Market stats for townhomes/condos in Boulder County Interestingly enough the average price of a townhouse and condo fell dramatically in both Boulder County and in Boulder from March BY MARY HILL 2020 to March The Hill Group, 2021. (Because Coldwell Banker Boulder had the majority of townhouse/condo sales this resulted in Boulder County following the Boulder market). In all the other communities within Boulder County the average price rose. These phenomena is very interesting. The Boulder Attached Dwelling market is closely tied to the University of Colorado since many parents of CU students purchase their children a townhouse or condo for while they are in college. Because of the shut downs associated with COVID-19 most students learn remotely now and don’t need to live in Boulder. Consequently, there is less demand for townhouses and condos in Boulder. Less demand correlates to lower prices. The outlying communities are less affected by what happens at CU. The significantly lower inventory of townhouses and condos in these areas resulted in higher average sales prices. Boulder The average sales price of a townhouse/condo in Boulder fell 25 percent from March 2020 to
jumped in price 12 percent to an average of $428,055. And, the number of listings, solds and days on market also declined significantly. This follows the same trend as single family homes in Boulder County.
March 2021. Boulder real estate prices rarely experience this type of decline, but with fewer students requiring housing the prices of these attached dwelling declined significantly this past year. A caveat is that the average sales price spiked in March 2020 and fell dramatically in April and May 2020. The average sales price seems to be on an upward trend now and buying an attached dwelling in Boulder looks to be a wise investment. These attached dwellings averaged just two percent longer to sell than a year ago. Erie Listings in Erie of attached dwellings are down 69 percent from a year ago. The average price was up 16 percent to $403,563 in March 2021. This is a great return on your money in just a year! Erie attached dwelling prices also seem to be on an overall upward trend. Lafayette Lafayette townhouses/condos
Longmont Prices in Longmont of attached dwellings continued their upward climb. With the shortage of inventory buyers pushed the average price up significantly this past month. Like in the other Boulder County communities, prices are continuing to rise year to year. Month to month we have seen gyrations in price, but the overall trend is buying townhouse or condo in Longmont is a good investment. Analysis A townhouse or condo in Boulder County continues to be a wise place to invest your money. Prices continue to increase year to year with some monthly fluctuation. If the inventory of places to sell increases along with the expected higher interest rates, the prices of attached dwellings might level off. But, right now, the seller is in the driver’s seat and can expect a quick sale with multiple offers, as well as, a great rate of return of their investment. Practicing patience: A lesson in today’s harrowing real estate market
In today’s frenetic real estate world, the concept of “patience” may seem contradictory (and a smidge patronizing) to the market’s BY SEAN breakneck pace. MCILLWAIN The phrase Mod Boulder “Time is of the essence” is actually hardcoded into the Colorado Purchase Contract – so it’s doubly hard to imagine patience having any role in today’s real estate world. But the oft-touted virtue may be our best recourse against roller coaster emotions, snap decisions, and skyhigh expectations. Axl Rose was right: All we need is just a little patience. These days when a listing hits the market, the new ritual is to list on Thursday, allow showings through the weekend, require all offers to be submitted by Sunday evening, with a decision

to be made Monday morning. While such a timeline is anything but patience-inducing, there are certain things to keep in mind – and strategies to put in place – to keep a healthy perspective. Let’s look at those, shall we? It’s important to recognize that you’ll look at a lot – a lot – of listings in the buying process. While you may feel buyer’s burnout creeping up on you at showing number five or six, remember that seeing homes you don’t want helps you to define what you do want more specifically. Also, it’s important to know you may be outbid multiple times before you have an accepted offer. That’s right, multiple times! That may sound like a Groundhog Day of disappointment, but the merciless process helps you practice patience and nonattachment. That initial pang of heartache you feel when your dream home slips through your fingers? It gets easier with time – and there’s another one out there.
