In a state loaded with natural beauty and some of the country’s tallest mountains, Colorado came in at 23rd in the nation for Natural Environment.
Whether you love where you live or you’re thinking about moving to or from Colorado, the Best State Rankings from U.S. News & World Report BY TOM shows Colorado KALINSKI in the top 20. Colorado ranks 16th in the nation based on seven metrics – drawn from thousands of data points – according to U.S. News & World Report. Categories evaluated for the ranking include state performance on health care, education, state economy, infrastructure, public safety, fiscal stability of state government, and the opportunity the state brings its residents. “Health care and education were weighted most heavily. Then came state economies, infrastructure, and the opportunity states offer their citizens. Fiscal stability followed closely in weighting, followed by measures of crime and corrections and a state’s natural environment,” writes U.S. News & World. Overall, Colorado has the eight largest land mass covering 104,095 square miles and is home to more than 5.75 million people who have a median income of $38,200. Colorado’s gross domestic product (GDP) is $393 billion. State rankings on each of the metrics ranges widely from No. 2 in economy to No. 45 in
fiscal stability. Following are details on each category. Health care Colorado ranks tenth nationwide in health care, US News’ highest-weighted metric. Factors considered are access and affordability, health care quality and health outcomes. Education The second most heavily weighted factor is education. Colorado achieved the No. 5 position in the nation for its performance in educating students in preschool, K-12 and different levels of higher education. Economy With its years-long low unemployment, it’s not surprising that Colorado’s economy is the second in the country, as measured by the US News metrics of unemployment rates, GDP growth, migration into the state, patents, new businesses and other measures. The top-ranked economy is Utah and Idaho at is third, rounding out the top three. Infrastructure Colorado is a respectable fifteenth in infrastructure ranking. This measures the quality of bridges, public transportation, power grids and broadband. Opportunity According to this report – at 41st – Colorado is ninth from the bottom nationwide for the opportunity ranking. The opportunity metric measures
the state’s poverty, housing affordability and equality for women, minorities and people with disabilities. Iowa, Minnesota and New Hampshire rank as the top three states on this measure. Fiscal stability This ranking tracks the state government’s credit ratings, liquidity, pension fund liability and budget balancing. Colorado is 45th in the nation. Crime and corrections The state ranks No. 41 on an analysis of its public safety and the quality and fairness of prison systems, including racial bias. Natural environment In a state loaded with natural beauty and some of the country’s tallest mountains, Colorado should be at the top of this category. The state came in at 23rd in the nation for this measure, which is based on air and water quality and exposure to pollution and toxins. The top three are Hawaii, New Hampshire and South Dakota. Watch out, real estate: The millennials are coming
With the postCOVID real estate market skyrocketing into the stratosphere and the intergenerational friction between Boomers, Gen BY SEAN Xers, millennials MCILLWAIN and Gen Zers growing by the headline, the competition for real estate just got even fiercer: the newest generation to enter the real estate market is the millennials. In 2021, about 4.8 million millennials are turning 30, and many are expected to enter the real estate market. At the opposite end of the generation’s span, the oldest millennials are turning 40 this year, and they’re ready for more space for their growing families – think bigger garages, more bathrooms and upgraded kitchens. For the past decade, the sharing-economy generation has shunned traditional ownership values – but lately, they’ve been shifting their point of view on housing. Here’s why.

