With so many real estate agents from which to choose when you’re ready to sell or buy a home, where do you begin in finding the right one for you?
By Luanne Kadlub At Home Colorado Like many real estate agents, John Valencia, broker associate/partner with Sears Real Estate in Greeley, switched careers when life threw him a curve ball. He celebrates his 35th year in real estate in June. “I used to be in the seafood business and owned three retail stores in Greeley, Fort Collins and Boulder. Then I had a life change of events and landed in real estate,” he said. And now he has more company than he ever imagined, with new real estate agents coming onboard every day. “I think that when you decide to enter into this business, you need to start out knowing that this is a full-time career and get the training, education and maintain your desire to work full time. This is not a part-time business if you want long-term results.” His advice to newcomers? “Be of the mindset that you are here to help all people, and your rewards will make you a better person.” A red-hot real estate market like Northern Colorado with the median price of homes starting at $350,000 on up to $500,000 or, in the case of Boulder, at $1.2 million, makes getting into real estate attractive when commissions are in the five digits and up. So it’s no wonder that real estate is a big draw. The Loveland-Berthoud Association of Realtors, for example, reports that they receive one or more applications for membership everyday and is now up to 490 members. The Greeley Area Realtor Association has 464
members, Estes Valley Board of Realtors has 66 and Fort Collins has 1,221. And that’s just the number of agents who choose to join the Boards of Realtors. Not all do. So the number of working agents could be much higher. With so many real estate agents from which to choose when you’re ready to sell or buy a home, where do you begin in finding the right one for you? First, do your due diligence. If you can, ask friends and family for referrals. Regardless of how you come up with prospects, plan to interview at least three potential candidates. Be sure to ask them for names and numbers of clients they’ve worked with and take the time to actually call them to find out what their experiences working with the agent was like. Many people, however, only talk to one, maybe two agents before going forward, according to Realtor.com. Start with these questions: •

How long have you been in real estate? Those with one or two years of experience could be a concern, but not always, according to Realtor.com. Check out their backgrounds: Are they active in the community? How many closings have they had? How long have you lived in this area? An agent who has been in the area for some time will usually have important connections, but don’t overlook the agent
If you’re selling your home, all of the above questions apply. Valencia suggests also asking: • Should I get an appraisal first? • Should I have my home pre-inspected? • Should I do a radon test in advance? • What about offering a home warranty with the sale? • Do you know how to handle appraisal gap amendments? • How will you do showings with COVID-19 restrictions? • Will you prepare a net sellers settlement statement for me now? Red flags to watch out for, Valencia said, might include an agent who: • Hasn’t prepared information on your home in advance of your meeting. • Does all of the talking, including how great they are. • Does not ask questions about repairs or past problems with your home.

Help for seniors with property taxes Property assessment notices were mailed on May 1 and will arrive in every property owner’s mailbox very soon, making BY DUANE property taxes DUGGAN top of mind. Realtor and Author A notice of RE/MAX of Boulder assessment is not the property tax bill. The assessor is required by law to reassess values every two years. Property values have risen substantially in Boulder County and this can put upward pressure on taxes. This tax burden is especially noticed by seniors on fixed incomes who are trying to stay in their home. As a reminder, property taxes may be paid in one full payment by April 30, or in two equal payments. If made in two payments, the first half payment was due by March 1. The second half payment is due by June 15. If you have a mortgage loan and your mortgage lender is escrowing for taxes, the lender will be paying your taxes. If not, be sure to pay attention to the due dates. Seniors have four opportunities in Colorado and Boulder County available to ease the burden of their property tax payments. Senior Tax Deferral Program First is the senior tax deferral program. This is a program offered by the State of Colorado that enables you to postpone the payment of your property taxes until you sell the property, or even until your death when your estate can deal with it. Senior Homestead Exemption (Discounted property tax program for seniors) In 2000, Colorado voters approved a property tax exemption for qualified seniors (also known as the Senior Homestead Exemption) as a state constitutional amendment. The Colorado legislature makes a determination each year to see if the state budget allows for this discounted property tax program for seniors. Since 2000, there have only been a few years when the program was suspended due to budget shortfalls. The property tax exemption does not happen automatically for eligible seniors. First of all, a senior needs to know about the program, then must apply for it through their county assessor’s website. By Sharon Bokan, Colorado State University Extension Boulder County Selecting plant materials for your landscaping can be challenging but if you live in a wildfire urban interface area (WUI), it can be even more challenging. Not only do you have to pick plants that you like but you also need to be concerned about how resistant they are to fire and where you place them. Anyone who lives in the mountains, foothills, plains or whose property abuts such a property should consider their landscaping as a potential fire hazard. Landscaping needs to fit into the wildfire defensible zones model – Zone 1 from the building out 5’ no combustible materials, Zone 2 from 5’ to 30’ managed landscaping, Zone 3 from 30’ out managed plants. The plants in this article would work well from Zones 2 and 3. When you are considering plants for your landscape, consider the following aspects. Does the plant’s leaves and stems contain a lot of waxes, oils, and resins? Be careful where you plant these: • •
