What you need to know about mortgage interest rates Thinking about pursuing the path to homeownership? With home prices steadily climbing, there’s a definite cost to waiting. However, it’s MICHAELA also important PHILLIPS to be aware that interest rates are rising too–and there may be several more rate hikes in the near future. As you’ve more than likely noticed, prices of everyday goods such as gasoline and groceries are on the upswing. In response to the highest rate of inflation we’ve seen since the 1980s, the Federal Reserve is ordering rate hikes in an effort to cool demand. As a result, it’s getting more expensive to borrow money. Interested in learning more about how this may affect you? Here, I share insight on what you need to know about the market for mortgages and what you can do to potentially save: Why are rates increasing? Buyers have benefited from historically low interest rates for the past few years. However, persistent inflation has caused the central bank to raise interest rates to slow spending. Federal Reserve Chair Jerome Powell has signaled that the Fed may consider additional half-point rate increases during meetings this summer.

With rate increases expected to continue coming down the pike, future buyers may be concerned about proceeding with the home buying process. If you’re ready to move forward but would like the lowest rate possible, now is a great time to consider an adjustable-rate mortgage (ARM). When you opt for an ARM, the introductory period offers a lower-than-average rate. This period typically lasts three to ten years, after which the rate can fluctuate up or down. If rates begin to fall again once inflation is curbed, you can choose

to refinance if you’re not happy with the adjustable-rate structure. Although inflation is causing the Federal Reserve to increase interest rates, you may prefer to forge ahead with your plans to purchase a home. The area offers all of the goodness of close-by mountain fun and a strong job market coupled with a lower cost of living than nearby Denver, though housing costs have escalated and continue to climb.

Blur your house in Google Street View

Did you know you can blur your house in Google Street View? It can be an easy and effective way to add another layer of security to your personal JENNIFER information. EGBERT Google and other big tech companies have had an historically difficult time finding the balance between convenience and personal privacy, such as Meta’s recent $18.6 million fine for breaching EU privacy laws. Google and Apple have had their own share of privacy issues, and over time, all of these companies are providing ways to give the power back to consumers when it comes to when, where, and how their personal data gets used. Since Google Street View rolled out in 2007, more than 10 million miles of street-level images have been photographed for their mapbased software. Understandably,

In fact, German and Austrian citizens were so outraged, Street View was banned in Austria from 2010 to 2017 and Germany declared the map program an extreme invasion of privacy. property upon request. Now, almost all of Germany is blurred out and Austria has only recently started to allow Street View cameras in select areas. Anyone can blur their house on Google Street View and it’s easy to see why you might want to do so. However, it’s good to know the pros and cons before diving right in. Although you can request blurring or report a photo of your home, face, or other identifying information, the action is permanent and cannot be undone. If your blurred home appears on a street full of non-blurred homes, it could backfire by making your personal property stand out more. Additionally, other companies like Apple and Bing have their own street mapping software, so if you blur a photo on Google, you would likely want to repeat the process on those other sites. Also, if you are thinking about selling your house, blurring the property can steer off potential buyers. If increased personal privacy is worth any potential downsides, the process to request blurring

Buying college housing – Now is the time, Part 1 Every August in college towns across the country, college students start to return for the fall semester, resulting in a frenzy of real estate activity. DUANE Because rental DUGGAN housing tends to be tight in most college towns, many families consider purchasing a home for their college student to live in while attending school. It usually takes 30 to 60 days to close on a home so the time to start looking for that perfect place is now. A college property purchase can prove to be an astute financial investment as well as a superb learning experience for the student. In Boulder, if a parent bought a condo in the 1980s and held on to it for four years, they most likely would have sold it for about what they paid for it. On the other hand, if a parent bought a condo in 2012 and sold it in four years, they most likely would have made enough profit to pay for their child’s in-state tuition at CU-Boulder. In 2022, there is an inventory shortage of available condos and there has been continued upward market pressure on prices. This all makes it tougher to find a place to buy, but history has proven it can be worth the effort. Owning the property a student lives in while attending college can offer several benefits. The student will have a greater sense of stability by not having to look for a different apartment to live in each year. You, as a parent, can