That’s a pinkie promise. Before you begin your search, make sure you’re pre-qualified so you know what you can afford – and the limits to which you can go. It’s also helpful to define what concessions you’re willing to make to meet seller’s demands. Are you willing to bridge the appraisal gap – that is, pay any difference between the appraisal and purchase price? Are you willing to limit the scope of your inspection? These are specific strategies that should be in place before you see your first home. Setting your boundaries beforehand will allow you to practice patience and keep perspective throughout the buying process. And lest we forget the sellers! In the real estate market, patience isn’t just for the buyers. Patience also applies to the long-tail strategy of gaining equity wealth in your home. Sure, the fix-andflip game is played with a short timeline, but most real estate investments are measured in years, not months. Since the 1970s,
Boulder has seen an average 5.9 percent appreciation rate, accounting for plenty of down years in the 1980s, the dot-com bubble, and most recently, the Great Recession. However, any homeowner who held their home for multiple years was almost certainly guaranteed an appreciation gain, even through those tough times. I won’t sugarcoat it for you: buying in today’s real estate market isn’t the easy-breezy, “let’s sleep on it” experience as seen on TV. But going into it with proper expectations, the right strategies in place, and a healthy dose of patience will help make the homebuying process less of a harrowing tale to tell your grandkids one day. Greeley’s affordability attracts homebuyers near and far By Luanne Kadlub At Home Colorado After all these years, Greeley is no longer the ugly stepsister of northern Colorado communities where people complain about certain odors and a lack of anything to do so why would anyone want to live here? Surprise! Greeley is now one of the most sought-after places to buy a home and settle in for the long haul because unlike Cinderella, the city won’t go back to what it was after midnight. What’s changed? Why are more potential homebuyers – even millennials – looking to buy a home in Greeley? Three factors are at work, according to local Realtors. • • •
Affordability Ability to work from anywhere A revitalized city center and diverse cultural offerings
Let’s start with the primary reason Greeley is experiencing an influx of homebuyers from near and far: The ability (for now anyway) to purchase a home for close to $100,000 less than just about anywhere else in northern Colorado. Buying in Greeley is a nobrainer when the median price of a home here hovers around $350,000, while the median price in Fort Collins is $495,000, $430,000 in Loveland-Berthoud, $639,000 in Estes Park and $1.5 million in Boulder. Severance, Timnath and Eaton? Good question. According to Realtor.com, Windsor’s median price is $459,900 while Severance is $431,000, Timnath comes in at $515,000, Johnstown is $419,000, and Eaton is just slightly higher than Greeley at $373,000. Greeley’s looking pretty good, right? Couple the affordability factor with the pandemic-friendly ability to work from anywhere and you have lots of metro folks and out-of-staters looking at Greeley as a desirable place to purchase a home, according to Andrew Rottner, a Redfin senior agent serving the northern Front Range. “After COVD, many people don’t need to be as close to a
Denver metro office as before. They’re looking to relocate where there is less congestion,” he said. Bev West, broker/owner of West Realty/Metro Brokers, noted that homebuyers now include younger families, who before would eschew the city, and those moving here from California, Texas and Nebraska. “It comes down to affordability and job opportunities,” she said, noting that Greeley is a relatively short commute to Loveland and Fort Collins. There’s one other factor attracting new residents to Greeley, West said: Word is getting out that there is in fact plenty to do in Greeley and she credits the city’s Greeley Unexpected
campaign for accomplishing just that. So what is there to do? Greeley now has a variety of trendy restaurants, brew pubs and distilleries, galleries, summer concerts, Arts Picnic and Monster Day along with the UNC/Greeley Jazz Festival, the Blues Jam, Greeley Independence Stampede, and soon University of Northern Colorado football games coached by former Bronco Ed McCaffrey. And remember, Greeley is just a hop, skip and jump (albeit sometimes a slow-motion hop, skip and jump) to Denver, Fort Collins and Loveland and points between. Relocating? Check the Housing Affordability Index Pondering the thought of moving? You will undoubtedly want to compare housing affordability in the area you BY DUANE would like to DUGGAN relocate to. Realtor and Author The National RE/MAX of Boulder Association of Realtors® (NAR) has a tool to make this comparison. NAR has been tracking this index nationally