Conifers Native sages
What is the leaf moisture content? • Keeping plants well-watered (based on their requirements) can make them more
Does the plant shed bark? • Shedding bark can start a plant on fire Does the plant produce many stems and small twigs and hold on to its leaves over winter? • Many small stems and twigs and leaves left on or around the plant, the higher the fire hazard

How fast does the plant grow? Fast growth can mean more material to burn and more pruning to keep them managed How tall will the plant grow? • A taller plant can act as a
Does the plant resprout after a fire? Is it fire adapted? Fire resistant landscaping does not mean that they are moonscapes, or you can’t have any plants that aren’t fire resistant. It means that you need to be careful where you place the non-fire-resistant plants on your landscape. No plants should be placed within the first 5’ from a building. Place plants singly and not in large groups or place them away from trees so they aren’t ladder fuels or place in an area with non-combustible materials (i.e. rocks) around them. Instead of using organic mulches (bark chips) use materials such as pea gravel to maintain soil moisture. Replace weedy or grassy areas with fire resistant ground cover plants (do not use low growing junipers). The landscape can be designed for both fireresistance and beauty. Some of the plants you can use are: Ground covers – Bugleweed Ajuga reptans, Pussytoes Antennaria parvifolia, Stonecrop Sedum lanceolatum, Hens and
chicks Sempervivum sp., Thyme Thymus sp. Native forbs (native wildflowers) such as – Onions Allium geyeri or cernuum, Asters Symphyotrichum ericoides or laeve, Fireweed Epilobium angustifolium, Geraniums Geranium caespitosum, Penstemons Penstemon sp., Black-eyed Susan Rudbeckia hirta, Lupines Lupinus argenteus, Beebalm Monarda fistulosa, Columbines Aquilegia caerulea and chrysantha, Harebell Campanula rotundifolia Shrubs – Red Twig dogwood Cornus stolonifera, Mountain ninebark Physocarpus monogynus, Shrubby cinquefoil Potentilla fruticosa, Boulder raspberry Rubus deliciosus, Rose Rosa woodsii, Golden currant Ribes aureum, Western chokecherry Prunus virginiana melanocarpa, Utah serviceberry Amelanchier utahensis More plants can be found in the CSU fact sheets “FireResistant Landscaping” #6.303 and “FireWise Plant Materials” #6.305. Trying unsuccessfully to get into the Front Range housing market? Consider these extreme measures The current Front Range real estate market is rather mindboggling. Demand is outpacing supply like never before. (It’s like having only two porta-potties BY MARY at a huge beer LYNN BRUNY festival.) This At Home Colorado is especially true for lessexpensive properties such as starter homes. My son and his girlfriend are trying to buy such a home in Fort Collins and have made several unaccepted offers. Unfortunately, with their limited buying power I think they have a better chance of winning the lottery or being abducted by aliens than getting a property under contract. Besides being over asking price, the most attractive offers are all cash (no financing - just a wheel barrel full of money), they
often forgo inspections (despite the obvious hole in the eaves the squirrels are scampering through), and agree to any closing requirements the seller wants (close at midnight during the next full moon while chanting around a fire pit deep in the woods). What can a highly motivated buyer do to make their offer stand out? The days of writing a heartfelt letter to accompany the offer are long gone. Potential buyers need to propose much more. Desperate times call for desperate measures, including giving up one’s free time (and perhaps one’s dignity). Assuming the seller is staying in the area, here are some suggestions - granted, rather extreme ones - a buyer can add to make their offer unusually attractive: Agree to wash the seller’s car every weekend. Make your offer stronger by also agreeing to vacuum and clean the inside. Yes, their old fast food bags and dirty gym clothes may have flies swirling around them, but with
your good work at least maggots will be kept at bay. Agree to mow the seller’s lawn each week when needed. Sure their non-powered push mower takes forever and uses every scrap of energy you have. But you wouldn’t want to disturb their Saturday morning sleep with a noisy electric or gas mower. Plus it is a good work out despite the feeling that you’re having a heart attack. Agree to clean the seller’s new house twice a month. Make your offer stronger by agreeing to wash the sheets, including the bedwetter’s and the stinky teenager’s. Before you know it you’ll get used to these smells despite the fact they will always cause your eyes to sting and water. Agree to dog sit for the seller when they travel. Make this offer stronger by agreeing to take the beast to obedience school to help with its biting problem. Don’t worry, you’ll get used to being chomped on by Cujo. Soon those scars will toughen up and you’ll barely feel a thing.
