‘Typical’ home payments in metro Denver skyrocket to well over $3K a month By Aldo Svaldi The Denver Post (TNS) Some frustrated homebuyers may wish they could build a time machine and go back a year, even six months. Between much higher home prices and sharply higher interest rates, the monthly payment on a typical home purchased in metro Denver last month was 54.5% higher than it was in May 2021, according to an updated study from Seattle-based real estate research firm Zillow. That “typical” payment in Denver hit $3,394 a month in May, which is above the national average of $2,031 and above the typical rent payment in metro Denver of $1,988 captured in the Zillow Observed Rent Index. Rent inflation is running 14.2% a year in metro Denver, a fraction of the 54.5% gain seen in home payments on new purchases. Those who owned a home before the pandemic or who took advantage of low rates in 2020 and 2021 to purchase a home or refinance a mortgage are sitting in a much better position than those who are still looking to buy. And as bad as May was, the situation deteriorated further this month. “Mortgage rates took an unprecedented leap skyward over the past two weeks and quickly multiplied housing costs as they rose,” said Zillow economist Nicole Bachaud, in a release. “We are already seeing signs of waning demand, and expect these recent rate hikes to quicken the market’s needed rebalancing. While

shoppers will likely experience less competition for homes than the frenzied recent months, their purchasing power has dwindled.” Income gains of around 6% can’t keep pace, creating the most significant affordability challenges in 15 years, Zillow warned. April numbers showed monthly payments nationally were consuming 28% of homeowners’ monthly incomes. Given the recent rise in interest rates, that ratio has likely reached close to the red zone of 30%. When affordability last bottomed out at these levels in July 2006, a housing crash followed. Essentially, homebuyers hardy

enough to be braving the market in metro Denver are paying 1.5 times more than what they would have 12 months earlier for a comparable mid-range home. Nor is Denver the most extreme market. Home payments in Raleigh, N.C., have gone up nearly 70% in the past year, but run $900 below the typical payment seen in Denver. Nashville; Las Vegas; Orlando; Tampa Bay, Jacksonville, Fla.; Atlanta; Phoenix, and Charlotte, N.C., all had annual gains in monthly payments of above 60% the past year. Normally, when interest rates rise as sharply as they have, home

price gains soften and even reverse. But despite the big run-up in rates this year, it is only in the past month or so that home price gains appear to have hit an inflection point. Home prices are still rising but at a slower pace. Just over six in 10 Colorado residents rate housing costs as an “extremely” serious problem in the state, with another 25% calling it a “very” serious, according to the Pulse Poll conducted by the Colorado Health Foundation. That is nearly on par with rising inflation when it comes to being cited as the most pressing concern facing Colorado by those surveyed.

The end of the Roaring ‘20s? These days, the housing market is feeling the proverbial squeeze. Just recently, the Fed chose to battle inflation by increasing interest rates, SEAN which surged MCILLWAIN mortgage rates to their highest level since 2008, causing a trickle-down effect that strips buying power from potential borrowers. But it’s not just the mortgaged who are affected. If cash buyers have their funds tied up in a securities account, they’ll take a hit when cashing out in this bear of a market. All of this begs the question: is this the end of real estate’s roaring ’20s? Well, yes. And no. Let’s dive in. The one thing that hasn’t changed about Boulder’s real

estate market is its desirability. This, coupled with our perpetually low inventory, is what will continue to support Boulder’s higher price point. But as we shift from a seller’s market to a more balanced market, change is gonna come: previously sky-rocketing appreciation will stall, a listing’s days on market will increase, and bidding wars will fade like the setting sun behind the Flatirons. So what’s a buyer or a seller to do in these changing times? I’m offering up a little of my own advice. Strategies for buyers Even with the recent surge in mortgage rates, buyers shouldn’t be deterred from pursuing their next home. Sure, a $500,000 mortgage now costs at least $632 more per month than it did a year ago, but that additional expense can be offset by negotiating a price the reflects the increase

Strategies for sellers In this market, the key to success for sellers is proper pricing. Let’s face it: the appreciation train has reached its terminus. But hey, this was to be expected; the average price increases over the past few years were simply unsustainable in the longterm. For example, if your home was worth $1 million a year ago, you can’t automatically expect a ten-percent-plus price bump. Savvy sellers will accept this fact, be grateful for the gains

