Landscape for Life Comes to CSU Extension As many of you know, and for those who don’t, CSU Extension is a communitybased resource found in counties across the state of Colorado. We are part BY DERYN of the larger DAVIDSON Cooperative Colorado State University Extension Extension Boulder County Service that can be found across the country at land grant universities. CSU Extension’s mission is to empower Coloradoans to address important and emerging community issues using dynamic sciencebased educational resources. To that end, we have an exciting announcement! CSU has been named the new institutional partner for Landscape for Life, a program that provides education on sustainable landscaping practices. As resources like water become scarcer and interest in pollinators, native plants, and gardening with purpose grows, this program will work to meet the demand for education in sustainable and climate resilient landscaping. Modules include information on soils, water, plants, materials, health, pollinators, and maintenance. Developed in 2011 by the United States Botanic Garden (USBG) and the Lady Bird Johnson Wildflower Center at the University of Texas at Austin, Landscape for Life is based on the principles of the Sustainable Sites Initiatives (SITES), the nation’s first comprehensive rating system designed to distinguish sustainable landscapes and measure their performance. The program will continue to be in partnership with the USBG and will be offered by CSU Extension. “USBG is thrilled to collaborate with CSU to continue Landscape

for Life and the important work of teaching people about sustainable gardening at home,” said Dr. Susan Pell, USBG acting executive director. “CSU’s commitment to sustainability through action and education make for a great fit for this program. We look forward to working together to expand knowledge, access, and resources for sustainable gardening practices across the country.” “We are proud to be part of the program’s history and are pleased that CSU will foster its future,” said Lee Clippard, Lady Bird Johnson Wildflower Center executive director. “What began as an initiative to deliver education on sustainable gardening practices has grown into an opportunity to inspire lasting impact and change.” For over 10 years, Landscape for Life has provided resources and training opportunities for people interested in climate-resilient landscaping techniques for any size garden. While conventional gardens can work against nature, sustainable gardens are supportive of natural ecosystems and conserve resources. They enhance the environment’s ability to clean air and water, reduce flooding, combat climate change, and provide other natural benefits that support life on earth. Landscape for Life uses these benefits as core themes and areas of focus for the course curriculum. CSU Extension assumed responsibility for management, stewardship, growth, and ownership of the program in May 2022. The first charge of the new CSU-USBG partnership will be updating content to ensure the latest, science-based research remains core to the curriculum, followed by improving in-depth learning opportunities through accessible online programming and in-person training in Colorado. Through leveraging the institution’s experience and

expertise in creating scalable learning platforms, mixed with strong, national Cooperative Extension network connections, CSU plans to address audiences nationwide. Longer-term, highpriority goals for the program place an emphasis on language justice with an initiative to translate course content into Spanish, in both written and live translation. To be responsive to different learning styles, personalized education tracks are in development. Course modality will include options like free online content, modular online courses, and customized, fee-based training delivered either online or inperson. Based on the learner’s desired outcomes and intended goals for registration, course content will be directed at two audience segments of the landscaping industry: those who install and maintain green spaces (landscaping companies, municipal staff, homeowners/gardeners), and those who experience landscapes (clients of landscaping companies, HOA boards, municipalities, homeowners/gardeners). In Colorado, markup on homes with a view second only to California

By Aldo Svaldi The Denver Post (TNS) Homes with a scenic view of nature carry a significant premium in their listing price in Colorado, but homes with great city views are actually discounted outside of Denver. Homes with scenic views of nature list at an average price of $1.15 million in Colorado, which is second only to California at $1.17 million, according to a study commissioned by American Home Shield, which provides warranties on homes. The panorama premium for nature versus all home listings runs about 50% higher and isn’t too far from the 44.2% premium commanded nationally. The biggest markups are in Wyoming, at 140%, followed by Texas at 121% and Mississippi at 119%. In Denver, the nature view premium is 55.3% with the average price at $1.12 million, while in Colorado Springs it is even higher at 56.9% on an average price of $770,191. Aurora

