September real estate market update What’s going on with the Boulder County real estate market? Boulder County Homes are lingering on the market a little while longer (not MARY HILL for just a minute like it was a couple of months ago). Of course an average of 39 days from listing your home to receiving your check is pretty phenomenal if you are a home seller! On average if you had Invested in Boulder County real estate last year and sold this year you would have made an almost a 13 percent return on your investment. That’s not bad, considering you were either receiving rental income or living in your home in addition to the increased equity of your home. The inventory of homes for sale continues to be dismal with only a 0.9 month supply. Three months of inventory is considered a normal market. So, it is still a seller’s market due to the low number of homes for sale. However, buyers have become more discerning and are not paying top dollar for homes that need work as they were earlier in the summer. Pay attention sellers: to get top dollar your home needs to be in tip-top shape.
Longmont The average price of a home in Longmont dropped $119K from July to August. An average decline of $29 per square foot went hand in hand with the lower price.
Boulder The Boulder real estate market increased in value approximately 10 percent compared to last year, but the average sales price dropped $71,000 since July. On average the price per square foot also fell ($60) to $490. Boulder homes sold quickly with an average 32 days listing period. The number of homes for sale is down 51 percent compared to last year. Buyers are buying and sellers are selling, but the 1.2 month supply gives buyers little choice in their purchasing decision. Erie Erie homes sold for an average of $680K, up 10 percent year to year, but down an average of $18K since July. With only a 0.6 month supply of homes on the market Erie buyers are going head-tohead to get into a great home. Erie obviously has an enormous number of cash buyers with an average of 18 days between listing your home to handing the keys to the new owners. Lafayette Prices in Lafayette dropped an average of $16K since July, but increased 24 percent year to year. The trend of a lower average price per square foot, accompanied by a lower inventory of homes for sale (.7) compared to July was also true in Lafayette.
Analysis Homes that present well and are in move-in-ready condition continue to receive multiple offers, but not as many as previously. Homeowners that want to list their home and receive a great return on their investment without getting it into show-home condition are having to lower their expectations. The number of homes for sale continues to linger under a 1 month supply continuing the seller’s market we have seen over the past several months. Home owners are concerned that if they sell their home they will be left without a place to live which is causing this continued low supply of homes. It’s fall! Time to winterize your home and yard!
Ah, fall in Colorado! Is there a more glorious season in our fair state? Sunny days with cool, crisp air, blue skies and colorful foliage. Heavenly! Unfortunately MARY LYNN we never BRUNY know how long this incredible weather will last. The only thing predicable about Colorado weather is it is unpredictable. Today it may be a perfect 75 degrees, but in a few weeks it could be 15 degrees with two feet of snow. Thus now is the time to winterizing your home and yard. Consider these projects: Cut back overgrown trees and bushes Our banner spring rains resulted in foliage growth like it was on steroids. In my decades of Colorado gardening I’ve never seen trees and bushes grow so much in one season. Lots of these ridiculously long branches can’t even support their own weight
and are bowing over like old wilting bouquets of flowers. If some of these are not trimmed back, they will simply snap under heavy snows. But before you start hacking away, do your research and/or consult an expert for recommendations on the species in your yard.
Remove diseased foliage Another side effect of our abundant spring and summer rains is moldy foliage. Moldy anything is the nasty gift that just keeps giving unless you stop it. Cut out and dispose of all moldy or otherwise diseased foliage. Be sure to clean your tools afterwards or you will spread this bounty of yuckiness to your other plants. Clean gutters If you have trees close to your house that overhanging the roofline, chances are their leaves will really be blocking your gutters this year. Again, you can thank our wild spring growth for this abundance. It may be the year to hire expert tree trimmers to sculpt their growth away from your home.
