One last note about fertilizer: If you’re using granular fertilizer, use a broadcast spreader to ensure even application. Too much fertilizer in one area will burn and potentially kill the grass.

up. Mow each weekend, and it shouldn’t be a problem.

From mowing to seeding, fall maintenance sets up your lawn to emerge healthy and hardy in the coming spring. However, many homeowners stop paying attention to their lawns once cool weather sets in. That’s a mistake. Not only does late-season yard care play an important role in overall lawn health, it minimizes the amount of time you’ll spend on maintenance once spring arrives.

WHAT ABOUT FERTILIZING? Several fertilizer applications throughout fall should help your lawn recover from summer stress; improve color, root structure and density; and help it spring back after winter. The No. 1 rule when applying fertilizer: Always follow the instructions, including when and how much to use. Fertilizer misuse can harm the environment, and even destroy a lawn. Also, buy fertilizer specifically blended for lawns. Of the three main nutrients in fertilizer — nitrogen (N), phosphorous (P), potassium (K) — nitrogen is the most important for grass, so the first number in the ratio on the bag should be the largest.

HOW SHOULD YOU MOW IN THE FALL? Continue mowing as long as new growth appears. Cut the grass to a height of 3 inches — don’t assume mowing short will reduce time spent on lawn care. That’s because in the fall, lawns focus more energy on root growth than blade growth. Scalping the turf stresses the roots, making it hard for lawns to resist weeds and pests, not to mention survive the winter. As leaves drop, mulch them into the lawn along with grass clippings. Though many homeowners debate this practice, studies consistently show that mulching leaves causes no negative effects to lawns, turf or soil pH. Just don’t let the leaves pile

HOW MUCH FERTILIZER SHOULD YOU USE? Typically, you should apply 1 pound of nitrogen per 1,000 square feet of lawn. To calculate how many pounds of nitrogen to apply per thousand square feet of lawn: Take 100 and divide it by the first number in the fertilizer ratio. So, if your lawn is 1,000 square feet and you have a bag of 25-0-5 fertilizer, you’d want to use 4 pounds of product per application.

WHAT’S THE BEST WAY TO TACKLE WEEDS? For large infestations, consider a broadleaf herbicide, which comes in selective and non-selective forms. Selective herbicides only attack specific plants (dandelions, clover, etc.); non-selective herbicides kill everything they touch. For weeds within the lawn, use a selective herbicide, otherwise you’ll kill the grass. If you’d rather not use a herbicide, you can always dig out weeds by hand, just make sure you pull out the root system or they’ll return the following spring. This method isn’t always practical for large areas covered in weeds. CAN YOU SEED A LAWN IN THE FALL? Yes. Some pros even recommend it. Cool temperatures and warm soil conditions make late-summer to early fall an optimal time to sow grass seed. Just don’t wait until too long, or the grass won’t establish by the time temperatures drop. As for repairing dead patches, remove the grass down to the bare soil, use a rake to rough up the soil and then add seed. Germination usually takes around 10 to 15 days. It’s important to keep the soil moist but not drenched during this period. After it starts to grow, you should continue to water on a daily basis to encourage root growth and to prevent it from drying out. ——— Mike LaFollette is a reporter for Angie’s List, a trusted provider of local consumer reviews and an online marketplace of services from top-rated providers. Builders tap into social media to reach homebuyers By Pat Setter, The San Diego Union-Tribune (TNS) We’ve all seen the way homebuying has changed over the years. Today’s savvy buyers are doing more research ahead of time than ever before, and they walk into a real estate or sales office educated about their choices. Social media — especially Facebook, Pinterest, Foursquare, Twitter and YouTube — has become increasingly important in the homebuying process. Whether you’re looking for a home across town or across the country, Facebook connections can usually lead you to someone in the area where you’re thinking of 4

moving. You’ll soon be connected to more people in that area and can learn about a place from those who live there. Community-related pages can also provide information on a specific area. Recent studies have shown that even the decision to buy a house is influenced by social media. Because home values are often a point of discussion on social media, those connected to people whose property has increased in value are more likely to buy a home than those with online friends who own homes with fluctuating values. If you’re ready to take the homebuying plunge, it’s easier than ever to do research to find the right builder. Every month, 700 billion minutes are spent on Facebook alone — 700 BILLION! With the ever-increasing presence of social media, you can be sure that smart builders have taken notice, and they want to contribute to the conversations taking place. Here are a few hints to help you

with a seller will get you much further than taking a hard stance in negotiations. Buying and selling a home can often be an emotional process. Having negative feelings towards another party will therefore change how you negotiate with them. Both parties being “nice” and accommodating to one another can go a long way.

