BOULDER COUNTY – The fact that things are changing in the real estate industry is as obvious as it is impactful to everyone involved. Agents, brokers, lenders, companies big or small, title companies and national and local industry organizations are all making adjustments to the new realities driven by technology, changing regulations, new consumer preferences, and yes, the COVID-19 pandemic. Local Realtor® associations all across the country have been trying to determine best course of action to stay up-to-date and to continue to add meaningful value to the Realtor® experience for association members. Increasing the size and reach of local associations has become increasingly common. Germinating from an invitation to consider joining forces by Jay Kalinski, immediate past chair of the Boulder Area
Realtor® Association (BARA), the Longmont Association of Realtors® (LAR) and BARA put together a merger plan to create a more effective, more efficient and more relevant support organization for Realtor® members today, the next 5 to 10 years and beyond. “We believe we have put together a very powerful merger plan, one that will enable the new organization to provide more services and more real value to members than ever before. And we also believe others will join us as we show the way,” said Kurt Finley, the first chair of the new organization. Members of both associations overwhelmingly voted to accept the proposed merger plan in March of this year. “Now the real hard work begins as we bring these two organizations together, said Brett Sawyer, the group’s new chair-elect. “And we’re going to
figure out a bold new name.” Meanwhile, the new organization has already begun to offer continuing education classes and industry news and event information to members from each of the founding organizations. Offices and staff will be maintained in both Boulder and Longmont. The initial board of directors will include Kurt Finley (LAR), Brett Sawyer (BARA), Jay Kalinski (BARA) along with Terry Lee (LAR), Siân Murphy (BARA), Sarah Hansard (LAR), Scott Sammons (BARA), Cher Smith (LAR), Lisa Wade (BARA) and Cecilia de Villiers (LAR). How to win a bidding war If you’re a homebuyer in Boulder Valley, prepare yourself for a possible bidding war on that property you love. Sales price exceeded asking BY TOM price by more KALINSKI than 50 percent RE/MAX of Boulder in March in Colorado and a handful of other states, according to the Colorado Association of Realtors®. It seems that asking price has become nothing more than the opening bid price. “Throughout the state, demand remains so strong that, despite a slight bump in new seasonal listings, buyers are simply viewing list price as the starting point for a bidding war that often includes waiving contingencies centered around appraisals and inspections and making sight unseen, cash offers well above the seller’s asking price,” CAR wrote in its report. Multiple offers on a house are great – if you are the seller. But for buyers, it’s tough. Especially when

the statistics show that buyers are paying significantly more than asking prices. Boulder’s median price rose to $1.5 million in March, up almost 56% from the same period a year ago, reports Loveland-based Information and Real Estate Services, LLC (IRES). While Boulder’s median sale price tops the region, surrounding areas are also on the rise. Estes Park is the next most expensive in the area at $639,000, an increase of 11.1%. Fort Collins set a record of $495,000 for median price, up 16.5% Longmont and LovelandBerthoud followed at $493,000 up 8.1%, and $430,000, up 7.5% respectively. Pre-approval This will not come as surprise, but if you’re not pre-approved for your mortgage, you’re not ready to buy a house. A pre-approval letter shows that you are a serious

Forego contingencies Contingencies are conditions that have to be met before a sale can go through. You are stating that if something goes wrong with the appraisal or inspection, you will still buy the house at the price offered. Unfortunately this can tap into your down payment funds, and increase the amount you need to borrow. Offer a big deposit If you want to show a seller you’re serious, have a large deposit ready. A bigger deposit or down payment means you’ll need less money from the bank, which can make the difference if the bidding war put the home’s price above the appraised value. It’s important

Market stats for single-family homes in Boulder County The real estate market continues its crazy climb in average price received for a single family home fueled by the lack of inventory of BY MARY HILL homes for sale. The Hill Group, The number of Coldwell Banker listings is down seventy percent from March 2020 in Boulder County. Erie leads the way in Boulder County for lack of listings, down eighty-three percent from a year ago. This lack of inventory is accompanied by a continued increase in the average price received for a single family home. The average price increase in the county from March 2021 was 32.4 percent with Louisville having the largest with an increase of 37.4 percent. Surprisingly Boulder lagged all the other communities with “only” an increase in price of 24.4 percent since last March. The average increase of $94K (10 percent) in price in Boulder County compared to January 2021

