This week marks six months I have been writing this column. Yah, time flies when you’re quarantining during a global pandemic and the world is going BY MARY to hell in a hand basket. Every week LYNN BRUNY since I started I have received kind e-mails from you readers. Thank you! I know I hit a sweet spot here: Many of you are stuck at home and reading more than ever before. Times are bleak and you have a pretty low bar for entertainment. You just want a break from bad news and are grateful for something even mildly diverting. Lately I have gotten e-mails from folks who say they are “regular readers.” I assume they are not referring to their digestive tracts, but to their reading habits. Sometimes they ask questions about my writing. Thus I thought I’d take this occasion to answer a few: How long have you been writing like this? I began slice-of-life writing when dinosaurs roamed the earth. In middle and high school my column was called something like “Girl Talk.” In college I got deep with “Mary’s
Musings.” When I was a young thang and the Boulder Daily Camera was print only (pre-internet!), I had a column entitled the grammatically painful: “This n’That.” As you can surmise, I’ve always been drawn to hard-hitting, cutting-edge journalism about minutia. You use many folksy terms. Is this from growing up in the Midwest? Yeppers. And, geez, even though I’ve lived in Colorado way longer than Ohio, I still occasionally like a pop (that’s Ohio for soda) with my Campbell soup casserole, doncha know. But listen, I’m not all Gomer Pyle. I have also been known to swear on occasion. But since this is a family newspaper, I try to limit my cursing and keep it polite. But, damn it, sometimes it’s hard. How do you come up with your article topics? Article ideas are like weeds: they just pop up whether I want them or not. Like a hoarder I keep scrap paper and pens everywhere, and then write semi-illegible notes day and night, mostly at night around 2 a.m. Very annoying. Do you have home-related professional credentials? Not really. I have worked a little in
Do you have a blog? This is on my to-do list right after “Learn what a blog is.” (“Blog” to me sounds like the noise our cat makes when she throws up. Or is that more “blurp”?) Anyway, starting a blog is my 2021 goal, assuming the planet has not imploded by then. When I do I’ll let you all know (and explain how to use for my computer-challenged readers). Do you realize how often you don’t write complete sentences, just incomplete phrases? Gosh, really? Dang. Had no idea. So unprofessional. Certainly not a hallmark of excellent journalism. Hmmm. Need to work on that. Seriously. Sheesh. Do you exaggerate your personal stories? Are they even true? Why make stuff up when life is so darn entertaining as is? I don’t have a good enough imagination to match what life throws down the pike. However, I have been told I exaggerate like 1,000 times a day. And who doesn’t love hyperbole? I would just curl up in a ball of despondency if I couldn’t use hyperbole. Seriously, just waste away from literary sadness. Good thing I have this column! Colorado counties in top 10 for remote workers to call home Douglas, Broomfield and Boulder counties are top spots for remote workers across the nation to call home, according to a new study by BY TOM the National KALINSKI Association of RE/MAX of Boulder Realtors® (NAR). The study scores 3,142 U.S. counties to identify the best places to work remotely based on internet connectivity, percentage of workers in office-related jobs, home affordability, urbanization and county population growth. Douglas County ranked No. 2 nationwide with its 842 square miles of striking natural beauty located 20 miles south of Denver and 20 miles north of Colorado Springs. Metros in Douglas County include Castle Pines, Lone Tree, Highlands Ranch, Larkspur, Parker and Roxborough. In 2018, 11.7% of Douglas County workers worked from home, 95.5%

had broadband, and 21.4% of homeowners spent more than 30% of their income on housing. On the north side of Denver lies No. 9-ranked Broomfield County. Located equidistant between Denver and Boulder, Broomfield County offers beautiful Front Range mountain vistas and a thriving corporate and residential community. In 2018, 9.9% of Broomfield County workers worked from home and 23.6% of homeowners spent more than 30% of income on housing.