for many years, making it easy to see how the index has changed over time. The index is published on a monthly basis by NAR. The housing affordability index measures whether or not a “typical” family could qualify for a mortgage on a “typical” home. Already, that raises some questions. What does typical mean? For purposes of the calculation, the typical family (or home buyer, if the “family” is just one person) is referring to a family earning the median income nationally and that of the area you are researching. Income data from the U.S. Census Bureau is used. The typical home is the median-priced single-family home nationally as reported by NAR in the area you are researching. The next factor taken into account is the prevailing interest rates for mortgage loans. NAR uses the effective interest rate on loans closed on existing homes as published by the Federal Housing Finance Board. But wait, there’s more! A couple more assumptions need to be made. The calculation is going to assume two more factors. First, a down payment of 20% of the home price. Second, a qualifying ratio of 25%. A qualifying ratio of 25% means the monthly principal and interest payment cannot

exceed 25% of the median family’s income. If you are really interested in the entire formula used to compute the index, the exact calculations are available on the NAR website. For purposes of this article, let’s just talk about the results of the algorithm. Once the calculations have been applied and a number comprising the index as a result, what does it mean? A value of 100 means that a median-income family has the exact amount of income to qualify for the monthly mortgage payment at the current interest rate for a median-priced home. When the index rises above 100, that means the median income earned has more than enough income to qualify for a median-priced home. Expressed another way, an index of 120, means that income earner has 120% of the income required to buy the median-priced home. As that number increases to say 150, the income earner has 150% of the income needed, which in turn means as the index goes up,
affordability goes up. At the other end of the scale, an index of 80 means the income earner is only making 80% of what is required to buy that median-priced home, which in turn means homes are less affordable. Remember, all real estate is local, so national statistics don’t really mean very much. It would be like getting a national average temperature in a weather report to decide whether to wear a coat to work. You get the idea: Minneapolis is vastly different from Miami. Let’s take a look at the index closest to us. The affordability index for the Denver metro area including Boulder County looked like this (see Historical Housing Affordability Index by Month graph below). Here is the data expressed in a different format (See Affordability Index - Metro District chart below). Remember, above 100 is the index baseline. The higher the number indicates the highest affordability. Housing was the most
affordable shortly after the recession ended, and as you can see, the recent housing inventory shortage has created the lowest, least affordable index in years. (“I used to sell pharmaceuticals and traveled a lot,” she recalled. “Then one day I looked at my little girl and said, ‘I can’t do this anymore.’” Fortunately, she discovered helping people achieve home ownership was her biggest passion after family.) Open-concept excellence Zrubek’s new home at Lanterns at Rock Creek by Boulder Creek Neighborhoods is everything she desires in a home. “I love planning and decorating – I am a Realtor, after all,” she said, “and I’ve been planning this home for some time.” First, she said, “I love that my floor plan, the Solstice, has a finished basement with high ceilings and huge bedrooms. It’s freeing.” At home, Zrubek adores Superior’s small-time vibe paired with the easy access to Boulder and Denver. “This a growing, flourishing area,” she said. “As a realtor, I’m passionate about people investing well, and I’ve seen the value of home ownership not just financially, but how it can make you feel grounded, or rooted.” She continued, “I tell people that buying well is an investment in their future. Post quarantining: Complete this checklist before socializing with real humans Thanks to vaccines, soon we’ll once again be socializing in person without masks with fellow homo sapiens. Thus it’s time to take stock BY MARY of what bodily LYNN BRUNY mayhem has occurred during At Home Colorado the last year of our pandemic isolation. Many of us have become like Tom Hanks in “Cast Away”: furry and feral. Sure, our animals think we look great. But there are definitely things we should do before we interact with real humans: Start regularly flossing your teeth. No, you have not been doing it daily, maybe not even weekly. Really? You think not? Look at the dust that has collected on your floss container, assuming you can even find it.
