It is no secret that time spent in the garden has myriad benefits to our health and well-being. This holds true under normal circumstances and it may prove to be even more important during this time of uncertainty as we all learn to navigate the new reality of social distancing and COVID-19. An experiment published in the Journal of Health Psychology looked at gardening versus reading as stress-relieving activities. The study found that both reading and gardening decreased stress, however, the decreases were significantly stronger in the gardening group. In the coming weeks as public events are being cancelled and gathering spaces are being closed, people will be looking for a multitude of activities to pass the time. For me, it’s a comfort to know that we can still get outside to connect with nature. Now, given that this is springtime in Colorado and it is quite possible, quite likely in fact, that we will still get at least one or two good snow storms along with plummeting temperatures,

what are our gardening options?? It’s a great time to tackle those winter annual weeds. Since we’ve been getting moisture here and there, it is easy to pull them up by hand. These are plants that germinate in the fall and winter and grow actively in the spring. They are the ones that seem to pop-up overnight and create a carpet of green in your garden. After they bloom in the spring, they will drop their seeds and die. The trick is getting them out of the ground before they set seed which will germinate the following fall or winter. A few of our more common winter annual weeds are prickly lettuce, henbit, cheatgrass, redstem filaree and any of the mustards (ex: blue, flixweed). Spring pruning should be on your list too. If you have fruit trees that need to be pruned, now is the time to get that task done while they are still dormant. Pruning fruit trees is different than pruning shade trees and there are great resources online to guide you through that process. You can also prune shrubs that flower in the summer or fall. If you prune spring blooming shrubs now, such as lilac, you will prune off those buds so pay close attention to the bloom time of your plants. If you have a vegetable garden, you can be planting peas, greens and other cool-season crops. You can also take some of your gardening inside and get seeds started for those warmer-season crops like tomatoes, and squash. Now, what if you don’t have

a garden? Or what do you do when the inevitable spring snow hits? While it’s not quite the same, there are online resources to take advantage of. Many public gardens are closed to the public right now, but they are staying connected with visitors virtually. Check out your favorite local or even international botanic gardens on their websites, Facebook and Instagram accounts. You can peruse photos of their gardens and daydream about warmer days to come. Another great option if you can’t get into the garden is paying attention to your houseplants. Check them for insect pests, cleanup old leaves and give them a little extra attention. By working with your houseplants, you will still reap some of the same benefits as going outside. Gardening is a simple, and meaningful way to connect with the larger world around you. The opportunity to commune with the plants, birds, and animals that are benefitting from your efforts is truly a gift that I hope will benefit you over the coming weeks, months and years. Coronavirus daze at your home By Mary Lynn Bruny For At Home Colorado These are unprecedented, anxietyinducing weird times. How are we to deal with coronavirus stress and our social-distancing new normal? Most of us have already have done our “apoco-shop” (apocalypse shop) trying to prepare for whatever lies ahead. We have stashes of toilet paper, canned goods and liquor crammed into our cupboards. Now we’re ready to hunker down in our homes, especially those who are over 60 and/or with pre-existing conditions. I live with one such individual in holy matrimony; therefore we are on high alert at our place. He has had swine flu and cholera, thus we would prefer he not earn another stamp on his Infectious Disease Punch Card. Now my work-traveling partner who previously was gone 65 percent of the time will be around 24/7. As I see it, we have two challenges during this time besides the big ones of not getting sick and spreading this virus: 1. How to keep ourselves entertained and

occupied while both working and staying at home. 2. How to not get seriously on each other’s nerves. I’m hoping a good amount of number one (mixed with lots of walks, runs and hikes) will ward

off number two, but I’m sure there will be scads of eye rolling in the next couple of months. Luckily, my husband and I both love house projects. If it’s going to be a Hotel California situation here (You can check out any time you like, but you can never leave), at least we can get some things done. The fact we can still get almost anything delivered to us within two days is certainly a Godsend. The world feels like it’s falling apart but you can get new hipster shoe storage boxed delivered in the blink of an eye. Amen! In terms of projects, deep cleaning and painting are hard work and a really good use of time, which means they’ll be last on my list. Instead I like the easy and fun projects, like organizing and beautify cupboards, drawers and closets, making them look like no one actually uses them. I’m currently working on my clothes closet, going through every item, something I highly recommend for the entertainment factor alone. It’s like going on an archeological dig into your past. You may find