is also significant. The price of a home in Boulder actually dropped by 3.5 percent ($53K) in this same period. But, Lafayette’s average home price increased 23 percent ($148K), Louisville up 20 percent ($169K), Erie up 17 percent ($113K) and Longmont up only 8 percent ($53K) since January 2021. If you bought a home just three months ago you could have made a
significant amount of money if you had sold it in March! Better than most returns in the stock market! Boulder County The number of Boulder County single family homes sold declined 5.9% accompanied by an increase in price of 32.4 percent to $1,030,808. The average price per total square foot went up 27.2
percent to $351. This indicates that larger homes sold this March than last March. Boulder Boulder continued its upward trend in average price received both in price and per total square foot compared to a year ago. With listings down 70 percent this isn’t surprising. Erie Erie’s average sales price increased 36 percent in a year accompanied by a decrease in listings of 83 percent and an increase of 21 percent in price per total square foot. Homes in Erie took only 48 days to sell, a bonus to the seller to not have an extended time to keep their home in showing condition. Lafayette The price of a home in Lafayette continued the upward trend of the rest of Boulder County with an increase of 25 percent since March 2020. How can I minimize water damage? By Paul F. P. Pogue Angi (TNS)

With the advent of spring and the rainy season, many parts of the country are heading into the wettest part of the year. Water damage – whether from rain, flooding or a plumbing leak – can be swiftly damaging and quite expensive. The average water damage restoration job costs about $3,100. Two efforts can save serious amounts of money: preventative maintenance and fast cleanup. Here’s a rundown of how to protect yourself.
Clean up fast As bad as water damage can be up front, it’s compounded by mold. When you leave standing water for any length of time, it allows mold to grow – even in places that might not be visibly wet! – and causes additional damage to surfaces. Water does its first round of damage within minutes, but after the first hour it can swell, add unpleasant odors and spread humidity all around the house. After several hours pass, wood and other surfaces can become unsalvageable. The first thing to do in a leak emergency is shut off the water source. This is an easy one to miss in the course of a disaster! But obviously, if you have a water leak, you need to shut it down as quickly as possible. Find the shutoff valve for the fixture or pipe causing the leak and close it off. If you can’t find or reach it, use the main shutoff valve, which is usually beneath your home or near the water meter.
Prevent the leaks Your most effective tool against a flood or leak is being ready ahead of time. Keep your gutters and downspouts clean, as they can often contribute to a leaky basement. Check your appliances regularly for leaks and fix any problems promptly. Even a very small leak can cause tremendous unforeseen damage. When you replace appliances, make sure you replace the hoses as well. A shiny new washing

machine won’t help you if a brittle old hose still connects it to the wall. Consider installing water detection or flood-stop devices near water heater, sump pumps, washing machines and other appliances at risk for leaks. These inexpensive devices shut off the water supply and sound an alarm when they get wet. If your basement starts to flood or a washing machine hose bursts, they could save you precious hours and hundreds in repairs. Keep an eye on your water bill. Sometimes, a sudden jump

