Rents rise in all big US cities for first time since COVID-19 hit By Alex Tanzi Bloomberg News (TNS) Apartment rents were up in August from a year earlier in all the top 30 U.S. metro areas, the first time that’s happened since the start of the pandemic, according to a new report by Yardi. The national average rent in multi-family buildings rose 10.3% from a year earlier to $1,539 — the first double-digit rise in the dataset’s history — after a $25 increase in August, the real-estate firm said. Over the past 10 years, the average pace of growth has been 2%. This year’s surge in housing costs has added a new dimension to the debate over how long pandemic inflation will last, with signs that it’s picking up speed at a time other
COVID-19-driven price spikes — like the one in used cars — may be topping out. Earlier in the crisis, the onset of work-from-home drove a flight from big cities like New York and San Francisco, pushing costs down. Rents in those two metro areas remain short of pre-pandemic levels, even though they’re now rising again on an annual basis. The spread of the delta variant of COVID-19, pushing back returnto-office-dates at some companies, may be one drag. Slower Return “People are returning to these cities, but not at the levels predicted a few months ago, due in part to the continuation of remote work,” Yardi said in the report. The firm tracks rents and occupancy levels in 140 markets. Single-family homes that were
built-to-rent saw even bigger increases, with prices up 13.9% from a year earlier. Those gains have triggered a surge in interest among institutional investors in housing as an asset class. Yardi said that’s likely to continue because “as Millennials reach home-buying age, the price of single-family homes continues to be out of reach for many.” Cities such as Phoenix, Tampa and Las Vegas are seeing rents surge by around 20% from a year earlier. Still, Yardi cautioned that annual numbers in August are inflated by the comparison with last summer, when many cities were struggling. It also said that in some cities like San Francisco, an increase in the supply of new housing may be damping the rent rebound. Visit bloomberg.com.

AGRICULTURE
Ag tech as part of the farm labor solution By Adrian Card Colorado State University Extension
You’ve likely noticed a shortage of workers throughout most sectors of the U.S. economy. While the reasons vary from COVID- related hesitancy and child care constraints to disincentives of unemployment payments, you might guess that industries that require significant physical exertion in the outdoors, such as produce farm work tend to be the lesser choice for workers when other sectors are clamoring for new hires, offering higher wages and on-boarding bonuses. Indeed, the CSU Extension “Preliminary Findings from the 2020 Colorado Agricultural Labor Survey for Employers” reports this is not a new issue for produce farm businesses, with an increasing trend of inability to secure a fully staffed workforce over the past five years, from a low of 7% shortage in 2016 to a year over year increase in shortage of 15% in 2020. While wages are always part of the answer in recruiting workers, 77% of Colorado produce farms responding pay entry level
workers $13 or more per hour with 35% paying $15 to $18 per hour. This is higher than the 2020 US wage for all non-supervisory farm workers at nearly $15 per hour. Wages account for 30% of operating budgets on produce farms and 69% of Boulder County produce farms struggle to remain profitable with the wages they pay. These employers surmise the top three reasons they cannot attract workers are: the seasonal nature of the job (often April – October), the physical work is too difficult for most, and a general lack of interest in being farm laborers. As King Soopers start employees at $18 per hour year-round and mostly in an air-conditioned building, it is understandable that those who qualify for those jobs will choose grocery over field work. The USDA Economic Research Service notes the average age of farm workers, foreign and US born, in the US continues to rise from 36 in 2006 to nearly 40 in 2019, meanwhile the continued rise in H-2A (temporary foreign ag worker visas) workers in Colorado and nationwide points
to decreasing supply of workers residing in the US. Closer to home, both statewide and in Boulder County, 2020 survey responses from produce growers show both a reduction of produce acres grown and an intention to mechanize more in reaction to unresolved challenges to recruit and retain a viable workforce. The former is an unsatisfactory outcome for those who love local produce, but how do we get to the latter? Colorado is not a leading produce growing state compared to the coastal champions (California, Florida, etc.) and as such is not currently the hotbed for agricultural technology. However, where there is a greater market for mechanization (replaces muscle) and automation (replaces decision making), we see the next revolution in agriculture emerging. Western Growers (90-year-old produce trade association in California) has launched a Global Harvest Automation Initiative through its Center for Innovation and Technology. Imagine lettuce cut by water jets and conveyed up to a platform of workers who
