Suburbs far outpace urban areas in US home value growth By Alex Tanzi Bloomberg News (TNS) The urban real estate market has been running hot in the U.S. since last summer. But the suburbs have been even hotter, according to an analysis from Zillow Group Inc. From January 2013 through June 2021, urban homes have generally been gaining dollar value more quickly. But a switch happened after July 2021 as the economy recovered from the pandemic: Home values in suburban zip codes rose faster on annual basis, fueled by the widespread shift to remote work that spurred millions Americans to look for greener locales and bigger homes. Some urban areas remain exceptionally attractive to buyers — more so than their suburbs. Among them are San Jose, Silicon Valley’s biggest city, and Austin, a place
that has seen among the biggest gains in home prices during the pandemic. In other parts of the country, including the Philadelphia metro area that includes Wilmington, Delaware, the pace home value has plunged in recent months, while they spiked in local suburban and rural zip codes.

Additionally, about half (47%) of recent buyers are more concerned about natural disasters today than they were five years ago. Wildfire risk data is not just useful for buyers; it also enables homeowners to take steps to mitigate risk and protect their property. This first-of-its-kind data integration on Realtor.com gives homebuyers and owners easy access to previously hard-to-find information about wildfires and property risk for free.
Users can explore wildfire risk on interactive maps across the Realtor.com site. In addition, Realtor.com listings now include a new Environmental Risk section featuring an overview of wildfire and flood risks. Wildfire risk information includes: Fire Factor™ from First Street Foundation, which is a simple risk rating on a scale of 1-10 based on the property’s cumulative risk of wildfire damage over 30 years. The Fire Factor™ score considers property specific attributes such as exposure to embers, the extent and type of fuel sources, such as trees, grass and other vegetation, and the distance between a building and the nearest fuel sources. The USDA Forest Service Wildfire rating compares the wildfire risk of the county where the property is located to other counties across the country. Local gardeners buying plants: Enthusiastic, upbeat and “happy crazy”
After months of tantalizing gardening catalogs being sent to them, Front Range gardeners have been let loose from their winter slumber MARY LYNN to lunge toward BRUNY gardening establishments with gleeful abandon. Mother’s Day weekend seems like the official starting flag of the outdoor plant acquisition race. Fueled by their natural spring high, gardeners are now out in force gathering up leafy babies for the season. Clad in sunbleached bucket hats and wellworn gardening clogs, they are descending upon nurseries like energetic locusts. It’s quite a scene. There is no place on earth more joyful than a well-stocked local plant nursery in spring. Who knows what new beauties await there? What new hybrids have those clever plant people cooked up to introduce this year? A periwinkle poppy? A polka dotted peony? A plaid petunia? (Wouldn’t that be something?) Even a long checkout line does not deter folks’ enthusiasm. If anything, it multiplies it. “I’ve really busted my budget today,” an older man behind me in line with a big box of blue delphiniums and pink echinaceas happily confesses. “I rationalize this as a healthcare expense,” I tell him while trying to balance my heavy box of ‘Indian Summer

Raspberry’ heucheras and ‘Big Red Bronze Leaf’ begonias. “Gardening keeps me sane and limber.” “Do you think I can use my medical FSA (flexible spending account) to buy these?” asks the woman behind him, laughing while holding her box of orange and yellow blooms. Medicinal marigolds. That makes sense to me. There have been numerous reports of more people losing their patience during the pandemic resulting in all kinds of horrible stuff: an increase of road rage incidents, domestic abuse and homicides. But here at a local pop-up nursery is a checkout line
of more than 15 people holding some pretty hefty boxes of foliage and no one seems unhappy or impatient. Apparently, the gardening nursery is a happy zone. No one is threatening anyone else with a weeder tool for grabbing the last yellow pear tomato plant: “Drop it or that ratty, faded shirt you’re wearing will be smeared with more than sheep manure compost!” It’s like being surrounded by plants – along with other smiling gardeners - makes folks release a wave of feel-good endorphins. That’s probably not too far off the mark. Gardeners often talk

like they are joyfully addicted to plants, like plants are their drugs of choice. “I know I don’t need this but I just have to have it,” one man in line says gleefully about a purple passion flower vine in his clutches. (It is spectacular.) This reminds me of what my late father, an over-the-top gardener, used to say about buying plants: “What’s need got to do with it? Buy what makes you happy.” I obviously have taken his advice in spades. (No pun intended.) “I just can’t come here without going crazy,” admits the woman in front of me who has four overflowing boxes of plants on the checkout counter. “But it’s a good crazy. It’s a happy crazy,” she explains. Happy crazy is good, right? (It’s so much better than sad crazy or mad crazy.) Plus she’s supporting a local business. She’s practically a hero worthy of praise: The Goddess of Greenery Giving the Greenbacks. I’ll bet she and a lot of these gardeners standing in line will probably be back within a week, fingers with dirty nails grabbing “just a few more” leafy gems. The study shows that homeowners embark on remodeling projects for a number of reasons – from fixing up and replacing outdated surfaces for improved aesthetics – reported by

