Best week of the year to buy a home
Here’s a “best of” worth noting: Nationwide, the best time to purchase a home will be the first full week of October, according to a TOM recent Realtor. KALINSKI com® report. This “best time to buy” prediction is driven largely by an expectation that inventory will increase. An additional 100,000 homes across the country could go on the market in the week of Oct. 3 through Oct. 9, experts say. It’s possible this increase in inventory could be true for Boulder County and Denver, but Realtor.com says the best time to buy in larger metropolitan areas, like Denver, was Sept. 12 through Sept. 18. “Buyers who think that now is the time to buy should get ready,” says Realtor.com Chief Economist Danielle Hale. “You’ll get a better-than-average price, more options to choose from, and homes that don’t sell as fast as they did in the heat of summer.” Realtor.com analyzed home listing data back to 2018, including list prices, total number of homes for sale newly listed homes coming on the market, days on market, number of listing views and price reductions. In most years, the number of active home listings in the first week of October is 7 percent higher than a typical week. Economists expect a similar rise in inventory will hit the market,
which would mean more homes for sale in October and more to choose from for buyers. “Our expectation is this year will be closer to normal than last year,” says Hale. “Last fall, we saw this frenzy due to a missed spring home buying season. This year the pandemic is still a factor, but we’re seeing more regular seasonal trends.” It’s also typical for the number of buyers to decline about 6 percent compared to the average week. Fewer buyers could result in fewer bidding wars and more time to decide to make an offer. But Realtor.com reports that the sales rate is expected to continue at a fast pace. The COVID-19 pandemic impact is still with us – the shelter at home and contagion concerns disrupted the timing of a normal market due delayed listing and buying activity, which resulted in pent-up demand. Plus, mortgage interest rates are still near record lows while rental
prices continue to rise. These factors make owning even more attractive. Black neighborhood home appraisal gap is real and persistent, Freddie Mac reports

Jeff Ostrowski Bankrate.com (TNS) (SEPT. 23) – The racial gap in home appraisals is a real phenomenon, one that sabotages the wealth-building power of homeownership in Black and Latino neighborhoods, mortgage giant Freddie Mac said Monday. The company released an analysis showing that appraised values are more likely to fall short of the contract price for homes in census tracts with a higher share of Black and Latino households. The conclusion was based on Freddie Mac’s examination of 12 million appraisals ordered for
purchase transactions from 2015 to 2020. The appraisal gap matters because it creates a barrier for Black and Latino consumers hoping to buy homes. “This is a persistent problem that disproportionately impacts hundreds of thousands of Black and Latino applicants,” said Michael Bradley, Freddie Mac’s senior vice president of modeling, econometrics, data science and analytics. A measurable racial gap Freddie Mac’s study added data points to claims that appraisers might subconsciously
undervalue homes in non-White neighborhoods. Valuing a home is an imprecise art, of course, so Freddie compared appraised values to the purchase prices that buyers had agreed to pay. Its study found that homes in mostly Black and Latino census tracts were assigned appraised values lower than the contract price more frequently than homes in White tracts. While 12.5 percent of homes in mostly Black areas were appraised for less than the contract price, just 7.4 percent of homes in mostly White tracts experienced appraisal shortfalls. What’s more, as the concentration of Black or Latino residents in census tracts increases, the appraisal gap increases, Freddie Mac found. And the culprit doesn’t seem to be a small number of unenlightened appraisers – a large portion of appraisers who completed appraisals in both minority and non-minority areas generated statistically significant gaps, Freddie Mac said. Its study said the lender will continue to examine “the full root cause of the gap.” Housing industry takes aim at appraisal gap Freddie’s study reflects new attention to the racial gap by big players in the housing sector. In an earlier finding on the same topic, a 2018 study by the Brookings
Institute found that Black-owned homes are undervalued by $48,000 on average. And this year Chase committed $3 million to the Appraiser Diversity Institute. The megabank said its goal is “to root out bias in the residential appraisal process.” In a separate statement Monday, the Appraisal Institute lauded Freddie Mac for exploring the issue. “Unconscious bias is real and exists in all industries,” the trade group said. “Appraisal is one piece of a larger ecosystem, and appraisal groups are working alongside consumer groups, real estate brokers and agents, banks, government agencies, think tanks and others to explore where housing inequities may stem from and what combination of solutions should be considered.” Appraisals are just one piece of a stubborn racial divide in the U.S. housing market. Black Americans have less wealth overall, and therefore are less likely to own homes – and when they do own homes, find themselves more likely to pay higher mortgage rates. Protecting the structural integrity of your home’s foundation
A home is often the biggest single expense an individual or family will make during their lifetime so to maintain it well and keep it in good DUANE condition is DUGGAN critical. There are thousands of components that go into the structure of a house. Some of the components will be subject to the elements of nature, such as temperature changes, precipitation, winds, and soil movement. This interplay of natural forces causes expansion and contraction or “give” in the home from the foundation up. One of the most indispensable and crucial structural components of a home is its foundation, and it is critical that homeowners maintain it properly, especially in Colorado. Along Colorado’s Front Range, there are expansive soils that swell when they get wet and shrink as they dry out, often causing movement beneath a house. In fact, a very large portion of Colorado is subject to expansive soils as shown in this map of Colorado. It is required by law for new home builders to inform buyers of expansive soils and provide a soils report. In addition to expansive soils, a foundation’s walls are subject to extreme temperature differentials. Outside portions