Do whatever you can to mitigate damage right away. Use tarps and buckets to intercept water. Move furniture away from the water. As soon as the water stops flowing, start removing stagnant water with buckets and towels. Once the immediate danger has passed, your first call should be to your insurance company. You want to begin documenting a claim, and they might have preferred contractors to help with the work. If it’s after hours or you can’t reach a claims rep, contact a water remediation company directly anyway. Those first minutes and hours count. These pros can assess and repair any damage caused by the flooding. They will know how to determine whether there’s any risk of longterm damage or mold growth below the surface – and how to stop it. Get a CLUE when buying a home If you don’t have a CLUE, don’t be embarrassed! Most Americans are CLUE-less and have never heard of the CLUE database, BY DUANE but if you are DUGGAN a home buyer Realtor and Author or home seller, RE/MAX of Boulder it’s probably a good idea to get a CLUE! What’s a CLUE? Do you have a CLUE? CLUE stands for Comprehensive Loss Underwriting Exchange. The exchange is a claims history database generated by LexisNexis enabling insurance companies to access claims information on a property before they underwrite, rate, or quote an insurance policy. The exchange will list insurance losses on a property going back seven years. The majority of home insurance companies contribute records of their losses to the database. As a home buyer, should I get a CLUE? Getting a CLUE report during the contract due diligence period in the purchase contract can save the home buyer from getting an insurance surprise when shopping for insurance. An example is when a property has had three flood claims in the last five years. That information could make it difficult to obtain insurance at a reasonable price, or maybe not at all. Having the information could help the home buyer determine whether or not they actually want
burglary claims, flood claims, etc. If there is some hazard on or near the property that will probably continue, insurance is likely to cost more. Recent claims may not be a negative factor. For example, a recent roof claim when handled properly with a new roof installed could actually make the property more attractive to an insurance company.
I’ve got a CLUE! Now what? A home buyer with a CLUE report can review it for any claims that could lead to higher than anticipated insurance premiums. Examples could be frequent
If I have a CLUE, do I still need an inspection? An inspection is never performed to generate a CLUE report. A CLUE report gives no recommendations about a particular issue -- it only communicates what the circumstances of the insurance claim were. However, a CLUE report is a great tool to share with the home inspector. The home inspector can review the issue and check to see that any repair work was done properly. Be sure to consult your Realtor® and your homeowner’s insurance agent to determine if getting a CLUE report is right for you. As a potential seller, you can order a CLUE report before the property comes on the market. This enables you to see if the CLUE report has correct information. If the information is incorrect, you can take steps to get it corrected. Then you can share the CLUE report
with the home buyer to help them have the confidence that insurance can be obtained for the property. What does it cost to get a CLUE and where do I get a CLUE? Under the Federal Fair Credit Reporting Act, if you are the property owner, you can obtain a CLUE report, once a year, for free. A CLUE report is available online at personalreports.lexisnexis.com or by calling 866.312.8076. You can also ask your insurance agent for assistance obtaining one for you.

These days, unexpected colors and pairings are considered modern and fresh. Many of the colors are warm surprises but still on trend and modern. Here are some spring color tips. 1.

Managing the unmanageable: Our ever-growing abundance of cords and cables Recently I was FaceTiming with my son Nick who was showing me his new apartment. When he got to his desk area he said, “Ignore my cable BY MARY management. LYNN BRUNY I haven’t done At Home Colorado that yet.” What? Cable management? This is a thing? And indeed, it is a thing. Now granted, my son and his contemporaries have a lot more cordage in their lives due to their computing and gaming habits. (Does every younger adult have at least three screens that display at once?) But even if you live a less techie lifestyle than a programmer and avid gamer you will encounter the need for some forms of cord and cable management in your home. Not to sound like I was born
during the Paleolithic period, but remember when one used to just plug a single TV cord into the wall? That was the end. One step. Fini. Now one needs an IT degree to set up a new television and Wi-Fi (or be under 35 or have a willing offspring). Okay, I’m exaggerating. I can actually do this, but it doesn’t mean I like it. I kvetch every time while thinking this is exactly what an older person would do. Nonetheless, here have been my cord and cable management strategies to date: Hide them behind other things – Yah, there’s a jumble of cords and cables behind our entertainment center that looks like a dusty snake pit with hundreds of intermingled species, but who cares if you can’t see them? Actually they do rather bug me. I want to take everything apart and better organize them but my husband can never find a time when he can live without Wi-Fi for a few hours. Apparently life as we know it will stop. The
world will implode, or worse, sporting events will be missed. Connect with old twist ties – For a long time I used the bright green twist ties from the produce section of the grocery store. Then I stepped things up when I replaced these with old black and white twist ties I found in our junk drawer. These color coordinated with the cables. Classy move. Adhere with duct tape – For masses of cords and cables I don’t want to see, I duct tape them to the back of furniture. This holds for a while (like a year or so), and then slowly sags over time until completely failing with a jarring thwack -- usually in the middle of the night. Again, classy. But now I’m seeing I need to step up my cable management game. I cannot have my son outorganizing me. No, this is the one skill set I have where I excel. I will go on-line and check out the bazillion products which have cropped up in the last decade and thoughtfully cable manage the heck out of our homestead
and create systems of beauty that inspire awe and jealousy (or at least function better). But what about the boxes of dozens of miscellaneous cords and cables in the basement? The huge tangled mess from every electrical product we have owned in the last 30 years? Cords and cables my husband has kept on the slim to none chance that “someday” we might need them again? As I am not the family member who started this little hellhole of organizational turmoil, I’m not going to worry about it. Maybe I’ll just hide that box behind another box.