Boulder County claimed the No. 29 best place to work from home. With more than 300,000 residents, Boulder County includes some of the most diverse and stunning landscapes and sustainable development along the Northern Front Range of Colorado. Towns and cities include Boulder, Erie, Jamestown, Lafayette, Longmont, Louisville, Lyons, Nederland, Superior and Ward. In 2018, 11.5% of Boulder County workers worked from home, 89.6% of households had broadband, 90.4%

Texas leads all states with seven counties among the top 30 for remote work, followed by Virginia with four, and Colorado and Georgia with three each. Due to COVID-19, more than half of employed Americans worked from home since March 2020. This newly found remote work experience has dominated our lives over recent months and given many Americans a new view of work that may well change where we choose to live. “The coronavirus pandemic greatly accelerated the number of workers who are able to work from home,” says NAR Chief Economist Lawrence Yun. “Possibly a quarter of the labor force may be permitted to work from anywhere outside of the office even after a vaccine is discovered – compared to only 5%

Playing the numbers game: Strategies for picking a perfect price
You’re ready to sell your home. You’ve connected with a savvy agent, worked through the comps, and determined a sales price. But before you officially list, BY SEAN make sure you MCILLWAIN put thought and MOD Boulder strategy into your asking price, to help your property stand out in the sea of listings. In the real estate world, marketing researchers have extensively studied how pricing impacts buyers’ behavior. This phenomenon is known as the psychology of pricing, or the idea that certain numbers can heavily influence our perceptions and actions. With data to back up the theory, this isn’t just another trendy-and-fleeting concept peddled by marketing nerds. And because of the high stakes in a real estate transaction, there are even more specific strategies to consider; we’re not just hawking a cup of artisanal coffee here, we’re selling a home – and even a lifestyle. While marketing gimmicks won’t get you very far in real estate, there are some nuances you can implement to help your listing speak to more potential buyers. Let’s dive in. Charm pricing We’ll start with marketing 101: charm pricing. All those nines you see after the decimal point in the grocery store? They’re there because we read from left to right, so when we encounter a price at $1.99, we see the one first and
perceive the price to be closer to $1.00 than it is to $2.00. Essentially, ending a price in a nine convinces us that we’re getting a deal. Does this theory translate to real estate? An analysis of four million home sales shows that yes, you’d be wise to round your list price down to the nearest $9,000 to entice potential buyers. For example, if you determined your fair market value at $854,000, you may be better served with $849,000 to draw in more offers. Another consideration is your buyers’ budget: since most buyers cap their budget at a round number like $850,000, your listing may appear in more searches if you price just below it. But fair warning: don’t go crazy with the nines – a number like $849,999 screams of suspicious desperation. One caveat: avoid this tactic if you’re pricing a high-end property. It’s been proven that consumers are more likely to feel good about spending $40.00 on a bottle of champagne than $39.72 or $40.28. Using this same logic, when selling a luxury listing, using a round number is a winning strategy. Precision pricing Another marketing tactic is precision pricing. A 2007 study shows that buyers are willing to pay more when you set a precise – rather than rounded off – price point. This strategy is effective when you’re dealing with large numbers (think $1,000,000 and up). Precise numbers trigger an association with value, thereby influencing people’s

But even before the pandemic, smaller metro areas were experiencing rising popularity among millennials and older members of Generation Z. Increasingly, these groups were moving to smaller metro areas for lower housing costs and less dense living. 4

Now, the remote work trend could have a big influence on future home buying decisions, reports NAR. “With some organizations expanding remote work options and as more people show an ability to remain productive from home, we may see buyers see larger properties that offer space for a potential home office and other features that have become more valuable as a result of this pandemic,” says Vince Malta, NAR’s president. “The growing trend and historically low mortgage rates are spurring potential home buyers to consider a broader
perception that they’re paying the best – and most precise – price. Additionally, using the strategy of exactitude – in your counter offer in particular – can be very effective. When you counter, make the number so specific that it appears as though you must have that number to sell. You want it to seem like the number is thoroughly thought-out, whereas if you countered with a rounded number, buyers know that you’re just tossing something out there.
condition where people have an extreme superstition toward the number 13. Selling your home for $1,313,000 will only add to a superstitious buyer’s irrational numeric fears – especially if you host an open house on Friday the 13th.