Schedule sprinkler system blow out This year it is especially important to book sprinkler system winterizations early as some companies that provide this service have closed or lost employees due to the pandemic. As a general rule of thumb you should shut down your system around Halloween. However, if it goes down to below 28 degrees before then, make sure to cover your backflow preventer (located outside of your home) to keep it from freezing. (Goggle “residential backflow preventer” to identify this part.) Seal crevices Are there places around your home where little critters can skedaddle into your abode? This is the time of year when field mice like to come in and make themselves at home, so peruse the perimeter of your place to see if some areas need to be sealed up unless you want a new free range pet, a pandemic pal. It’s always invigorating to see a field mouse
scampering across your kitchen floor. Really gets the heart beating and the blood pumping. Hang storm windows For those with homes with storm windows, now it the time to wrestle them out of storage and clean them before hanging. Be sure to check your weather stripping. This stuff gets gunky and gross and stops sticking well after a few years, so you may need a fresh application. This will mean a trip to the hardware store. While you’re there you might as well buy some mums to put by your front door. You’ve been working hard. No doubt now that the bushes are trimmed back and all that diseased foliage is gone, things are really looking good at your place. You deserve some pretty mums. Enjoy fall while you can. 6 tips college students should follow to avoid being targeted by financial scams College is a time of independence, growth and added responsibility for young adults. For the first time, many college students find themselves living away from their parents and being newly responsible for bills and other aspects of their financial lives. While exciting, this time can also unfortunately expose college students – even tech-savvy ones – to financial frauds and scams. With the increased use of digital technology, especially during the ongoing COVID-19 pandemic, scam artists have become even more sophisticated and bold in trying to scam individuals at all ages and income brackets. Here’s six tips, from the experts at Westerra Credit Union, for young adults to help protect their personal identity and money. Never share personal financial information Scam artists will use all channels to get in touch with individuals, including phone calls, unsolicited emails, texts or mail, and through social media, to request personal information, such as, your bank account number, Social Security number, or date of birth. Do not respond with this information! Instead, contact the financial institution that is claiming to be requesting this information through a phone number or email you have verified through their website or another reputable source. If the scam is related to the COVID-19 vaccine or another type of pandemic-related issue, report it to your financial institution.

Receiving “free” money via an unsolicited check This is a specific type of scam that promises “free” money with little effort. A check arrives in the mail with a simple request – deposit it in your bank account and wire part of the money back to an individual. However, these checks are counterfeit! So once you deposit it, you’ll not only have to pay the amount of the check, but you’ll lose any money you wired. Sometimes scammers send checks for no reason, but sometimes there are elaborate stories included with the check. Your best bet is to shred or dispose of the check and ignore it.
Telephone scams can sound real Telephone scammers can be calls from real people or robocalls. These callers can be very convincing and often make false promises, such as offering opportunities to buy products, invest money, receive free product trials, or claim you “won” money through a grant or lottery. In other calls, scammers may threaten you with jail or lawsuits if you don’t pay them or give them information. Do not provide personal information or verification of information over the phone. Instead, hang up and contact the financial institution that is claiming to be requesting this information through a phone number or email you have verified through their website or another
Be diligent about automatic withdrawals and purchases Be diligent and check your financial accounts and statements often. Make sure to double-check you authorized all automatic withdrawals and purchases. Also, don’t fall for offers from companies, which are often fake, to set up automatic withdrawals from your checking account in order to qualify for a free trial of a product or to collect a prize.. Don’t click on links in unsolicited texts Because many people utilize texts to receive legitimate alerts from their financial institution, text scams are on the rise and it is easy to believe a malicious text claiming you have been subject to fraud or another issue. Don’t ever click on a link sent to you via text. Instead, open your mobile app or a browser and sign into your account. If there is a real fraud issue, you will be notified via those channels. Promises offered on social media are usually fake Don’t fall for false promises of easy money! Scammers will often reach out via social media platforms promising to pay students’ tuition or to provide “grant money.” The reality is the scammer is not trying to give you money but get money from you through the information you