The socioeconomic combination of solid career-building, significant investment gains, and rock-bottom interest rates have turned dubious, rent-happy millennials into eager homeowners. And while this may be one of the most competitive times in history to be on the search for a house, millennials are a savvy bunch – they’re not
skittish about the urgent effort required in today’s real estate market. This generation is chasing the American dream with a passion, and they’re not retreating anytime soon. Many millennials have been on the real-estate hunt for over a year now, encountering multiple offers and bidding wars. As they’re entering this next stage of life, they’re growing increasingly aware of the benefits that homeownership offers, like building equity and investing for the long term. With millennials’ resilience and battle-ready stance, their real-estate fervor is reshaping the market for years to come. Barring a housing bubble – which, because of stabler economic circumstances, doesn’t seem likely this time around – new base-level price points are trending higher and higher. Additionally, we’re seeing millennials leave larger cities and heading west and south, with the Denver Metro area as one of the top destinations. While the average millennial wants a house with a nice backyard in a desirable, quiet
location, they’re more open to multi-family options like condos and quadraplexes. Good schools and attractions nearby are also common wishlist items. And millennials aren’t afraid to plunk down their cash – current economic trends show that if they’ve got the money, they’ll spend it. New homebuilders are seeing this group of buyers drop the extra cash for luxury upgrades. (Hello, Sub-Zero appliance suite.) Considering these trends, it’s clear that millennials are a generation who can quickly – and competitively – adapt to a changing world. They know what they want and they’re willing to fight for it. With this type of internal fortitude, millennials will continue to be dominant participants in housing markets for decades to come. Fairway Mortgage’s The Rueth Team announces Gabe Bodner as new reverse mortgage division manager

Post-pandemic: Can we give up our new home-related conveniences? Why should we? After who knows how many months of this pandemic, it seems soon it will be over (more or less). I feel this tingly thing: I think it’s called hope. (It’s either that or too BY MARY much caffeine.) LYNN BRUNY But our “new normal” will never be like our “old normal.” Staying at home for so long has changed how we live. We’ve become rather used to our new home-related conveniences. Why should we give them up now? Things like: Tele-appointments If we don’t need a nurse or doctor to physically examine us, why would we go back to germ-filled medical centers when we can instead have tele-appointments in our germ-filled homes? Same with meetings with other needed professionals such as therapists and fortunetellers. You know, our critical service providers during these times. Real estate online virtual property walkthroughs These are such timesavers for everyone. Buyers can get a good sense of how a home feels with a click on their computer and easily dismiss properties that aren’t right for them. This is great for sellers too. For many the worst part is preparing their home for showings, making it casually flawless: “Oh, sure, our kitchen island always has two gorgeous place settings with artfully folded

Not only do we residents love this convenience, but it also helps our local restaurants financially recover. I for one am very committed to helping with their recovery by making these purchases. I’m thinking this recovery will take decades, indeed
my entire lifetime. But I’m that committed. Working from home Corporations have discovered people actually work more from home. (Perhaps because it’s more interesting than doing another gosh darn load of laundry. Does it ever end?) Thus companies can reduce office space and associated costs. Employees have discovered the joys of working from home: There’s no commute, they don’t get trapped by negative Ned in the break room (a huge time and brain cell suck), and that loungewear (for some, pajamas) always beats office wear. Another benefit: There are fewer vehicles on the roads. Not only is this
Super comfortable clothes One retail sector that has done well during the pandemic is loungewear. Sweatpants were rebranded to the more attractive sounding word “joggers.” (Where are we jogging in our homes? From our computers to the refrigerator?) There are also more super soft fabrics being made into comfortable clothing. Even so-called out-of-style skinny jeans that I definitely don’t have on at this very moment have amazing softness and stretch, great for wearing to pick up take-out food and drinks. LONGMONT – Don’t waste water. Recent downpours, in some areas of the state, have resulted in the Rocky Mountain Sod Growers (RMSG) once again stressing water conservation moving into the growing season. This message is important to the RMSG as work continues with the public and municipalities concerning the science of growing grass, and actual water needs of turf. “Water conservation is important in this state. We want to remind people that grass doesn’t waste water, people do,” said Shane Markham, President of the RMSG. Lack of education concerning the true water needs of turfgrass is contributing to continued water conservation issues, and increased water charges. Scientific research has clearly shown that inappropriate watering practices waste more water than any single plant group. If you are receiving water via Mother Nature, you don’t need to apply additional water. This is very important, notes Markham. “Turfgrass water consumption has been studied for years. We know how much water grass requires.