Numerology Boulder being Boulder, it’s no surprise that numerology is often a standard consideration in a real estate transaction. While I’ve just espoused the benefits of round numbers for a luxury listing, choosing a seven, eight, or nine as the last digit of your listing price shouldn’t be completely dismissed. As an example, in Nevada, where 777 represents the jackpot on slot machines, you’re three times more likely to see that lucky trio appear in the asking price than anywhere else in the country. It also pays to consider cultural beliefs and values. In Chinese culture, for example, the number eight has special significance, including house numerology. The Chinese word for eight (pronounced “ba”) sounds very similar to the word for “wealth” or “fortune” (pronounced “fa”), making it an auspicious number. In many cultures, the number 13 is unlucky. That’s right, triskaidekaphobia is real – and real estate proves it. More than just a mouthful, triskaidekaphobia is a
Cushion pricing Last but not least, choose an asking price with built-in wiggle room. Even if your home is perfectly priced, some buyers simply refuse to pay full price – and a reduction of just a few thousand dollars is all they need to feel satisfied. By adding a mere one percent to your asking price, you’ve added built-in negotiating room without giving up much on your end. Often, this method allows for a win-win situation for both buyer and seller. As you’ve probably surmised by this point, dialing in the perfect asking price for your home is part science, part intuition, and part psychology. From understanding comps to implementing marketing tactics, your listing price should be thoroughly thought-out before it hits MLS. You’ll also want a broker who can be your realistic level-setter, and who has their finger on the pulse of the local real estate market. Once you’ve dialed in your perfect number, sit back and watch the offers come in, because you played it smart and priced it right from the start. Do you pay attention to online product reviews? Certainly, in the days when organic ranking counted, we felt driven to get [positive] client reviews on our website. Unsurprisingly the practice has morphed and crept into online marketing—both with faked positive reviews and now with fake negative reviews on competitor’s sites. Some reviewers have been involved in posting bogus reviews in exchange for freebies and fake online reviews are being traded on the internet. Understanding your home inspection report Whether you’re buying or selling a home, the home inspection is a critical element in the process. The home inspection is an opportunity to BY RICK get a professional JACQUEMARD inspector’s Flatirons Home Inspections unbiased view of the exact condition of the property There are some basic tips that can help you understand a home inspection report more effectively. By taking a few minutes to familiarize yourself with these tips, you will be able to get the most out of your inspection and be able to speak freely about it with your home inspector. Do a walk-through of the inspected property with your inspector. Most inspectors will most likely have completed an inspection and then ask you and or your realtor to join them on a walk-through of
the property. By doing an inspection and then a walk-through with clients the inspector will have, in essence, done the inspection twice. You should feel free to ask questions if, at any point, you don’t understand what the inspector’s looking at or talking about. Most professional home inspectors will be more than happy to explain things as they go along and answer any questions you may have. During COVID-19, some inspectors offer virtual walk-throughs of inspection over platforms such as Zoom. Although inspections will cover most aspects of the house from the shingles on the roof to the basement/foundation and everything in between, certain sections cover areas that may have a larger financial impact. This can be due to the cost of the repair or the fact that it could be dangerous to ignore a repair. Some of these would be: Electrical systems This area must be up to code and
in good condition. If your inspector is talking about things like GFCI, aluminum wiring or double lugged breakers and you have no idea what they are, ask. Roofs Be sure the roof has been checked for signs of damage to shingles or other roofing materials, damage to gutter systems, flashing and or chimneys. The age of the roof should also be noted in the report. A typical asphalt shingle roof will last approximately 30 years in most areas. HVAC systems The age and functionality of heating and cooling systems should be checked. Your inspector may recommend service by an HVAC professional based on the age and available service records of the system. HVAC systems have different life expectancies based on the type of system, i.e. boiler, forced air, electric etc. Ask for an estimate of remaining life of the systems.