Hottest zip codes in 2021
Are you thinking about moving out of Boulder County? America’s hottest zip code is right here in Colorado. In a testament to American’s TOM desire for KALINSKI backyards and affordable home prices, a suburban zip code in Colorado Springs – 80916 – ranks No. 1 on the Realtor.com® annual list of America’s hottest zip codes. The list features the most desirable communities in the nation where demand is surging and homes are selling the quickest, according to Realtor.com. The ten leading zip codes are predominantly lower priced homes near more expensive prices in major metro areas—also known as the suburbs. The suburbs have long been the brunt of comments and connotations with phrases like “sprawl” and “car-dependent,” yet over the years people have continued to buy homes in these areas. Then came the influence of the COVID pandemic, and moving to the suburbs trended upward as Americans sought more space to live, work, play and entertain. Most topping the list are more affordable, farther out suburbs or smaller cities priced at a level that first-time buyers can afford. “The suburbs of today are not your grandfather’s, or even your parents’, suburbs,” says Realtor.com Senior Economist George Ratiu. “Those were really insular places where neighborhoods were basically islands. Today’s suburbs are a lot more integrated – and a lot more diversified.” Millennials, born between 1981 and 1994/6 are currently between 25 and 40 years old. Millennials make up about a third of buyers in the market for a home, according to the National Association of Realtors®. When it comes to buying a home, 49% of millennials reported they want to move within their current city. Thirty-one percent reported a desire to move from the city to the nearby suburbs. Though in some cities the housing market is beginning to decelerate, the home buying 6

competition in the hottest zip codes is still strong. “Buyers need to be prepared to act fast,” says Realtor.com Chief Economist Danielle Hale. Realtor.com analyzed more than 29,000 zip codes based on the time it takes properties to sell and how frequently homes were viewed in each zip code from January to June 2021. To be included, zip codes had to have at least 13 active listings each month. Here are the top four hottest zip codes of 2021, according to the firm’s analysis. 1. Colorado Springs, CO (80916) • Median list price in zip code: $318,000 • Median list price within the city limits: $472,050 About an hour south of Denver, Colorado Springs housing market has been hot for a several years. This year’s top zip code, 80916, is in eastern Colorado Springs with some parts of it located in the city limits. Prices are significantly lower than Denver and buyers can score significant savings. Homes have a median list price of $318,000— compared with $472,050 for the city overall, reports Realtor.com. Homes stay on the market for about four days on average. Many of the homes were built in the 1970s and 1980s and prices are going up quickly having risen
nearly 20% over the past year. The area offers Colorado’s enticing outdoor lifestyle of hiking, rock climbing, skiing and biking. 2. West Irondequoit, NY (14617) • Median list price in zip code: $175,000 • Median list price within the city limits: $162,500 Located near Rochester, NY, buyers come from Boston and New York City. They come looking for more affordable real estate with family-friendly big yards and good schools. 3. Peabody, MA (01960) • Median list price in zip code: $625,000 • Median list price within the city limits: $624,950 Peabody is 20 miles northeast of Boston and offers more affordable homes than the city or closer-in suburbs. It’s attractive to first-time and downsizing buyers due to its single-level, ranch-style houses and lower taxes. 4. Manchester, NH (03103) • Median list price in zip code: $315,000 • Median list price within the city limits: $314,500 Another neighbor to Boston, Manchester is less than an hour
away. Even with last year’s price increase of 30% to $315,000, homes in this New Hampshire town are still 23% lower than the rest of the metro area. Filling out the top ten are: 5. 5 ways to maximize your Social Security payments By James Royal Bankrate.com (TNS) Social Security provides a secure, fixed income to retirees and others, helping many to afford their golden years. Given the fact that you get reliable money for the rest of your life, many people want to max out their monthly check. But how do you do that? Broadly speaking, you have three levers to max out your Social Security income: •
Work longer. The more years you work, the more money Social Security will pay, up to your best 35 years of income.
•
Earn more. If you pay more into the Social Security system, your payout later will be larger, up to a point.
•
Delay your benefit. If you wait longer to claim your benefit – up to age 70 – you’ll claim a higher monthly payment.
