We tell ourselves we’re just going to peek at the garden to see how it’s doing, but once under the spell of balmy temperatures, we can’t help but want to do something to it. Resist. And if you can’t resist, then take the time to prune some shrubs. Woody plants suffering snow damage, needing a canopy thinning, or renewal from old age will benefit from a nice haircut, but clipping a plant that needs pruning can be a little daunting. With branches going everywhere, many gardeners freeze up, not knowing where to start. They nip in fits and starts, often with little effect at all. Others dive in with gusto, giving the poor shrubs a buzz cut with a hedge trimmer. If you’re in the latter group, lean close so I can stare you in the eyes when I say: please don’t do

this. Hedge trimmers can leave a nightmare of split ends and exposed stalks bad enough to take half the summer to cover, and with woody plants, there are no comb overs for the bald spots.
What stays and what goes? To preserve a shrub’s natural form and health, it is important to keep a few tips in mind when pruning. Spring-flowering shrubs bloom on new wood that grew the previous summer. Buds for spring flowers developed in mid-summer through fall last year, and shearing the plant before blooming may result in chopped off flowers. Instead, if the plant is overgrown, it should be thinned by removing older canes to the ground. This allows sunlight to penetrate into the center of the plant, where there will be better flowering throughout. growth starts in spring. Summer-flowering shrubs bloom on new wood from the current growing season. Thinning in the early spring before growth starts is an ideal approach to pruning summer-flowering shrubs. On shrubs where the bark provides color, such as Red-Twig Dogwood (Cornus sericea), the best color is from new growth, and pruning canes to ground level in early spring stimulates the plant to put up new, colorful canes. Start simply by removing any broken or competing branches; often this thinning reveals other places that need a trim. Competing branches are those that rub against one another or block other shoots. This rubbing causes wounds in the bark that allows disease to enter. Prune one branch off to allow room for the other to grow. Once this is completed, stand back and look over the plant to see if the pruning for health has left the plant misshapen, and consider what other cuts will help the plant maintain its form. Pruning is not a race, and gardeners who flail about with a sharp tool and no plan can

expect to have startlingly awful plant shape. Consideration of the plant’s form is as important as the cuts themselves. Removal of up to one-third of the plant is fine; more than this and you could set the plant’s growth back. Remember, go slow. There are more warm days ahead of us and you can clip a few branches here and there as spring approaches. But the real art is knowing when to stop pruning, so step back after each cut and assess the plant.

Think again. Filling your home and rooms with rich and indulgent touches doesn’t have to cost a fortune and can even be family-friendly, Dallas stylemakers say. The trick? Finding small ways to introduce wow-worthy details and choosing forgiving materials and fabrics. Accessible, posh living that makes you feel like a million bucks: Isn’t that a rich idea? FUNCTIONAL AND FABULOUS Emily Sheehan Hewett has made it her mission to showcase just how stylish and sophisticated it can look when you mix form with function. “Our entire brand is based on livable luxury,” the principal designer at A Well Dressed Home says. And don’t forget the fresh flowers. “Splurge on a beautiful bouquet and arrange them in a glitzy vase for an instant bit of luxury,” says Fenimore. : My mother, who was very ill and on Social Security, sold me her residence for $1 just in case something happened to her. We ended up moving her in with us until she died. Her home was vacant, and we decided to rent it out. But the time has come that we can no longer keep this up and need to sell it. We are worried about any capital gains taxes and want to take the money received from the sale to help pay down an existing home equity mortgage we have on our primary residence that also has attached rental units. I’ve heard about a 1031 exchange. Could I apply it in this case?
A
: A tax-deferred exchange (also referred to as a 1031 exchange or Starker exchange) is in its basic form the sale of an income-producing property with the purchase of a replacement income-producing property. While in the past, the IRS Code allowed exchanges of property other than real estate, that might change in the near future depending on what changes in the law are considered as a part of tax reform. When it comes to real estate, you have to own a property that was held for investment purposes. To sell the property, you
generally will use an exchange company to facilitate the sale and purchase of the replacement property. That company is usually an “intermediary exchange” company. You will still need your own attorney, settlement agent and title company to help out, but the exchange company will satisfy certain IRS requirements. When you sell, all of the proceeds from the sale go to the exchange company. You then have no more than 45 days to find and notify the exchange company of the property you intend to buy as your replacement property, and then you have no more than 180 days to close on that replacement property. And, by the way, the replacement property sales price usually needs to be the same or higher than the sales price of the property you sold. Those are the basics, but there are other intricate rules that you must follow to get the tax advantage you are seeking. If you qualify for a tax-deferred exchange, on the sale of the property, you get to defer the payment of all taxes on the sale of the old property, including any recapture of depreciation you might have and capital gains taxes. We’re a bit concerned that the property was vacant for a while, and we don’t know how you treated the property for income tax purposes when you purchased it. We also don’t know how
intended as a true sale or whether your mom really gifted the home to you. If your mom gifted the home to you, your basis -- or cost -- in the home might be what your mom paid for the home. If what she paid for the home is about what the home is now worth, you might not have much tax to pay when you sell it. Due to the complications and many facts that surround your situation, please talk to a tax advisor on your issue and also talk to a specialist in 1031 exchanges. Those specialists sometimes have a great eye towards seeing a transaction and telling you whether your situation fits the requirements of a 1031 exchange. They may also have a referral for you to talk to for help with your tax situation. Good luck.
your mom treated the “sale” of the home to you. Your question raises a number of issues from an income tax perspective from your mom’s side and your side as well. We’ll have to ignore those issues and talk about the 1031 issues instead. You’ll have to talk to your accountant, tax advisor or Enrolled Agent to get more information about the federal tax issues you might have. However, if we can assume that you purchased the property for $1 and your association with your mother doesn’t impair your ability to utilize a 1031 exchange, you essentially have all profit if you try to sell the property. If you kept the property as an investment for many years, treated the property as an investment, and had every intention to use and keep the property for investment purposes, you might qualify and sell the property using a 1031 exchange. When you sell the property, you use the intermediary, buy a replacement property, and defer the payment of taxes down the line. The replacement property must also be a property you intend to own for investment purposes. If at any point in the course of reviewing the facts of your situation, you fail the test under Section 1031 of the IRS code, you won’t get the benefit of deferring taxes and the sale could give you substantial gain. Tips for a stress-free (as possible) move By Cathy Hobbs Tribune News Service (TNS) Moving is typically one of the most stressful times in a person’s life. But it doesn’t have to be. From choosing the right mover to DIY tips, here are some do’s and don’ts to help ensure your next move runs as smoothly as possible. DO: 1. Check references. Quality movers will not have issues. 2. Ask for proof of insurance. In the case of condominium buildings especially, a mover will not be able to enter a building without proof of the proper insurance. 3. Ask for a firm and binding quote. 4. Be honest. Nearly all movers base their quotes on labor and materials. It is in your best interest for a mover to have an accurate picture of the scope of work involved in your move. 5. Request your more fragile items are wrapped in a careful manner.

DON’T: 1. Go with the lowest quote. Get at least three quotes and evaluate quality of service with price. 2. Think bigger is always better. A smaller company may provide a higher level of customer service. 3. Forget to check to see if there have been any complaints against your mover. The Better Business Bureau is a good place to begin.
4. Sign a contract without understanding the pricing. 5. Move at the beginning or the end of the month if possible. These are peak periods for movers and may make it more difficult for you to secure the mover of your choice.
