2021 housing market predictions: Back to the future?
Now that we’ve turned the calendar year to 2021, it’s the ideal time to look at what the coming year will bring in the real estate market. Though BY TOM 2020 was KALINSKI unwelcome by RE/MAX of Boulder most measures, one of the few winners of last year was the housing market. That held true here in Boulder County. Despite a slow down early in the year, 2020 housing emerged as a winner. Home sales and prices continued their upward trend, following a brief lull as the realities of the pandemic hit at the beginning of the traditional selling season of spring and summer. Another notable benchmark of 2020: home price appreciation rate was high and so was the historic sales volume. In a 2020 benchmark, over $33.1 billion of residential real estate sold was sold in the Denver metro area, according to the January 2021 Denver Metro Area (DMAR) Real Estate Market Trends Report. During the same period, inventory was among the lowest ever. Single-family detached properties in the Denver metro area ended the year with 39 percent less inventory than December 2019 with only 1,316

houses on the market. Attached properties on the market also decreased with 27 percent fewer than the previous year, or 1,255 properties. “On first glance the current Denver metro real estate data can feel staggering for potential buyers,” said Lawrence Yun, Chief Economic and Senior Vice President of Research at the National Association of Realtors®. “However, the current ultra-low mortgage rates are helping buyers to accomplish their American Dream, which means the Denver area is actually still more affordable now than a year earlier even
though home prices rose 14 percent. The 30-year fixed rate, which has dropped more than one percentage point over the past 12 months, is hovering into record lows. These low mortgage rates decrease borrowing costs significantly.” Nationally, real estate is on a winning streak, according to Realtor.com. New year organizing: Stuffing our stuff into other stuff It’s January, which means some of us feel a biological imperative to organize our mass amounts of stuff. Along with the additional BY MARY poundage LYNN BRUNY some of us At Home Colorado have incurred over the holidays, we (and our offspring) also have more belongings – gifts – that have weaseled their way into our abodes. Suddenly we look around at our holiday-worn homes with their bedraggled decorations and gifts strewn about and think, “This place is flipping out of control. We need some dang order.” And lo and behold, smart product marketers have been at the ready for this exact moment, this very thought to skitter across our fired-up brains. Visit any home improvement retail establishment (if one now dares) after December
25th and the holiday merchandise has been whisked out of sight like a distant memory and swiftly replaced with mounds of storage solutions of every size and type. During “normal times” it’s at this juncture – standing before isles of products – my mind seizes up. There are just too many options with associated style choices – which apparently will reflect who I am at my very soul. Am I “urban neutral” or “eclectic colorful” or “vintage industrial”? This is simply too much of an identity crisis for me. Thus I usually opt for clear plastic tubs for big stuff and clear Lucite containers for little stuff. According to my buying patters, I lack personality and originality. But lacking personality and originality, I’m okay with this. But of course this year – the year of living dangerously – we’ll buy storage products differently. Like everything else we’ve started ordering on-line (entertainment, food, items we don’t need yet feel inclined to buy nonetheless), we will order storage products.
We will get boxes delivered with other boxes inside so that we can put yet other boxes of stuff in those. I’m not sure but this may be the definition of insanity or the end of rational civilization. That being said, I wish I had invested in cardboard box manufacturing companies years ago. But this now gets us to the most challenging organizational step: Where to put our stuff now that it’s in other stuff? Most of us simply do not have enough storage space. When have you heard someone say: “Gosh, we just have way too many places to store things.” Answer: Never. It’s never been said in the history of the world since the dawn of time. Even cave people bitterly complained about not having enough room for their spears, hides and dried mastodon meat. Some of you sharper readers are now thinking, “Well, just get rid of some of your stuff.” Such an elegantly logical solution but of course one not embraced by most of mankind. Most folks like to hoard things like squirrels in
the fall in case of an apocalypse or perhaps a worldwide pandemic. I mean it could happen, right? Oh, yeah, it did. For whatever reason, I am an anti-hoarder and like to get rid of stuff I’m not using. My husband used to root around in the bags of clothes I collected to give away. “Why are you getting rid of this? It looks nice on you,” he’d say. I found my way around this: Some people hide shopping bags coming into their house; I hide bags for charity going out of the house. Due to my semi-spacey brain, my biggest organizational problem is I often forget where I’ve stored this or that. If I were a squirrel, I definitely would not survive an apocalypse or probably even a mild winter. Good thing I am a human with see-through storage boxes. Boring but practical, just like me. Seeding native grasses in landscapes By Sharon Bokan Colorado State University Extension Native grasses can be used in a landscape either as specimen plants or for a bluegrass lawn alternative or to create a native prairie landscape. While a native grass lawn or prairie landscape is not for everyone, they work well on larger lot sizes and acreages. Native grasses that are normally used for alternative lawns are blue grama, buffalograss and fescues. They have lower growth habits which makes them desirable for those who don’t like to mow often. Other grasses that can be used to create a prairie meadow area are green needlegrass, needle and thread, switchgrass, little and big bluestem and sideoats grama. These grasses are taller but provide winter interest with their seed head or color. Switchgrass, little and big bluestem provide a reddish color over winter. Most native grasses are clump or bunch grasses except for buffalograss which is a sod former. These