Assess your hair style (if you can call it that with a straight face) and color. The “natural look” is easy and inexpensive, but do you want people to question your mental stability each time they encounter you? That being said, you can probably get away with a lot of erratic behavior if people think you’ve gone off the deep end. And folks will definitely finally stop requesting so many favors. For instance your family members will stop asking you to babysit every weekend. Finally you could have time to tour wine country! Women: Look closely above your lip. Some of you may have a little furry mustache. If so, consider whether you want to rock this androgynous look or not. Mustaches are in but not all styles work on all people (except, of course, Harry Styles). Men: Examine the hair sprouting from in and around your ears. If humming birds are trying to nest in it, get out the hedge clippers and chop back that

thatch. If your nose whistles when you exhale, you probably need to clear that thicket as well. And what about your eyebrows? Do they look like crazy caterpillars that have been exposed to radiation? Rein those puppies in, sir. Women: Put on a bra. (It’s that thing in the second drawer down on the left side of your dresser.) Wedge into that contraption and make an assessment. Either you will buy back into society’s historic and restrictive norm of female beauty or you will continue to go free range. If the look of your frontal area is not to your liking but you don’t want to go back to those constrictive rib squeezers, find your old stretchedout sports bra. You know, the one that used to be bright white but now is dull grey. Also: Know there are lots of quarantine-inspired new styles out there that cater to our newfound sense of comfort. Take off your sweatpants and try on your actual clothes. (You may need to fortify yourself before
this endeavor with whatever substance does the job.) Get a large storage box and mark it with the label: “Oh, hell no.” Put any items in the box that don’t fit or are uncomfortable. (Strangling ties? Painful high heals? Why did we ever wear these?) Put this box in the back of the attic or a very dark corner of your basement. Afterwards, say ten positive selfaffirmations and burn a sage stick. After the above exercise you may need to purchase a few new items of clothing. Rest assured clothing manufacturers are at the ready with stylish loose-fitting tops and elastic and drawstringwaist bottoms, perfect for post-pandemic casual socializing with fellow humanoids. Not all compost is created equally On a recent sunny afternoon, I was talking with Niwot resident Alicia Livitt about compost for her garden. She was explaining that she would like BY DERYN a compost pile DAVIDSON but didn’t really Colorado State see where one University Extension Boulder County would fit in her landscape and that as an amateur gardener, the whole idea of it seems intimidating. This is an understandable and common sentiment. In an October 2020 article in At Home by Sharon Bokan (athomecolorado.com/coloradolawn-and-garden/homecomposting), she breaks down how to compost your own yard and garden waste in easy to follow steps. For anyone interested in getting started yourself, I highly recommend reading it. There is another option for getting compost for your yard and garden and that is ordering it commercially. You
can buy it bagged from nurseries and garden centers or in bulk (loose) from local material yards. The most common types available for purchase are plantbased and animal (manure) based. Plant-based is made up of things like leaves, grass, ground tree limbs, certain food scraps and sometimes brewery residuals. Manure based will likely include some of the bedding material that the manure was collected in. It is important to know that in Colorado there are no regulations on compost to say

what goes into it or in what stage of decomposition it is. Ideally, whatever you choose will be finished or mature compost. It should be dark and crumbly with a nice earthy smell. If it resembles the original contents, it probably isn’t fully processed. The issue with using unfinished compost is that it could be “hot”, meaning it has a high level of ammonia which may burn your plants. You can use uncomposted, fresh manure, however it will also likely have high levels of ammonia and manure (fresh or aged) also has high levels of salts. To avoid the high ammonia, you can look for aged manure which is typically available bagged at garden centers and nurseries. Aged manure will not have as strong an odor as fresh which is a bonus. It’s harder to avoid the salts and therefore important to not apply too much at a time. If you suspect high ammonia or salt levels, your best bet is to work it into the soil in the fall and wait to plant until spring. The time and precipitation will help dilute the residuals. I spoke with Landscape Designer, Shanti Schultz of Love in Bloom and asked if she prefers
plant or manure-based compost for her projects. She said that for vegetables, fruit trees and lawns she likes to use manure, and for ornamental beds she prefers plant based. When asked why, she responded, “Veggies, fruit and lawns take up a lot of nutrients, so they need the extra boost, and the nutrients in manure dissipate over a longer period of time.” Whichever type of compost you choose, it should be well worked into the top 6 to 8” of your soil. An important benefit of compost is that it increases the soil’s organic matter. When gardeners refer to “organic matter”, they are talking about organic compounds from plants or animals that are in various stages of decomposition. Colorado soils are typically low in organic matter, so unless you are only growing native plants and those which are adapted to our native soils, amending is often needed. One way to know if you need to amend is by doing a soil test. This gives you baseline information to work from and you can retest every 5 years or so.