now stand in the shade instead of stooping in the sun to box heads of romaine. Or consider an autonomous robot with artificial intelligence and soft robotic “hands’’ that can pick market ready strawberries. Or even more sci-fi, an autonomous laser wielding weed killing machine that drives through the field at 5 miles per hour (fast by field standards) zapping weeds and not the crop. All of these are in use as prototypes or developed products for produce farmers to purchase. Europe may be ahead of these trends, grappling with ag workforce shortages for longer. FIRA hosts the World Ag Robotics Forum each year and drills into the field applications plus the market and regulatory barriers to ag tech. The future is here. Colorado produce farmers need access to labor saving ag tech that is both the right fit and allows for rapid ROI. Adrian is the agriculture extension agent for Colorado State University Extension. Home prices are rising faster than your down payment fund: What to do
One key to saving for a down payment: Establish an online banking account designated for the purpose. (Photo: Dreamstime/TNS).
By Zach Wichter Bankrate.com (TNS) If you’re trying to break into the housing market right now, you may find that your down payment fund isn’t going as far as you thought it would. Record-breaking rises in home prices mean the targets you set to save, say, 20 percent of your expected home purchase price may no longer cut it. Here’s what you need to know about what’s going on in the housing market and what your options are for how to proceed. Why home prices are likely rising faster than your down payment savings It all comes down to a few factors: limited housing supply and a huge number of motivated buyers are putting pressure on housing prices. Low mortgage rates mean most buyers can afford to borrow more than they otherwise would, which is turning up the pressure even more, and inflation is pushing buying costs up for pretty much everything across the board. Sellers are rejoicing, but for 4
AT HOME COLORADO
buyers (low mortgage rates aside) it can be tough terrain to navigate. “This last year has been brutal, particularly for the first-time homebuyer market,” says Matt Woods, co-founder and CEO of SOLD.com. Most experts agree that the pandemic has led to a tough market for buyers, but there are signs that things may finally be cooling off. At any rate, this nearly straight up trajectory for home prices seems fairly unsustainable. “I think about my four kids, how on earth will my four kids ever be homeowners if this is the conundrum they’re dealing with?” Woods says. What you can do if your down payment savings aren’t keeping up There are essentially three ways you can respond if your dream home – or even a barely adequate home – is out of reach. 1. Wait out the home sale market, beef up your down payment Probably the easiest option – because it’s essentially passive – is to just wait for the market to cool down more. Doing that can give
you the opportunity to boost your savings, and you may even see home prices come down a little in your area, which means your funds will go farther. Keep in mind, there are no absolute guarantees in real estate because market conditions are always changing, but if you can’t afford to buy now, it’s probably not a good time to dive in. “The biggest thing to start with is just to make the decision on whether now is the right decision in terms of buying the home,” says Robert Heck, vice president of mortgage at Morty. “If you have flexibility and time, the options there are a bit more widespread.” Focus your affordability calculations on your monthly expenses, not necessarily the overall sale price, he says. Bankrate’s “how much house can I afford?” calculator can help you get started. “This home appreciation phase is waning,” Woods added. If you choose to wait it out you can use the time to invest money in higheryield – and, admittedly, higher risk – funds to boost your savings more quickly. “Putting money under your
mattress isn’t going to help,” he says. “If you’re parking it in the safest place, you can count on it not helping and not growing. If you’re leveraging the investment opportunities that are out there, the market’s been kind.” Because the investment market is so hot right now, you may even be able to boost your savings quickly with some higher-risk options. But let’s be clear that money you need in one to three years is not best-suited for riskier investments. That said, if you can stand more risk, consider investing some of your down payment money in: • Stocks, which are arguably the most traditional investment tool and can produce big yields quickly if you buy the right ones at the right time. • Cryptocurrency, which is kind of having a moment in the investment sphere right now. Keep in mind that crypto valuations have been a bit of a rollercoaster, so you could majorly boost your savings, or lose your shirt. You should speak to your financial advisor about your investment options. Other shortterm, high yield products may

be available, but you’ll want to decide what works for you with someone who really knows your situation.
in the exuberance of buying the home, chasing the offer,” Heck says. “Slowing down is important here.”