The challenge is to educate the public so that they don’t rely on myths and bad habits,” added Markham. The RMSG advises five basic rules to keep established lawns in peak condition, conserve water, protect the environment and save money at the same time. 1. Watering in the early morning or late evening hours is more efficient use of water. When watering during the heat of the day, some of the water evaporates before it can be absorbed. 2. Don’t “set it and forget it”. As weather conditions change, change sprinkler settings to avoid over-watering. Check in to “smart” watering systems that save water. Your local municipality may offer incentives to purchase such systems. “Recent rains provided a great deal of moisture in some areas, yet sprinklers were left running in the rain - this clearly wastes water,” notes Markham. 3. Check your sprinkler head coverage - don’t water sidewalks and pavement. Replace any broken sprinkler heads and adjust for maximum coverage.
4. Hand-watering may be required for areas that are under stress. Discoloring is a normal sign of stress. Keep in mind that Kentucky bluegrass, the most common lawn type in our area, is very resilient and is therefore a good choice for this region. 5. Financing options for renovation or fix-and-flip Springtime has arrived and people are thinking about major renovations, repairs, or restorations on their home – or even purchasing BY DUANE a home for DUGGAN fix-and-flip. Realtor and Author Here are a RE/MAX of Boulder few options to consider when figuring out how to fund those improvements. FHA 203(k) FHA 203(k) is a loan that allows home buyers to borrow enough to both purchase a home and provide the funding for necessary repairs including labor and materials. The end result can be a fixed-up home with a mortgage that could be a fixed rate for 15 or 30 years, or an Adjustable-Rate Mortgage (ARM). The basic framework for the structure of the FHA 203(k) program is as follows: This type of loan is only for those who will occupy the property as a primary residence after renovations are complete and the loan is closed. It is not available for investors. One of the good things about FHA 203(k) is that you only need to make one loan application for purchase AND the renovation. The initial funding from the loan will provide the money for the home purchase, and subsequent dispersals of loan funds from an escrow account will pay for the renovations. The amount which can be borrowed is subject to the FHA loan limit in the geographic area. In Boulder County the loan limit is $654,350 for a single unit home. The other determining factors for the loan size are borrower income, credit, and down payment. The nice part about the down payment is that it is the same as regular FHA financing at 3.5%. You can put more down, but if you have a large sum of cash, you probably will not be looking at this program. An appraisal is done on the home to determine the home’s value before and after the improvements. There are two types of FHA 203(k) loans. One is designed for limited repair costs of less than $35,000 and one for extensive projects that are going to cost more than $35,000. Generally, you will have more paperwork to complete than a straight purchase loan, especially if the projects are bigger and are valued at over $35,000. In most cases, the mortgage lender is will require that the renovations and repairs be completed by licensed contractors, especially for items like electrical and plumbing. Check with your mortgage lender to see if you are allowed to carry out any of the repairs on the list yourself. Timing for getting the work done is critical for FHA 203(k) loans. Renovation work must begin within 30 days of the initial home purchase and closing, then be completed within six months of the original closing. This loan program is designed to upgrade a home’s essentials such as structural repairs, roofing, flooring, plumbing, health and safety issues, and changes that will improve appearance and obsolescence. Luxury items such
as hot tubs, tennis courts, outdoor fireplaces, and satellite dishes won’t be approved items. It is possible to use an FHA 203(k) loan on your existing home. This amounts to making an application for refinance. Your original mortgage will need to be paid off and you will need to have enough equity to generate cash for the renovations. The cash generated is then held in escrow until the work is completed and the contractors need to be paid. Closing costs for an FHA 203(k) loan are much like any other mortgage loan. Expect costs such as a loan origination fee, appraisal and inspection fees, title insurance, credit report, and maybe an Improvement Location Certificate (ILC), etc. FHA will require mortgage insurance to be paid both upfront and monthly. Conventional Fannie Mae has a loan program for renovations called the HomeStyle® Renovation loan. The main advantage is that it is what is called a “single close loan”. You complete a loan closing for the renovation part of the process and when the renovations are done, you don’t need to complete another loan application and closing for the permanent loan. Using a HomeStyle Renovation loan, the final loan is based on the projected value of the home after the renovation is completed. Loan