grasses are warm season grasses which means they are brown most of the year except the fescues and needle grasses which are cool season grasses that are green most of the year. Your first step is to manage weeds, so they won’t compete with the grass seedlings. Identify what weeds you have and the management methods you can use. Tilling the soil is optional unless you have very compacted soil. Tilling the soil exposes buried weed seed that then germinates. If you do decide to till, plan on at least one year of weed management using a cover crop prior to planting grass seed. Planting a cover crop provides competition for the weeds while protecting your soil and allowing you to continue to use other weed
management techniques. Cover crops that work well are triticale, millet or oats. Our native grass seeding window is November 1st to April 30th. You can plant any time in this window. Winter planting allows grass seed to vernalize and absorb moisture. Spring planting can be a challenge depending on precipitation. You can’t plant into frozen or muddy ground so you will need to make sure the top 1/2 inch of soil is not frozen or too wet. Your grass mix choice depends on the property goals and location, the soil type and the irrigation availability. A grass mix is better than just a single grass species. Variations across your property may favor specific grasses so having a mix allows the grasses
to adapt to the property’s growing conditions. If you have a large area (acres), consider having both the cover crop and the grass seed drill seeded. Small areas can be broadcast seeded. Grass seed is much smaller than cover crop seed so it cannot be planted as deep. Drill seeding with a grass drill (not a grain drill which can be used for the cover crop) is more accurate seed placement than broadcast seeding, so you purchase less seed when you drill seed. For broadcast seeding, roughen up the soil with a rake or harrow, spread the seed over the area and then lightly rake or harrow the area. Don’t try to get all the seed incorporated into the soil or you will get the seed planted too deep. You want at least part of the grass seed in the 1/4 to 1/2 inch depth range. Once the seed is planted, all it needs is time and precipitation. When the conditions are right the grass seed germinates in two to four weeks. The cool season grasses germinate in early spring while the warm season grasses do not germinate until early summer. Not all seeds may germinate the first year. New highs for home sales due to a strong, though delayed, buying season were reported. Now as we enter 2021, sales activity is expected to slow. Early in the year, buyers may feel numb to the challenges of the pandemic and have grown less inspired by the exceptionally low mortgage rates of less the 3 percent. But mortgage rates are expected to rise in the second half of 2021, which may push buyers toward the need to purchase sooner rather than later. The net outcome that home sales will increase 7% in 2021 along with the expectation that the season will be more normal,
will be made possible if the vaccine roll out continues. Home prices For 2020, home prices in 2020 are expected to end 7.6% above 2019. Nationwide price gains are expected to ease slightly in 2021 to a 5.7% increase, reports Realtor.com. Inventory Inventory will continue to be a challenge across the nation, thanks to strong buyer demand. But there is an expected increase in new homes for sale as well as sales of existing homes as the Boomer generation move. Read the full report at

ooking for ways to give your home a new look in the new year? Start with quick, easy refreshing techniques that won’t break the bank. Whether you are looking to redo an entire room or elevate certain areas of your space, here are some great tricks of the trade to help get you started. 1.

Paint. Nothing refreshes a space or can give it a new look quicker, easier and less expensively than paint. Reupholster or slipcover. No need to toss the sofa or chair that may have started to look a bit worn around

the edges. Instead have it reupholstered, or add a slipcover. 3.
Refinish. Love a great flea market find? Why not take an old piece and repurpose or refinish it?

Add a chandelier or ceiling pendant. In rooms that are heavily used or may not get much light, adding a ceiling fixture can help give an instant focal point and lift.