yourself asking: “In what universe or frame of mind did I think purchasing said item was a good idea?” For inspiration, or just to feel more depressed about your closet size and your wardrobe, look at Pinterest. Also rewarding are the quick and easy little fix-it projects. You know, the ones that have been on your to do list for as long as you can remember, seemingly before the dawn of time. Why is it we so stubbornly refuse to do these? Probably because we would rather be out doing any fun activity at all before wasting our precious time on earth dealing with them. Still, it’s nice to get these piddly things done. I just glued a big plastic part that fell off of a drawer in our refrigerator six years ago. It took 30 seconds to fix. So there is a small silver lining to being in quarantine: Your mind may start falling apart with worry, but at least you can get your home in better shape. The connection between mortgage rates and the coronavirus explained By Natalie Campisi Bankrate.com It does seem puzzling that the direction of mortgage rates in the U.S. might be tied to something as seemingly unrelated as the worldwide coronavirus outbreak. The other day, members of the Federal Reserve said the coronavirus "emerged as a new risk to the global growth outlook," according to minutes released by the agency. And Treasuries are backing up that sentiment, as the 30-year bond yield tumbled past historic lows to 1.93% this week, 2 basis points lower than the all-time low of 1.95 percent. Meanwhile, the 10year Treasury fell 3 basis points to 1.49 percent, hitting its lowest point since last September. Worries about the economy do indeed impact the interest rates consumers pay. Sparked by an upsurge of cases in South Korea, renewed fears of coronavirus (COVID-19), has investors retreating to safe-haven bonds, and the will help mortgage rates stay low. "The falling yield on the

30-year year Treasury bond is reflective of the concerns about the impact of coronavirus on the U.S. and global economies, however, the 30-year bond doesn't directly affect mortgage rates," says Greg McBride, CFA, Bankrate chief financial analyst. "Instead look to the 10-year Treasury note, where the yield has fallen below the 1.5% threshold and is drawing closer to the all-time low of 1.37 percent." How mortgage rates tumbled post-outbreak The first case of COVID-19 was detected on December 31, and just two days later the 30-year fixed-rate fell from 3.9 to 3.86 percent. Rates have been mostly declining since, falling to 3.75% as of Thursday. "Anything that raises the specter of slower economic growth or produces a flight to quality in financial markets tends to be good news for mortgage rates," McBride says. "The coronavirus threat has definitely fueled concerns about slower global economic growth and the prevailing uncertainty about how long the coronavirus will remain

a threat or the actual economic impact are keeping a lid on rates." How does this affect mortgage, refinance and home equity borrowers? Now is a great time for mortgage shopping, as average rates for 30-year and 15-year fixed-rate mortgages as well as 5/1 ARMs sit comfortably below the 4% mark. Eligible borrowers who choose to go with higher payments, but significantly lower interest rates can get a 15-year fixedrate mortgage for about 3.08% compared with a 30-year fixedrate mortgage at 3.75 percent. The difference in the total cost of the loan is major. Let's look at how much a $300,000 mortgage with a 15-year vs. 30-year fixed rate costs: _15-year mortgage at 3.08 percent: monthly payments are $2,083 and total cost of the loan is $374,996. _30-year mortgage at 3.75 percent: monthly payments are $1,389 and total cost of the loan is $500,166. In this example, both the monthly payments and total cost

bear a wide gap. For folks who plan on staying in their home long-term and can afford the higher monthly payments, the 15-year mortgage can save them $125,170 in interest over the loan term. Those who will likely move within a few years, might want to save the extra money each month and take on the higher interest rate cost. Finally, if you currently have an adjustable rate mortgage (ARM), you're likely enjoying the dip in rates, which is giving you a break in monthly payments. However, don't count on rates staying low. As the coronavirus showed, there are always wild cards so trying to predict mortgage rates can end up costing you money later. ARM borrowers might want to lock in a rate now by refinancing into a fixed-rate mortgage, while we're still below 4 percent. "If you plan to still be in the home at the point your adjustable mortgage resets, then refinancing into a fixed rate now is a compelling trade." Visit Bankrate online at bankrate.com.