But those methods are only part of the story, and those looking for a bigger benefit check have a few other ways to boost their payout. 1. Work more years While you can’t always earn a higher salary, you may be able to work longer, and that’s the first step for maxing out your Social Security paycheck. “Social Security benefits are calculated from the 35 years of work in which your salary was at its highest,” says Mark Bodnar, CFP, wealth adviser at Octavia Wealth Advisors in Cincinnati. “This is important to consider, because if you have not worked for 35 years, zeros will be factored in, lowering your overall payout.” But even if you have 35 years under your belt, adding some additional higher-earning years can boost your average. “If an individual already has a complete 35-year earnings record, the additional earning can make a difference in future benefits only if it causes an earlier year’s lower earnings to drop off the record,” says Beth Lynch, CFP, financial adviser at Fort Pitt Capital Group in Pittsburgh. Later on in your career you’re probably making more than when September 24-25, 2021

you first started out. So if you can earn more and push some of those earlier years out of the calculation, you’ll get a higher Social Security benefit. But working longer benefits you in a couple other ways: You’ll be able to amass more savings and delay the start of drawing down assets in your retirement plan, such as an IRA or 401(k). 2. Earn more money The next obvious lever to pull to get a Social Security paycheck is to earn more money. Social Security uses a formula that factors in how much you’ve paid into the system. The more you’ve paid in, the bigger your benefit — up to a point. Social Security taxes your wages 6.2 percent each year, and your employer pays another 6.2 percent, up to $142,800 (for 2021) in income. Paying taxes on the maximum would give you the highest possible Social Security payout, all else equal. So if you pay taxes on the maximum, which tends to rise each year, then you’re topping out your contributions to the system. For those who paid at the taxable maximum during their entire working lives and claimed their full benefits at age 70, the
starting payout in 2021 would be $3,895. This figure gives you the top end of what they could expect, though that number should grow over time, thanks to adjustments. But even if you don’t earn this much before retirement, you may be able to increase your check. “Work during retirement to increase your benefit payout,” Lynch says. “A person who continues to work after claiming benefits may also be able to increase their benefits. Earnings during retirement continue to go on a person’s earnings record.” Here are the biggest mistakes people make with Social Security. 3. Delay your benefit Delaying your benefit will increase your benefit check, but there’s a limit to how far it will go. You can begin taking your Social Security benefit at age 62, though you’ll receive less than if you waited until full retirement age (67 years old, for those born in 1960 or later). If you want the biggest check, you can wait as late as age 70, but waiting beyond that won’t get you anything extra. “Delaying benefits will earn an individual 8 percent in delayed credits for each year after full retirement age,” Lynch says. So if your benefit at full
retirement age were $1,000, you’d be able to claim $1,080 per month by waiting a full year. However, you need not wait the full year to claim some of the increase. That is, for every month you delay your benefit, you’ll receive a benefit that is ⅔ of one percent higher, which is just the 8 percent annual rate divided by 12 months. So if your full retirement age is 67 and if you wait three full years, until age 70, you’ll be able to claim 124 percent of your full benefit. Plus, by delaying your benefit, you’ll get another “raise” — the cost of living adjustment (COLA) that tends to increase the monthly payout over time. “This will enable a person to start out with a higher benefit and receive bigger ‘raises’ each year, as the annual COLA is applied to the higher amount,” Lynch says. Here is the best age for claiming your Social Security benefits. 4. Married? Divorced? You have options Social Security offers a lot of benefits to people in a lot of different scenarios, and some of the most complex choices occur if you’re married or divorced. Sign on the digital line With every passing year, Colorado’s real estate contracts are getting longer and longer. Our state’s current Contract to Buy and Sell Real SEAN Estate is over MCILLWAIN 20 pages long. But the longwindedness isn’t anything new; the statute of frauds, which requires that real estate contracts be in writing, has roots that span back to the English Parliament of 1677. Aiming to prevent contractual misunderstandings and fraudulent activity, the 1677 legislation stipulated that an oral contract wouldn’t suffice, and that a written contract must be used for transactions where a large amount of money was at stake. Influenced by their English counterparts, this legislation was adopted by the founders of the New World. And as with many of our rules and regulations, there’s much debate over how to interpret 17th-century laws in a 21stcentury world. With the inception of devices like fax machines and computers and today’s preference for e-mails and texts, there’s been a growing universal acceptance of the e-signature. While e-signatures seem