Swap out or add a new rug. Not sure what to choose? Why not consider a nontraditional alternative such as shag or even an indoor/outdoor rug with a

According to the EPA, BY DUANE radon is the DUGGAN leading cause Realtor and Author of lung cancer RE/MAX of Boulder among nonsmokers. Radon gas is emitted from decaying uranium naturally occurring in our soil, rocks and groundwater. Radon is radioactive and carcinogenic, seeping through a foundation to build up to dangerous levels inside a home – and in any other building for that matter. Because radon is invisible and odorless, it can often go undetected for years. The only way to find out if radon is at a hazardous level is to test for it. Radon is not a new phenomenon – it has been around since the beginning of time. Current construction methods seal homes tightly to conserve energy, however, this allows for radon gas to stay trapped. Radon tests are not required by law or mortgage lenders during a real estate transaction. It has been the market which has dictated that most homes are tested for radon during a real estate transaction. During the mid-1980s, radon became a factor in real estate transactions. It first came to light when Stanley Watras, a construction engineer at the Limerick Nuclear Power Plant in Boyerstown, Pennsylvania, set off radiation detectors on the way INTO work, not on the way out. As Stanley continued to set off the alarms when he arrived at work, it was determined that the radioactive material was on his clothes and the source was his house. As it turned out, his home had a radon level of 2,600 pCi/L.

The current EPA recommended safe level is 4 pCi/L. By the way, pCi/L stands for picocuries per liter of air. In other words, his home was a hot radioactive site. Further research showed that the entire neighborhood Watras’s house was built on was part of the Reading Prong, a geological formation across areas of Pennsylvania, New Jersey, and New York that contains elevated concentrations of uranium. The Watras’s house was built on top of a crack that radon was able to escape through. After this famous story, the real estate market started testing for radon during the real estate transactions. Relocation companies started requiring testing results of less than 4 pCi/L before committing to buy a home from a transferring employee. Today, most real estate transactions for single family homes will have a radon test performed as part of the inspection process. The EPA has divided the country into radon zones. Most of Colorado is in Zone 1, which means the odds are high that a radon test will come in above the 4 PCi/L level. The good news is that in Colorado along the Front Range from Pueblo to Fort
Collins, it is very rare that a house with an elevated level of radon cannot be mitigated. Most of the homes that show elevated levels are those that were built before the presence of radon became well known. In today’s construction, homes are built with methods that keep radon levels lower, even without an active system. If a home does test for an elevated level, the most common fix is a sub-slab ventilation system. This system is actually fairly simple. It involves installing a pipe below the basement slab, along with a fan, and venting the radon out from underneath the house. After the system is installed, a retest is done to determine if the system is doing its job. Radon mitigation systems for the typical home can range from about $800 to $2,000. A very large home, with an elevated test might require two systems. As a seller in today’s market, if you don’t have a radon system in place, generally it is a good idea to have your home tested before putting it on the market. If there is a high level of radon, you can have it fixed before it becomes an excuse for a home buyer to back out of a transaction. Most home inspectors will offer to conduct a
radon test for a reasonable fee. There are a variety of radon tests available. Short-term tests collect readings for two to 90 days. They are usually used in a real estate transaction since time is of the essence. A long-term test, however, will give you a truer and more definitive picture of the radon levels over an extended period of time. There are also continuous radon monitors or detectors that are much like smoke detectors. Radon levels change on a daily and seasonal basis due to weather conditions and variants in the construction of the home. Since radon was first discovered in homes in the 1980s, we have learned a lot. Not everyone is in agreement how dangerous radon is. In most cases, the fix is inexpensive and simple so it almost always worthwhile to test for it and undergo mitigation. Home gyms have always been a popular option for getting fit without needing to share space at a fitness club. Unsurprisingly, given New Year’s resolutions, fitness experts say they get the most interest in home gyms around January, and this year in particular, they are likely to be quite popular. Here are some tips on establishing a home gym. First, check your commitment. Make sure your home gym is something you’re actually going to use. It’s potentially a considerable outlay in time, money and space. An early step in planning should be to contact a professional fitness trainer. Video calling allows you to discuss your options without the need to go face-to-face. Pro advice

Since you’re probably not purchasing the kind of high-end gear the health clubs expect to last for years of continuous use, make your selections carefully. And whatever you purchase, keep up with regular maintenance. Anything with moving parts, whether a pulley-based weight machine or a treadmill, will eventually wear out. Lubrication and checking for wear and tear can add years of life to your equipment. Extended warranties are a good idea for fitness equipment. In many cases, you don’t need expensive gear that takes up a lot of space. Old standbys like jump ropes, medicine balls and