Plumbing The general home inspection should cover all interior plumbing. If the house is older, are any of the pipes made of lead? Depending on the age and location of the home you may want to have a sewer scope performed by a sewer/plumbing company to determine the condition of the pipes outside the house. The most important thing to remember about a home inspection is never be afraid to ask questions, whether it is during the walkthrough or after you receive the final report from the inspector. Often, home buyers will think of more questions after reviewing an inspection report, give your inspector a call if you do. Final call for 2020 local produce
By Adrian Card Colorado State University Extension Boulder County It is a grand understatement to assert that life has been an interesting ride for 2020. Our food system and consumer behaviors during this time have made it through some challenging adjustments and still many Americans are food insecure. As summer fire and smoke abruptly gave way to September freeze advisories, it appeared our Northern Colorado outdoor growing season was coming to an end September 9. But Mother Nature bats last and only low-lying fields got cold damage. This was a seasonal fake out of the highest order. Even I was sounding the alarm bells and undoubtedly many farmers, hedging against losses, harvested some crops, row covered others where possible, and simply hoped for the best. The optimists won that round and thankfully we will see more crop harvest in the near term. Peak harvest season thankfully goes on for growers and for us
indulgent lovers of local food. This is a great for kitchen creatives and even better for farmers. If you’ve been on the fence, waiting to visit the farmers market, place an online order, or patronize a farm stand, this is your final call. We’ve gotten our warning shot. The seasonal change will be upon us soon. Maybe some growers will make it past the next wave of cold weather. Make it through the first frost and often there are several more weeks before the next. And they need it. Many have incurred additional costs to pivot from reduced volume or dead-end sales channels (think restaurants), staffing up for record CSA shares and/or launch and management of online sales platforms, increased communications, etc. This is more than a plea to patronize local businesses. It is call to action to support the new look of a more resilient food system. In my view, food systems are much like ecosystems. The more diverse they are, the more organisms performing both different roles and similar roles,

the more reserve function there is in the system and should something injure part of it, the more likely it is to continue to perform the services needed for others players in the food system. Are we going to see the end of supermarkets? Nope. End of convenience motivating consumer decisions? Not a chance. But the cobenefits of food system diversity are worth noting. Not only do we get connection to the seasonal pulse of local harvest, something dumbed down for us in many grocery stores or simply nonexistent, but through farm patronage we invest in land stewardship, vistas, and ecosystem services. I find myself experiencing many days in front of computer monitors. If I didn’t have mixed vegetable farming in my experience, I would have no clue when harvest happens in Colorado. I wager many of you are the same with no reference point for what was once common sense less than 100 years ago. We get lost in an increasingly digital, modern society and disconnected from nature. Farms reconnect us. And they increasingly

implement farming practices that conserve water, soil, pollinators, and wildlife while providing open, undeveloped lands sequestering soil carbon, recharging ground water, and the ongoing flow of irrigation ditches that are a hub for wildlife habitat on the plains. None of this comes for free. Farming is risky business and 2020 has brought this to a crescendo, following massive crop losses in 2018. For those who can, would you invest in our local food system? Anywhere you can, buy local at your supermarket, farmers market, online, CSA, farm stand, and the impact of your efforts will go further than your upcoming meal and immediately help with farm cash flow. They ripple out into the ecosystem and create a more diverse and resilient food system. Make your home part of a multi-unit principal by $27,654. A loan on an $800,000 4-unit would start out at $772,000 (without financing mortgage insurance), and the principal would be reduced by $73,745,45. The principal reduction over five years would amount to $46,091 or $18,437 more equity built up than the single-family home example. The actual interest rate at the time of purchase affects these numbers.
