What Happened to My Lawn? By Deryn Davidson, Horticulture Agent, Colorado State University Extension Boulder County One of the most common issues we’re hearing about in the Extension office this spring is dead turf. People are calling and emailing looking for answers about why vast swaths of their once thriving lawns are now seemingly kaput. As is often the case with horticulture mysteries, there are several possible culprits. Those at the top of the list are winter desiccation, insect damage, and/or mite damage. Lawns that were seeded or sodded in 2021 are more likely to have been hit. I’m sure I don’t have to remind you, but last fall and winter were extremely dry. Winter desiccation is one of the most common issue that we’re seeing this year, particularly on lawns that were drought stressed going into the winter. As a matter of course, we shut down our irrigation systems in the fall, but when we experience dry, sunny, windy and cold conditions, as we did in late 2021, many landscape plants can benefit immensely from winter watering (particularly evergreen trees and turf). Though it feels far away, keep this in mind as we move into next winter. Often people don’t realize there are issues with it like broken, crooked, or clogged heads until it’s too late and the grass is already stressed. Two common turf pests, grubs and cranberry girdler are both root

feeders. If they were in your lawn last fall (often undetected), then the areas they were feeding would have gone into winter already stressed and more vulnerable to winter desiccation. You’ll know if you had root feeders if the dead grass peels up easily from the soil surface. Winter mites, which are also on the list of possibilities are not root feeders and therefore the turf will not peel up. Mite damage is typically found on lawns facing south or west. They can be difficult to detect, but the best management strategy is late winter/early spring irrigation or even better, natural precipitation. I spoke with Tony Koski, CSU Extension State Turf Specialist, who has been seeing dead turfgrass all along the Front Range this spring. He said, “No matter what killed your grass, if it hasn’t greened up at this point, it’s almost certainly not coming back so it’s time to seed or sod.” He explained that while seeding in the fall is generally better because it’s easier to get it established in cooler temperatures, you can seed in the summer too. The key is getting seed to soil contact and keeping the area moist long enough for the new grass to get established. He said that Jax gets their seed from Pawnee Buttes Seed (a local seed supplier out of Greeley) and that local garden centers like them are more likely to get high quality seeds than some other retailers. Another strategy to deal with areas of dead turf, is to replace it with something else. Landscaping with drought tolerant native and adapted plants in place of grass is becoming more and more popular. It can help decrease your water bill and increase pollinator habitat and overall biodiversity in your yard. While you might not want a patchy island of perennials in the middle of otherwise healthy turfgrass, it could be an opportunity to reevaluate your landscape. Ask your pro how they will approach your job to match exactly what you want. You should also think about the infrastructure of your garage. Most basic garages only have a few electrical outlets and an overhead light. If you have specific plans for the garage requiring higher power or improved water flow, you should include those changes during renovations. This goes double if you want to add living space such as an apartment above the garage. 2. How will you approach safety? The garage strikes an unusual balance. It’s potentially a living area, a storage area, and a work

area, and that means you’re often putting flammable liquids and power tools in the same space where you’re working or just hanging out. You can be storing your most valuable items, such as cars and power tools, alongside some of your least valuable, such as rakes and shovels. Make sure your garage plan takes all this into account.

Early in the planning stages, ensure you and your contractor are on the same page regarding how to handle the floor, whether it’s an epoxy sealer or a more elaborate decorative element. You might also think about raising your floor to match the height of the residential area of the house if it doesn’t already. 4. How will you adjust the climate in the garage? Keeping a garage warm in winter and cool in summer is a

Surging home values draw more to the cash-out refi

Collected too much stuff? How to cut through clutter

Gail Rosenblum Star Tribune (Minneapolis) (TNS) Greg Rue remembers feeling “slammed” when Arc’s Value Village Thrift Stores and Donation Centers in the Twin Cities reopened in May 2020. “We went from 200 or 300 donors a day [pre-pandemic] to 600 donors a day just at our Richfield location,” said Rue, director of thrift business. “It was nuts. People took stock of what they wanted and no longer wanted.” The new anti-materialism age

had arrived! Well, not quite. These days, donations to Arc’s Value Village are “steady,” Rue said, but nowhere near those higher numbers. “We’re still a consumer society,” Rue said. “People are still out buying.” Suzanne Austin agrees. “Consumption is the American way, and there’s an addictive component to that,” said Austin, of Maple Grove. She’s a decluttering expert with Caring Transitions, which provides older adults and their families with assistance as they downsize. “People like the act of buying,” she said, “but not necessarily the act of using. I don’t know if we’ll get away from consumption.” But for those who would like to try, Austin has plenty of useful tips. And with Father’s Day upon us, she suggests that now is a good time to have talks with aging parents — as well as young adult children — to find out what items are and are not meaningful to them and, thus, worth saving. Then, let the purging begin!