2. Alter your home search punch list Another option is to change your housing wish list. Everyone wants to get the best possible house in the nicest and most convenient neighborhood they can afford, but if you can be a little more flexible about exactly where to land, it could help you get into a home faster and more affordably. “The American dream is this grandiose,’ got to go own my forever home right now’,” Woods says. “My advice is starter homes are great and maybe you need to be as humble as you can possibly swallow just to get into the game.” Being comfortable with a starter home, or agreeing to look in a broader geographical area will open up more options and may let you look at places where your savings will perform a little better. “Trying not to get caught up
3. Tap a housing assistance program or go for a nontraditional approach You might be able to benefit from homebuyer assistance grants or some upstart companies that offer novel ways of getting you into a mortgage. Woods says companies like Unison help folks get into homes by essentially paying all-cash on their behalf and working out the mortgage once the person has moved in. Others strike up equitysharing arrangements where they contribute to your down payment and then take a larger percentage than a traditional lender when you eventually refinance or sell. Plus, Woods added, you can always go the “strike a deal with your rich uncle” route, if it’s available to you. “There are so many different
Dave Wagner
Experience Matters! - 20 Years
paths you can go down, so try to verse yourself in as many of those as possible,” Heck says. Doing your research will help you chart the best course for your own situation. More traditional routes for down payment assistance include: • FHA loans, which can be secured with as little as 3.5 percent down. • VA loans, which can be a great deal for active or retired members of the military and their families • Local and national first-time homebuyer programs Also keep in mind that many lenders will allow you to secure a loan with less than 20 percent down. You may have to pay for private mortgage insurance until you build up more equity, but if you can afford the extra monthly cost you’ll still be able to get into a home if your offer is competitive. Working with a knowledgeable real estate agent remains crucial In this ultra-competitive market, having a knowledgeable agent as

a guide is key. Most sellers receive multiple offers, many of which may be above the asking price, so it’s important to make sure you work with someone who really understands the market where you’re looking and can help you make your offer as strong as possible, even if prices are higher than you were expecting. A good buyer’s agent will also be able to help you figure out how to tailor your search and will be able to adapt if you change what you’re looking for as you rationalize your budget. Bottom line With home prices being pushed up rapidly by multiple compounding factors, it’s a tough market for buyers. But that doesn’t necessarily mean it’s impossible to buy; it just may take a little extra strategizing. Or, you could take a pause and come back when the market has cooled down a bit more. REAL ESTATE
Homeowner wealth vs. renter wealth a 2-, 3-, or 4-unit property. Multiunit properties can be purchased in some locations with FHA financing as an owner occupant with only 3.5% down. You can live in one unit and rent the others. Down the road, this will provide quite a bit of flexibility. You can keep the property as an investment when you move on to another home. You could also keep one of the units open for yourself while you are in the area and rent it out when you need to go live somewhere else.