of the foundation wall below ground usually have a constant temperature of about 50 degrees while the inside part of the wall will vary in temperature depending on the temperature to which the residence basement is heated. Portions of the foundation

wall above ground are subjected to temperature variations of 20 degrees below zero to over 100 degrees. All of this can cause cracking in foundations and concrete flatwork. There will always be some amount of cracking, and builders have tolerance levels in their warranties that determine when the amount of cracking will affect integrity and safety. The foundation walls of modern homes are designed by an engineer based on the soils report on the site the home is being built upon. The swell rate of the soils at a specific site will dictate the type of foundation and basement floor that will be used to give the home the best possible stability. In areas where there is no soil swelling, a home is often built on a foundation with spread footers. Due to the presence of expansive soils in Colorado, it is rare in a new home today that the engineer will suggest using a spread footer system. Modern design could include caissons drilled to bedrock, floating basement slabs,
engineered basement slabs, wood basement floors, French Drains with a sump pump, and other options. No matter what foundation system is selected, it is imperative to have proper drainage around the house to keep the underlying soils dry and free of large swings in moisture content. Large amounts of water collecting near the foundation can cause problems no matter how solid the foundation system is. In the Boulder area during the 2013 flood, homeowners learned very quickly whether or not their homes had proper drainage. Since we received so much rain in that storm, even homes with good drainage had water in the basement due to seepage from the ground up. The most important part of the drainage system is maintaining a positive grade around the foundation walls for the first 10 feet from the foundation. Next, is making sure that the gutters and downspouts are clean, free of leaks, and are properly directing water

away from the foundation. Any French Drain/sump pump system should be checked at least once a year to make sure everything is functioning. Sprinkler systems installed next to foundation walls can cause huge problems when they leak. I know of a house in which the sprinkler line broke and water ran for more than a week under the home while the owners were on vacation. That much water in an expansive soil area can lift your whole house! The bottom line is that you should not have sprinkler systems or landscaping requiring water next to the foundation of your home. The garden hose sillcock can be a big problem too. In areas where it freezes in winter, sillcocks with the valve inside the wall are used to prevent the connection from freezing. A common problem occurs when the homeowner leaves the hose on during the winter. The outwards pressure of the ice inside the hose and valve can cause the sillcock to break inside the wall. When it thaws out, water can start flowing down
next to the foundation. Depending on the break location, it might be leaking inside the wall without the homeowner knowing it until the flood has happened! In Colorado, it is pretty rare to have a 100 percent crack free foundation and concrete work, but a proper design for the specific lot, maintaining the grade and the drainage system, will ensure the least amount of problems due to expansive soils in our area. I don’t want the faucet spout so high, though, that it splashes on the top. Why does gutter cleaning matter?

Paul F. P. Pogue Ask Angi (TNS) Your gutters do so much more than just direct water away from your house. They’re an essential defensive measure that protects your yard, foundation, roof and basement from long-term water damage. It can be easy to forget to keep them clean, but gutter
cleaning is a vital step in home maintenance. When gutters get clogged, they overflow and back up the water instead of depositing it several feet away from the house. When this happens, water spills directly onto the yard, causing erosion of your soil and increasing pressure on the basement or foundation. If standing water remains in your
basement or crawlspace, you might experience mold or other damage. It can also fall behind the gutters, causing fascia boards to rot. During cold weather, water overflow can freeze and cause foundation cracks or back up onto the roof, causing ice dams and eventual roof damage. You can prevent this with regular gutter cleaning. How often you need it depends on numerous factors, including the region where you live and the number and type of trees near your home. In most cases, experts say you should clean your gutters twice a year – once in spring and the next time late in fall, once all the leaves have fallen. Gutter cleaners get very busy in the fall, so it’s a good idea to get on the schedule as early as possible. Gutter cleaning costs between $115 and $225. Most jobs take an hour or two. The exact price will vary based on the size of your home and the number of stories the cleaners have to reach. If your gutters haven’t been cleaned out in a while and require extra time to clear out the debris, the job might also cost more. In most cases,
downspouts won’t require much if any cleaning, but in cases where debris has clogged the downspout, expect to pay between $50 and $100 more. Installing gutter guards means you may not have to hire gutter cleaners as often. However, when that job does take place, you might be charged extra because of the additional time they must take to remove and reinstall the guards. It’s possible to clean gutters yourself, but if you do so, make sure you take all proper safety precautions, including wearing protective eyewear and work gloves and having a spotter to hold the ladder sturdy. When hiring a pro, verify that your cleaner has liability and workers’ comp insurance, which protects you in the event of damage to your home or injury to a worker. This is always a good idea when hiring any home service, but it is particularly vital in work that involves risky activities like climbing ladders or going on the roof. Gardening season closing with rabbits in the lead Lori Borgman Tribune News Service (TNS) It’s been a rough year for the garden. By mid-July the tally was 49-0 with rabbits, squirrels and raccoons for the win. They grazed through petunias, lilies, sunflower starts, destroyed phlox and mowed an expanse of zinnias like a lawn tractor with zero-turn radius. The main component of my flower garden was tufts of fur from rabbit tails. They’re soft enough, but they just don’t look all that great in a vase. They also harvested beans, broccoli and an entire sweet potato planting. Many mornings I would stick my head out the back door and yell, “Would you like that steamed or oven roasted?” This triggered laughter, followed by baby cucumbers thrown at my head. They were hardcore. Ate everything straight up. Make that straight down — to the ground. They grew increasingly brazen and danced conga lines across the

