Boulder County real estate market report The real estate market continues its wild ride compared to a year ago. The average price of single family homes throughout BY MARY HILL Boulder County was up compared to May 2020, but down in all but Lafayette and Louisville compared to April 2021. With listings down an average 66 percent to 90 percent throughout the county I foresee another huge price increase for June house sales. But, we shall see!

Wow. The average price in Lafayette rose over $100K from April to May. And, the cost per square foot increased by $25. The average of nineteen days on the market in Lafayette indicates most home sales there are for cash. Longmont Prices in Longmont held steady since April but rose 32.5 percent compared to last May. Listings are down significantly both compared to last May and to April of this year. I foresee Longmont continuing to be a HOT market because of this continued lack of inventory of homes. Louisville Louisville’s low volume of homes for sale and solds make it difficult to predict trends. Home prices rose twenty-three percent since last year and about $40K since April.

Louisville also lacks significant inventory with most sales there going to cash buyers. The inventory of homes for sale throughout Boulder County is down 66 percent to 90 percent compared to May 2020. And, it is also down compared to April. This lack of inventory could negatively impact prices as some buyers have dropped out of the market due to frustration at their inability to find a home. And, many potential sellers aren’t selling because they are concerned about finding their new home. What’s with all the critters this season? Something strange is going on here this summer. Perhaps it’s due to all the spring rains we had. Besides our foliage initially growing BY MARY like it was on LYNN BRUNY steroids, there are more critters in our neighborhood. Perhaps this is playing out all along the Front Range. My husband and I live not far from the Boulder foothills, so we are used to bears and sometimes foxes in our neck of the woods. Matter of fact, on an early morning alley run I’m more likely to run into a bear than an unleashed dog. If I see an animal form way ahead without a human nearby I turn and skedaddle the heck away. And we always have tons of scampering, psychotic-acting squirrels performing zany hijinks. Definitely entertaining little dudes. But lately we’ve experienced one odd critter after another. First my husband got ambushed by a flock of crows. He had the audacity to

walk on a sidewalk one evening that was close to a baby crow or an injured one on the ground. He didn’t stop, he didn’t touch it, but he did exist in space and time, and this was untenable to this murder of crows. They began dive bombing him, squawking their brains out and followed him for blocks. Luckily they didn’t pluck at his face or his lucrative modeling career would be over. (That’s a little joke.) After the crow harassment came the duck parade. Waddling down our sidewalk came a mother duck

and her seven ducklings. This is about the cutest thing on the planet, but nothing you ever see in our happening neighborhood. The locals were gobsmacked. Passersby were taking pictures while my neighbor called animal patrol. The parade waddled up our alley while neighbors encircled them as a barrier from dog walkers and cars. We last saw them as they scooted under a neighbor’s back fence. Then came the bunnies. In the last couple of years we have had one bunny on our block that mainly stayed in a neighbor’s backyard. But since a local roaming cat is no longer allowed outside, this bunny has become more emboldened. I know they are very common in new developments, but I don’t even get how a bunny survives on a busy block like ours. Perhaps one reason is it knows we humans are not going to do a dang nasty thing to it. I was weeding in our backyard and quietly singing to myself. I looked over and a few feet away this fluffster with its twitchy nose was casually sitting there watching me with what I took to be a look of disdain on its teeny face. (I’m not a

good singer.) One bunny is fine but now I’m a bit concerned. Recently we discovered a wee baby bunny is living in our front gutter downspout extender. (Obviously there are at least two bunnies around here.) It is cute as the dickens, but how many bunnies does one block need? Don’t these things multiple faster than supercomputers? But the things that are really creeping me out this year are the cicadas. They like a few of our trees and have set up shop. I know they don’t cause damage but I hate the eerie group chomping noise they make, like a pack of evil little herbivores with sharp teeth. A few have gotten into our house. For some reason I keep imagining they will start chewing on my toes when I sleep. Then what will happen to my lucrative career as a sandal model? It will be over before it even begins. Survey finds what buyers really want: The most popular kitchen features Homebuyers are drawn to certain features more than others, but it goes beyond individualized personal tastes. Our desires and preferences actually vary BY TOM from generation KALINSKI to generation. That said, all generations prefer two kitchen amenities more than any other. Side-by-side double sinks and walk-in pantries are the most popular of 30 kitchen features, found the National Association of Home Builders (NAHB) in a nationwide survey of 3,247 recent and prospective home buyers conducted in the summer of 2020. Eighty-one percent of buyers rated the side-by-side double sink and walk-in pantry “essential or desirable,” according to the What Home Buyers Really Want survey. The side-by-side sink is so desirable that nearly half of every 10 buyers wouldn’t buy a home without it. The survey was conducted during the heart of the pandemic that caused kitchens to become central to our lives. People cooked and ate at home far more than pre-pandemic and were inspired to improve their cooking skills. Those at-home cooks wanted a better space for all that cooking and baking so kitchens were improved with better countertops and appliances, in addition to more pantry and cooking space. Those needs are aligned with the list of desired features. Following the top two most popular features of side-by-side sinks and more pantry space, the next most desired features are