There are many times in life when it makes sense to rent the place you live in, such as for a temporary job assignment. However, over the years, owning real estate has DUANE proven to be the DUGGAN greatest wealth builder for most Americans. Advantages of renting •
More mobile in the event of a job or life change
•
Landlord typically is responsible for many repairs
Advantages of owning •
Creates “home base” stability as a place to live
•
Creates “home base” financial stability
•
Tax deductions for mortgage interest and real estate taxes
•
Amortizing mortgage
creates equity build up •
History of market value appreciation
•
On a fixed rate mortgage, the principal and interest payment do not increase like rent
•
Taxes and homeowner’s insurance typically see increases
•
You can rent out the home to others if you need to leave town because of a job change
The Federal Reserve does a study on Homeowner Wealth vs. Renter Wealth. Regardless of owning or renting, the U.S. median household net worth was $121,700 in September 2020. When broken down into owning vs. renting groups, the results are staggering. In 2019, American homeowners had a median net worth of $255,000 while renters had a median net worth of $6,300. The results show, over time, that homeowners possess significantly more wealth than renters. In fact, homeowners usually have 40 times more wealth
than renters do! You can argue that a renter can invest in assets other than real estate to create wealth. That’s true, but for most people, a home acts as an automatic wealth builder in appreciating markets. The housing market across the nation certainly can have ups and downs but in the long term, the value trend tracks upwards. If a renter has savvy financial skills or hires someone who does, it certainly is a possibility to create wealth without owning real estate. The best of both worlds: renting AND owning The bottom line is that for most people, it is simply better to own real estate – and the property owned doesn’t necessarily need to be the place you live. Let’s say you own a home and you’re offered a job for one year in a new location. Renting in the new location is probably the easiest answer while renting out your current home during the time you are away. Renting your current home while you are away sounds like a hassle, but in most communities, there are property managers to help make the process go smoothly. Another hybrid option is to own
Buying a home rather than renting in college In any college town, the majority of students will live in a dorm their first year, then move to an off-campus rental home. However, most college towns across the country have strong real estate markets. In an appreciating market, buying a home while attending college, instead of renting, almost always turns out to be an equity builder. Is it better to own or rent? Whether to own or rent is better depends on many factors. Your Realtor® can work hand in hand with your mortgage lender and financial planner in analyzing all the factors to determine what would be best for you. Duane Duggan has been a Realtor for RE/MAX of Boulder in Colorado since 1982 and has facilitated over 2,500 transactions over his career, the vast majority from repeat and referred clients. He has been awarded two of the highest honors bestowed by RE/MAX International: The Lifetime Achievement Award and the Circle of Legends Award. Beat the Supply Chain Woes With a Renovation By a Local Business That Cares By John Teehan At Home Colorado
H
ome improvements are a big thing these days. And why wouldn’t they be? People are spending more time at home than before, and with cooler weather on the horizon, time spent at home will only increase. When you spend a good portion of your day at home, you want that home to look as nice as possible. Unfortunately, the cost of many home improvement projects has gone up due to scarcity and supply chain issues related to the COVID-19 pandemic. 10
AT HOME COLORADO
And it’s not only cost that’s been affected but wait times as well. Currently, many traditional home improvement projects have been put on contractor wait lists and may not see any action until well into 2022. Who wants to wait that long? For those looking to refinish and refresh their kitchens and bathrooms, Brian and Lynne Weber of Miracle Method of Boulder offers a solution that is both time-efficient and available at a reasonable cost. From home business to family enterprise Brian and Lynne first encountered
Miracle Method back in 2001 through Brian’s work in construction. The way that this product gave new life to old countertops and finishes impressed them greatly. In fact, they were so taken by Miracle Method’s effectiveness that they opened their own Miracle Method business in Boulder and have been satisfying customers in Northern Colorado ever since. Like many family-owned businesses, they started small and worked out of their garage, where they handled all aspects of the business themselves. With Lynne’s brother joining the team, followed soon by his children, Brian and