patio with fresh parsley hanging from their mouths. “You’ll get yours one day,” I shouted. I didn’t know what “yours” was or when “one day” might come, but it felt good to heckle them as the gardening season inched away. Then the redtailed hawk came. It was lean and hungry and had a wicked glint in its eye. We hustled small children inside with instructions to stay away from the windows. A couple of weeks later, the hawk left. Twenty pounds heavier. Took that hawk six runs before it could get airborne. The hawk left satisfied and so

— slowly and ever so slightly, but maybe, just maybe. Last week I checked the “crops” (I feel entitled to use the plural since there are two melons, not just one) and gasped at the watermelon. A critter had eaten through the side. Our last great hope is the cantaloupe. We will be up against the first frost date, but if the temperature dips, I will tent it and sit beside it all night with a thermal blanket if necessary. I envision a pageant of sorts when it is finally ripe, gardeners cheering, throwing peat moss in the air and waving trowels as it is transported to the house. Then, for the grand finale, we will put it on a silver platter, and all scoop out a bite. With demitasse spoons. It won’t be much, but it will be one in the win column. These encouraged battle-weary phlox and renegade larkspur to return on their own. Then the ultimate challenge: I tucked a fresh round of cantaloupe and watermelon seeds into the ground thinking they might just mature before the first frost. There must have been 50 blooms on the cantaloupe vines and 20 on the watermelon. But no fruit. Then one day I was giving a friend the Poor-Me Pity Tour of the garden and she spotted a cantaloupe hidden beneath a vine. It was a whopping two inches in diameter. A few days later, I was checking on the cantaloupe and spotted a teeny, tiny icebox watermelon, deep green, perfectly formed that was the size of a penny. Every day I checked one cantaloupe and the one watermelon. They were growing

Things University Extension went smoothly until the interviewer asked about any exercise I routinely do. I said “gardening.” She nodded and said she was interested in what I did for exercise, ignoring my input on my green thumb activities. I reiterated, “yes – I garden. Every day. Vegetable gardening.” Again, I got the nod without any notation on her questionnaire while she said “ok, so, no routine exercise.” In retrospect I should have remembered I was trying to impress, not frighten, them but my gardener’s heart was insulted. Taking a deep breath, I launched into what my friends describe as my oh-no-here-she-goes mode. “Gardening is exercise, and there are many studies that back this up,” I said. “And plenty of gardeners say it’s like Pilates or yoga. But in my case, let me give you a glimpse: imagine yourself in my version of the yoga Warrior position. This is where you stand with your legs as far apart as they can go front to back, forward knee bent, with your arms held out.” Patiently, she nodded. “Now, add in downward dog, bending at your waist until you’re eye-level with the mulch. downward dog who thinks it’s a warrior; I call it The Chihuahua. Hold the Chihuahua position while you pick every cherry tomato from the plants. It could be 30 seconds or 3 minutes. Are you with me so far?” I said with seriousness. Weeding, now there’s an activity to rival any rowing machine,” I say rocking back and forth while mimicking the grab and pull of the activity. She starts rocking as well, in small motions that suggest her subconscious is getting into the conversation. “Bend-and-pull and bend-and-pull, plus there’s the breathing activity, where you explosively scream ‘where do they all come from?’ It’s very therapeutic.” “Honestly, it’s why many gardeners have a spring training routine, to get our bodies ready for the rigors of summer,” I said. “It’s also why plenty of us have stock in ibuprofen manufacturers.” At this point, the interviewer acquiesced, noting that my exercise is gardening. I felt pretty good about making my point, but then she moved on to the next section: mental health. Looking up at me she said, “I think we have all the information we need.” Carol A. Decorating with brick walls top tips. 1. Embrace it! Don’t look to cover up or conceal. So many of those intimidated by exposed brick may look to cover with drywall, but it is best to let this unique industrial feature shine. 2.
Look for ways to highlight an exposed brick wall using non-hangable wall pieces such as leaning mirrors or oversized artwork that can be leaned.
3.
Try a masonry drill if committed to hanging a piece of art, cabinet or wall hanging. You can often create a hole in between bricks.
4.
Consider using black-andwhite prints as opposed to painted canvases. These prints often work well in industrial spaces.
5.
Experiment with wallpaper. Wallpaper may be able to be used to add interest to a space and can be placed on top of exposed brick in many instances.
