When downsizing means an upgrade

By Mary Carol Garrity Tribune News Service (TNS) It started as a whim. My cousin Anne, who is a designer at Nell Hill’s, has three daughters who would soon be out of the nest. Why not sell their larger family home and downsize into a fixer-upper she could renovate? “It sounded so fun,” Anne remembers with an eye roll. “Looking at pictures and finding what you want is fun. But living through it isn’t as much fun,” she laughs, as she describes how their home sold lightning-fast, how their busy family of five had to move in with her sister-in-law for nine months, and how taking on the renno was a lot more work than she had anticipated. Now that she and Andy and the girls are settling into their new home, Anne knows she made the right call. This beautiful, bright, happy and inviting home fits their family to a T. We’ll share more of Anne’s renno magic as she finishes her spaces one by one. But today, I have to show you the kitchen and dining room. Here, she worked nothing short of a miracle!
A BRIGHT, OPEN KITCHEN At the time they were looking March 20-21, 2017
for their “project” house, Anne had some friends who were also in the market. When she told them which house she bought, her friends thought she was crazy. “That house was AWFUL!” they said. “It was,” Anne agrees. “It was awful.” The floorplan of the existing kitchen, long and narrow and divided by a stairwell to the basement, was not going to work for this active family who was used to doing life around a big kitchen island. So they moved the stairwell, took out the dated cherry laminate cabinets and bumped up the ceiling by taking advantage of unused attic space above. Anne knew she wanted a bright, white country kitchen. She covered the cabinets in a clean white paint and extended the subway tile up the wall around the range, pairing it with a charcoal grout so each tile would pop. Since the family spends a lot of time gathering around their kitchen island, Anne wanted to rim it with comfortable seating. She picked a great bench and slip covered it in a Sunbrella fabric so spills were not a problem. If she ever gets tired of it, she can just replace the slip cover. Anne’s contractor discovered some reclaimed wood that they turned

You can see her design talents come to life in the display she created on the shelves, which will change with each season. In addition to cabinets and cupboards, Anne likes to use freestanding furniture as storage in her kitchen. This large-scale buffet is the perfect place to store her china. Check out how Anne used baskets to collect small pieces like cups and saucers, and to weave in some texture. Anne says that it wasn’t until she added her accents, layer by layer, that the new house began to feel like home.

Easy tips for becoming a low-key minimalist

By Andreea Ciulac, Chicago Tribune (TNS) A self-imposed fashion challenge led Courtney Carver to become something of a minimalist guru. In 2010, the simplicity blogger behind Be More With Less downsized her overflowing wardrobe to a mere 33 pieces. “I saved money, experienced less decision fatigue and stopped worrying about what other people might think,” she said. Since then, millions around the world have taken her minimalist fashion challenge, known as Project 333, to dress with no more than 33 items for three months. Minimalism might seem out of reach and intimidating, Carver said, “but it looks different to everyone.” We asked experts how to take small steps toward a more Zenlike existence.
HOME Start small to avoid getting overwhelmed. Grab a bin, and pack up everything you don’t really use, suggests Joshua Becker, founder and editor of Becoming Minimalist. If tackling an entire room feels daunting, start with a drawer or cabinet. Carver said look for duplicates. Does your family of three need 10 coffee cups? After the initial sweep, give your4

self time to adjust before moving onto the next level. For Carver, that meant donating all the extras such as towels, books and even rarely used appliances like a rice cooker. Bookshelves, dressers and chairs were the last to go. Reducing furniture and artwork to a handful of essentials might seem too austere for most people. A more doable approach is to hold onto those pieces that showcase your passions, recommends Lucy Harris, a New York City-based interior designer whose work is inspired by modernism and minimalism. Are you a film connoisseur? Look on Etsy and eBay for a minimalist designed 1970s vintage poster from a film. If you’re just getting started with decorating, Harris suggests picking clean-lined furniture with a mostly neutral palette. One way to keep junk from creeping back is to turn down freebies, advises Bea Johnson, founder of the Zero Waste lifestyle movement. Johnson, whose family manages to produce just one pint jar’s worth of trash per year, swears by recycling and swapping disposables for reusables — handkerchiefs, refillable bottles, cloth napkins, etc. The principles of minimalism apply to your kitchen and diet too. Rebecca Shern, the registered dietitian behind Minimal Wellness,
cooks healthy meals using wholesome foods and a few basic kitchen tools: a cutting board, knives, pots, pans, spoons and spatulas. “When you stick with quality ingredients and simple preparation methods, the results are almost always fantastic,” she said.
KIDS Minimalism and children aren’t mutually exclusive. When packaged right and age-adapted, the concept of owning less will appeal even to those “collector” children, as Becker likes to call his 10-year-old daughter. “She’s probably the least minimalist of all of us.” One strategy Becker found helpful is setting physical boundaries. Toys should fit into her closet. All artwork goes into a single bin. For his son, who was introduced to this lifestyle at 6, those parameters had to be slightly tweaked: “Picking a closet would have been too drastic, so we said the toys should fit along a wall.”
MONEY It’s possible to cut expenses without watching every penny or feeling deprived. Stefanie O’Connell, a millennial money expert and author of “The Broke and Beautiful Life,” suggests avoiding shopping triggers such as aimlessly wandering around the