pick the lifestyle that will help your student succeed in school by choosing the location and the quality of housing that best fits his or her needs. Over the past few years, apartment rents in college towns have typically increased on an annual basis. By purchasing a property with a fixed rate mortgage, your student’s housing expenses will be fixed. In addition, your student won’t have to deal with paying security deposits, going through the hassle of getting the deposit back, or worrying about storing furniture over the summer break. Moreover, during the process of purchasing a home for your student, you will be providing your child with an excellent learning experience. Your student will gain insights into the process of investing in real estate and will also learn about the responsibilities that go hand in hand with property ownership. In my own life, both of my sons attended CU-Boulder and I bought

each of them a condo using owner-occupied FHA financing. Each lived in the unit and had a roommate who paid rent to help cover the monthly mortgage. At the end of their college careers, my sons had built up significant equity they could use in the next phase of their lives. I have also had clients who have bought real estate for two, three, or more of their children to live in while attending college. In some cases, this spanned 10 years. Rather than throwing money down the “rent drain,” they have built equity in a real estate investment over this period of time. Here’s a simple worksheet to help you determine the monthto-month expenses for owning a

condo or house for your college student while you evaluate if this is the right decision for your family: In my next article, “Part 2: Buying College Housing – Now Is The Time,” I will provide you with a list of items to think about and plan for when deciding whether or not to buy a condo or a house for your college student. I

t’s common knowledge that Colorado’s housing market is through the roof. With low inventory, high list prices and interest rates creeping up, it’s tricky to purchase a home in one of the country’s most beautiful and competitive environments.

But it can be done. To get some inside advice, we caught up with the local experts at Elevations Credit Union. Here are some tips from their mortgage team on buying a home in a tough market, what pre-planning steps you can take to streamline the process and mortgage options for prospective homebuyers who want to live the Colorado dream.

“The current real estate landscape is brutal and disjointed,” says VP Mortgage Sales Cameron White-Ford. “Prices are up substantially and most homes still receive multiple offers. When you hear about the market cooling it just means, two to three competing offers instead of 10.” Last month in Colorado the average home sold for 3% over

the list price, just as it did in May of 2021. While universally hot, by any measure, sales in Northern Colorado are down year over year, while in Southern Colorado they’re up. “I do think the market is cooling off, but demand still far outstrips supply which will not change overnight,” White-Ford says. Millennials — the biggest set of first-time homebuyers — are


getting the shortest end of the stick. “We did not build enough homes over the past decade and the largest age group of that cohort is just now hitting the average age (34) of a first-time homebuyer,” he says.

LEVERAGING YOUR LOCAL LENDER

Using a local lender like Elevations Credit Union for a home purchase is a smart move because they function more as a partner with you and your Realtor. “Your loan is not just a transaction, it’s a relationship,” White-Ford says. “That means doing everything in our power to get you into the house you want, with the right loan and a smooth closing.” Accountability is key. “Out-ofstate lenders don’t live next door. You won’t bump into them at the grocery store and they may not be there when you need them most,” he says. “Buying a home is stressful, you want a local lender by your side. I’ve saved a lot of borrowers from out-of-state lenders who just stop answering the phone. I’ve never run into that with a lender in our community.” There are numerous lending options for new home buyers and customers looking to refinance. ARM loans, fixed for 7 or 10 years, have become much more popular as they are now meaningfully lower than a 30-year fixed loan. “Current homeowners have also likely refinanced many times in the past decade either for a lower rate, to pull cash out or switch to a shorter amortization,” White-Ford says. “As such, they know they are likely to refinance again in the next 7 to 10 years. That said, we never recommend getting a loan that will keep you up at night.” White-Ford says the other advantage of working with a local lender is honesty. “We pretty much have all of the mortgage types you need, but, more importantly, if we don’t have the right loan for you, we’ll tell you and help you find someone who does.”

