and wake up in your bedroom almost every day — so why not see something wonderful on the walls?”

NO. 2: Disregarding Lighting “We think it’s so sad when a bedroom ceiling is left bare or has a ho-hum flush mount stuck up there,” add the Massucco Warner Miller designers. “Have fun with lighting in the bedroom! There is no rule that says chandeliers are reserved for dining rooms.” For interior designer Tim Campbell, there is more to a bedroom than just overhead lighting — reading lights are also essential: “Add indirect and task lighting that keeps the glare of light away from the eye,” he says. The more sources of lighting you have, the better it is for the eyes (and the mood).

NO. 6: Overlooking The Headboard The designers at Massucco Warner Miller also suggest paying special attention to the headboard: “There’s no reason for boxy beige headboards. Do an offbeat fabric on your headboard, or choose an unusual shape.” The headboard covers such an important portion of the space and should be treated as such. “If an off-the-shelf headboard has uninspiring fabric options, have it recovered just like you would a chair — and don’t hold back with color!”

NO. 3: Not Considering Scale Interior designer Trip Haenisch always notices furniture that is too large or small for the bedroom. “Properly scaled furniture is tricky,” he says. “Everything looks the same size online. If you lay out the furniture with blue tape, it can help avoid a lot of mistakes.” To do this, take the measurements of the piece you want to buy, and tape the width and length in a rectangle on the floor. You’ll have a much better sense of the piece in the space. NO. 4: Ignoring Clutter “A bedroom is supposed to be relaxing and breathable,” Shannon Wollack and Brittany Zwickl of Studio Life.Style tell us. “We suggest eliminating unnecessary items and making sure the furniture is not too large for the room.” Adequate storage can help minimize clutter. For the items you want to keep in sight, small trays and catchalls can help everything feel more organized. NO. 5: Decorating With Bright Colors Wollack and Zwickl are also careful not to use too many bright colors in a bedroom. “We like to use calm, natural colors to keep the space serene and timeless. To add a sheen texture that is not overpowering, we suggest a natural

NO. 7: Going Overboard With Pillows One of Haenisch’s pet peeves in the bedroom is a bed that gets swallowed up by pillows: “I prefer using four regular pillows — two on each side — and only one or two decorative pillows maximum.” When it comes to decorative pillows, it’s all about quality, not quantity! NO. 8: Neglecting Bedding Another mistake that Haenisch always notices? Neglected bedding: “If you think about it, we spend almost one-third of our lives in bed. Nice linens are worth the investment!” Pay special attention to the quality and look of your sheets — not only will it improve your decor, but you might sleep better too. NO. 9: Not Considering Storage “When your nightstand does not have storage, things start to pile up and a create an unnecessary mess,” explain Wollack and Zwickl. “It’s best to have nightstands with drawers that can hold books, chargers, and other necessities. Here are Design Recipes’ tips for using color: 1. Consider an accent wall. Paint is one of the least expensive ways to infuse color into your space. 2. Use toss pillows. Toss pillows not only help to add color to a space, but texture as well. Toss pillows are also portable design,

allowing you to move color from room to room as you desire. 3. Purchase colorful accessories such as table lamps. There are so many interesting ways to incorporate both an interesting color and design into a space, and lighting is one functional way. 4. Try greenery. 5. Be bold with bedding. Bedding, especially in a children’s room, can add a dynamic element. 6. Use area rugs. Area rugs are an ideal way to incorporate color into a space. Many designers choose area rugs either first for color or graphic inspiration or last to help tie a room together. 7. Use a technique called color mapping. Color mapping is a technique in which the same or similar color is repeated or “mapped” throughout a room. 8. Consider vignettes. Vignettes or groupings are a wonderful way to group similar colors or elements together to make a powerful statement. 9. Tell a story with color. Have a repeated color scheme throughout your home. What you should know about buying and selling under the new tax law By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency

: I am a regular reader of your column for many years. I am a senior, widowed and have some retirement income and savings. I am concerned about the implications of the new tax law. I plan to sell my house, which I bought 34 years ago, and buy another replacement home near where my son lives. I am concerned about the increase in property taxes I’ll have to pay. My current home has a lower property tax due to Proposition 13 in California. Also, I’m wondering how the mortgage limit of $750,000 will affect me and whether it will mean I will have to put down a higher down payment. Home prices in Los Angeles where my son lives are quite high. Since I can only deduct $10,000 (filing single) in itemized deductions what are my alternatives? My deductions are higher than that when you include my charitable donations. If I had a rental property, could I depreciate that property? How do I show the rental income and expenses? I get very nervous facing these uncertainties.

The recent tax law made no changes to the home sale exclusion rules. That means that if you are single and selling your principal residence, you get to exclude from any federal income taxes the first $250,000 in profit on the sale (it’s $500,000 for those who are married). That principal residence, however, must have been your principal residence for two out of the last five years. So when it comes time to sell your home, you won’t have to pay federal taxes on the profits if they are less than $250,000. In California, as in some other locations, laws are in place that limit increases on real estate taxes on a home. Your home’s real estate tax increases may have been limited in annual growth, by the amount you paid for your home or by any of various methods used around the country to control rising property taxes for homeowners that use their homes as their primary residence. Due to the way different states receive tax revenues, some states rely on property taxes much more than others. In states that rely on property taxes, you can end up with two identical homes taxed very differently. If one home was purchased 30 years ago, the real estate taxes on that home may be a fraction of the real estate taxes on the identical adjacent home, and there is little you can do about this situation. area that have sold several times in the 34 years you have owned your home. That’s great. But if you’re buying a more expensive property, you may be in for a much higher property tax bill. And, this is where the new tax law might well affect your finances. More on this in a moment. When it comes to mortgages, under the new tax law, you’ll only be able to deduct interest on the first $750,000 of your new mortgage loan. Under the old law, you could deduct interest on up to a $1 million loan plus a $100,000 equity loan. The new law reduced the amount of the primary loan and eliminated the deductibility of interest on the equity loan. (If a homeowner took out a loan before December 2017, that homeowner is grandfathered in under the old law.) But you raised the newest and hottest issue relating to the deductibility of real estate taxes and state income taxes. You are limited to a maximum deduction of $10,000 for both of those items. So if your property taxes are $10,000, you’ll get that deduction but then nothing for any state income tax payments. Likewise, if you pay $10,000 in state income taxes, you won’t get to deduct any of your real estate taxes. What will that mean for you? Well, if you have $20,000 of state income tax and property tax payments, you’ll get to reduce your federal income taxes by $10,000 and not $20,000. Given that you are retired, if we assume

that your federal income tax rate is 20 percent, you’ll end up paying $2,000 more in federal income taxes due to your inability to deduct $10,000. That means that you have to factor in a higher cost of living near your son as a result of your inability to fully deduct your real estate taxes and/or state income taxes. You should know that charitable donations were not impacted by the tax law, and if you own investment real estate the rules there didn’t change either. If you own a rental property, you can run that rental property as you have always done by taking depreciation, offsetting income with expenses including mortgage interest payments and real estate taxes. We hope all this information helps you; if you have more questions, you might want to speak with a tax advisor, enrolled agent or accountant.