mall. To ward off an impulsive purchase, she said, “imagine the item buried in the clearance bin at a thrift store.” Expense-tracking apps, such as Level Money, can help you stick to your financial goals. So do visual reminders. Saving up for a down payment for your dream house? Set its picture as your desktop background, O’Connell advises. Speaking of houses, downsizing to a smaller place can enable you to spend more on things you always dreamed of. After taking this leap, Carver was able to fund her daughter’s college education. And Becker used the cash surplus to start The Hope Effect, a nonprofit that builds houses for orphans around the world. Splurges, as long as they’re small, have their place. For example, going on a weekend getaway instead of your usual weeklong vacation at a beach resort will still feel like recreation without breaking the bank. Pack light to stretch your vacation budget. You can save up to $50 per round-trip flight by carrying on your luggage instead of checking it, said Fred Perrotta, co-founder and CEO of Tortuga Backpacks. His tips include wearing the bulkier clothes and packing the lighter ones, as well as simplifying your color palette so you can mix and match easily.
RELATIONSHIPS Parting ways with toxic people is just as important as getting rid of excessive possessions. With difficult family members, most breakups can be avoided by having an honest discussion, said Vienna Pharaon, marriage and family therapist in New York City. To a hypercritical mother, for instance, Pharaon suggests saying something like, “I love you so much, but when we’re around each other I often feel criticized. Can you please pay closer attention to your language?” Whether you decide to cleanse your life of things or people, don’t expect overnight miracles. “If you’ve been accumulating things for decades, how can you expect to let go in two days? By Brent Glasgow, Angie’s List (TNS) While grasses differ region to region, there’s a common theme when it comes to the proper height when mowing the lawn. Here’s what two lawn care professionals from different parts of the country recommend.
WASTE OF MONEY
MOWING COOL-SEASON GRASS Cool-season grasses like Kentucky bluegrass, tall fescue, fine fescue and perennial ryegrass, essentially grow in the northern half of the United States, where they thrive from spring until fall. Alan Little, of Hendricks County Lawn & Tree Care in suburban Indianapolis, tells clients to mow at a specific length for optimal lawn maintenance. “You want to go at least three inches, and on most lawn mowers, that’s going to be pretty close to the highest setting,” Little says. “You also don’t want to take off more than a third of what’s there when you mow. Both promote healthy grass and active growth to compete with weeds.” Little says when precipitation decreases and it’s above 80 degrees, cool-season grasses struggle if cut too close. “When they’re mowed down like a carpet, the lawn will have trouble when it starts getting hot,” he says.

MOWING WARM-SEASON GRASS Warm-season grasses like Bermuda, zoysia, St. Augustine, centipede and bahia, grow in the southern third of the U.S. and the “transition zone” between warm- and cool-grass regions. They prosper during summer months before going dormant in late fall and winter. Mike Melchor, of Mike’s Com-
plete Landscaping in metropolitan Houston, gives advice similar to his northern counterpart for prosperous grass and weed control. “We recommend a 2- to 3-inch height on mowing, year-round, providing the sod is healthy,” Melchor says. “That allows more surface area for photosynthesis, which results in more growth, an extensive root system and a healthier lawn.” The higher cut helps in areas affected by extreme heat and dryness. “The established turf is more tolerant to infrequent watering

Tips on buying and selling a home at the same time In an ideal world, you would buy your new home first and have some time to move your belongings before selling your old home. However, if By Suzanne Plewes you’re like CRS, ABR, CDPE, GRI most people, Broker Associate at you cannot RE/MAX Alliance afford to carry two mortgages. Additionally, you may need the proceeds from the sale of your old home to put towards the purchase. In this case, you will need to carefully coordinate the home sale and home purchase. These tips will help you fit those puzzle pieces together.
Which Should You Do First? One of the toughest decisions is deciding which to do first. If you find a new home to purchase before listing your existing home for sale,
your offer will contain a home sale contingency. If you find a buyer for your home first, then you will need a home purchase contingency. It is important to understand your market before deciding which to do first. Most areas are experiencing a seller’s market (or the beginning stages thereof). This means that homes are going under agreement quickly due to low inventory. That low inventory, however, makes it difficult to find a new home to purchase. You may therefore be inclined to find a new home before listing the old one. There are a few things to keep in mind. A home sale contingency in your offer will make it less appealing. It could be more difficult to compete with other buyers in the market if multiple offers are presented. On the other hand, a potential buyer for your old home may be willing to give you time to find suitable housing. Consult with your real estate agent on which is the best approach given market conditions.
Coordinating Closing Dates/Times You will want both closings to take place within a short period of time. Ideally, you would close on the home sale in the morning and then take those funds to close on your home purchase in the afternoon. If a same day closing is not possible, you may end up closing on two consecutive days. The timing will depend on when funds are available from the banks and the schedules of all parties involved. Scheduling is important since it impacts your other plans, such as moving.
Coordinating the Big Move Most buyers will perform a walkthru of a property shortly before closing. This means that your belongings must be out of the home ahead of time (typically the day before, or very early that same day at the latest). Depending on when your second closing takes place, you may need to store your property overnight and spend one or more nights in a hotel.
If you are using a moving company, they often offer overnight storage (for an added fee, of course). Develop a plan ahead of time to help reduce added stress.
Other Options There are some other options to consider as well when you are buying and selling a home. Among them are temporary housing, storage agreements, and rent-backs. The alternatives available depend on the properties and parties involved, market conditions, and legal considerations. Be sure to work with an experienced real estate agent to help you through what can be a complicated process of both buying and selling a home.