like a new technology, as with most advances, they truly are evolutionary versus revolutionary. Let’s go back to the 1830s, when Morse code was first used to send electric messages via telegraph. A revolution in long-distance communication, Morse code was able to send enforceable contracts and agreements. In fact, the enforceability of such contracts via Morse code went all the way to the New Hampshire Supreme
Court in 1869 with Howley vs. Whipple. In terms of e-signatures as we know them today, the idea was first floated in 1976 by Stanford cryptography pioneers Whitfield Diffie and Martin Hellman. While they envisioned a digital signature scheme, they only theorized such a scheme, but never implemented it. It wasn’t until 1988, when Lotus Notes 1.0 became the first widely marketed software
package to offer such digital signatures. Around the same time, fax machines became the du-jour device for transmitting timesensitive, high-priority documents. At the turn of the 21st century, the 106th Congress passed the Electronic Signatures in Global and National Commerce Act, commonly known as ESIGN. ESIGN created four major requirements for an electronic signature to be recognized as valid under U.S. law, which are: Intent to sign, Consent to do business electronically, Association of signature with the record, and Record retention. Unsurprisingly, litigation around e-signatures versus handwritten signatures have skyrocketed in the last 20 years. Most recently, emails and even text messages have been disputed-and included—in what the courts consider a “binding” legal contract. Social Security (continued) So spouses and ex-spouses need to carefully consider the options and what works best for them, especially in the area of survivor’s benefits when one spouse predeceases the other. “If married, you have to consider your spouse,” says Eric Bond, wealth adviser with Bond Wealth Management in the Los Angeles area. “How much the surviving spouse will receive at the passing of the first spouse will depend on when that [deceased] spouse started their Social Security.” “The largest benefit stays in the household when a spouse dies,” says Beau Henderson, lead retirement planning specialist with RichLife Advisors in Gainesville, Georgia. “This is why we need to think about the impact of our 14

claiming decision on both lives. There are a lot of scenarios and they need to be modeled to give you the best result.” And just because you’re divorced doesn’t mean you can’t claim Social Security benefits on your ex-spouse’s earnings. But there are specific requirements that you need to meet. The existence of a spouse or exspouse complicates the planning process and means that you need to model more scenarios to see what maximizes your benefits. 5. Work with a specialized financial adviser “There are over 500 possible ways to claim your benefit, and most Americans claim with very little thought into this decision that represents on average 40 percent
of their retirement income,” Henderson says. “Only 4 percent of people in the U.S. choose the optimum claiming strategy that would give them the most money over their life expectancy.” For this reason, it could make sense to work with a financial adviser who specializes in claiming Social Security benefits, especially if you have an unusual situation. “Social Security Administration employees are not allowed to give advice, and the majority of financial advisers are not helping with this benefit, because they are not educated in the area or because they are not compensated,” Henderson says. Because of the program’s complexity — a result of trying to help people in many different situations — you may need
specialized advice to find the best solution for you. And that could pay off handsomely, even though it could cost you a little bit of money upfront. Here’s how to find a financial adviser who will work in your best interest and what to look for. Bottom line It’s easier to get a bigger Social Security check if you’ve aimed toward that goal your entire working life. But even if you’re down to the wire with only a few years until you want to claim your check, you still have a number of things to do to boost your benefit, and waiting even a couple years can significantly increase your payout and do so permanently. Turning the tables for autumn By Katie Laughridge Tribune News Service (TNS) Just as Taylor Swift predicted, August sipped away like a bottle of wine (cabernet