homes with nature views have an average list price of $665,655, which represents a premium of 46.3%. “The more demand and the less abundant a feature is, the higher its premium will be. That being said, the exact location and overall characteristics of a house also play a key role in its market price,” said Juan Carlos Sánchez Albarracín, a senior data analyst with NeoMan, which conducted the study using listings on Zillow. For example, waterfront homes come at a higher premium than those looking out over nature and those with great city views. The national premium for a waterfront home is 78%, but in dry states like Wyoming and Nevada, the premiums are 225% and 192%. In Colorado, a waterfront home

comes with an 83% premium over the average list price. Albarracin acknowledged the premium isn’t entirely about location. Builders who secure a parcel with great views, say up on the side of a mountain or on the shores of a lake, often upgrade the quality of construction and finishes and provide additional features. Although the study controlled for square footage, those “extras” designed to attract a more well-heeled buyer are part of the equation. The verdict is still out on great city views, which boosted values in 21 states with available data but were discounted in 22 states, including Colorado. The biggest discount for urban views at 55.3% came in Michigan, followed by Oklahoma, Nebraska, New

Mexico and Illinois. Colorado’s city view discount came in at 8.5%, but there were wide variations. Listings describing scenic urban views in Denver came at a premium of 30.6%, while in Aurora those listings were discounted by 53.8%, although a small sample size may have distorted that. Does that mean Michigan and Oklahoma are filled with unattractive cities that residents don’t care to look at? Or is it that city views are so common that they cease to add value? “A discount doesn’t necessarily mean a city is unattractive. It just shows that the houses that do not have a view of the city are relatively more expensive,” Albarracín said.

Is the home office tax deduction for you? From advent of the Internet in the 1990s to the shutdowns during the COVID-19 pandemic – and even now – a significant trend can be seen DUANE in our work DUGGAN environments. The massive shift to working from home is evident as you drive around town. Although many businesses are back up and running, you can see still catch glimpses of huge office buildings with only a few cars in the parking lot. A survey by Owl Labs showed that during the COVID-19 shutdowns, close to 70% of full-time office workers worked from home. After COVID-19 shutdowns, 92% of people surveyed expect they will work from home at least one day per week, and 80% expected to work at least 3 days per week from home. As a result, the workfrom-home office has become commonplace. At first, just a little corner in the house might have been sufficient, but after a few Zoom calls with barking dogs and other interruptions in the background, the need for a more private space has become apparent. As Realtors, we’ve seen offices converted from bedrooms, basement areas, or sheds in back yards – and new home builders designing office space into their homes. Before deciding if using the home office deduction is right for you, here is some helpful information directly from the Internal Revenue Service (IRS). The home office deduction allows qualified taxpayers to deduct certain home expenses when they file taxes. To claim the home office deduction on their tax return, taxpayers generally must exclusively and regularly use part of their home or a separate structure on their property as their primary place of business. Here are some details about this deduction to help taxpayers determine if they can claim it: •

The home office deduction, calculated on Form 8829, is available to both homeowners and renters. There are certain expenses taxpayers can deduct. For example, a taxpayer who uses an extra room to run their business can take a home office deduction only for that extra room so long as it is used both regularly and exclusively in the business. – The home must generally be the taxpayer’s principal place of business. A taxpayer can also meet this requirement

Expenses that relate to a separate structure not attached to the home may qualify for a home office deduction. They will qualify only if the structure is used exclusively and regularly for business.

Taxpayers who qualify may choose one of two methods to calculate their home office expense deduction: – The simplified option has a rate of $5 a square foot for business use of the home. The maximum size for this option is 300 square feet. The maximum deduction under this method is $1,500. – When using the regular method, deductions for a home office are based on the percentage of the home devoted to business use. Taxpayers who use a whole room or part of a room for conducting their business need to figure out the percentage of the home used for business activities to deduct indirect expenses. Direct expenses are deducted in full.