Focusing on Minor Details A home purchase is a huge investment. Some matters are minor in the scheme of things. It’s important not to let minor issues cloud the big picture. Negotiate major issues that are safety concerns or that impact your bottom line. Consider disregarding minor ones. For example, you may not want to negotiate tightening a loose door knob if you’re asking for a roof repair. You can easily take care of tightening a door knob yourself. Sellers are more likely to agree to requests when you appear reasonable in your approach.

Summary of Buyer Negotiation Strategies to Avoid Every home purchase transaction is unique. It is important to get assistance from an experienced agent when it comes to submitting offers and negotiating terms. Having managed hundreds of home sales, agents are well versed in negotiation strategies, potential outcomes, and creative solutions. This can ensure that you get the home of your dreams for the best possible terms and price. —————————————— Suzanne Plewes is a broker associate at RE/MAX Alliance. Write to 750 W. considering. These will help you stay informed on your favorite neighborhoods. If there’s an opening coming up or a sales release, it’s a pretty good bet that it will be posted there first. The only drawback is that everyone interested in similar homes also has access to the same information. With homes in short supply, it’s imperative to make quick decisions when a home becomes available. Getting preapproved credit is essential when it comes to making an offer. The good news is that with so much information at everyone’s fingertips, consumers are much more informed and can search a wide variety of home options in a short period of time. Being engaged and active on the social media sites you already use will give you knowledge about builders and what’s happening at your targeted communities. Be informed, use the wealth of information available and feel confident about your homebuying decisions. September 30-October 1, 2017

10 things to look out for when renting an apartment

Here are 10 things to look for to make your next apartment search a success. (Dreamstime/TNS)

By Morgan Quinn GOBankingRates.com (TNS) Looking for a new apartment can be a frustrating experience — and can even feel hopeless, sometimes. From going to look at a place that’s nothing like the advertisement to finding the perfect home and having someone snap it up before you, the process can be grueling. To help you weed out apartments quickly — and hopefully make the whole process easier — here are 10 things experts say to watch out for during your search. A BORING LOCATION Location is key, according to Sam Radbill, writer for ABODO, an apartment search site. “If you’re moving from out of town, often you take the first apartment you see. But do your research and make sure it is a good personal fit,” said Radbill. THE LENGTH OF YOUR LEASE “As simple as it sounds, some landlords will not clearly state that a lease is six or 12 months, unless you ask,” said Radbill. In addition to asking about the length of the lease, ask what happens when it ends — and how and if you can renew it. “If you love your place and your lease ends, you’d hate to have to move because they put it back on the market without asking you first,” added Radbill. REGULAR RENT INCREASES One of the most important things to look for when renting an apartment is how much you’ll be September 30-October 1, 2017

paying in rent increases. “Make sure you ask about annual rent increases, which are typically based on property tax increases in your city,” said Radbill. “You want to be sure that your rent won’t be going up by $500 after just one year,” Radbill said. How much your rent can increase and how much advanced notice your landlord is required to give you varies by state, so explore your local tenants’ rights — and other tenancy advice — before you sign the dotted line. WHO MANAGES GENERAL MAINTENANCE? “Try to talk to some current residents about maintenance service, timeliness in response to maintenance requests, as well as the overall ease of living in the building,” Radbill said. A simple question like, “Does it take five weeks to get your sink unclogged?” can tell you a lot about what it’s like to live there. “If basic maintenance is that slow, you might not want to sign a lease in that building,” said Radbill. WHAT HAPPENS IF YOU BREAK THE LEASE? Among tips for renting an apartment, knowing if and when you can get out of your lease — should the need arise — is key. “In many cases, job offers come or personal issues occur that result in a need to move immediately,” said Radbill. “Find out if you can break your lease. Usually, you cannot. But if you can, that might make the apartment a bit more appealing.” UNSAVORY PET REGULATIONS Many apartments have rules about pets — if you can have them, what kind, how many, size and even breed. If the apartment allows pets, ask if you need to make an additional deposit and how cleaning and repairs related to the pet are handled when you move out. A BAD INTERVIEW WITH YOUR LANDLORD “Of course, the landlord is interviewing you, but keep in mind that you’re also interviewing

the landlord,” said Radbill. For instance, you can learn about any issues with the property — and what costs your landlord is covering. Keep an eye on how the landlord responds to your questions, too. If he seems annoyed, do some extra digging to make sure you and he will get along.

place you are looking to rent both on the nights and weekends,” said Steve Shwetz, a managing broker at Mesa Properties Inc. “Some apartments are very quiet during the work week and become party central on nights and weekends.”