When most people think of buying a home, condos, townhouses, or single-family houses usually come to mind. It is very rare BY DUANE that someone DUGGAN thinks of buying Realtor and Author a duplex, triplex, RE/MAX of Boulder or a fourplex in an owner-occupied situation. However, it could turn out to be an incredible opportunity for the right person or couple. Here’s why! Low down payment available with FHA financing Typically, when someone buys a two- to four-unit as a non-owneroccupied investment, there is a large down payment required, usually in the 25- to 30- percent range. This down payment amount usually makes the thought of this insurmountable for most. Welcome to FHA owner-occupied financing for two- to four-units. If you live in one of the units, you can purchase it with a down payment of 3-½ percent down, plus closing costs. Living in a multi-unit may not be everyone’s idea of a long-term, dream, forever home, but it is a great way to start a real estate investment portfolio. Due to FHA loan limits, it doesn’t work in all markets. The FHA loan limits (not purchase price) in Boulder County are as follows: • Duplex $824,450 • Triplex $996,550 • Fourplex $1,238,500 September 18-19, 2020
Loan limits are different from county to county across the country so be sure to check for the county you are thinking of investing in. Appreciation As with any investment, there is no guarantee of gains. In most cases over time, real estate has gone up in value. Let’s say real estate might go up 3 percent per year in value. If a first-time homebuyer buys a single-family home for $300,000 and it goes up 3 percent per year for five years, it has increased in value to $347,782. The increased value amounts to $47,782. Instead, let’s say the first-time homebuyer purchases a four-unit for $800,000 and the value goes up 3 percent for five years, then the value has increased to $927,419. The increased value amounts to $127,419. That amounts to $79,637 more than buying a single-family home. Is there more risk? Sure, the tenants could all move out and suddenly there is no income from the other units. Having a professional property manager with the other three units can help reduce that risk. Debt reduction Anytime you purchase real estate with a mortgage loan, each month you make a monthly payment, the amount owed on the loan goes down a little bit. Over time, equity continues to build. To make a comparison using the example above over a five-year period, here is how it looks: A $300,000 purchase of a singlefamily home or townhome/condo with an FHA loan of $289,500 (without financing mortgage insurance) at 4% will reduce the
Cash flow The ultimate goal of owning real estate is to provide cash flow to live on. In the early years for the example above, this can be difficult. If you are considering a purchase like this, you need to look at exact numbers with your REALTOR®, mortgage, and tax professionals. You will need to compare your monthly outflow of cash buying a single-family home compared to what cash flow would look like if you bought a 4 unit for living in one unit and renting out the other three units. Let’s look at these examples below. $800,000 four-unit purchase (Longmont would be the most likely in Boulder County): • Down payment of $28,000 plus closing costs • Loan of $772,000 at 4%, 30-year amortization schedule • Live in one unit, rent the other three units at $1,200 per month or $3,600 a month coming in • Principal and interest monthly payment ($3,685) • Expense estimate ($1,440) Expenses on a four-unit might run about 30% of gross rent. In our example above, there is $3,600 coming in from three units. The owner-occupied unit value is assumed at $1,200 also. Therefore, a total rental value of $4,800 x .30 is $1,440. Actual expenses to review and total up should include a minimum of mortgage insurance, hazard insurance, taxes, utilities, property management and maintenance. If numbers in this example proved to be true, the net outgo of buying a 4 unit, living in one, and renting the other three would be about $1,525.
Buying a single-family home or condo at $300,000: • Down payment of $10,500 plus closing costs • Loan amount of $289,500 at 4%, 30-year amortization schedule • Principal and interest monthly payment: $1,379 • Taxes, mortgage insurance, hazard Insurance, maintenance, and maybe HOA might total $450. In this example total cash outgo could be estimated at about $1,829 a month. Tax benefit possibilities When you invest in real estate, it is important to review tax benefits with a tax professional who can not only show you the tax benefits of being a homeowner, but also show you the possible tax benefits of being a rental property owner. One of the most important concepts to review is the concept of depreciation. It’s a tax deduction you get, but don’t have to spend money to get it. Depreciation can result in tax savings which ultimately improves the cash flow of the investment. Again, your tax professional can run an analysis for you. Steps to move forward with this idea: 1. Visit with your licensed mortgage loan officer and see if you qualify 2. Visit with your tax professional to review any tax benefits 3. Meet with your Realtor® to determine the most appropriate properties to view and make offers on Real estate has proven to one of the best wealth building investment opportunities. Most people just don’t make the first step to get started. With the right planning, buying a multi-unit and living in one of the units could be a great way to start your real estate investment portfolio. f you’ve been in your house for a while, chances are your kitchen countertops are laminate, tile or Corian. Laminate was all the rage in the 1960s and 1970s while tile had its heyday in the 1970s and 1980s. Corian hit its stride in the 1990s, so where does that leave you in 2020? Probably sick of looking at the same chips, scars, burns, stains and dirty grout day in and day out! Laminate is usually one of the cheapest surfaces available. By Jennifer Day Chicago Tribune I bought a plastic-bag organizer recently, and the other day, as I was shoving a grocery bag into its neat confines, I felt an overwhelming sense of satisfaction. It was an emotion that was hard to place, one that resided somewhere between calm – all too fleeting these days – and, dare I say it, joy? So maybe you don't have the energy for a full Marie Kondo-style purging of your household, but if the novelty of home cooking has worn thin as the pandemic continues, consider a kitchen overhaul. Here's a roundup of cheap – mostly free – tips for inspiration. If they sound like no-brainers, well, maybe they 14