This is a tough one. Austin tells the story of a client who had owned an expensive dining room table for 40 years. She took it to a consignment shop. It sold — for $11. She was distraught until Austin told her that the table had gone to a tremendously grateful refugee family who would now make their own memories around it. Focus on ‘the incredibly rewarding’ feeling of walking into a decluttered room. That just might help you avoid mindless consumption. And if it doesn’t? You could always become a decluttering expert like Austin. “I have become very minimalistic in this business,” Austin said. “It’s important to enjoy the things you have. But if you don’t enjoy them, get rid of them.”

First, get the conversation going. If you’re trying to help an aging parent declutter to stay put or in preparation for downsizing, you might say something like, “Let’s organize the house so it’s a more enjoyable place for family gatherings.” Accept that we are emotionally tied to some items. “This natural tendency has not changed and I do not see it changing anytime soon,” Austin said. “Photos are probably the number one example. Also, heirloom jewelry such as Mother’s wedding ring or Father’s wedding band. And everyone has a little special collection; birds, coins, paintings from a special trip.” With such collections, Austin suggests that their owners at least “declutter a little bit.” Do you really need 325 seashells? Take one section at a time. Delve in for one hour a day. Pick one drawer and declutter that drawer. Return the next day and repeat. Ask if an item has been used in the past year. “If they haven’t, they’re probably not going to use

Home sales will hit the second-highest level in 15 years, trailing only the 2021 pace, as rising incomes combined with higher housing costs continue to present a mixed bag of affordability issues. The updated forecast anticipates a summer break from a feverish pace of home sales that will provide space for active listings to grow at a faster year-over-year pace than originally projected (+15.0% vs. +0.3%). As a result, this fall could be an opportune time to find a home – for both first-time and repeat buyers alike. While Americans have faced a whirlwind of changes so far this year, a changing economic landscape is the biggest driver of updates to Realtor.com®’s 2022 housing forecast. Inflation has made a more significant and long-standing impact on real estate markets than was anticipated six months ago, and is reflected in trends like rapidly-climbing mortgage rates. Combined with record-high home listing prices and rents, home shoppers are feeling the strain on their budgets. As a result, buyer demand has been softening this Spring from its early 2022 surge. Higher costs will continue to challenge 2022 buyers, as mortgage rates have already far surpassed Realtor.com®’s earlier prediction of 3.6% and home sale price growth year-over-year is expected to more than double its originally-forecasted pace (+6.6% vs. 2.9%). At the same time, Realtor.com®’s updated projection for year-end 2022 mortgage rates (5.5%) anticipates that rates have largely adjusted for the bulk of expected 2022 Fed hikes. In fact, data from the first quarter of 2022 showed that 40.5% of Realtor.com® home shoppers viewed listings located outside of their current state, up from 33.4% in 2020. Overall, the updated 2022 forecast reflects a housing market that is charting a path toward more sustainability, relative to the past two years of ups and downs. Home sales are still projected to hit a near record-high pace in 2022 despite trailing 2021 levels (-6.7%) and their original forecast (+6.6%), while the projected homeownership rate will hold roughly steady (65.6% vs. 65.8%). For many Americans, housing affordability will remain a significant obstacle as demand continues to outmatch supply, although by a smaller margin than in recent years. Main-floor, flexible living long into retirement Boulder Creek Neighborhoods now selling in West Edge at Colliers Hill

or nearly a decade, Helen and Jim Gibb considered and reconsidered a move from their Louisville home of 30 years to a more flexible home with lower-maintenance conveniences and main-floor living. They stuck their toes into the market a few times and gathered information about what they wanted most in a home optimized for ownership long into retirement. “Number one on my wish list was to find a good home builder,” recalled Helen. “We feel like Boulder Creek is a builder who will do the right thing.” Jim’s home buying checklist was similarly met after the Gibbs peeked into a Boulder Creek Neighborhoods model: He prioritized the peace of mind offered by a lower-maintenance home by Boulder Creek Neighborhoods, along with “a house full of windows for natural light, a good location and a builder known for quality.” The Gibbs are currently under contract and hope to move into the Boulder Creek development of West Edge at Colliers Hill in Erie by early 2023. 12