Selling or buying a home with solar In the 1980s, there was a substantial 70 percent federal tax credit available if you installed a solar power system on your home. Most of those systems were “financed” by the tax savings afforded to the homeowner. Solar back then was primarily used for heating water and space heating using a radiator system. Today, most of the solar panels you see are Photo Voltaic (PV), which produce electricity for the home or to provide power back to the grid. These new systems are expensive, and the tax credits are not as generous as they were in the ’80s. Therefore, the majority of owners who put these systems on their homes don’t pay cash for them. They usually enter into a lease agreement or a loan secured by a deed of trust against the home. Selling or buying a home with a solar power system lease or loan could pose a few challenges for a home sale or purchase. However, if the owner of the home paid cash for the system and owns it outright, it can be conveyed just like any other appliance which has been paid for free and clear. If a home solar system was financed through a lease or a deed of trust, it is not difficult to deal with, as long as you know the issues before listing your home for sale and before a contract to purchase has been agreed to and signed. The main challenge comes when mid-transaction, the buyer and seller realize the effect of the burden of a lease or deed of trust secured by the property. That is the time when it can get messy. Selling or buying a home with a solar lease in place Options: The seller should contact the holder of the lease. Determine if the lease is assumable by the new buyer and under what terms. Be sure to ask what the criteria are for approving the assumption of the lease and how long the process will take. Knowing this information will help your March 20-21, 2020

When contacting the holder of the lease, it is important to know what the payoff of the lease is. The seller should have this information in the seller’s original lease documents. The seller could choose to pay off the lease and own the system free and clear. Then the seller can decide on their price of the house including a free and clear home solar system. The seller should be able to show the buyer a track record of the savings on the electrical bill, thereby adding value in the eyes of the buyer. Selling or buying a home with a loan secured by a deed of trust Options: In most cases, if the solar power system purchase was made via a loan from the solar company or a third party, it was secured by a deed of trust against the home with the solar system. “Secured by a deed of trust” means that the loan will typically need to be paid off at the closing table upon the sale of the home. The seller should know or inquire about the payoff amount upon placing their property on the market, so there are no last-minute surprises. The seller should also check to see if the loan has any fees if the loan is

paid off early. Again, with a free and clear solar system, the seller can price the home accordingly and the buyer can determine any value added based on the electrical bill savings. There are instances in which the deed of trust holder would allow the loan to be assumed by the new buyer. The deed of trust holder would need to agree to subordinate to the new buyer’s first mortgage. The buyer’s first mortgage lender would need to qualify the buyer based on adding the assumed mortgage monthly payment. It is possible, but rare, that the system was financed by a personal, unsecured loan. If that is the case, the seller is free to sell without paying off the loan. However, the seller is still subject to whatever the terms are of the personal loan. Bottom line: it isn’t a problem to sell a home with a financed home solar system. The entire process can be seamless as long as the appropriate information has been collected and conveyed to all parties. This enables all parties to make informed and timely decisions. By Jenna Schuster Angie's List Whether you're looking to add privacy to your yard, increase your curb appeal or just keep your pets contained, investing in a fence offers a great solution. But with all the options on the market, choosing the perfect fence can be overwhelming. This comparison of fencing materials and styles will help you make the best decision for your home. Wood barrier Wood is an old standby for fencing. It comes in a wide variety of styles and price points and is generally inexpensive to repair, but it also requires regular pressure washing and sealing. Wood can also face issues like moisture, rot and insect damage. Try cedar fencing to avoid some of these problems, as cedar wood contains natural oils that deter insects. Styles to try: Wood works well for privacy, horizontal slat, lattice and picket fences. You can get more privacy from a picket fence by placing the slats closer together! Vinyl partition Vinyl fencing is the best option for those who want a low- to nomaintenance barrier. This material won't crack or splinter and you shouldn't need to repaint it at all. Vinyl comes in several colors and styles and is cleaned easily with a hose. The downside is that installation costs more compared with other materials, and repair costs can be high if anything breaks. Thicker vinyl is often more durable than thinner options, but the quality of the material is the most important factor. Styles to try: Purchase white vinyl posts for a crisp picket fence, or thick boards for a privacy fence. This material also works