Inflation and the housing market: What you can do as prices spike By Suzanne De Vita Bankrate.com (TNS) With another dismal inflation report in for June, homebuyers and sellers continue to face the harsh reality that home prices — which were cued to cool down this year — might not slow for some time. The question for house hunters now: Should you wait out this period of elevated prices? Analysts were all but certain inflation would come in hotter year-over-year in June, and they weren’t disappointed: The headline number surged to 9.1 percent last month compared to 8.6 percent in May, affecting everything from what you pay at the pump to the cost of housing. That includes mortgage rates, which were on track to 6 percent in June, but recently retreated to the mid-5s. To bring inflation back to Earth, the Federal Reserve has been steadily raising rates — three times so far this year, with another hike set for the end of July. Those actions have indirectly influenced mortgage rates. “Inflation will have a strong influence on where mortgage rates go in the months ahead,” says Greg McBride, chief financial analyst for Bankrate. “Whenever inflation finally starts to ease, so will mortgage rates — but even then, home prices are still subject to demand and very tight supply.” While we might not see as dramatic an increase in rates for the remainder of the year, the recent uptick drove monthly mortgage payments up 51 percent since last May, according to the National Association of Realtors. That, coupled with growing home prices, spells “unaffordable,” especially for first-time homebuyers. What’s happening in the housing market now Nationally, home prices rose 20.2 percent year-over-year in May, CoreLogic reports. While climbing mortgage rates should’ve slowed the trend, housing inventory is still tight, and inflation isn’t helping matters. That imbalance is translating to apprehension for homebuyers, who already had limited options at an affordable price, and have 12

less purchasing power with higher rates today. A Fannie Mae index measuring home purchase sentiment recently hit its secondlowest reading in 10 years, with just 20 percent of those surveyed believing it’s a good time to buy. A record 81 percent feel the economy is on the “wrong track.” Home sellers aren’t feeling as good about their prospects, either. “Interestingly, consumers’ perceptions of home-selling conditions declined meaningfully in June, returning to pre-pandemic levels,” said Doug Duncan, senior vice president and chief economist for Fannie Mae, in a statement. “This was particularly true for homeowner respondents. At the same time, consumers, especially those in prime homebuying groups, appear to be feeling the affordability pinch of higher mortgage rates: Approximately half of all respondents indicated that it would be ‘difficult’ to get a mortgage, the highest such percentage since 2014.” Should you wait for inflation to come down? With inflation still weighing on the economy and housing market, should you buy a home now? What about selling your home now? If you can’t make the numbers work, it’s OK to wait things out instead of buying a home today to beat increased prices and rates, especially if you’re a first-time buyer. While you’d be putting off building equity, you might find you’re in a better position to buy

in the future, when the market cools and your income potentially has had an opportunity to grow. “Inflation coming back down doesn’t mean prices falling; it just means prices not rising as fast,” says McBride. “For homebuyers, a more modest pace of appreciation or even a period of stagnant home prices can allow for incomes to grow further. Rather than stretching too much now, you may be able to buy a bit more comfortably in a couple of years if your income growth outpaces home price growth. But there are no guarantees, and rents have certainly spiked in the meantime.” That said, the circumstances of your life might require you to buy a home now, and that’s as acceptable a reason as any. Because you’re buying at the peak or near-peak of the market, be prepared to stay in the home for a while if you want to come out ahead when you sell. For sellers, the tides are turning a bit. Depending on where you live, you could find fewer takers, or need to come down on price. Let’s not forget what happens on the other side of the transaction: When you go to purchase your next place to live, you’ll be competing for a limited number of available properties — and now likely obtaining a new mortgage at a higher rate, to boot. If you’re set on buying now, you can try stretching your dollars by: •

Putting your down payment savings in a high-

yield account. One upside to inflation and the Fed’s response: higher interest rates on savings accounts. If you aren’t already, put your down payment contributions in a highyield account. Just make sure the account allows you to access your money easily when it comes time for closing — some online savings accounts take three days to deliver your funds when you withdraw. •

Considering a mortgage lender with low or no fees. While it might be more convenient to get a mortgage at your bank, banks typically charge an origination fee, often 1 percent of the amount you borrow. Many non-bank and online lenders don’t, so if you can find a no-fee lender with attractive rates, you’ll keep more money in your pocket.