Part 2: Buying College Housing – Now Is The Time

In my last article, Part 1 of “Buying College Housing – Now Is The Time,” I discussed how purchasing a condo or house for your child to live in while attending college can be a worthwhile investment and can provide financial as well as other benefits for your college student. As you evaluate this decision, here’s a guide to help you:

Helping Your College Student Establish Credit

If you decide to have your college student on the mortgage and deed, you can help your student establish credit prior to making a mortgage loan application by obtaining a credit card in his or her name, preferably a year prior to your house or condo purchase. In addition, if the student has a car, it is a good idea to have a small loan on the car in the student’s name, which can also help your student’s credit rating. It is also good idea to meet with a mortgage professional to discuss strategies well in advance of a possible purchase.

Method of Ownership for the “Student Property”

It’s necessary to talk to your accountant and attorney to determine the ownership method that works best for you. Some parents will buy the property as a second home or as an owner-occupied property with the student on the deed and loan. Others will treat it 100% as a rental property for additional tax benefits. There are many ways of holding the title including creating a family limited liability company (or FLLC). 14

Rental Roommate Income

One option is to buy a 1-bedroom condo for your student to live in alone. However, a 2-bedroom unit will allow for a roommate, and the rent from the roommate can supplement the mortgage payment. If a 3-bedroom unit or home can be found, the rental income from 2 roommates can help the monthly cash flow even more. Be aware that there are occupancy limits imposed in some communities. In other words, check the local ordinances before deciding if it is okay to have five students living in one property. In Boulder, zoning rules allow three unrelated people in a low-density zone and four unrelated people in a medium or high-density zone.

Roommate Lease or Rental Agreement

Even though the potential roommates are typically close friends, it is a good idea to have a written rental agreement for roommates. The roommate rental agreement should cover all of the terms typically found in a residential lease such as: • Lease term • Rental rate and due date • Security deposit • Notice to vacate • Utility payment agreement • Maximum occupancy • Parking • Pets

Financing for the “Student Property” If a condo is being purchased,

the type of financing and down payment options available can be determined by the owner occupancy ratio of the condo complex and what particular approvals (FHA, Fannie Mae, etc.) are available. It is good to have the lender check to see if the complex has the approvals for the type of financing you are considering.

Disadvantages of the SingleFamily Home • The student needs to mow and water the lawn, shovel snow, and maintain the home

Is it Better to Purchase a House or a Condo/ Townhome?

What to do with the Rental Property When the Student is Ready to Move On

This decision depends on whether or not the student will be able to maintain a house and be responsible for exterior maintenance, snow removal, lawn care, etc. Often a condo suits student life best since most college students are not interested in mowing the lawn in their free time. Typically, an owner will be paying a Homeowner’s Association (HOA) fee at a condo or townhome in order to cover these maintenance items. This will increase the monthly cost but will ensure that the upkeep and maintenance tasks are completed.

Advantages of a Condo for a Student • No lawn care, snow shoveling, or exterior maintenance • Easier to “just leave” for the summer Disadvantages of a Condo for a Student • Owner occupancy ratio of the complex could affect the ability to purchase, sell or refinance • Homeowner’s Association fee may be high and out of your control • Loud music or parties might bother nearby neighbors Advantages of the Single-Family Home • No concern over occupancy ratios • A single-family home might be easier to resell than a condo since you tend to have more competing properties when selling a condo or townhome • Often there is no Homeowner Association fee

• Neighborhood may be less friendly to a group of students living there

When the student is ready to move on and has hopefully graduated, there are a few options to consider. The owners can keep the property as an investment rental, the former student may keep it as their first home, or you can exchange it for a real estate investment somewhere else. As an example, one family I worked with purchased a property for their first child who attended and graduated from CU-Boulder, then sold the property in Boulder and bought a new property in a different college town where their next child was planning to attend school. Potential financial benefits include: • Possible appreciation in value • Possible tax benefits • Debt reduction on an amortized loan which increases equity build up • Keep as an investment after college for cash flow Purchasing a college home is a significant decision. Tips So You Don’t Get Hacked at Home

With the pandemic and now the war in Ukraine, experts warn that cyberattacks are increasing at an unprecedented rate. There were a record BY TOM number of data KALINSKI breaches and ransomware attacks last year, reports Forbes Magazine. The average internet-connected device in your home or on your wrist is targeted an average of five attacks per day, estimates ZDNet. Hackers target “basically everything in your home that connects to the World Wide Web,” says the Oregon FBI. These Internet-of-Things (IoT) devices are controlled by your phone, computer, or voice.