renovating an entire attic or basement to add additional living space to their home,” said Jessica Lautz, vice president of demographics and behavioral insights at NAR. “The pandemic has changed the way we use our homes, and many of those changes are here to stay,” said Lautz. “As a result, homeowners needed to reconfigure or remodel how they use their home and maximize space.” No matter the intention, the dollars spent were significant. In 2020, Americans spent $420 billion on home remodeling, the report states. While some projects were driven by pandemic-caused changing needs – 90% of NARI members cited a greater demand for contracting remodeling during the pandemic – 83% of consumers say they would have remodeled regardless of COVID-19. Yet once they caught the remodeling bug it tended to linger, evidenced by 86% of consumers reporting that one act of remodeling led to another in other areas of the house. But let’s get on with remodeling projects high on the Joy scale. The NAR/NARI report marked projects that made the renovators want to remain home or sparked an increase of enjoyment among occupants, received a high Joy Score, with 10 being considered a perfect Joy Score. Painting a home’s interior, adding a home office, installing hardwood flooring and closet renovations all received a perfect Joy Score in the NAR/NARI joint study.
Hardwood floor refinishing received a 10 Joy Score. Homeowners felt happiness and satisfaction in their home after undertaking the upgrade – 64% said their enjoyment was increased and another 64% said just thinking about the completed project provided a major sense of accomplishment. Adding a new home office also earned a perfect Joy Score with a whopping 91% saying they have a greater desire to be home and 73% expressing an increased sense of enjoyment. Tasks awarded perfect scores of 10 included: painting a home’s entire interior, painting one room, adding a home office, hardwood floor refinishing, closet renovation and insulation upgrades. Kitchen upgrades got a nearperfect 9.8 Joy Score. The top reason for a kitchen redux was to upgrade worn out surfaces, finishes or materials, followed by a need to add features and improve livability. The NAR/NARI report also evaluated the estimated cost-recovery for the projects. According to NARI remodelers’ cost estimate, the average kitchen remodel would be about $45,000. Realtors estimated that $30,000 – or 67% – could be recovered. For interior projects, refinishing hardwood floors brought the highest percentage of recovered cost at 147%. New wood flooring cost-recovery was 118% and an insulation upgrade was 100%. Among exterior projects, new roofing and a new garage door both recovered 100% of the project costs. When it comes to saving for their child’s college education, most parents automatically think of the Colorado College Invest DUANE 529 accounts. DUGGAN The main reasons are that contributions can be deducted

from Colorado State income tax return and the earnings in the account grow free of federal and state taxes. However, buying a home to save for college could be an alternative to consider. Buying a rental property when a baby is born is a great way to save for college. If you buy a rental property with a 15-year mortgage when your child is born, it will be paid off and you’ll have three extra years to decide how to use this investment by the time
your child is 18 and ready to go to college. The property can be sold, the taxes paid, and gains from the sale used as cash for college. Or, you could refinance it to pull cash out – tax-free – and use the cash for college. You could even keep the property free and clear to rent out, and then use the monthly cash flow to pay for college expenses. In many cases, if your child decides to stay in town to attend college,
she or he may actually live in the house or property during college and rent out any extra rooms to roommates. Hindsight is always perfect, but for example, if you bought a home in the Baseline subdivision in Boulder just east of the CUBoulder in 2004 when your child was born, you would have paid approximately $300,000. When the child turned 18 in 2022, the home would be worth about $700,000 and you would have no loan on it. You would be able to use the options stated above. Right now, the homes in that neighborhood rent for about $2,500 to $3,000 per month. You would need to pay for mortgage, taxes, insurance and maintenance expenses, while the remaining cash flow could go towards monthly college expenses. In the early years of the 15-year mortgage, there probably would not be enough rent to cover the whole mortgage payment. 3 key ways to prepare your home for an extra-long pollen season (BPT) - As summer approaches, warm weather starts to bring people outdoors where they are greeted with sunshine and breezes, as well as allergens like tree, grass and weed pollen. This is a big problem if you have allergies or asthma, and to make matters worse, research shows allergy season is starting earlier and lasting longer than usual. “Climate change is causing longer and more intense allergy seasons,” explained Kenneth Mendez, CEO and president of the Asthma and Allergy Foundation of America (AAFA). “Warmer temperatures start the spring pollen season sooner and the first freeze, which stops ragweed growth, a major fall allergen, happens much later. Higher levels of CO2 (carbon dioxide) caused by pollution also creates more intense releases of pollen.” Allergies are a serious public health concern, Mendez stressed. Good indoor air quality is an important part of a healthy living space, and it is a particular concern for the 25 million Americans living with asthma and the more than 50 million Americans experiencing various types of allergies each year. About 24 million Americans have seasonal allergic rhinitis, more commonly referred to as “hay fever.” Pollen is a major cause. Common symptoms of seasonal allergic rhinitis include: • Sneezing • Stuffy nose (nasal congestion) • Runny nose (usually a thin, clear discharge) • Red and watery eyes • Itchy nose, eyes, ears or mouth • Swelling around the eyes “While you can’t control the air outside, there are many effective ways you can help prepare your home for pollen season and help improve your indoor air quality, so everyone can breathe easier,” said Dr. John McKeon, CEO of Allergy Standards Limited (ASL), an international certification organization. “Allergy and asthma control truly begins at home.” To help you prepare your home for the extended pollen season, Mendez and McKeon share their most effective strategies: May 20-21, 2022