sauvignon, to be exact). I can hardly believe it is already September! This has been one hot and humid summer in the Midwest, and I could not be more ready to bundle up in my sweaters and sip my way through cider season. Besides loving the aesthetics, smells and colors of fall, I am excited to host family and friends (safely) at my home this holiday season. Fall represents to me the beginning of dinner party season. While summer barbecues and pool days are fun, for me nothing beats the cozy comfort of an intimate evening of drinks and dining during these few months (or weeks) of perfect temperatures and cool evening breezes. Besides, what better way to prepare for Thanksgiving than with some practice runs of table decor? We’ve easily turned our tables from summer chic to festive fall by adding touches of autumn textures
and elements to our settings. With a couple classic additions, it is simple and quick to transform your dining room for the new season. It is no secret that I love to go all out when it comes to a centerpiece for our tables. I adore the drama and flair it brings to a dining space. While spring and summer are all well and good for fresh blooms, fall is the perfect time to start thinking outside the backyard bouquet. People forget that there are so many other decorative items that make for a stunning statement. In fact, before the 1850s, fresh blooms weren’t used at all for centerpieces – they were considered unsophisticated and cheap. However, while tradition has changed in that regard, the beauty of using figurines and faux florals and vegetation has stayed constant. This time of year is all about the harvest, so playing with pumpkins, feathers and pampas grass to make an earthy chic display is always a great choice. If you aren’t one for a large central display, textiles are the next place I look to make a big

splash. Start switching out your florals for plaids and your summer hues for the colors of a crisp changing autumn. There are so many areas in a well-designed table to introduce fall-inspired fabrics. When I can’t find a tablecloth or runner that meets my needs, I go straight to the fabric section. A few yards of your favorite textile can easily be turned into your next favorite table covering. I also love using fall throw blankets on the diagonal for a fun and unexpected twist (plus, they are so easy to throw into the wash after a meal). Where’s the sun? When buying a home, many of our homebuyers will ask, “Where is the sun?” The immediate answer is “look up and see!” However, it is a bit more DUANE complicated than DUGGAN that. It’s essential to know where the sun is relative to the home you are thinking about buying. Where and how much natural sunlight illuminates the home throughout the year affects a variety of factors. Those factors include how much snow you will shovel off your driveway, solar access for your solar system, solar access easements, electricity and utility consumption levels, the amount of natural light in your rooms, types of lighting and window treatments, outdoor living spaces, landscaping, and more. The days are getting shorter, and fall colors are here! On the Front Range, the sun falls behind the mountains early on a winter day. The closer the home is to the mountains, the more likely it is to be sitting in what we call the “early sunset zone”. Luckily, nowadays, you can do more than just “look up” at the sky to determine all you need to know about the sun’s orientation relative to your home. Sun Seeker is an app you can add to your smart phone or tablet. Here’s the app’s description: “Sun Seeker is a comprehensive solar tracking & compass app. It shows the sun’s hourly direction intervals, its equinox, winter & summer solstice paths, sunrise sunset times, twilight times, sun shadow, the golden hour & more. The app allows you to add sunevent notifications & has a widget showing the day’s solar data & position on an arc. The surveyor view shows the solar direction for each sunlight hour. Sun Seeker has both a flat compass view and a 3D Augmented Reality (AR) view to show the solar position and path.” This app has many uses for real estate, including homebuying, homeselling and homebuilding. The successful decoration of a space often hinges on the proper selection of the appropriate accents and accessories. Often this is greatly influenced by not only what pieces are selected, but how various objects are placed or grouped together. Enter the vignette. Vignettes are groupings of objects that look harmonious and appealing when placed together and help to enhance the overall look and feel of a space. When looking to create vignettes, there are some key tips to keep in mind. 1.

Create a vignette upon entry. A foyer or entry vestibule is the perfect place to place an appealing and welcoming vignette that can also serve to introduce the overall style of a home. Look for objects that are of varying heights. This will help add interest for