they’ve made, and price their listing accordingly. As mentioned before, buyers’ costs are higher and sellers need to take that into consideration when landing on a price. Being strategic and thoughtful about your list price will be the difference between a successful sale versus lingering for weeks (or — gasp — months!) on the market. Reasons for the shortage of homes to buy, Part 1 According to Todd Gullette, RE/MAX of Boulder Managing Broker, the start of 2022 showed a continuing record-low number of DUANE homes available DUGGAN to buy. In fact, as of March 2022 there were only a total of 307 single family homes listed as available in the IRES Multiple Listing System (MLS) in all of Boulder County. For many home buyers, the most common question has been, “Why is there such a shortage of homes to buy?” Looking back just a few short years ago during the Great Recession of 2007 to 2012, I used to conduct “unsuccessful seller” studies for subdivisions. In some subdivisions, 50 to 60% of the homes available on the market did not sell. Now in Boulder County, an expired listing, especially below the $1 million price range, is very rare. That being said, for a variety of economic reasons, it will be interesting to see the end of second quarter of 2022 statistics in terms of inventory and sales levels. New housing starts vs. Population growth There are many reasons why there is not only low housing inventory in Boulder County, but a housing shortage in most markets across the nation. The first reason is sheer lack of supply compared to

In order to provide housing for a rising population, the housing industry needs to build. The Chief Economist for the National Association of Realtors®, Dr. Lawrence Yun, has remarked in his presentations that the housing industry needs to build approximately 1.5 million homes per year just to keep up with population growth. When you look at the next graph (see page 17) from the U.S. Census Bureau displaying national housing starts, you can see the industry is just now getting back to the level it needs to be. However, since the start of the recession in 2007, there has not

been enough new construction to keep up with the demand. Within the city limits of Boulder, apart from a few small in-fill projects, there are virtually no new single-family subdivisions. As you drive through the suburban plains, you will see new home projects, but there are still difficulties meeting demand. Builders are facing a variety of challenges keeping them from building affordable homes in a timely manner. Challenges include a shortage of supply of entitled lots, municipal regulation and expenses, and a shortage of shortage of construction labor and supplies, and increasing material costs. Boomerang buyers Not to be confused with a buyer

The dormant seller With inventory so low, the biggest fear of many prospective sellers is being able to find a replacement property. With that thought in mind, they develop a “stay put” attitude and don’t place their home on the market. It is not clear how many potential sellers have decided against putting their home on the market due to COVID-19 and not wanting to have potential home buyers touring their home. People are living in their homes longer According to ATTOM Data Solutions, the average number of years homeowners lived in their home was 4.21 years during 2001-2007. As the graph on page 18 shows, more recently, homeownership tenure has averaged 8 years, and in some cities, even longer. As more people CONTINUED – See Page 17

Downsizing is almost inevitable for most of us. Just like the homepreferences of single adults are different than those of families with young TOM children, so are KALINSKI the home needs and wants of retirees. How can I stay cool during heat waves? By Paul F. P. Pogue Ask Angi (TNS)

Odds are that right now your home is hotter than it has been in quite some time. And while the June heat dome across much of America won’t last forever, it won’t be the last series of broiling hot days to come — after all, summer is only just now beginning. With that in mind, here are some tips to keep your home cool this summer that don’t involve just adding on more air conditioning power. Check your insulation

All the air conditioning in the world won’t help keep your home cool if the cold air doesn’t stay inside. Insulation creates a shield between your home interior and the outside weather, keeping the hot air out and the cold air inside where it belongs. Many forms of insulation can last as long as 80 years or more. But some forms of insulation begin to degrade at around the 15-year mark. If your insulation is that age or older, consider hiring an insulation pro for an inspection to check the status and make recommendations. The sooner you replace faulty insulation, the sooner you’ll reap the benefits. An insulation inspection usually costs a few hundred dollars. On average, you’ll spend about $1,500 and $2,600 to reinsulate an entire house, and less if you need only partial replacement. If you suspect you’re losing air in multiple places around the house, or that you have widespread insulation trouble, consider an energy audit. A pro auditor costs about $400 but

can be well worth it, as they’ll use tools such as infrared scanners to pinpoint problems precisely. Maintain your HVAC unit

Your heating and air conditioning system can run nearly every day of the year, and it involves a lot of fuel and moving parts as air moves quickly through it. All this leads to wear and tear that can quickly degrade your system’s efficiency. Keep an eye on your system and make a note of any problems. Replace your filters in keeping with your manufacturer’s schedule — or more often, if you’re running hard. Your system works harder the more it needs to cool, and that can quickly lay

more debris on a filter. Your filter is an early and vital line of defense to protecting your system. Also, keep an eye on your outdoor condensing unit. Trim away plants, bushes or vines that get too near it. Your condenser will work most efficiently if it has a couple of feet of clear space on all sides. If you haven’t done so already, or if you suspect a problem, call a pro to help. An HVAC inspection and tuneup usually costs about $100, which will more than pay for itself in energy bills and comfort if you have any issues.