Next up in desirability, at just under 70 percent, are recessed lighting – 69 percent, customized backsplash – 69 percent, and pullout shelves – 68 percent. And it turns out that kitchen features are separated by a

generational divide. Survey results varied significantly according to generation. Millennial and Gen X buyers as a group more likely to want a steam oven, trash compactor, wine cooler, central island with range and a double island than do Baby Boomers – greater than 50% of Millennials and Gen Xers desired these features compared to a range of 19 to 37% of Boomers. That’s a significant difference in likes and wants between the youngest and oldest buyers. In addition, these generational differences remain statistically significant after controlling for income, race, geography, and household composition of the buyer, reports NAHB. The age groups in this study

are Baby Boomers, born 1946 to 1964; Generation X – also known as Gen X – born 1965 to 1979 and Millennials born 1980 to 1996. A new slant: Exploring the modern roof MerriamWebster defines a roof as “the cover of a building”. As simple as that is, a roof is so much more. Not only does a roof serve the BY SEAN basic purpose MCILLWAIN of protecting a house’s interior, it also plays a major role in defining a home’s personality. The mid-century modern architects of the 1950s and 1960s were masters in utilizing rooflines to redefine the suburban streetscape, turning vernacular family homes into works of art. Challenging the architectural lines of their predecessors, the minimalist designs of mid-century modern homes symbolized a clean break from intricate Edwardian-style homes and the intentional bulk of Craftsmanstyle bungalows. The result? Unmistakable character that defined an innovative era. Let’s dive into some of these iconic rooflines. Low-Slung Gable The most classic and simplistic roof design of all, a gable roof features two sections sloping in opposite directions, with their highest points meeting in the center to create the roof ridge. Withstanding the test of time because of their ease and adaptability, gable roofs took on a low-slung look in mid-century modern designs. The “flatter” version conveys a clear message of minimalism. Ranches across the U.S. don this low-profile roofline—also referred to as a ranch roof or shallow pitch—making it as attainable as it is desirable. This simplified roof breaks away from the multiple rooflines of the previous eras and instead offers undeniable character via flatter facades. Flat First made popular in the U.S. by the Spanish bungalow style of the 1920s, this roof style has been confusing and concerning nondesigners since pre-medieval times. With no discernible pitch in sight, this seemingly flat roof took the U.S. by storm during the postWWII suburban sprawl with its 6

sleek look and minimalist style. But fret not, flat-roofed friends: despite the appearance of a perfectly level roofline, flat roofs are ever-so slightly angled to ensure proper drainage and runoff, and are constructed using waterproof materials. Consider this roof style the envelopepushing renegade of the bunch. A-Frame The classic triangular shape of an A-frame house became popular in the mid-1950s and remained a strong seller through the 1970s. The roofline is characterized by steep, angled sides that begin at or near the foundation, and meet at the apex to form the classic “A” shape. Inside, the ceiling is often left open to expose the rafters for a rustic, airy feel. A-frame buildings have origins in Europe, China, and the South Pacific, and the striking style eventually found its way to the U.S. in the early 20th century, and as Americans tend to do, we tweaked it to make it our own. For example, famed California architect Joseph Eichler used the A-frame as an opportunity to bring the outside in—setting the pitch over a courtyard at the center of the home or creating a deep, plant-filled entrance that feels like an interior garden entryway. Butterfly The gable roof mentioned earlier? Invert its shape and you’ve got the iconic butterfly roof. An architectural nod to the winged insect mid-flight, the butterfly roof