The list of hackable items is long: smart TVs, home alarms, door locks, web cams, smart thermometers, kitchen appliances, smart sprinklers, smart lights, smart watches, fitness trackers and digital home assistants such as Alexa, Amazon Echo, or Google Home. Even your smart toothbrush and fun stuff like remote-controlled robots, games and gaming systems, interactive dolls and talking stuffed animals are vulnerable. Researchers attribute the increase in attacks to growth in the number of IoT devices. According to Forbes Magazine, there will be over 27 billion of these devices by 2025. When these devices are left unsecured, hackers have a path straight into your home. Once hackers compromise one device they may be able to access other

Plus, they may be able to steal your identity using credit card information or passwords through digital assistants or connected computers, phones, and tablets. Manufacturers of smart devices need to improve their built-in security. But users also need to be as vigilant about smart device security as they are with credit cards, computers and locking the house when you’re away. Here’s what you can do to protect yourself: Change the default password. Far too often smart device owners leave their digital door wide open by not immediately changing the password on a new device. Make your passwords as long as possible and unique for IoT devices. Never use names, address or birthdays, or easy to guess passwords like ‘admin’ or ‘1234.’ Forget the notion that your passwords should be memorable. While easy for you to remember, these passwords are easy to hack. Change your passwords regularly. Experts say you should change them once a quarter. Enable two-step authentication. The added security layer could be a one-time pin you receive by text. Or, it could be biometric authentication, which relies on a unique thumbprint, eye-scan or user’s unique keystrokes. Secure your network. Put your fridge and your laptop on different networks. Keep your private information on a separate system from other IoT devices. Get professional help if

this is beyond your technology knowledge or interest. Safeguard your Internet router. Set up your router with a unique name and create strong passwords to prevent others from accessing your Wi-Fi. Update all devices regularly. Turn on automatic updates for software, hardware, and operating systems. Disable features you may not need. IoT devices come with a variety of services such as remote access, often enabled by default. If you experience a security breach, immediately take action. Update passwords, notify credit card companies and file a police report. Stay safe by being in the know and taking needed precautions. Then there are those of us who hang onto our old-school habits, either out of stubbornness, inertia or simply an inability to absorb the incredible influx of new technological changes constantly barraging us. Not sure which you are? Consider which answers to these questions best describe you:

What kind of thermostat does your home have? A smart one I control with an app on my phone. I couldn’t tell you. It came with the house. But it works just fine. Who needs an app on your phone when you can use the fingers on your hand and the brain in your head?

When you go grocery shopping, what do you use for a list?

A shopping list app on my phone. A list scribbled (almost illegibly) on a scrap of paper, perhaps on the back of an envelope or letter from AARP. On it my spouse has written: “NO NOT forget to pick

you supposed to get the immense gratification of crossing off a completed task if it’s on some electronic thing? Matter of fact, I put things on my “To Do” list that I’ve already completed just so I can cross them off. So satisfying!

You have a new dishwasher that keeps obnoxiously beeping after the run cycle until you open the door. What do you do?

Figure out how to program it to stop. Ask my teenage or adult child to figure it out, which they say they’ll do as soon as they’re done “harvesting their crops” on some video game. This never happens so I just live with it forever. After a while I barely hear it given my advancing tinnitus.

Do it. Fret about it due to that bad experience the clerk at the grocery store told me about seven years ago. (He lost all his photos!) Ask other people’s opinions, hesitate for weeks, and then finally do it after my children relentlessly make fun of me. (But really: Why all the updates? Can’t they just make things correctly the first time?)

What is the format of your daily “To Do” list?

Electronic. Paper! One of the few simple joys in my life is my morning newspaper and a cup of Jo. They come in so many different designs there is always one I can find that fits my space perfectly. With two little ones this year, I can’t wait to see them running around the yard under the fireworks (or hopefully sleeping through them in my newborns case!).