are. But both my husband and I have noticed how these minor adjustments have made our lives noticeably better – and easier. And who couldn't use an easier life right now? Do a deep cleaning It may sound like a drag, but put on some dance music and see how much pent-up aggression you can work out. Do all the crummy jobs: Get in the corners; clean the grease off the tops of the cupboards; pull out the stove and the refrigerator. Getting rid of that blanket of dust on the fridge motor will make it function more effectively too. You need a clean slate. Rearrange your refrigerator. Yes, clean it and throw out the longexpired condiments. But then, take
a look at the shelves. Are you always struggling to find a spot for the milk? Consider reconfiguring them to eliminate minor daily hassles. Rethink your drawers and cabinets What other annoyances could you eliminate with a bit of rejiggering? Where else could you put the tongs that make the drawer jam every time you open it? How about employing a little-used vase as a utensil bucket so you don't even need to open a drawer for those tongs? Could you streamline your movements around the kitchen if you shuffled what you have in your cabinets? I'm not sure how I chose the cupboard for my plates when we moved in; I suspect it was the one
Invest in a few organizers Here are my top picks. A small, cardboard box (free). Back when I tested a bunch of meal kits, one of the companies sent its produce in a small cardboard box (think shoebox), which I saved to keep onions, potatoes and other root vegetables in a dry cupboard. Should something rot in there – which hasn't happened yet – it can easily be discarded and replaced. Hooks, hooks, lots of hooks (about $3-$20). Consider magnetic ones, 3M Command hooks that stick on with double-sided tape, or racks of hooks. I installed a large rack in our wastebasket closet for grocery tote bags, and a smaller utensil rack over a countertop. A bin for pot lids ($6.99). I tried a few different options for organizing pot lids – all of which either didn't work as promised or chewed up too much space. I settled on a plastic file bin. The lids that used to spill all over two shelves of a cabinet, regularly crashing out onto the floor, are now neatly contained in less than a quarter of the same space. A rack for plastic wrap and foil ($8.99). I resisted these racks for a while, thinking a drawer was fine, but then I thought of all the other things that could go in that drawer if I didn't have the clutter of boxes for parchment paper and foil and whatever else. It's a good way to make use of dead wall space or the insides of doors. A plastic-bag organizer ($14.99). I always thought these were ridiculous objects, especially since I'd tried to phase plastic bags out of our lives. But then we had a kid. Our organizer installed with double-sided tape in about three minutes, and has been brightening our trash closet – and our lives – ever since. DAILY CAMERA / TIMES-CALL

Here’s exactly how much home staging costs — and when it’s worth it By Lee Nelson Bankrate.com If you're selling your home, you know it should be clean and clutter-free, along with photogenic. Home staging can help accomplish this, and has been proven to bring in more interested buyers and sell your home quicker and for more money. In fact, 85% of staged homes sell for 5 percent to 23% over list price, and a staged home can stay on the market for just 23 days, according to the Real Estate Staging Association (RESA).
How much does home staging cost? The cost to stage a home ranges widely, anywhere from $1,000 to $8,600, with the national average running from $2,300 to $3,200, according to FixR, a home remodeling website. Generally, a home stager will charge first for a consultation, which can cost $150 to $600 for two hours, FixR reports. The bulk of the cost is then determined by the size of the home and whether it's occupied or vacant. A 2,000-square-foot vacant home, for example, can cost $4,000 to stage upfront, with a rental fee of $2,000 per month for all the furniture and decor until it's sold. For an occupied home, the cost can vary depending on the rooms the seller wants staged and the style and condition of their existing furnishings. The cost of staging a home for two to three months typically falls somewhere around 0.75% of a home's list price, according to Pam Tiberia, owner and designer at Spruce Interiors in Hampton, New Hampshire. So, if your home is being listed for $320,000, the cost to stage it for a few months would be $2,400. For higher-end homes, however, the cost can be more. "Typically, luxury homes range around 1% to 1.25% of the list price for staging," says Tiberia. "These costs include labor, furniture rentals, movers and an insurance policy to protect the inventory." Virtual staging might be the September 18-19, 2020

least expensive option, with some companies doing renderings of rooms as inexpensively as $35 a room, says Tiberia, who typically does a combination of occupied and vacant staging. Home staging indeed offers a new outlook on your home, and each stager offers their perspective and different services. Some offer services like shopping and incorporating recommended items, such as a new shower curtain, accent pillows and updated bedding. "Many stagers also rent these kinds of props and come in to style the home before photos and open houses," says Tiberia. Some other services a home stager might offer include: •
Discuss how best to furnish a space and recommend which furniture should be removed or added, along with accessories, art and styling items.