Locking in your rate. When you find a lender and are ready to apply for a loan, ask about locking in your rate. While rates have come down slightly, it’s still taking buyers some time to find a home. Leaving home again: Planning and packing for your vacation If you are like most of humanity, you are ready to escape the confines of your home by once again traveling to have some actual fun. BY MARY Yippie! To do LYNN BRUNY so you need to plan and pack, something many of us haven’t done for years. To consider: Planning Unfortunately, current travelers’ demands are far exceeding supplies, such as hotel and Airbnb accommodations at popular destinations. Restaurant reservations are now a must (sometimes needed weeks ahead of time), as unfortunately most eateries are woefully understaffed while most all of mankind is woefully sick of eating at home. Plane tickets – also more limited and affected by high gas prices – will now cost you more than your first vehicle. Even so,

airports are super crowded. Know that your fight may be delayed (if not outright cancelled) and stuffed to the max with harried flyers with too much carry-on luggage and bags of odiferous fast food. Know that even if you reserve a specific type of vehicle (like a Jeep Wrangler), you’ll still probably end up with something very different (like a purple Nissan Cube). Just be grateful you have four wheels and the other needed parts to get you around. Packing After years in your basement or attic, your suitcase may be a bit dusty and dirty. The good news is the large collection of antibacterial wipes you purchased early in the pandemic can be employed for a vigorous cleaning. What to pack? Which lucky garments will get to escape the confines of your closet and go on a trip? Some folks choose their favorites. Other people like to get their “cost per wear” evenly

distributed across all items they own – a kind of financial mode of style choice. Some folks like to pack light, wearing items several times. Other people like to take more than they’ll ever wear – in essence, taking their clothes to another more exotic closet to hang in. However you decide on your trip wardrobe, it’s important to check out your clothes ahead of time. Hanging items in your closet that have been unused during the last few years may have developed “hanger shoulders,” fabric bulges popping out in an unattractive way – kind of clothing polyps. Washing or dry cleaning may be required to get these items back to a shape that conforms to the human body. Also, some clothes that have previously fit you may no longer do so due to a pandemic “shifting” of our bodies (often a shift which occupies more space). If this occurs, know you are not alone and simply stuff these items into the back of your closet. Life and vacations are simply too short to let a collection of woven threads make you feel badly. Remember elastic and stretch fabrics are everybody’s friends. With proper planning and packing, you will be best prepared to have a good trip and a nice time. But even if it’s a bad time, at least it will be a bad time in another location. And that’s certainly an improvement over the last few years. How much does patio installation cost? By Paul F. P. Pogue Ask Angi (TNS) Patios make a great addition to any home for outdoor entertaining, relaxing under the stars or just plain hanging out. But you want to be sure to install a quality patio that will last a long time. Here’s a rundown of what you need to know. It’s about more than just the stones: A contractor doing a thorough job will install a layer of landscape fabric to prevent weed growth, lay several inches of crushed gravel and compact it, install a leveling layer, and then the pavers. They’ll also use “polymeric sand” to lock in the pavers, creating a barrier against weed growth and insect burrowing. Think beyond the patio materials: Details matter! For example, the edging of the patio can help make it pop with contrast. If installed correctly, it can help prevent pavers from shifting. A unique pattern can give your patio distinction, and you might consider design ideas that bring it into harmony with

the house or yard. Your family and guests will surely notice these details, so get ready for some compliments! The grade of the land matters: The land grade moving away from your house should be six inches for every 10 feet to allow proper drainage. A patio needs a slight pitch — about one-quarter-inch for every foot of length away from the house. If your home has a steeper grade, expect to pay extra to accommodate grading requirements. Next to materials, grading has the most effect on your patio’s final cost. Consider how your project impacts your home and yard:

In particular, walkways serve a functional as well as aesthetic purpose. It can break up the monotony of a large yard, direct guests to a patio, or accentuate a fountain or your favorite landscape feature. Think about future repairs: Eventually, even the best-built patio will begin to wear out. You can extend its life with regular maintenance and addressing minor problems before they get out of hand. A pro can repair minor cracks and holes fairly quickly. A skilled contractor can remove and replace individual blocks or pavers as needed or complete a thorough resurfacing. Use a good sealant: You should apply a sealant to your patio to protect it over the long term from the effects of sun and rain. The sealing will vary depending on your material; concrete, for instance, requires a resealing every two to three years. Patio material options Your material selection impacts your patio cost more than any other factor. Here are the pros and cons of some of the most common

options. Stamped concrete: Stamped concrete offers the most potential for a unique look and a strong foundation. However, with a price range between $2,700-$6,500 per project, it’s one of the most expensive patio and walkway options. The exact price per square foot depends on the design. Flagstone: This refers to any stone cut into layers and laid out in interlocking shapes. It is another expensive but distinctive option at around $15-$21 per square foot.