Build a Realtor relationship Don’t wing it by going it alone or trying to cut corners. A qualified Realtor who knows the local market is the second half of your

home-buying team. “These are big, emotional purchases. Home listings increased for the first time since June 2019, according to Realtor.com data, suggesting the U.S. housing supply hit a turning point last month. The number of active listings rose 8% year-over-year in May, probably driven by new sellers and a slowdown in would-be buyers deterred by high prices, Realtor.com said in a report Thursday. The largest increases in new listings were in the West and the South, in cities including Austin, Texas, and Phoenix, Arizona. Still, the uptick in inventory doesn’t necessarily mean that the housing market exuberance is softening. Listings remain 48.5% below their May 2020 level, and price increases have accelerated in

recent months. “While this real estate refresh is welcome news in a stillundersupplied market, it has yet to make a dent in home price growth,” Danielle Hale, chief economist for Realtor.com, said in the report. The U.S. median listing price rose to a record $447,000 in May, after just crossing the $400,000 threshold in March. And buyers made purchases more quickly than in any month in Realtor.com data history going back to July 2016. Nonetheless, the jump in mortgage rates and a softening economic outlook may have thinned out buyers and made bidding wars less exuberant. In an early sign, the rate of sellers making price cuts accelerated in May, Hale said.

How to start small with xeriscaping Xeriscaping is becoming more popular along Colorado’s Front Range due to many factors such as a need to be good stewards of our water resources, AMY attracting LENTZ pollinators to the landscape or saving time and money spent on a typical lawn. No matter the reason, it’s important to begin with a plan to convert your current landscape over to a more water-thrifty design. It’s easy to get caught up in the moment and want to rip out your entire landscape all at once, but if you are part of the DIY crowd, you should consider starting small to avoid getting overwhelmed and overrun with weeds. Xeriscaping is a method of gardening that utilizes both native and other low-water plants that can withstand our semi-arid and dry climate. It is a term derived from combining the words “landscape” and “xeros” (meaning “dry” in Greek) and was created by Denver Water back in the early 1980s. As the need to conserve water resources became increasingly apparent, the campaign helped introduce the public to the idea of planting more low-water plants in the landscape to help lower outdoor residential water usage. Over the years, as water resources have remained threatened, Xeriscaping is becoming more popular than ever. So just how does one get started with xeriscaping their yard? Start small. The easiest way to convert part of your landscape into a xeric one is to start with your existing flower beds. Because you already likely have a drip system in place, you can swap out plants easily and adjust your watering practices slowly. Although you will be planting xeric plants, they will still need to be watered regularly for the first year to help them establish. In addition, if you are keeping some of your more water-loving plants in place, you can increase the output of the dripper to continue providing water for things such as trees and shrubs that will be June 10-11, 2022

remaining in the landscape. Over time, you can greatly reduce the amount of water applied to these beds until — voilà, you have a more drought-tolerant, xeric landscape. To prep your landscape beds for their new residents, you will want to pull back any wood mulch and remove all landscape fabric. Most xeric plants prefer a lean, rocky soil that is lower in organic matter, so skip adding any compost. If you happen to have sandy soils, you are in good shape. If your soils are more claylike, mixing in some expanded shale can help you to increase air availability to the plants’ roots. If you prefer a wood mulch, that’s OK … some plants will do better than others. However, a finer rock mulch such as pea gravel is the preferred mulch for most of our xeric plants. Now for the fun part … plants! Xeric plants come in all shapes, sizes, colors and kinds, from groundcovers to perennials, to trees and shrubs. When shopping for plants, look to local nurseries to carry varieties that are well adapted to Colorado’s environment.