If the seller has children, agree to babysit every Friday night. Make this offer stronger by agreeing to teach them Mandarin. (Don’t worry if you don’t know Mandarin. How hard can it be?) If they don’t have children but would like one, agree to give them your first-born. This last idea may seem very extreme, but if they accept your offer you can still see your child when you’re washing the seller’s car, mowing their lawn, cleaning their house and dog sitting. In others words, all the time. But the amazing thing to focus on is you’ll get into the Front Range housing market! That’s like winning the lottery! Hopefully you won’t also get abducted by aliens. Help for seniors with property taxes (continued) owner of record for the property and lived in it as a primary residence for 10 consecutive years before January 1. The deadline to apply is July 15th of each year. If the senior qualifies, the exemption goes into effect for the tax year that is being applied for. The discount will first appear in the tax bill that is sent in January of each year. For those who qualify, 50% of the first $200,000 in actual value of their primary residence is exempted, for a maximum exemption amount of $100,000 in actual value. The State of Colorado pays the property taxes on the exempted value. Exceptions to ownership and occupancy requirements include: if a property is owned by a trust, corporate partnership, or legal entity; the applicant or spouse is or was living in a nursing home, hospital, or assisted living facility; the residence was condemned or destroyed by a natural disaster; or homeowner passed away prior to January 1. In the event of deeding the property into a trust, the trustee can re-apply. A surviving spouse can also re-apply in the
event of the death of a spouse. For more information about the senior tax exemption, visit the Boulder County Assessor website at: bouldercounty.org/ departments/assessor. Senior homestead tax prorations when selling Because the Senior Property Tax Exemption is a discount for qualifying seniors, there can be confusion when a senior sells their home. Oftentimes the property tax amount shown in the Multiple Listing Service (MLS) is at the discounted rate. Care should be taken to make sure a home buyer understands what the property taxes will be when the senior tax exemption no longer applies. For the home closing, taxes are prorated to the lower “senior” amount and the home buyer gets the benefit of the lower tax rate until the end of the year that was prorated. At the start of the following year, however, property taxes will resume to the nondiscounted amount. To learn more about property tax prorations, see my article at:

Senior Tax Worker Program As a senior – in this case, 60 years of age or older – you can work off some of your property taxes through temporary employment with Boulder County. The senior must own property in Boulder County and live at the location where the taxes are due. The senior will be paid $12.32 per hour and can earn up to the amount of the county portion of the tax bill not to exceed $1,000. NOTE: Due to COVID-19, this program has been suspended by Boulder County until at least the end of the second quarter of 2021. The timeline may change in response to coronavirus guidance. Seniors are still able to apply to the program up until June 15, and the application will be considered. Half of the salary will be paid by the Boulder County Commissioner’s Office and half by the hiring department within the county. The senior will receive a paycheck, subject to regular withholding. The senior will
be responsible for paying their property taxes on their own by the due date. The application for the Senior Tax Worker Program is available on the Boulder County Commissioner’s Office website and the deadline to apply is June 15 of each year: bouldercounty.org/jobs/seniortax-worker-program.