DAMAGE FROM PREVIOUS TENANTS Protect your security deposit with a documented walk-through of the property. Taking photos of the apartment before you move in and the day before you move out can protect you from illegitimate damage charges. Save the pictures until you’ve moved out and received your deposit. NOISY NEIGHBORS You might find the perfect apartment in an ideal location, but noisy neighbors can ruin the vibe of the place. “Be sure to go by the

HIGH CRIME RATES Some neighborhoods seem safe, but what happens behind the scenes tells a very different story. “Use a crime reporting website to determine what crimes have been reported in the surrounding neighborhood,” said Shwetz. “You may think it’s safe, but a crime map will give you an unbiased picture.” ——— GOBankingRates.com () is a leading portal for personal finance news and features, offering visitors the latest information on everything from interest rates to strategies on saving money, managing a budget and getting out of debt.

275 acres of protected lakes, wetlands, and neighborhood amenities await them. Resident Susan Bray says, “The Lakes at Centerra is very close to my work and easy to get into town or to Fort Collins and Windsor. This is a growing area and I’m excited to be a part of it. I have met a few of the neighbors at HOA meetings, potluck dinners and the pool and it is a very friendly atmosphere.” She also is drawn to the outdoors and all nature has to offer. “The garden area is very special to watch things grow and give my grandkids the opportunity to see the nature, with the birds on the lakes and the bees in the tree hives that had been transplanted. My granddaughter got to see firsthand the baby owls when they were banded, and pet one too.” Houts Reservoir and Equalizer Lake lie at the eastern edge of The Lakes community. Residents can enjoy a quiet paddle, stroll along the miles of trails, or simply soak in the natural beauty. The Lakes at Centerra is

HOME IMPROVEMENT

ASK THE EXPERT

Give your outdoor space the home field advantage

Smoke and carbon monoxide alarms

Five tips to make the most of your outdoor space

BY RICK JACQUEMARD Flatirons Home Inspections

If finding the right furniture to fit your space has been difficult, consider making your own instead. (Photo: Brandpoint)

On a beautiful, sunny day, you simply have to be outside. But when you step outdoors, where do you go? To the park? The lake? A friend’s home? How often do you stay home and enjoy the beauty of your own outdoor space? If your answer is not often or never, it’s time to create your own home field advantage. With just a few simple improvements, you can make even the smallest outdoor space feel comfortable and welcoming to you and your guests. Start with these five projects and you’ll make your own yard the place to be when the weather turns beautiful. Replace the cement with a raised deck That old cement patio or walkway in your backyard may be unsightly and uninviting, but it doesn’t have to be that way. You can make that space much more appealing by replacing it with a raised cedar deck. Easy to build and affordable as well, a raised cedar deck makes the entire area more inviting without taking up any additional space. Cedar is also naturally resistant to rot, decay and insects, and it is cool underfoot. Light smart Your current outdoor space may have only a single light or it may have no light at all, making it impossible to use at night. To make the space more welcoming, add string lights or uplighting to your outdoor area. These lights are available in a wide array of styles to match your personality and they take up very little space, allowing you to create the perfect - well lit - environment you’re looking for. Focus on furniture 10

AT HOME

If finding the right furniture to fit your space has been difficult, consider making your own instead. Building a customized bench or sectional is easier than you think and it allows you to build your furniture to meet the design requirements of your space. Western Red Cedar is pitch and resin free so it accepts and holds a wide range of finishes to match your style choice. You can even add built-in storage to your bench or furniture design for more space-saving solutions. Visit realcedar.com for building plans. Place a plant or two The right plant could provide just the pop of color your outdoor space needs. Herb gardens, hostas, even a pot of flowers all up the scenic appeal of your outdoor area. If space is a concern and you have a pergola structure, hanging plant baskets is a great option, so you can enjoy their beauty from above. Play a zone strategy When space is at a premium, you need to utilize every inch. To do this, segment your outdoor space into defined zones such as cooking, relaxing and eating areas. You can then further define these zones by adding the perfect finishing touches to each like a barbecue enclosure for your cooking area and a pergola over your dining table. Each of these DIY projects is a worthy addition to your outdoor space and will make it the area you can’t wait to enjoy every time you step outside. – Brandpoint Loveland Reporter-Herald – AtHomeColorado.com