Xeric plants can be native to the intermountain-west region while others are nonnative and sourced from similar climates around the world. Choose what works for you and your interests, such as creating pollinator habitats, mimicking the native landscape or creating a colorful design palette. From beautiful purple native penstemons to yellow or pink ice plants from South Africa, the choices are endless. To help you along, CSU Extension has several lists of plants and xeriscaping instructions listed on their website (extension.colostate.edu/topicareas/yard-garden/). If xeriscaping and retrofitting your landscape is appealing but has you a bit overwhelmed, just start small. Once you have the hang of it, you might decide it’s time to convert some of that turf, as well. critical. A windbreak near the hives protects them from our Rocky Mountain gusts. And most importantly, reduce or eliminate pesticides, which have caused a decline in pollinator populations. Dandelions are just dandy for bees! The time commitment to beekeeping is seasonal. Wiper said the busiest time is the spring, when managing the hives can take several hours every other week. In the summer she just checks them every couple of weeks to monitor the bees’ health. “The fall is when we extract the honey, which is a lot of fun with friends. Then I am generally making sure the hives are thriving, to go into the winter strong. I treat them for mites at Winter Solstice and then leave them be!” said Wiper. If keeping hives is too much to undertake, you can still help by protecting native bees. There are 950 species in Colorado, and more than 550 of these are in Boulder County. According to Deborah Foy with the BeeChicas organization in Boulder, the honeybee has been a great mascot for building awareness and

education around the importance of pollinators and pollinator decline. “Native bees, however, are crucial pollinators of our native plants and vital for the health of our local ecosystem,” said Foy. “They have co-evolved with native plants, making them well suited to our changing environment. Supporting native bees can be as easy as planting native plants that provide blooms from spring through fall and nesting sites in your garden.” How do you differentiate native bees from honeybees? “Native bees come in an incredible variety of colors and sizes, from black and yellow to blue and even bright green! They can range in size from as small as a grain of rice to a bumblebee that is as large as your thumb,” Foy explained. Honeybees are easily recognized by their orange and black stripes. Whichever bee species you opt to support, know that you are making a big impact, not only on your local ecosystem but on the planet as whole.

Do I need foundation repair?

Pogue Ask Angi (TNS) Here’s a couple of words you never want to hear as a homeowner: “foundation repair.” The foundation literally holds up your house, and it’s under constant pressure from earth beneath it, the house above it and water pressure from all sides. Even the strongest foundation can crack from that much wear and tear. Foundation repairs can run into the tens of thousands of dollars. So if you notice cracks in your foundation or basement walls, it’s a good idea to take them seriously. The sooner you address them, the less you’ll have to pay. Experts say homeowners should never underestimate how severe the problems can get with even small foundation or basement cracks. Even in an unfinished basement, a crack can be a sign of a compromised foundation. Not to mention the potential health issues that mold and mildew in those cracks can cause. a high chance your problem isn’t structural, but rather caused by surface water coming too close to your home. Clogged gutters and downspouts can pour water right next to the foundation, or a poorly graded yard can result in pools by the wall. In both

cases, the solution doesn’t involve major structural work. Gutter cleaning or yard grading can clear the problem right up without intervening in your structure at all. More complex problems will require attention from a professional. The simplest repairs involve pumping epoxy into the crack, which will cost between $250 and $800. You might also need to build a drainage system that diverts water away from the foundation. If a foundation is actively leaking, you’ll probably pay between $2,300 and $7,300 to fix it. Whatever you do, don’t leave cracks untreated. If you see cracks in your basement or foundation, you should hire a basement waterproofing expert or structural engineer to examine the problem. Even under ordinary circumstances, your foundation expands and contracts and can eventually break itself apart. Small cracks might not get worse, but they never get better on their own. If your foundation completely fails, expect to write a big check.

Costs for foundation replacement run into the tens of thousands of dollars. Plus, the work can often be a huge upheaval in and of itself. Major foundation repairs involve jacking up the house with supports before digging around and replacing foundations or basement walls. When looking out for foundation damage, not all cracks are created equal. Small hairline cracks can sometimes result from settling, for instance. You should be particularly wary when a crack starts to grow. Horizontal cracks are also likelier to indicate structural damage. Most of the time, you’ll see evidence of foundation trouble before it manifests. Peeling paint, leaks and dampness can all give away a foundation problem. Water rot can cause stained or discolored baseboards, and musty odors mean water is hiding somewhere. Some basement and foundation professionals offer inspections for a few hundred dollars, and it’s a worthwhile price to pay to catch major problems early.
