Stay at home and plan your next or first-time home purchase Shelter-in-place and stay-at-home orders have had an immense impact on our lives. Owning a home and having a place where you feel safe has never been BY DUANE so crucial in recent DUGGAN history. While we are all staying home, it is a great time to get organized to ensure your next home or first-time home purchase goes smoothly. Getting your ducks in a row will pay dividends in making that home a reality down the road. Get a mortgage loan pre-approved The first step is to “meet” with a mortgage lender. Of course, not in person, in today’s environment. Almost all mortgage lenders can receive online applications or can visit with you using many of the technology platforms available today. Obtaining a preapproval from a mortgage lender provides many benefits to you, the homebuyer. Likely the most important benefit of getting pre-approved is to help

you search for the “right” homes relative to price. I’ve learned quickly in my career that there’s nothing worse than trusting a homebuyer’s opinion as to what they can qualify for first, before showing them houses. If buyers look for homes before seeing the lender, it is usually the case that they discover the homes they can qualify for are 30 percent less than what they believed they could afford. It becomes very onerous for the homebuyer to go backwards and to restart a home search, therefore, it’s always best to see the mortgage lender first! A mortgage lender will determine the loan amount that a homebuyer will be able to obtain based on their financial qualifications. The type of loan program that best suits the homebuyer’s needs will be determined. The type of loan program will also dictate the amount of down payment required. Buyers are often pleasantly surprised when they find out they can get a home with five percent down or less. To qualify for a mortgage loan, your credit report will be pulled. Reviewing your credit report and knowing your credit score early on is essential. Your credit report

will let you know if there are any “skeletons in the closet” that you need to clear up before you can become a homebuyer. It’s never fun to pick out the ideal home only to discover you have a credit or financial issue to resolve before you can move ahead with your purchase. Your credit score could also dictate the type of loan that works best for you. Having a pre-approval letter from a mortgage lender also gives you some negotiating power. When a potential home seller is considering your offer compared with others, knowing you have a pre-approved loan might be the reason the home seller takes your offer. Getting ready to “meet” with your lender To prepare for a “meeting” with a mortgage lender, you can use the industry standard checklist below to make sure you have collected everything you will need for the discussion: 1. Photo ID 2. Two months of current pay stubs 3. Last two years of W2s 4. Checking and savings

account statements for last three months 5. Copies of statements for retirement funds, CDs, money market funds, etc. 6. Two-year employment history with address and contacts 7. Proof of any commissions or bonus income 8. Two-year history of addresses 9. Down payment source. Is it cash on hand, a gift, or a grant source? (Ask the lender about how to document the down payment sources.) 10. If self-employed, last two years of tax returns 11. Partnership or corporate tax returns if homebuyer owns more than 25 percent of the company 12. Ask the lender for other requirements, like divorce decrees, bankruptcy, etc. 13. ith a little more time at home lately, it’s likely that we’re all dreaming of summer. Our minds are filled with visions of long, sunny days spent waterside, playing and making memories with those you love most. If the idea of living around water relaxes you, you’re not alone. There is even a scientific theory that explains that sensation: “blue mind science.” Proposed by marine biologist Wallace Nichols in his book “Blue Mind,” blue mind science is the theory that there are tangible neurological, psychological and emotional benefits to connecting with water spaces. “If you come in contact with water regularly, it has major positive effects on energy, stress and attitude,” says Ethan Demby, Director of Integration at Art + Business ONE, the brand and marketing firm for Barefoot Lakes. Lakeside trails loop to a number of different locations, each with instructional information about the rules and regulations of fishing at Barefoot Lakes. Five types of fish live in the lakes. Hybrid striped bass and large mouth bass are both release immediately. Fishers can take home a limit of twenty each of black crappie and bluegill. Fishers are advised to remove and dispose of the common carp, which were introduced as an ecological tool for enhancing the cleanliness of the lake. Barefoot Lakes is working with the High Plains Environmental Center to generate educational and informational plaques to place around the lake. Barefoot Lakes is a water conscious community, and the developers have used a native and natural landscaping strategy that will take a few years to develop fully. Unwelcome wildlife visitors Sharon Bokan Colorado State University Extension Boulder County There’s a scratching sound coming from the attic or an unpleasant smell from under your deck or droppings each morning on your front porch. You have become the reluctant host for wildlife. This time of year, squirrels have made their way into attics to give birth and raise their young. Squirrels that were chasing each other around your yard in January and February are now parents. Squirrels mate twice a year with the second brood arriving in September. Females look for places such as your home for a nice warm, dry nursery. Unless you can catch the squirrel before she has her young, you need to wait 12 to 14 weeks after she has given birth to evict the family. By that time, the young are weaned and can live on their own. The best eviction method is a oneway door. It allows the squirrels or any other unwanted wildlife to leave the space but not re-enter. Once you know that everyone has left, the door can be removed and

The prime places to look are: openings in foundations, an uncapped chimney, soffit and eave vents that aren’t covered with heavy duty wire mesh screen or the screen has been damaged and locations on the roof or siding that may collect snow or water rotting the wood making it easy to chew and dig through. Other steps you can take to help keep squirrels and other wildlife out of your home are: remove tree limbs that overhang your roof, don’t feed birds or squirrels or at least clean up under the feeder daily, place metal barriers on wires,

trees or tree limbs to prevent roof access, block access under decks and porches, screen vents and seal openings in the foundation and between porches and houses. You can try repellants but must understand that the repellant must be reapplied periodically and the active ingredient in the repellant must be changed periodically. Wildlife like humans can become accustomed to smells so, if you notice the repellant doesn’t appear to be working, change it out for a different one. Read the ingredients on the label to be sure you are getting a different repellant (i.e. hot pepper versus egg solids versus Thiram®) not just a different manufacturer. Mice enter your home through

holes in the foundation of ¼” diameter and other openings. Look for foundation cracks, other openings such as where pipes or conduit breech the foundation. The easiest way to close these access points is to fill them with steel wool. You can secure the steel wool with a spray in foam insulation. Do not use the insulation alone as mice like to chew through it. Skunks, raccoons and rats may den under your porch, deck or shed if you do not have it screened off. Fasten heavy duty screen (hardware cloth with <1/4” openings ) to the side of the deck and then form an L shape with the bottom part of the L pointed away from the deck preferably buried 1’ deep and out 1’ out from the deck or lay and fasten the screen on top of the soil to keep them from digging. Bats are still in hibernation until May but will then start looking for openings to your attic or by your porch. Fill openings between the house and porch with insulation or put screen over vent openings to prevent access.