Hard money-investment properties only A property in need of serious renovation may not qualify for conventional lending sources. Hard money is a way to get the property purchased and then structure cash draws to complete the renovation. Once the renovation is complete, the property could qualify for conventional financing or be sold or rented. When you hear the term “hard money loans,” you might picture money changing hands in a dark alley and rough collection techniques when the loan comes due. However, that couldn’t be further from the truth as hard money lending can be a very valuable and useful tool in many real estate transactions. In the “regular” real estate financing world, 1- to 4-unit lenders usually need to follow strict guidelines and procedures set out by entities like Fannie Mae or Freddie Mac. Following those guidelines naturally takes time and in a hot market time can make the difference between whether an offer on a property is accepted or not. Hard money lenders use their own money or closely affiliated investors to lend. This enables them to make quick decisions on a loan approval and funding. Hard money lenders are typically collateral based, which means they look mostly to the property for securing the loan. Hard money is only available for investment property and not for owneroccupied properties. Your Realtor® is likely to have a resource for this type of lending for you. Cash-out first mortgage If you have enough equity in your home, one of the easiest ways to raise cash for renovation is a cashout refinance. In this case, you get a new mortgage loan to pay off the old first mortgage and enough cash to finance your improvements. In today’s low interest rate environment, if you start a new 30year amortization, you might find your payment won’t increase that much. Plant summer bulbs now for splash of color this season As spring bulbs such as tulips, daffodils and hyacinth begin to fade, you can look to their heat loving cousins for a splash of color throughout your garden. BY DERYN Enter, summerDAVIDSON blooming bulbs, Colorado State University Extension corms, tubers Boulder County and other bulblike structures (often all referred to as bulbs). With a tropical look – large leaves and big flowers – they will wow your neighbors and bring beautiful interest to your garden all summer long. Summer-blooming bulbs typically come to us from warmer climates and therefore have different growing requirements than spring-blooming bulbs. Late May is a great time to start planting them because (hopefully) any danger of frost has past, and soils are starting to warm up. Soil temperature must be above 60 degrees, otherwise you run the risk of them sitting in the cooler soil and starting to rot before they have the chance to grow. With all the spring rain we’ve been getting, you’ll want to wait to plant until after the soil has had a chance to dry out a little. Since they are not hardy here, you will need to dig them up in the fall, store them over the winter and replant in the spring; an extra step that you will be rewarded for come summer. In contrast, we plant spring-blooming bulbs in the fall and can leave them in the ground since most are hardy here in Colorado. You can start buying summer-

blooming bulbs in early spring from garden centers, nurseries, catalogs, online and sometimes even grocery stores. Earlier in the season you’ll have better selection to choose from, but if you’re looking to buy now, you should still be able to find some gems. If you buy bulbs in person, you have the advantage of individually selecting what you purchase. Be sure to choose the largest and firmest available and leave behind anything that seems dried out or small compared to the rest – larger bulbs, means larger flowers. Varieties to try: Dahlias are hands down one of the showiest flowers around. A true showstopper, they come in many different colors, shapes and sizes. From compact pompoms to the ‘dinnerplate’ varieties, you are sure to find some welcome additions
to your garden. They have a wide range of heights, from two feet up to nearly 20 feet. The taller varieties typically require staking. Dahlias will be happiest in a nice sunny location where they can truly shine. Allium are a showy member of the onion family. Grown for their fun, ball shaped flowers that can range from two to ten inches in diameter and come in white, yellow, blue and purples. This is a summer bloomer that can be left in the ground over winter as long as they are protected with a thick layer of mulch during the cold season. Caladiums are a good choice if you have a shady location. They are grown for their colorful green, pink, red and/or green foliage and do well in containers as well as directly in the ground. They prefer some extra moisture and nice rich
soil. Gladiolus are a gorgeous addition to your garden and make excellent cut flowers too. Hailing from South Africa, they have been bred to come in nearly every color of the rainbow. You’ll also find them in a range of heights, from four feet tall to the shorter two foot dwarf varieties and prefer a sunny location. If you stagger your planting two to three weeks apart you will have continuous blooms until frost.