Lynne could focus on building Miracle Method of Boulder from a home enterprise to a 20-year full family business. Why use Miracle Method? Kitchens and bathrooms both see a lot of heavy use over time, but traditional refinishing and renovation projects can be expensive. Since 1979, Miracle Method has been making a name for itself as a refinishing product known not only for its durability and lasting nature but its low cost. Miracle Method can cost up to 70 percent less than removing and replacing existing bathtubs, tile walls, shower pans, or

countertops. What’s more, instead of waiting weeks, even months, for traditional renovations to be complete, the Miracle Method option can give you a functioning and beautiful kitchen or bathroom within a couple of days. Some projects can take a little as 3 to five hours. For over twenty years, Brian and Lynne Weber have been helping provide customers with rejuvenated kitchens and baths at a fraction of the cost of replacement and in less time. And on top of all that, because Miracle Method is a refinishing process instead of a replacement one, it produces less waste and is more environmentally friendly. What Miracle Method of Boulder can do for you For your bathroom, Miracle Method can give new life to tubs made of porcelain, fiberglass, acrylic, and cultured marble. Have a clawfoot tub? Not a problem! Want to update your shower’s appearance? Miracle Method works on every surface from walls, shower pans, and floors. It
can even add a granular texture on slippery spots making your shower or bath safer to get in and out of. There is almost no surface that Miracle Method can’t benefit from. Miracle Method of Boulder can refresh countertops made from laminate, tile, cultured marble, and Formica®. It also works excellent with top-grade solid surfaces like Corian® and Silestone®—making them appear good as new. Miracle Method is also durable and resists the type of damage that comes from aging and exposure to UV light. For those concerned about hygiene and safety, Miracle Method’s services can provide your home with clean, sanitary surfaces. Applying silver ion technology on surface coatings adds an antimicrobial layer of protection that both reduces odors and inhibits the growth of bacteria. Because Miracle Method uses low volatile organic compounds (VOC), their process has less of the unpleasant odor usually associated with the finishing process. The little odor that does
exist dissipates quickly, so you won’t need to wait long for an area to air out before enjoying its use. VOC products are also safer for both people and the environment. More than just finishing Miracle Method of Boulder’s services extend far beyond simply refinishing and improving the look of your kitchen or bath. They can also take on the sort of necessary repairs that come with heavy use in these areas. Over time, cracks and minor damage to fiberglass tubs and showers are pretty much inevitable. But even minor damage shouldn’t be ignored. Once water gets the opportunity to see into and behind even small cracks, mold can set in, doing longterm damage. Miracle Method can repair your tub or shower, so it ends up more robust than before. Similarly, they can repair cracks, chipping, and rust spots in most bathtubs, sinks, tiles, and countertops, address wear and tear to old shower doors, and take on broken or moldy grout.
With proper care and maintenance, Miracle Method refinishing can last up to 15 years or more. Their products create a chemical bond between old and new surfaces to ensure longlasting quality. Miracle Method of Boulder is so confident about their product’s durability that they offer residential applications a five-year warranty against failure of adhesion on complete finishes, such as bathtubs, countertops, showers, etc. The Miracle Method of Boulder showroom Brian and Lynne Weber would love for you to come down and visit their Miracle Method showroom at 1822 Sunset Place, Suite A, right here in Longmont. There, you can browse a wide selection of over 30 colors and finishes. Miracle Method serves all of Boulder County and Arvada, Brighton, Broomfield, Northglenn, Thornton and Westminster. Visit 1822 Sunset Place, Suite A in Longmont, call 720.574.1095; or go to miraclemethod.com/boulder.
Miracle Method has been saving customers money and reinvigorating worn baths and kitchens since 2002. (Photos courtesy: Miracle Method). September 17-18, 2021

Add glamour with gold By Cathy Hobbs Tribune News Service (TNS) Looking to add instant glam to a space? Consider adding a dash of gold. A dominant finish in the ‘80s, gold remains more popular than ever. Often considered to be more luxurious than silver, the glitter of gold can help add luster to nearly any room of the home. Here are some overall do’s and don’ts.
3.
DO’S 1. Do consider using gold as a pop or accent. 2.
Do use gold in social areas where you want to add an element of luxury such as a living room.
3.
Do consider mixing different shades of gold in a single vignette or space.
4.
Do be afraid to mix different finishes, such as nickel with brass.
Gold is used throughout this entry as an accent color to make a dramatic entry. (Handout/TNS).
Do use pops of gold in various ways throughout a room to create a sense of cohesiveness. DON’T’s 1. Don’t overdo it. Often, less

4.
Don’t ignore opportunities to use gold in creative ways such as light fixtures, artwork and accessories.
5.