offers unmatched mid-century modern curb appeal, with its low-slung center reaching skyward at opposite ends. Because of its inverted style, the butterfly roof offers plenty of opportunities for window placement and unparalleled natural light. The modern butterfly roof is commonly credited to be the creation of William Krisel and Dan Palmer in the late 1950s in Palm Springs, California. It’s been estimated that starting in 1957, they created nearly 2,000 houses in a series of developments that were popularly known as the Alexander Tract, which has been described by historian Alan Hess as “the largest Modernist housing subdivision in the United States.” While Krisel confirms that his work popularized the form, he admits he wasn’t its originator. Skillion A skillion roof is a single-sloping surface, basically a flat roof built on an incline. Also known as a

shed or lean-to roof, the skillion roof is often used on multilevel structures in conjunction with other roof styles, resulting in a varied roofline. The history of skillion roofs is somewhat unknown, but they’re believed to have been inspired by the Australian residential architecture in the mid-20th century. Unlike a standard flat roof, which became popular in mid-century architecture, a skillion roof boasts a significant slope. You’ll also see this iconic roof style on sheds, patio roofs, and carports. Steeply sloped or gently pitched, it’s no secret that the roof of a house serves both practical and aesthetic purposes. Should I co-sign a mortgage for a relative?

Frequently, first-time homebuyers will turn to relatives to help with a down payment or to cosign on the loan.

Often cosigners think all they need to do is simply sign their name at closing. A cosigner will be required to go through the same loan application process as the primary borrower. This means providing all of your financial information to the lender for them to assess your creditworthiness. This can be a significant and time-consuming experience. Think back to the initial meeting with your mortgage loan officer and financial planner. Ask yourself whether or not cosigning with a benefiting buyer is truly an advantage. If the proposed payments are more than the primary borrower can afford, you will likely be called upon to help with those monthly payments. That is fine if you are prepared to do so and can manage it. Other options to consider when helping a first-time homebuyer or anyone who may need help with a mortgage loan: 1.

Consider gifting enough down payment so that the mortgage loan amount is low enough for the primary borrower to qualify on their own. If a borrower

can come up with a 20% down payment, they can also eliminate private mortgage insurance on conventional loans, making it easier to qualify. 2.

get a loan of their own. Make sure you feel comfortable being responsible for making the payments if the other person doesn’t. As a cosigner you are jointly and severally liable for the loan. This is a fancy way of saying if the primary borrower suffers a job loss, the cosigner is responsible for making the payments in order to maintain good credit. As a cosigner, the loan will be added to your total debt ratio. If you aren’t planning on applying for a loan of your own anytime soon, that may not matter to you. However, if you are planning to apply for one, the cosigned loan will figure into your total debt payments and might affect your ability to qualify for a loan. According to Jessica Shanahan, a loan officer at Premier Lending in Boulder, once the loan has seasoned for a year, the monthly debt will no longer be considered if the cosigner is applying for another mortgage. Be sure to check with your mortgage lender to see what specifics apply to the particular loan program you are using. Get ready for a loan application.

In Boulder County, the prices of homes have risen steadily, and even more so this year with very low inventory and high buyer BY DUANE and investor DUGGAN demand. Due to this, it has been much more difficult for first-time homebuyers to find starter homes. Frequently, first-time homebuyers will turn to relatives to help with a down payment or to cosign on the loan. However, all the parties involved need to be very aware of the pitfalls before agreeing to this arrangement. It is imperative to first meet with a qualified mortgage loan officer to determine how much a borrower might qualify for on their own compared with how much the borrower would qualify for with a cosigner. Next it would be wise for both parties to meet a financial planner to make sure they are on the right track with their decisions. A financial planner can help determine if the overall transaction is realistic. Often the primary borrower will end up borrowing more than they can really handle. This results in the cosigner being asked to step in to help – and that can put a strain on their relationship. It is critical for the primary borrower to know what they are asking from a potential cosigner and also for the cosigner to have an understanding of what they are getting into. Here are a few discussion points for the cosigner and the primary benefiting homebuyer: Cosigning a mortgage will affect you credit. If the person you are cosigning for doesn’t make the payments, it will appear on the credit report of both parties. This could lower the cosigner’s credit score and affect their ability to

What you should know about mortgage-backed security trading The term “mortgagebacked securities” (MBS) refers to one type of an asset-backed investment that is collateralized by home loans. Both prospective investors and homeowners should familiarize themselves with mortgage-backed securities as they can greatly aid in growing wealth. Here’s what you should know. becomes the intermediary between the home owner and investment industry. The lending party (i.e., bank or private lender) can give its customers a mortgage with a good interest rate, then sell the loan to be included in an MBS. The bank counts the sale as a satisfied loan and is off the hook if the homebuyer defaults on its mortgage.