Undesirable inspection report results When you list your home for sale the prospect of a pending inspection can be stressful. A lot of real estate transaction BY RICK stress is the JACQUEMARD result of Flatirons Home surprises. If Inspections your home has some obvious repairs needed when you put it on the market, it’s not a big deal when an inspector confirms what you already knew. However, if you thought it was in great condition and the inspector finds issues, that could lead to undue stress. First of all there is no such thing as a failed inspection but there are bad inspection results. These types of results can be intimidating because you have no real way to know how the buyer will react. If they are extremely bad, the buyer will probably back out of the deal. At the very least, you might have to deal with a renegotiation of price or a request for repairs. Either way, the surprise

of it is enough to create a stressful situation. When you receive an inspection with negative results, inspections can seem like a terrible idea. In fact, anything that uncovers a surprise problem with your home before closing makes you that much less likely to find yourself in litigation over the issue later. If you agree to help the buyer with repairs, it’s very common to have them waive liability for later problems in exchange. You may feel more at peace with bad inspection results when view them as tools you can use to eliminate later lawsuits. If you are hit with surprises in the inspection report, don’t do anything until the buyer has

presented you with a request for repairs or a price reduction. You might find it surprising at how many buyers expect their new home to require some repairs. Some buyers don’t see inspection reports as negatively as sellers do. Even if they do, approach the negotiations expecting to strike a compromise that works for both sides. When a buyer does ask you to help resolve the issues have a meeting with your Realtor to discuss what negotiating solutions might be best. If time allows, get a couple of bids on the big-ticket items. Some contractors may even work with you to take payment at close of escrow. Getting multiple bids can be helpful in other ways

too. Sometimes just showing the buyer that the repair may not be as urgent or as costly as they thought can be a catalyst for compromise. There are many compromise options: you can do some repairs, give the buyer a credit, reduce the price or do nothing at all. Selling a home with a minimum of stress depends on your ability to accept the things you have no control over and your willingness to compromise. If your buyer brings up repairs, be ready with a complete set of facts from your own contractors, be clear on what you can to do and communicate everything to your agent. Then, let your agent try to work it out for you. Another way to reduce the stress of a buyer’s inspection is to have a pre-listing inspection prior to listing your property for sale. By doing this you will know the exact condition of your home prior to listing and can either repair issues or list them in disclosures. How to disinfect your home In the face of coronavirus, cleaning and disinfecting your home is top of mind. But, there’s clean, and then there’s COVID-19 BY TOM clean. KALINSKI The best RE/MAX of Boulder solution to keeping your home sanitized is a bleach solution or rubbing alcohol, according to reporting by NAR.com. Here are more details reported by HouseLogic: The best disinfectants For surfaces touched often, the Centers for Disease Control recommends a bleach solution diluted with water, or a 70 percent alcohol solution. For bleach, follow this recipe: 5 tablespoons or 1/3 cup per gallon of water; or 4 teaspoons of bleach per quart of water. Make sure to properly ventilate when disinfecting with bleach. Also check the expiration date. After nine months to a year, and if the bleach smell has lessened, the disinfecting power has diminished and you should buy a new jug. Never mix bleach with anything other than water. It can create a dangerous chemical reaction. For example, bleach and alcohol are a deadly combination. Be aware that alcohol and bleach can be tough on skin, so wear rubber gloves to protect your hands when cleaning. Alternative to bleach If you don’t have bleach, at least 70 percent rubbing alcohol works (isopropyl alcohol or ethyl alcohol), according to the CDC. Can you use too much disinfectant? Studies have found that some disinfectant products can cause germs to become resistant. Be aware that many disinfecting wipes use an ammonium compound as an active ingredient, which could become resistant to viruses over time. The EPA issued a list of disinfectants it believes effective in killing COVID-19. 16

What if my home is for sale? If your home is for sale, talk to your real estate agent to establish a hygienic showing protocol. This may include requiring visitors to wash hands with soap and water or use hand sanitizer when they arrive, and to remove shoes or wear booties before entering.

Contact time is key A key to sanitizing surfaces is leaving the disinfectant on the surface an adequate length of time. Bleach solutions need to remain on the surface for 10 minutes before wiping it off. Research from National Institutes of Health and other agencies shows some coronavirus lives up to 24 hours on cardboard and up to three days on plastic and stainless steel. Beware of surfaces you bleach Nonporous floors, like tile and those often used in the bathroom can be mopped with a bleach solution, says the CDC. But on hardwood and other porous floors, bleach can stain. On these floors use a disinfecting wet mop cloth without bleach. Killing microbes on clothes To eradicate viruses, especially if someone in your home is sick, use hot water to wash clothes and high heat dry for about 30 to 45 minutes until clothes are thoroughly dry. Remember to wipe down the laundry hamper like you would