Don’t be afraid to add touches of gold in whimsical ways such as in a child’s playroom or family room.

4 electrical projects to improve your home By Paul F. P. Pogue Ask Angi (TNS) If you think of your home as a body, the electrical system is undoubtedly the beating heart, constantly providing energy through the walls and pumping power into everything from the HVAC system to your toaster. However, just like many critical systems in your own body, you often don’t even notice everything the electrical system does until something goes wrong! Here are four electrician projects that can improve your home and protect against future disaster. These are complicated tasks, so hire a licensed electrician and listen to their advice about your best options. Costs are a national average drawn from the Angi Cost Guide. Replace the electrical panel: $1,300-$3,000 The electrical panel manages the link between external power lines and the energy flowing into your house. You may need to replace an old panel because it’s worn out, or upgrade to allow more power in the home. You may need this if your panel is outdated and can’t handle your current needs, or if you make home additions that draw more energy. If you’re replacing a panel with the same amperage, the cost will remain relatively low. However, if you’re upgrading to a higher amperage, expect to pay more. Rewire your house: $6,000-$25,000 Rewiring is a job you’re not likely to have to do very often — and a good thing, given the expense! You may need to do it in the event of a major disaster such as a lightning strike, or if you have an older home with decades-old wiring that is no longer safe. The cost will vary greatly depending on the size of your house and the number of electrical connections to replace. Make sure your pro pulls the correct permits for your area and gets it inspected in accordance with local code. Most cities and towns require permits for rewiring, and it can create a big headache if you try to sell your home and an inspection uncovers work done

without a required permit. Install a lightning protection system: $400-$2,500 A lightning strike carries hundreds of millions of volts of electricity. A strike on your home can cause enormous damage. A lightning protection system can divert lightning from your home and preserve your appliances and wiring. Such systems range from around $100 for a basic surge protector to $3,000 for lightning rods and a grounding system that will direct the energy into the ground away from the house. You can also add whole-house surge protectors to your electrical panel. These cost between $300 and $500 on average. Add a home generator: $1,400-$7,000 When storms wipe out power and knock down
lines, it’s possible your home can be without energy for quite some time. However, a homebased electrical generator can cover your heat, light, and electricity needs in an emergency. Two things most impact cost: size and power source. Small models are easily portable and inexpensive, but generate only a limited amount of power. Whole-house models will be larger and more reliable, but more expensive. Most generators operate from gasoline, natural gas, diesel fuel, liquid propane and solar power. Each has pros and cons — for instance, gasoline is readily available and inexpensive, but has a short shelf life. Diesel fuel is easier to store and more efficient, but diesel units tend to be the most expensive options. Your electrician can explain the options for you. Visit at angi.com

Make your kitchen look expensive on a budget with these hacks By Kiersten Willis The Atlanta JournalConstitution (TNS) Your kitchen may be on a budget, but it doesn’t have to look that way. “A well-appointed kitchen will dramatically increase the value of your home, so it’s worth spicing up yours to grab buyer attention,” Trulia said. But if you don’t have a big budget to completely renovate the space, that doesn’t mean you’re out of options. According to Trulia, upgrading a kitchen “can range from a weekend-long, low-budget brush-up (think paint job and new cabinet hardware) to a full-blown overhaul (with tens of thousands spent on granite countertops and luxury appliances).” If you’re in the budget category, MyDomaine has a few tips on how you can elevate the space while going easy on your wallet.
Update the hardware Some kitchens have outdated hardware — if they have any. A trip to a home improvement store can offer contemporary and timeless options for your drawers and cabinets. Trendy finishes include brass or matte and flat black finishes and square pull bars. Put down a rug Adding a rug can easily add warmth to the kitchen. “If you choose the right design, kitchen rugs not only help tie your kitchen to the rest of your home, but they can also provide more support and comfort in a room where you do a lot of standing,” MarthaStewart.com said. Enhance the lighting Much like updating hardware, giving the lighting a boost can help bring your home up to date. Forbes says pendant lights offer a