Everyone benefits when all parties work together MBS can benefit all three parties involved, when everyone holds up their end of the deal. The lender must maintain quality standards for home loans, the homeowner needs to make its payments on time, and the credit rating agencies are thorough when reviewing the MBS. In order to be sold, a market backed security can only be issued by a private financial institution or government-sponsored agency. The credit rating agency must grant one of the two top ratings to an MBS in order for it to be a legitimate investment and sellable. Types of mortgage-backed securities Pass-throughs and collateralized mortgage obligations (CMOs) are the two most frequently sold types of MBS. Investors in pass-through mortgages collect matured payments periodically, typically every 5, 15, or 30 years. CMOs offer investors tranches, or portions of the securities that return funds based on credit ratings. How do mortgage-backed securities affect rates? The price of a mortgaged-backed security affects your home loan rate, and these prices are in a constant state of flux. Your lending institution is monitoring the price of MBS and adjusting their rates accordingly. When MBS prices fall, home loan interest rates rise. The price of an MBS may fall for a number of reasons, including stock market gains, a drop in gold prices, higher energy costs and more. When the price of mortgage back securities starts to rise, it’s usually good news for those seeking a home mortgage. It’s always a good time to celebrate pollinators

We are already deep into June, but did you know that this month is Colorado Pollinator Month? And June 21-27 is National BY DERYN Pollinator DAVIDSON Week. The City of Boulder celebrates Pollinator Appreciation Month in September, and countless other communities have their own festivals and events to raise awareness about the importance of pollinators. What is pollination and why is it important? Simply put, it is the transfer of pollen grains from the male anther of a flower, to the female stigma of another flower of the same species for reproduction. It is loosely said that bees are responsible for every third bite of food we take, and it is well known that pollinators’ role in helping plants reproduce is critical to sustaining ecosystems around the world. Here are a few easy things you can do in your garden to help support pollinators:

Think of your garden as a grocery store and plant a variety of flowering plants Pollinators, and particularly bees, depend on the pollen (made of protein, fats/lipids, minerals, vitamins) and nectar (carbohydrates) in flowers for their nutrition. Pollen from different plants have different make-ups and so pollinators generally need different pollen sources to choose from to have a healthy diet. It’s also key to have a variety of bloom shapes and sizes, because pollinators come in different shapes and sizes. A big bumble bee may have a hard time getting pollen and nectar out of a dainty little flower. Plant in groups or swaths. A group of plants of the same species will better support pollinators because it’s like a one stop shop. They can move around the group of plants rather than having to go from one area of your garden to another to find enough pollen and nectar at any given time. For the most part, pollinators will visit the same species of plant on a single foraging run, hence pollination occurring. They will likely visit a different species on their next

flight, but won’t generally visit a sunflower and a penstemon on the same outing. Pay attention to when your plants bloom Remember that pollinator grocery store you’re creating? Well, you want to make sure that it is fully stocked all season long. Having plants that bloom early in the season, all summer long and late into the fall is important. If there is a dearth of blooms in the heat of summer, pollinators will have to go elsewhere to find their sustenance. Here are a few examples of plants you can include to have something blooming all season long: Early season – fruit trees, bulbs, penstemons. Mid season – asters, blanket flowers, salvias. Late season – Rocky Mountain bee plant, sunflowers, goldenrod, rabbitbrush. Avoid flowers with double blooms Those gorgeous flowers with tons of petals are beautiful to our eye but do very little to support pollinators. The male reproductive part of the flowers has been bred

out and replaced with petals. If you have prized roses, dahlias or peonies that are doubles, by all means keep them, just make sure you also include single varieties too. Provide a water source If you live near a body of water then your local pollinators may have what they need, but when it’s hot and dry you can also provide some supplemental water. Fill a shallow dish (flower pot saucers work great) with small rocks, then fill with water. Make sure some of the rocks are poking out so there is a landing pad and an escape route. Empty and replenish every few days to avoid a mosquito breeding ground. Whether it’s June, September, or any other month of the year, let’s celebrate pollinators and help make our home, their home. Things are looking up. There is even talk of inflation, but with supply and demand out of kilter, the price hikes could be skewing the stats. Nevertheless, traffic volumes are up (and many drivers appear to have forgotten how to be part of a traffic pattern), restaurants are open, tourists are travelling, contractors are at full stretch, and hopefully retail is making a comeback. Why, then, can I still not escort my dog into a vet clinic? I am assured it is through an ‘abundance of caution’, but every other business type is near-normal again.