All home inspections should include the inspection of all smoke and carbon monoxide detectors. Smoke alarms should be located in the following areas: In each sleeping room; outside each separate sleeping area; on each additional story of the dwelling, including crawl spaces and

uninhabitable attics. Most smoke alarms (smoke detectors) have a useful life of seven to 10 years. After this time period, the detecting elements start to wear out. Newer smoke detectors are more sensitive and more reliable. Homeowners should consider changing their smoke detectors every seven to 10 years, batteries should be changed at least every year. Most newer homes have combo “hardwired” (with battery backup) smoke detectors. The smoke detectors are wired to a 120 Volt circuit as well as have a backup 9-Volt battery (for when power fails). Carbon monoxide detectors/alarms should also be inspected for functionality and correct placement. Batteries should be replaced at least every year and the units changed after five years of use. Any dwelling that has a fuel fired heater or appliance, a fireplace, or an attached garage is required to have carbon monoxide detectors. If any of these conditions occur, the home must have an operational carbon monoxide alarm installed within fifteen feet of the entrance to each room lawfully used for sleeping purposes. Do not install carbon monoxide detectors directly above or beside fuelburning appliances, as appliances may emit a small amount of carbon monoxide upon start-up. Combination smoke and carbon monoxide detectors are also available. They should be installed in all areas required for a smoke alarm/detector.

LAWN AND GARDEN

Could gardening lower your risk of cancer? A Colorado researcher aims to find out

University of Colorado is launching a clinical trial to see if community gardening has an effect on health. (Photo: Shutterstock.com)

By Danika Worthington The Denver Post (TNS) A green thumb may lower your risk of cancer. Don’t believe it? You’re not the only one. Which is why a University of Colorado Boulder researcher is setting out to find hard evidence during a three-year clinical trial that will measure a variety of health factors in 312 participants who will be introduced to community gardening for the first time. “We tend to intervene from the top down,” CU Boulder professor Jill Litt said of programs to improve physical inactivity and poor diets. “You need solutions from the ground up to meet people where they’re at.” Litt said that throughout more

than a decade of researching community gardening, people regularly say they there’s something about it that makes them feel better. Her previous observational surveys found that gardeners eat 5.7 servings of fruits and vegetables on average per day compared to 3.9 for nongardeners. They tend to have lower body mass index. They also report an average of 2.6 days of poor mental or physical health in the past month compared to the national average of 6.2 days. She said it’s likely because gardeners are less sedentary, often spending an average of two hours not sitting during the activity, and because they’re eating the organic food they produce. There’s some research to suggest that exposure to the microorganisms in the soil also benefits mental health, she said. Additionally, the best ways to create a permanent shift to healthier behaviors is to get people in contact with nature and to have them build meaningful relationships, she said. Both of those are intrinsic to community gardens. But it’s unclear if people who are involved in community gardening are more likely to already have those traits or if community gardening itself facilitates a change in people. To put some data behind it,

Litt is measuring the body mass index, consumption of fruits and vegetables, stress and anxiety levels and other health measures of participants before planting, during harvesting and the following spring at community gardens mainly located in Denver and Aurora. The study will also use accelerometers worn by participants to measure physical activity levels. There’s been growing interest in this type of research with a handful of similar studies also receiving grants this year, she said. But Litt said her study is distinguished from the rest due to its gold standard for measurements, noting the accelerometers. The results of these studies could have a great impact. First, data from it could be used to help convince clinicians about the benefits of community gardens.

It could also help the gardens themselves. In 2005, when Litt first started researching gardens, there were about 42 gardens in the Denver area. Now there are 165 gardens with 10 to 12 being built a year, she said. The demand to build more gardens and the necessity to update old gardens are both pulling on already limited funds, she said. More people may be willing to put money toward community gardens if they realized the health benefits, she said. The study is looking for people to join its second wave. Interested people can reach out to project coordinator Angel Villalobos at 303.724.1235 or at angel@dug.org.