Monitor pollen counts closely
During allergy season it’s important to manage your exposure to pollen to ensure as little as possible is brought into the home. This can be challenging as any time you’re outside microscopic allergens are in the air and can collect on your clothes, skin and hair. Start by using an app that tracks local pollen counts, so you can know when pollen counts
are high, and you can limit your outdoor activities. If you do need to spend time outside, try to avoid peak pollen periods, which typically happen midday. Early morning and evening may be better options as pollen counts may be lower. Furthermore, wear sunglasses and cover your hair when outside to keep pollen out of your eyes and hair.
In addition to monitoring pollen counts and being mindful about time outdoors, keep your windows closed during high pollen days and use central air conditioning or air cleaners with a CERTIFIED asthma & allergy friendly™ filter and/or HEPA filtration. Keep windows closed when driving in a vehicle as well. If you spend time outside, change and wash your clothes when you get home. If you have pets, wipe them off with a towel before they enter your home. For yourself, bathe and shampoo your hair (or cover it when outside) daily before bed to remove pollen and keep it from your bedding. Once a week, wash bedding in hot water and detergent, and dry in the clothes dryer or inside, rather than outdoors on a line. Although allergy seasons are starting earlier and lasting longer, that doesn’t mean you can’t take practical steps to prepare your home for pollen season. With these tips you can help improve your indoor air quality and limit pollen from entering your home.

From cracked pipes to damp decks: 6 things a home inspector might miss every nook and cranny of a home’s appliances. An oversight concerning the water dispenser on your fridge, for instance, could lead to a flooded kitchen due to a busted seal or a faulty ice machine. Make sure your inspector checks each appliance for functionality to avoid any big problems later on.

A majority of home buyers take the time to hire an inspector before purchasing their next home, as most Realtors and other professionals would suggest. But an inspector may not necessarily spot every major fault with your next property. Here are the six top damages that an inspector may not find in your next home, according to Realtor.com. Dangerous DIY projects Home sellers will naturally want to spruce up their houses before putting them on the market. But do-it-yourself home improvements that are not done correctly or that use cheap materials can sometimes require expensive renovations. Consider checking for construction permits with the local municipality to avoid any confusion about the home’s
Cracked pipes Having your inspector utilize a camera to check the inside of your sewage and drainage pipes usually costs extra, but Kraeutler said it is a worthwhile expense. Without that in-depth look into your pipes, you could be spending thousands on repairs down the line.
Corroded air conditioning If your prospective home’s inspection was performed in cold weather, it’s likely that a test was never run on the house’s air conditioner. According to Realtor.com, inspectors will often not perform tests on air conditioning units if the temperature is below 55 degrees Fahrenheit in order to avoid damaging the unit. So if you know temperatures are going to be chilly, ask your inspector how they plan to check the air conditioner for any possible damages.

Leaky faucets To properly check a home’s plumbing, your inspector will have to be thorough. From the toilets to the showers, every drainage pipe will have to be checked while there is flowing water. A faulty shower pan in particular can be a pricey replacement, Kraeutler told Realtor.com. Ask your inspector what they did to check your drainage pipes and faucets to ensure that they were as thorough as your prospective home demands.

A look into the history of pillows
By Katie Laughridge Tribune News Service (TNS) As I was lounging around my home the other day (I use the word lounging very loosely as I am on maternity leave and completely at the beck and call of my new little family member), I found my mind wandering. A wandering mind is not out of the norm for me with my new mommy brain in full force. However, this time I found myself getting fixated on my many throw pillows throughout the house. This is probably in part to a recent social media post that featured my home on which I had noticed a comment about how my guests wouldn’t even have a place to sit when they came over, and all I could think about was thank goodness this person hasn’t seen my bedroom pillow collection (my next thought was I wonder if my husband created this account to comment on our pillows – it sounded suspiciously like him)! It
reminds me of the advice you hear about putting all your accessories on for the day and removing one for the perfect amount, except with pillows I put them all on and add two more. While I won’t be reducing my fluffy collection anytime soon, it did lead me down a discovery path on where the precious pillow originated and why I think I need them around. It is nearly impossible to pinpoint when pillows became a norm in homes, but as you can probably imagine, they were created as a nighttime aid for comfort. As with much of decor, pillows, too, are thought to have originated in Africa and Asia, though nothing like the downfilled treasures we know and love today. In fact, they looked much more like small carved stools and were meant to safeguard the hairstyles of the era by supporting the neck, not the head. Some pillows were even made of porcelain and could be filled with cool water during the summer or hot water in the winter for extra