Point out any noticeable repairs or maintenance issues.
•
Recommend best spaces within the house to be staged, particularly in vacant staging. (Not all rooms need to be staged, typically.)
•
Advise homeowners on defining ambiguous spaces and how to stage them. Some homes with extra rooms or funky floor plans can be solved by creative staging and furniture placement.
•
Talk about removal or changes to window treatments to lighten a space.
With virtual staging services, on the other hand, most companies use photo editing software to render a conceptual view of what a room or the entire property can look like, according to RESA. Some of the editing techniques in virtual staging include: •
Paint color and floor changes
•
Removing existing furniture from a photo and adding
in digital images of new furniture, artwork, plants, and more •
Changing the visual views from the windows
Is home staging worth it? About three-quarters of home sellers see a 5% to 15% return on investment over the list price of their home after making an average investment of 1% of the list price, according to RESA. "There are fewer houses on the market in a seller's market, so those that are professionally staged will typically command more interest and garner more offers _ creating a bidding war situation in which the home sells for more than the listing price," explains Tiberia. "In either market, a buyer's or seller's market, the better a home presents, the more perceived value it has, which typically makes it sell faster and for more money," says Tiberia. "Staging addresses many potential buyer objections, such as wall colors that are too specific, tricky floor plans or worn or outdated finishes." This could be an option for you if you're looking to save considerably. • See if you can negotiate with the stager to reduce costs by having only certain rooms staged. • Declutter and clean your home to make sure buyers can actually see what they're potentially purchasing. Box up, clear out and spotlessly clean every surface to make it sparkle for tours. If you need to keep some items, you can rent a
storage unit (although this can contribute to costs) or ask a friend or relative to store it in their basement or garage until you move. Otherwise, you can give items away or sell them. • Painting interior walls yourself with a white or off-white color can change things dramatically. You may also want to hire a professional window cleaning company to help showcase your home's natural light. • Updating lighting and fixtures can also enhance rooms, notes Tiberia. You can add decor such as mirrors or floor and table lamps. • One final pro tip: Move all furniture away from the walls. Extra rooms can serve a variety of purposes, and with a little planning you can establish a space that will make your home a happier place to be. You may already be familiar with the classic craft rooms or man/woman caves, but here are some other options for that room. Home gym The home gym is a classic in spare room usage for a reason. A home gym can be anything from free weights and yoga mats to a full-scale setup of treadmills, weight benches and other exercise equipment. Add a wall-mounted TV for workout videos, or a sound system for your favorite tunes to keep your blood pumping. Whatever you do, make sure the floors are sturdy and well-protected from whatever you might be doing.
A consultation with a fitness trainer, even online, can help you design the ideal workout room. Themed entertainment room You can turn that spare room into something more than just a game room or TV-watching space with an extensive themed remodel. The options here are as broad as your imagination itself ! A 1950s-inspired diner with jukebox, wood-paneled English pub with leather stools pushed up to a custom bar or a tribute to the movies or sports teams that drive your passions. Walk-in closet Convert the extra space into the walk-in closet of your dreams. Depending on the complexity of the closet you'd like to create, you can complete the task with a few supplies from the local home improvement store in a weekend. You can also hire a contractor to create a completely custom design with all the bells and whistles. Closet renovations tend to have a

Greenhouse Plants and gardening can be a relaxing hobby, and an indoor greenhouse can be just the ticket for all-seasons gardening.
